Top Bank Statement HELOC Providers for First-Time Investors Tapping Home Equity

Top Bank Statement HELOC Providers for First-Time Investors Tapping Home Equity

The Quick Read: The best provider for you depends on your property, credit, equity, and how much leverage you need, not on a ranked list. A bank statement HELOC is a home equity line that is reviewed on documented deposits instead of tax returns. Lendmire is a mortgage broker that matches your file to a wholesale lender whose guidelines fit.

  • Bank statements change how income is proven. Credit, equity, title, and property are still reviewed.
  • On this network, a line on an investment property caps at 70% CLTV and $500,000, with a 700 minimum credit score.
  • On a primary residence, 90% CLTV exists only at a 720-or-better credit profile.
  • A line is tested on your income and equity. A DSCR loan is tested on the property’s rent.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Every program is subject to lender guidelines and full file review. None of this is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a normal home equity line of credit with a different way of proving income. The lender reads your deposit history instead of your tax returns and W-2s. It is not a separate product, and it is not undocumented. You still supply credit, property, title, and equity information.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, which could last 10 years, for example. After that comes a repayment period, often ten or 20 years. Payments can jump sharply once repayment begins.

Why does this matter to a first-time investor? Self-employed owners and 1099 earners often show low taxable income after write-offs. Deposits tell a truer story. That gap is the reason this documentation method exists.

Why Not Just Rank the Providers?

Because any ranking would be wrong for most readers. The right lender depends on your credit profile, property type, how much leverage you need, and how you document income. Big banks and large retail lenders rarely write this product. It mostly lives in wholesale channels.

A broker shops several wholesale lenders and matches your scenario to a program. That is the real advantage. One lender’s overlay might block your property type while another welcomes it. Lendmire arranges these lines through select wholesale partners. It is never the lender.

So skip any “top five” list. Ask each provider the underwriting questions here instead.

How Underwriting Treats a Bank Statement HELOC, Step by Step

1. Collateral. The line is secured by property you already own. Equity is the home’s value minus what you owe, per the CFPB. The line size is roughly value times the allowed combined loan-to-value (CLTV, meaning all liens added together against value), minus existing liens.

2. Income method. The lender reviews deposit statements. Eligible deposits become an average monthly income figure. Transfers between your own accounts, loan proceeds, and one-time deposits generally do not count. Business-account statements may be adjusted for expenses.

3. The other tests. Credit score, housing history, existing mortgage balance, CLTV, and debt-to-income (DTI) all apply. Only the income proof changes. On this network, DTI tops out at 50%, and 45% applies to credit profiles from 600 to 679.

4. Valuation and title. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A full appraisal is required above $500,000.

5. Draw. Payments during the draw are interest-only. The CFPB booklet notes that a variable rate must follow a public index, so payments can change even if you draw nothing more.

6. Repayment. The line freezes and the balance amortizes. Plan for that jump before you draw.

Which Property Secures the Line?

The line sits on property you already own. For most first-timers, that is the home you live in. Rental income from a property you have not bought yet does not enter the calculation.

Collateral Max CLTV on this network Max line Min credit
Investment property 70% $500,000 700
Primary residence or second home Up to 90%, only at 720+ Up to $750,000 (primary residence only above $500,000) Varies by program

Occupancy changes everything. An investment line is a two-tier table. Both 720 and 700 reach 70% CLTV, so a higher score buys eligibility, not leverage. Business bank accounts need a 680 minimum for deposit analysis, but investment already floors at 700, so bank statement income is never the binding constraint there.

A line above $500,000 is primary-residence only. It requires a 700 credit profile or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.

The Two Draw Structures

On primary residences and second homes, two structures exist. One has a 3-year interest-only draw and a 17-year repayment. The other has a 5-year draw and a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Tennessee shortens both.

At least 75% of the line is drawn at closing on both structures. The pricing floats through draw and repayment and never converts to fixed. That is a real difference from some bank products. The CFPB notes some HELOCs let you convert part of the balance to fixed. These do not.

Each structure also has its own credit and tradeline standards. A figure quoted to you should always come with its own draw and repayment terms attached.

Where the General Rule Breaks

Title and vesting. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. That is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history is seasoned 7 years, and a deed-in-lieu or short sale 4 years, on investment files. On primary residences and second homes, one program follows that path and the other declines the history entirely.

Exposure limits. A borrower is limited to three lines. Owners of more than 15 financed properties are not eligible.

State rules. Availability is limited to 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Some states add rules. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. New Mexico and Ohio cap CLTV by credit profile. A property listed for sale in the past 60 days is ineligible in NC, PA, TN, TX, and WA.

Key Terms Defined

CLTV: Combined loan-to-value, meaning every loan on the property divided by its value.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Vesting: The legal way title is held, such as an individual or a trust.

DSCR: Debt service coverage ratio, which compares a property’s rent to its full monthly obligation.

Non-QM: A loan outside standard qualified-mortgage documentation rules.

Open-end credit: A line you can borrow against, repay, and borrow again.

Bank Statement HELOC vs. DSCR for a First Deal

The decision rule is simple: whose income is being measured? A HELOC measures yours, plus your equity. A DSCR loan measures the property’s rent against its payment. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

Question Bank statement HELOC DSCR purchase loan
What is tested Your deposits, credit, equity Property rent vs. payment
Collateral Home you already own The rental itself
Title Individual or revocable trust LLC possible, per program terms
Typical use Down-payment cash Buying the rental

The two often work together. Many investors draw on a home equity line for the down payment, then use a DSCR loan for the purchase. Most DSCR purchases on this network land at 75% to 80% LTV, with select programs reaching 85% at roughly a 700+ score. The purchase lender still applies its own source-of-funds rules, so confirm that borrowed down-payment funds are acceptable before you commit. Lendmire’s complete DSCR loans guide covers those purchase terms in depth.

Clearing 1.00 coverage on the new rental also does not mean positive cash flow. DSCR compares rent to the monthly obligation only. Repairs, vacancy, and management sit outside it, and your line payment is not in the math at all.

What the Decision Looks Like in Practice

Picture a self-employed owner with a primary residence, strong deposits, and a 720 score who wants to buy a first duplex. The line sits on the home, so the primary-residence tiers apply. The owner draws at closing, as the program requires, then uses the cash toward the DSCR purchase down payment.

Now picture the same owner with the home deeded to an LLC. The line is off the table until title moves. That is a vesting fix, not a credit problem.

Before you draw, stress-test two payments: the interest-only line payment and the new rental’s full obligation. The pledged home is the collateral. A default on the line puts that home at risk. The line’s floating pricing means payments can rise during both phases.

Supply is the other practical issue. Most large depository lenders do not write lines on rentals, which is why this one sits on the primary home. A broker widens the field because wholesale lenders differ in what they accept.

Lendmire’s piece on a bank statement cash-out funding the next rental walks through the same decision from the borrower’s side. Ask any provider about the following:

  • Does it accept bank statement income on a line at all?
  • Which occupancy does it allow, and at what CLTV?
  • What draw and repayment structure applies?
  • Does it allow the title structure you have?
  • What is the minimum draw at closing?

A closing note on regulation: the federal ability-to-repay rule covers closed-end mortgages and excludes open-end plans such as HELOCs. That gives a line more room on income documentation. It does not remove the lender’s own credit policy.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.

Frequently Asked Questions

Is a bank statement HELOC really “no-doc”?

No. The label refers only to traditional income documents. The lender still reviews credit, equity, title, property type, and your deposit history. It is reviewed on documented income under the applicable program, subject to lender guidelines.

Can I use one with no rental history?

Yes. The line is sized from your equity, credit, and deposit income on the home you already own. Your future rental’s income only matters later, at the purchase loan.

Do I need an LLC?

No, and an LLC would actually block the line. Title must be held by you individually or by a revocable living trust. Property already in an LLC needs a vesting change or a DSCR cash-out instead.

Can I do this on a paid-off home?

Yes. A paid-off primary residence has the most equity to borrow against. On a primary residence, CLTV reaches 90% only at a 720-or-better credit profile. Lines above $500,000 are primary-residence only and cap at 75% CLTV.

Does the line replace a DSCR loan?

No. It supplies down-payment cash. The purchase lender still applies its own down payment, reserve, and source-of-funds rules.
