How a Bank Statement HELOC Works to Pay Off Your Mortgage Faster

How a Bank Statement HELOC Works to Pay Off Your Mortgage Faster

The Quick Read: A bank statement HELOC qualifies a self-employed owner on deposit history instead of tax returns, and a draw from the line can retire part or all of the first mortgage, but the strategy saves interest only when the line costs less than the loan it replaces. Only the income proof changes. The collateral, the lien, the variable pricing and the repayment schedule work like any other home equity line.

  • Income: The line is reviewed on documented income under the applicable program, subject to lender guidelines. Deposits are screened and adjusted, not taken at face value.
  • Investment property: Across the wholesale network Lendmire works with, a line on a rental tops out at 70% combined loan-to-value, with a 700 credit minimum and a $500,000 maximum line.
  • Primary residence: Ceilings reach 90% combined loan-to-value on a primary residence, but only at a 720-or-better credit profile and up to $500,000.
  • Pricing: It floats through both the draw and repayment periods and never converts to fixed.
  • Biggest risk: You may swap a long fixed mortgage for short-duration variable debt that the lender can freeze.

Key Terms Defined

These terms come up repeatedly, so here they are in plain words.

  • HELOC: A home equity line of credit, a revolving line secured by your property that you can borrow against up to a limit.
  • Combined loan-to-value (CLTV): Your first mortgage plus the new line, divided by the property’s value.
  • Draw period: The stretch when you can borrow and usually pay interest only.
  • Repayment period: The stretch after the draw ends, when you pay principal and interest on a fixed schedule.
  • Lien position: Your place in line if the property is sold to repay debts. A first lien is paid before a second lien.
  • Bank statement income: Qualifying income built from your account deposits rather than your tax return.
  • Debt-to-income (DTI): Your monthly debt obligations divided by your monthly income.
  • DSCR loan: A rental-property loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Does a Bank Statement HELOC Actually Work?

A bank statement HELOC is a standard home equity line with a different way of proving income. The lender reads your deposits, adjusts them, and treats the result as your qualifying income. Everything else about the file is reviewed in the usual way.

This matters most for owners whose tax returns look thin. Heavy deductions and depreciation can push taxable income well below real cash flow. A business loss on a return can sink a traditional line, while the deposits behind it tell a different story.

Here is how underwriting treats the file, step by step:

1. The statement window. Lenders pick a set number of months of personal or business statements. The window varies by program, so ask before you gather paperwork.

2. Deposit screening. Only eligible deposits count. Transfers between your own accounts, refunds and loan proceeds generally do not. An underwriter reads the statements line by line.

3. Expense factor. On business accounts, the lender typically applies a flat expense factor or uses a CPA-prepared profit-and-loss statement. Your ownership share also matters.

4. Monthly income. The adjusted total is divided by the months reviewed. That is the income number the rest of the file uses.

5. Credit and leverage checks. The lender looks at your credit report, the property’s value and your existing mortgage balance. On Lendmire’s network the credit score model is a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

6. Debt-to-income. The ceiling is 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, even if you plan to borrow less. Your first mortgage payment counts too.

7. Valuation. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and you can request a full appraisal in any case.

Bank statement is not the same as no documentation. The income is still documented, and credit, equity, property and DTI checks all still apply.

How Does the Payoff Strategy Work?

Paying off a mortgage with a HELOC is a strategy, not a loan program. The line is just the tool. The basic version has three moves: draw a lump sum, apply it to the first mortgage, then rebuild the line with your income.

On Lendmire’s network, a line is a standalone product that can sit in first or second lien position. At least 75% of the line is drawn at closing. That fits the lump-sum idea, since most of the line is already in your hands on day one.

The CFPB’s HELOC explainer describes the general shape: an open-end line you borrow against repeatedly during a draw period, with minimum payments based on the balance. A HELOC behind an existing mortgage is a second mortgage that you pay on top of the first.

The savings come from two places. The first is a lower cost on the line than on the mortgage. The second is surplus cash that cycles through the line and lowers your average daily balance sooner than normal amortization would. If neither is true, you have moved the debt and saved nothing.

Run the numbers on the line’s size first. Picture a rental with a first mortgage equal to 50% of its value. On an investment property, the network ceiling is 70% CLTV. That leaves room for a line of at most 20% of value, subject to the $500,000 cap. A line that size could retire only 40% of the first mortgage balance. A full payoff by a first-lien line works only when the whole balance fits under the ceiling and under the cap.

Three more points shape the cycle:

  • Later draws. The 5-year-draw structure (covered below) states a $1,000 minimum for draws after closing. Check the minimum on any program you consider.
  • Draw payments. Payments during the draw period can be interest-only. When the draw ends, borrowing stops and payments typically rise, as the CFPB’s consumer HELOC booklet notes.
  • Discipline. Surplus cash must actually go to principal. A line that stays fully drawn while spending rises is a bigger debt, not a faster payoff.

What Do the Programs and Structures Look Like?

Leverage depends heavily on how the property is used. The table below shows the network’s ceilings by occupancy. Every figure is subject to lender guidelines and full file review.

Occupancy Max CLTV Credit needed Max line
Primary residence Up to 90% 720+ $500,000
Primary residence (larger line) Up to 75% 700+ (720 on the longer-runway program) $750,000
Second home Up to 90% 720+ $500,000
Investment property 70% 700+ $500,000

Lower credit tiers step the ceiling down. On a primary residence, a 700-or-better profile reaches 85% CLTV up to $500,000, and a 640 profile reaches 80%. The minimum credit score is 600 on a primary residence, 640 on a second home and 700 on an investment property. Lines above $500,000 exist only on primary residences, require a 700-or-better credit profile (720 on the longer-runway structure), cap at 75% CLTV and need a full appraisal.

Two draw structures exist on primary residences and second homes. The 3-year-draw structure pairs a 3-year interest-only period with a 17-year repayment. Investment lines run the 5-year structure only. Pricing floats under both and never converts to fixed.

Eligible properties include single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural properties are not offered.

Lendmire brokers these lines through select wholesale partners and is never the lender. HELOC availability through Lendmire is limited to its 16 full-service states, which is narrower than its 41-market DSCR footprint.

Where Does the Rule Break?

The general rule says a line can retire a mortgage and save interest. These edge cases are where it fails.

You replace a low fixed payment with variable debt. This is the central breakdown. A long fixed mortgage is long-duration debt with a stable payment. A HELOC is short-duration credit with pricing that moves. Using the second to retire the first stacks rate risk on top of your portfolio. HELOCs usually carry adjustable rates, and the payment varies with the balance.

The lender freezes the line. The CFPB says a lender may stop further draws if the property’s value falls significantly. A revolving payoff strategy that relies on borrowing room it may lose is a fragile plan.

Your first mortgage has a prepayment penalty. Some DSCR first mortgages carry one. Read the note before you pay it down with outside money.

The property sits in an LLC. Title must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A property already in an LLC needs a vesting change or a different product, such as a DSCR cash-out.

The property is listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in several of the network’s states.

Your portfolio is large. A borrower can hold three lines at most. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by occupancy and program, so a past event needs a program-specific review.

The tax question. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Does This Work With Irregular Income?

It can, but the cycle needs a buffer. A lumpy 1099 or seasonal income stream shows up as lumpy deposits. Lenders may average those deposits over a period, but your actual surplus does not average itself.

Size the plan to your worst months, not your best. Measure your real monthly surplus from actual statements, not from a good quarter. A line used only for the amount you can repay on a thin month is safer than one sized to the maximum.

Keep your accounts clean as well. Running business income through a line muddles your records. The next lender that reads your statements will see transfers and have to sort them out. Separate personal and business accounts, and keep the deposits that qualified you easy to trace. This is practical advice, not a program rule.

Remember that qualification runs on the full line, not on what you draw. The interest-only test on the maximum draw can use up DTI room you may need later.

HELOC, DSCR Cash-Out or Extra Principal?

Extra principal payments or a rate-and-term refinance are generally simpler than a line-based payoff. If your real goal is to pull equity out of a rental or retire a mortgage on it, a DSCR cash-out refinance is the other tool to weigh. The complete DSCR loans guide covers it in depth.

Factor Bank statement HELOC DSCR cash-out Extra principal
Reviewed on Borrower deposits, credit, DTI Property rent vs. payment Nothing new
Pricing Floats, never fixed Fixed or ARM by program Unchanged
Title Individual or revocable trust LLC possible per program terms Unchanged
Rental leverage 70% CLTV on an investment property Around 75% LTV on a standard-rental cash-out N/A

For context, 1.00 coverage is where select DSCR programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A DSCR cash-out on a standard rental typically needs about 6 months of seasoning, and reserves vary by lender, leverage and loan size. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy and management sit outside the calculation.

For an investor with a property in an LLC, a DSCR cash-out often fits better. For a self-employed owner with a primary residence and strong credit, the line may fit better. The right path depends on the property, the credit profile and how much equity you hold.

What Does the Decision Look Like in Practice?

Start with three checks. First, compare the line’s variable pricing against your mortgage and decide whether the gap really favors the line. Second, confirm your first mortgage has no prepayment penalty. Third, measure your real surplus.

Then test the leverage. Add your first mortgage to the line you want and divide by value. If the total exceeds the ceiling for your occupancy and credit, the line shrinks or the file fails.

Last, stress the plan. Ask what happens if the line is frozen, if pricing climbs, or if your income dips. If the plan only works in the good case, simple extra payments probably serve you better.

Frequently Asked Questions

Can I use a bank statement HELOC to pay off my whole mortgage?

Only if the first mortgage balance fits under the CLTV ceiling and the line cap. On an investment property, the network ceiling is 70% CLTV and the maximum line is $500,000. The line would also need to sit in first lien position. Otherwise, it can pay down only part of the balance.

Will this really make me debt-free sooner?

Not automatically. The line must cost less than the mortgage, or your surplus cash must cycle through it so the average balance falls sooner. If you keep spending the freed-up room, the debt just moves. Real surplus cash is the engine, not the line.

What happens if the line’s pricing rises?

Your payment rises with it. Pricing floats through both the draw and the repayment period and never converts to fixed. A plan that works only at today’s cost is fragile, so stress it before you sign.

Does this work with irregular income?

It can, because the lender averages your deposits over the statement window. Your surplus will not average itself, so size your repayment plan to your thinnest months and keep a cash buffer.

What happens to my first mortgage?

Usually nothing, because the line sits beside it as a second lien. The first mortgage balance and payment still count toward CLTV and DTI. A first-lien line is also possible on the network, and it pays off the first mortgage only if the balance fits under the ceiling and cap.
