The Quick Read: The right provider for a bank statement HELOC depends on your property, credit profile, title and leverage need, and no ranked list of companies can answer that for you. A bank statement HELOC changes only how income is proven, and it supplies cash for a down payment while a separate loan buys the rental. Lendmire is a mortgage broker that matches the scenario to a wholesale lender’s program, and it is never the lender.
- On an investment property, the network’s ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
- Qualifying uses deposits from 12 to 24 months of statements, not tax returns, and it is not a no-paperwork loan.
- The line must be titled to you personally or to a revocable living trust, not to an LLC.
- The purchase lender will review the borrowed down payment and the new line payment.
- A rental held in an LLC usually points to a DSCR cash-out refinance instead.
What Is a Bank Statement HELOC, and What Isn’t It?
A bank statement HELOC is a standard home equity line of credit with a different income test. The lender reads your deposits instead of your tax return and converts them into qualifying income, subject to lender guidelines. Collateral, liens, draws and repayment work like any other line.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The income test is the only part that changes. The lender asks what the deposits show instead of what the return shows.
That helps self-employed borrowers and 1099 earners whose write-offs shrink taxable income. It does not skip credit review, combined loan-to-value, debt-to-income, title or property review. Think of it as alternative documentation, not missing documentation.
Why a Ranked List of Providers Does Not Exist Here
A ranked list of banks would mislead you. Brokers do not rank lenders because the lender that fits one file may decline the next one.
Large retail lenders often decline investment-property lines altogether. NerdWallet notes that the lender pool for investment-property lines is smaller. Depending on the lender, you may find a few portfolio lenders and credit unions, plus wholesale programs placed through a broker.
Lendmire works with a network of wholesale HELOC lenders. The best program for your situation depends on five things:
- Occupancy of the collateral
- Credit profile
- Leverage need
- Title and vesting
- Documentation type
A broker’s job is to read your file against many sets of guidelines and send it where it fits.
How Does Using a Line to Buy Another Rental Actually Work?
You open the line first, then use the cash on a separate purchase. Two loans are involved, and each has its own review.
1. Pick the collateral: your primary home, a second home or an existing rental.
2. Document income from bank statements, and confirm title is held in your name or a revocable trust.
3. Get the line approved and take the draw at closing.
4. Use the cash as the down payment on the next purchase, which may be a DSCR loan.
5. The purchase lender then reviews the source of funds and the new line payment.
Sequence matters. If the line closes after you sign the purchase contract, the funds may not be ready for the purchase. If it closes long before, the balance sits on your credit file while you shop. Plan the line around the purchase.
What Do Network Programs Allow on an Investment Property?
On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score. Credit above 700 does not raise leverage on an investment line, since 720 and 700 reach the same 70% tier. The maximum line is $500,000, and sizes start at $25,000 (Michigan starts at $10,000), subject to lender guidelines.
Other parameters on these files, all subject to lender guidelines and full file review:
- Structure: a standalone line in first or second lien position. An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods.
- Debt-to-income: 50% maximum, with qualifying run on the interest-only payment at the maximum draw.
- Valuation: an investment line caps at $500,000, so valuation is typically automated with no traditional appraisal. A borrower may still request a full appraisal.
- Exposure: a borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.
- Property types: single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.
- Credit history: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history follows 7-year and 4-year seasoning paths on investment files, depending on the event.
Business-account deposits need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so bank statement income is never the binding limit on an investment line.
On a primary residence, the picture differs. Leverage reaches 90% CLTV only at a 720-or-better credit profile, and a line above $500,000 is primary-residence only. That larger line needs a 700 or better credit profile (720 on the longer-runway draw structure), caps at 75% CLTV and requires a full appraisal. Texas primary residences cap at 80% combined loan-to-value.
Availability is narrower than the DSCR footprint. These lines are arranged in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.
Which Property Should Secure the Line?
Your choice of collateral changes the leverage, the credit floor and the risk.
| Collateral | Network leverage | Main trade-off |
|---|---|---|
| Primary home | Up to 90% CLTV at 720+ | Your residence is at risk |
| Second home | Up to 90% CLTV at 720+ | 640 minimum credit |
| Existing rental | 70% CLTV, 700 minimum | Lower leverage, $500,000 cap |
The primary home gives the most leverage, but the lien sits on the place you live. The CFPB states that a borrower who cannot repay on schedule could lose the home. If the rental declines in value while your home equity also shrinks, you are exposed on both properties.
A line on the rental keeps your home clear but costs leverage. It also adds the investment-property credit floor of 700. When occupancy is unclear, assume the stricter investment terms.
What Does the Purchase Lender Think of Borrowed Down Payment Funds?
Expect questions. A line draw is borrowed money, so the purchase lender usually wants a paper trail showing where the cash came from. The new line payment commonly counts as a monthly obligation in the review.
Keep these records ready:
- The line agreement and the closing statement showing the draw
- Statements showing the cash moving into your account and then to the purchase
- The line’s payment terms, since the draw is interest-only for the first five years on an investment line
DSCR purchase files add a second test. DSCR compares the property’s rent to its principal, interest, taxes, insurance and any association dues. A qualifying ratio does not make the property cash-flow positive, because repairs, vacancy, management, utilities and capital costs sit outside the calculation. If you plan to pay the line from rent, the property has to carry both loans, and the DSCR ratio will not show that for you.
Most DSCR purchase files land between 75% and 80% LTV. Select high-leverage programs reach 85% with a score around 700 or higher. A larger down payment from line proceeds can lift coverage, but it never erases leverage caps, credit floors or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
What Documents Replace Tax Returns?
Most files need the following:
- 12 or 24 months of personal or business bank statements
- A processed statement set showing consistent deposits to the same accounts
- A CPA-prepared profit-and-loss statement if the lender uses one for business accounts
- Proof of ownership share in the business
- Credit report dated within 90 days of closing
- Title documents showing how the property is vested
The lender screens deposits. Transfers between your own accounts, refunds and loan proceeds generally do not count as income. Business deposits are cut by an expense factor that the lender sets, and you do not get to pick it.
Statement hygiene decides many files. Keep business and personal funds separate, avoid large unexplained deposits, and keep rental deposits out of the account used for income analysis.
When Does a DSCR Cash-Out Beat a HELOC?
A DSCR cash-out refinance often fits better when the rental sits in an LLC. These lines require title in your name or a revocable living trust, and LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC would need a vesting change or a DSCR cash-out instead. The LLC route is available through DSCR loans, subject to program terms.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| Income test | Personal or business deposits | Property rent vs. payment |
| Title holder | Individual or revocable trust | LLC allowed, per program |
| Leverage | 70% CLTV on investment | Around 75% LTV, standard rental |
| Loan size | $25,000 to $500,000 on investment | Up to $3,000,000 on standard programs |
| Seasoning | Per lender | About 6 months, typical |
On a short-term rental, DSCR cash-out leverage tops out at 70%, with a 640+ score and about 12 months of hosting history. A standard rental can reach about 75% on a cash-out.
Coverage matters on the DSCR side. 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors begin near 620 in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest tiers. For the full DSCR picture, see Lendmire’s complete DSCR loans guide.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. If the rent clears the program’s coverage test on its own, you may not need the line at all.
Who Should Skip This Path?
Some files are better handled another way. Skip a bank statement HELOC if:
- The rental is held in an LLC and you do not want to change title
- Your credit score is below 700 and you plan to borrow against a rental
- You need more than $500,000 against an investment property
- The rental is a manufactured home, log home or other ineligible property type
- You live in a state outside the 16 where the line is available
- Your income is seasonal, and you cannot carry the line payment once the repayment period begins
Variable payments are a real risk. The line floats through both the draw and repayment periods, so the monthly cost can rise after you have already underwritten the next rental’s cash flow. Interest-only payments during the draw also jump when full amortization begins.
How Do You Choose a Provider?
Ask these questions of any lender before applying:
1. Does the program lend against investment property, and at what combined leverage?
2. Is the line first or second lien?
3. Is the minimum credit score 700 on investment? Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
4. Which deposits count, and who sets the expense factor?
5. Who can hold title?
6. How many lines or financed properties trigger an exposure limit?
7. Will the lender accept a rental already owned for a short time?
The answers decide fit more than any published ranking. A broker that shops several wholesale lenders can run your file against each set of guidelines at once. Lendmire’s earlier piece Top Bank Statement HELOC Providers to Buy Another House covers the same question for a general purchase.
Key Terms Defined
HELOC: A revolving line of credit secured by property, with a draw period followed by a repayment period.
CLTV: Combined loan-to-value, which adds the first mortgage and the line together and divides by the property’s value.
DSCR: Debt service coverage ratio, which compares a rental’s monthly rent to its monthly principal, interest, taxes, insurance and dues.
Non-QM: A loan that uses alternative documentation instead of standard tax-return income proof.
Vesting: The legal form in which title is held, such as an individual name or a revocable living trust.
Seasoning: The waiting period a lender requires after a purchase or a credit event before it will lend.
Frequently Asked Questions
Is a bank statement HELOC really a no-documentation loan?
No. It swaps tax returns for 12 to 24 months of deposits, and the file still gets credit, combined-leverage, debt-to-income, title and property review. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.
Can an LLC hold the property for a bank statement HELOC?
Not on the network’s lines, which require title in an individual’s name or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental deeded to an LLC usually calls for a vesting change or a DSCR cash-out, depending on program terms.
What is the maximum leverage on an investment property?
70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. Higher figures you may see elsewhere describe the broader market or primary residences, not investment lines in this network. On a primary residence, leverage reaches 90% only at 720 or better.
Does the purchase lender allow a HELOC as the down payment?
Generally the funds can be used, but the lender will want the source documented and will count the new line payment among your obligations. Requirements vary by lender and loan program, so confirm them before signing a purchase contract.
What if my state is not one of the 16?
The line is not arranged there. A DSCR cash-out refinance on the rental may still be an option, because Lendmire’s DSCR footprint covers 41 markets, including Washington, D.C.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
