The Quick Read: Big banks rarely write home equity lines that read loan-out deposits. The realistic route is a broker who matches your file to a wholesale lender that reviews 12 or 24 months of statements, removes non-income deposits, and still tests credit, equity, and debt-to-income.
- On an investment property, lines through Lendmire’s wholesale network top out at 70% CLTV, up to $500,000, with a 700 minimum credit score.
- On a primary residence or second home, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
- Your loan-out company cannot hold title. The property must sit in your name or in a revocable living trust.
- Lendmire’s HELOC programs run in 16 full-service states, which is narrower than its DSCR footprint.
What Does a Loan-Out Do to Your Mortgage File?
A loan-out company is a personal-service entity that an entertainer, athlete, or creator owns. The studio or production pays the company, and the company pays you. Duke Law’s scholarship on the structure describes the artist contracting with their own corporation for a fixed salary.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
“Loan-out” is a nickname, not a legal entity type. Many are S-corps, C-corps, or LLCs.
The mortgage problem is simple. Deposits land in the entity account first. Your personal tax return may show only a salary and a pass-through, which can understate what actually flows through the business.
A bank statement HELOC fixes that gap. A HELOC is a home equity line of credit, a revolving line secured by the property. The bank statement version is reviewed on documented income under the applicable program, subject to lender guidelines. The lender reads your deposits instead of relying only on tax returns. Verification still happens. The documents are different.
Which Banks Offer It?
Few big banks do. Large retail lenders mostly document self-employed income with tax returns. Local banks and credit unions sometimes write lines on rentals, but each one sets its own rules, and many do not write them at all.
The lenders that do read loan-out deposits tend to sit in the wholesale channel. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches your property, equity, credit, and documentation to the program that fits. The best program for your situation depends on the file.
| Lender type | Typical income documents | Fit for loan-out deposits |
|---|---|---|
| Big retail banks | Tax returns, pay records | Rarely |
| Local banks, credit unions | Varies by institution | Sometimes, case by case |
| Wholesale network via broker | Bank statements, entity papers | Built for it |
Programs change, and every file is underwritten individually.
How Underwriting Treats Loan-Out Deposits, Step by Step
Here is how a lender in the network typically reads a loan-out file.
1. Statement selection. The lender decides whether to use business statements, personal statements, or both. Where the money lands matters.
2. Lookback. Programs commonly ask for 12 or 24 consecutive months, complete, with no missing pages.
3. Deposit scrubbing. The underwriter strips out anything that is not income. That includes transfers between your own accounts, loan proceeds, gifts, inheritances, and property-sale proceeds.
4. Expense factor. Business-account deposits get discounted because a business has costs. An expense factor is the percentage the lender removes from entity deposits to estimate what you could actually take out. Transfers you pay yourself into a personal account generally are not discounted again, provided a matching business statement shows where they came from.
5. Ownership proof. You show that you own the loan-out and what share. Entity papers or a CPA letter usually do this, along with proof of how long you have been self-employed. Many underwriters treat an owner of 25% or more as self-employed, a standard the Federal Register’s repayment-capacity rule uses for closed-end loans. It is an analogy here, not a requirement for a line.
6. Qualifying income. The lender averages the scrubbed deposits over the lookback. Lumpy months, seasonal work, and a declining trend all show up in that average.
7. The other tests. After income comes the same file review as any equity line: credit, combined loan-to-value, and debt-to-income.
8. Property documents. A mortgage statement, insurance declaration, and tax bill establish what is owed and what the home is worth. For questions about tax or insurance specifics, defer to a qualified local tax professional or insurance agent.
Commingling hurts at step three. If business and personal money mix in one account, the underwriter cannot tell income from transfers. Clean separation helps your file.
How the Line Itself Works
A HELOC is open-end credit. You borrow, repay, and borrow again. The CFPB’s consumer page on HELOCs explains that the draw period can last about ten years, and then a repayment period begins, often over ten or 20 years. In some cases the whole balance comes due when repayment starts.
The network’s programs are more specific. Two draw structures exist on primary residences and second homes:
- Shorter-draw structure: a 3-year interest-only draw followed by a 17-year fully amortizing repayment.
- Longer-draw structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment.
Investment lines run the 5-year draw and 25-year repayment structure only. On both structures, at least 75% of the line is drawn at closing, and the line floats rather than converting to fixed. Tennessee shortens both structures.
The same tests apply across them:
- Line size: $25,000 to $750,000. Anything above $500,000 is primary residence only, needs a 700 score or better (720 on the longer-draw structure), caps at 75% CLTV, and requires a full appraisal.
- Debt-to-income: 50% maximum, or 45% for scores from 600 to 679. The lender reviews your file on the interest-only payment on the maximum draw.
- Valuation: lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal.
- Credit: a 600 program floor, though second homes start at 640 and investment properties at 700.
Because the program tiers differ by occupancy, no single ceiling describes the product. Your occupancy decides it.
What About Rental Property?
An investment-property line is the narrow door. The ceiling is 70% CLTV, the maximum line is $500,000, and the minimum score is 700, all subject to lender guidelines and full file review. Nothing above 70% exists on an investment line in this network.
Higher figures you may see quoted elsewhere describe the broader market, not this network. Treat them that way.
On a primary residence, the ceiling depends on score. A 720+ profile reaches 90% CLTV up to $500,000. A 700+ profile reaches 85% up to $500,000, and 75% up to $750,000. Lower tiers step down from there, to 60% CLTV at a 600 score.
Lines are first or second lien position. If your lien position is the issue, Lendmire’s piece Banks That Offer a Bank Statement HELOC When Banks Won’t Do Second Position covers it.
Where the Rule Breaks
The loan-out cannot hold title. This is the sharpest edge case. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must sit with you personally or in a revocable living trust. A rental already deeded to an entity needs a vesting change, or a different loan, subject to lender guidelines.
Rent does not carry the file. An equity line is personal debt. Your documented income and credit qualify you, not the rental’s income.
A short business history narrows options. Programs look at how long you have been self-employed. A new loan-out has less to show.
Irregular income. One big residual or sale can inflate a month. Underwriters tend to average, and a downward trend can pull qualifying income down.
Some property types are not offered. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered on these lines. Condos are eligible, including non-warrantable ones. Lendmire’s piece Banks That Offer a Bank Statement HELOC on a Condo goes deeper.
Portfolio limits. A borrower is limited to three lines. An owner of more than 15 financed properties is not eligible.
Freeze risk. The CFPB notes that lenders generally may freeze or reduce a line if the home’s value drops or your finances worsen. Approval is not guaranteed access to the full amount.
No standard federal document checklist. Closed-end mortgages follow an ability-to-repay rule, but 12 CFR 1026.43 excludes HELOCs from its scope. So each lender sets its own documentation standard. That is why identical statements can yield different qualifying income at different lenders.
Key Terms Defined
CLTV: combined loan-to-value, the total of all liens on the property divided by its value.
Loan-out company: the entity that receives your pay and then pays you.
Expense factor: the percentage the lender removes from business deposits to estimate usable income.
DSCR: debt service coverage ratio, a rental-loan test that compares rent to the full monthly housing obligation, including principal, interest, taxes, and insurance.
Non-income deposit: money in your account that is not earnings, such as transfers, gifts, or loan proceeds.
When a HELOC Fits and When DSCR Cash-Out Does
A line leaves your first mortgage in place and gives you revolving access to equity. The cost is a floating line, freeze risk, and the move from interest-only draws to full repayment.
If your rentals sit in an LLC, or you want to replace the whole loan, a DSCR cash-out refinance is the cleaner tool. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your loan-out income is not part of the review.
Across the network, cash-out tops out around 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A 620 credit floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation. Lendmire’s complete DSCR loans guide walks through the full picture.
Get Your File Ready
- Gather 12 to 24 months of complete business and personal statements.
- Keep entity money and personal money in separate accounts.
- Collect entity papers or a CPA letter showing your ownership share.
- Label transfers so an underwriter can match them to business statements.
- Pull your mortgage statement, insurance declaration, and tax bill.
- Check how the property is titled before you apply.
Frequently Asked Questions
Do big banks offer a bank statement HELOC on loan-out deposits?
Rarely. Large retail lenders mostly rely on tax returns for self-employed borrowers. Specialty programs that read deposits sit mostly in the wholesale channel. A broker can shop several of those lenders for a match.
Can loan-out income qualify for a line?
It can, under programs that review bank statements. The lender strips non-income deposits, applies an expense factor to business-account deposits, and asks you to prove ownership of the entity. Qualification is subject to lender guidelines and full file review.
Should I use business or personal statements?
It depends on the program and where your money lands. Business statements are discounted for expenses. Personal statements show what you actually receive. Many files use both, with a paper trail from entity to personal account.
Can I use this on a rental property?
Sometimes. Investment lines in the network cap at 70% CLTV, $500,000, with a 700 minimum score. The property must be in your name or a revocable living trust, not an LLC.
Is it really documentation-free?
No. The lender still verifies income, credit, equity, and debt-to-income. The documents are statements and entity papers instead of only tax returns.
