Top Bank Statement HELOC Providers for Independent Workers

Top Bank Statement HELOC Providers for Independent Workers

Independent workers often earn more than their tax returns show, and that gap is why bank statement lines exist.

The Quick Read: The right provider depends on your property type, credit profile, leverage need, and how your income shows up in deposits, so no single name fits every file. Lendmire is a mortgage broker, not a lender, and it matches each scenario to a wholesale lender whose program fits, subject to lender guidelines and full file review.

  • Bank statement programs count deposits instead of tax-return income, and each program sets its own rules for turning deposits into income.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score.
  • On a primary residence, the ceiling reaches 90% CLTV, and only at 720 or better.
  • The title must sit with an individual or a revocable living trust. An LLC cannot hold title.
  • Lendmire’s HELOC availability covers 16 full-service states, which is narrower than its 41-market DSCR footprint.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a standard home equity line of credit where income is documented through deposits instead of tax returns. The lien, the revolving structure, and the variable pricing do not change. Only the way the lender measures your income changes.

The CFPB describes a HELOC as an open-end line of credit you can borrow against repeatedly, based on the equity in your home. Equity is the home’s value minus what you owe on the mortgage. The borrowing window is the draw period.

No regulator defines “bank statement HELOC” as its own product. It is a program label. That means every lender and investor writes its own rules, and two programs can read the same statements differently.

Why Do Tax Returns Understate Independent Workers’ Income?

Write-offs lower taxable income. That is good at tax time and a problem at underwriting time. A freelancer, contractor, or owner-operator can show strong cash flow in the account and thin profit on the return.

Bank statement programs read the deposits. The file is reviewed on documented income under the applicable program, subject to lender guidelines. The deposits are the documentation, so this is not a no-doc loan. Underwriters still review credit, debt, the property, and the lien position.

Who Counts as an Independent Worker?

Lenders generally group these borrowers into three buckets:

  • Owners of a business, commonly at a 25% or greater share.
  • 1099 freelancers and contractors.
  • Schedule C filers, including gig and commission earners.

Most programs want some self-employment history. Two years is a common expectation, and some programs accept less when the file is otherwise strong. A younger business can fail even with strong deposits, so ask about history before you spend time on documents.

How Do You Find the Right Provider?

Across the wholesale network, the answer is a fit test, not a ranking. Lendmire does not name or rank lenders, because the lenders that write a given file depend on the property, the credit profile, the leverage, and the income pattern. A broker that shops several wholesale lenders can match the scenario to the program, which a single bank cannot do.

Most large banks run full-documentation lines. Bank statement lines live mostly in specialty and non-QM channels, and many lenders do not offer them at all. A borrower who asks a lender that never wrote the product can be turned down for that reason alone.

Run any provider through this checklist:

1. Income method. Does it read personal or business statements, and how many months?

2. Expense factor. What share of business deposits does it treat as overhead?

3. Occupancy. Does it lend on your property’s use: primary, second home, or investment?

4. Property type. Is your property type eligible?

5. Title. Can the program take title the way you hold it?

6. Structure. What are the draw and repayment terms?

7. State. Is the product available where the property sits?

What Does the Network Allow?

Where wholesale programs differ, each figure below applies only within its own program’s terms. All figures are typical guidelines, not commitments.

Occupancy Max CLTV Min credit Max line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Leverage steps down with credit. On a primary residence, 700+ typically reaches 85% CLTV on lines up to $500,000, and 640+ reaches 80%. The 90% tier exists only at 720 or better and only up to $500,000. Lines up to $750,000 on a primary residence cap at 75% CLTV and need a full appraisal. A credit profile of 700 or better is required above $500,000, and 720 or better on the longer-runway structure described below.

Debt-to-income runs to 50% at most, 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw.

How Is the Line Structured?

Two draw structures exist on primary residences and second homes. One is a 3-year interest-only draw with a 17-year fully amortizing repayment. The other is a 5-year interest-only draw with a 25-year repayment. Tennessee shortens both. Investment lines run the 5-year draw and 25-year repayment only.

At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to fixed. Lines run $25,000 to $750,000, and the minimum later draw is typically $1,000. Texas sets it at $4,000.

The CFPB warns that payments rise once the draw period ends, because principal is added. It also notes a lender may restrict further credit if the home’s value falls significantly. Plan an exit before drawing for a down payment, rehab, or bridge capital.

How Do Deposits Become Qualifying Income?

Underwriters follow the same sequence on most bank statement files:

1. Collect complete statements, every page, with no missing months.

2. Total the eligible deposits.

3. Remove transfers between accounts, loan proceeds, refunds, and other credits that are not income.

4. On business accounts, remove an expense factor as overhead. The program sets it, and a CPA-documented lower figure may be accepted at the lender’s discretion.

5. Count deposits only to your ownership share in a multi-owner business.

6. Average the adjusted total over the statement window.

7. Compare that income to your existing mortgage, other debts, and the new line payment.

The expense factor drives counted income more than anything else on the file. Ask for it before you pick a program.

Where Do Independent Workers’ Files Break?

  • Commingled accounts. One account for personal and business spending muddies the deposit read.
  • Large one-off deposits. Expect a letter of explanation, and sometimes exclusion.
  • Seasonal income. A window that captures only peak months can overstate income, and underwriters test for it.
  • Business losses on the return. A tax loss can sink a full-doc line, while deposit-based income may still work.
  • Missing pages. Gaps in statements stall review, so send complete files.

Clean the account before applying. Separate business and personal spending, and document large deposits with a short note and a supporting record.

Will the Property and Title Work?

Title is the sharpest structural limit. Fee simple or leasehold must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. Entity-owned rentals are where DSCR lending fits better. Lendmire’s complete DSCR loans guide covers that path.

Eligible properties include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible. Properties listed for sale, or within the past 60 days, are ineligible in NC, PA, TN, TX, and WA.

A borrower is limited to three lines, and anyone with more than 15 financed properties is not eligible.

Credit, Valuation, and Derogatory History

The score model is a single bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available. A bankruptcy needs 4 years of seasoning from discharge or dismissal.

Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history entirely. Investment files follow the 7-and-4-year path.

Lines up to $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a second valuation. Every line above $500,000 needs a full appraisal, and you can request one in any case. The credit limit itself is a percentage of appraised value less the mortgage balance, as the CFPB’s HELOC booklet explains.

Bank Statement HELOC or DSCR Cash-Out?

This is a genuine toss-up for many owners. The line is reviewed on your personal documented income and can leave a low first mortgage in place. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces the first lien.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Personal deposits Property rent
First mortgage Can stay in place Replaced
Title Individual or revocable trust LLC allowed, subject to program terms
Pricing Floats Set by program

A bank statement line fits when deposits are strong, returns are thin, and the first mortgage is worth keeping. DSCR fits entity-owned rentals and rental-only income. Lendmire’s piece Top Bank Statement HELOC Providers Without Disturbing the Existing First Mortgage goes further on that first scenario.

A HELOC can also complicate a later refinance of the first mortgage, since a line lender may need to approve being placed behind a new first lien. Factor that in if a first-lien refinance is on your list.

Key Terms Defined

Draw period. The window when you can borrow from the line and pay interest only.

CLTV. Combined loan-to-value: the first mortgage plus the new line, divided by the home’s value.

Expense factor. The share of business deposits an underwriter removes as overhead.

Open-end credit. Credit you can borrow, repay, and borrow again up to a limit.

Vesting. The way title to the property is held, such as an individual or a revocable trust.

Frequently Asked Questions

Do all lenders offer a bank statement HELOC?

No. Most large banks run full-documentation lines. Bank statement lines sit mostly in specialty and non-QM channels. A broker that works with several wholesale lenders can find which one writes your property and credit profile.

Can I use one on an investment property?

Yes, with tighter limits. Investment lines cap at 70% CLTV, need a 700 minimum credit score, and top out at $500,000. They run the 5-year draw and 25-year repayment structure only.

Can my LLC take the line?

No. An individual or revocable living trust can. A property already in an LLC needs a vesting change, or a DSCR cash-out instead.

How long do I need to be self-employed?

Many programs look for about two years, and some accept less with strong deposits. The rule is set by each program, so confirm it before you gather documents.

Does approval mean the line stays open?

Not always. The CFPB notes a lender might not allow additional credit if the home’s value falls significantly.
