The Quick Read: Large retail banks rarely offer this product, so borrowers whose tax returns understate income usually reach it through specialty lenders that a broker can shop, and the file still needs steady documented deposits, workable credit, enough equity, and a property and title setup the line allows. The category of lender matters more than any single name. A bank statement line is reviewed on documented income under the applicable program, subject to lender guidelines.
- Deposits replace the tax return as income proof, but they are screened, discounted, and tested against debt-to-income.
- On an investment property, the network’s equity lines top out at 70% combined loan-to-value, with a 700 minimum credit score.
- Title held in an LLC cannot take these lines, so many rental owners are pushed toward a DSCR cash-out refinance instead.
- Which documentation a line accepts depends on the lender, so matching the file to the program matters more than picking a bank.
Key Terms Defined
HELOC: A home equity line of credit is a revolving line secured by the equity in a property, which is its value minus what you owe.
Bank statement income: This is qualifying income calculated from the deposits in your bank accounts over a set window, instead of from the net income on your tax return.
Expense factor: Lenders usually reduce business-account deposits by a percentage to account for the costs of running the business. The lender sets it, not the borrower.
CLTV: Combined loan-to-value adds every loan secured by the property and divides by its value.
DTI: Debt-to-income compares your monthly debt obligations with your qualifying monthly income.
DSCR: The debt service coverage ratio compares a rental’s income with its full monthly payment (principal, interest, taxes, insurance, and any HOA dues). It is a property test, not a personal income test.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Why Do Tax Returns Understate Income?
Returns understate income because they measure taxable profit, not cash. Depreciation is a common reason for rental owners. It is a non-cash deduction, which BiggerPockets calls a phantom deduction, spread over a 27.5-year life for residential rentals. A property can send real cash to your account every month while Schedule E shows almost nothing.
Self-employed owners see the same pattern. Business write-offs, vehicle costs, and home-office deductions all shrink the bottom line on the return. Your accountant did the job well. Your income, as a standard underwriter reads it, looks small.
A standard full-documentation line starts from the return. A bank statement line starts from what actually landed in the account. Non-QM means a loan that falls outside standard agency documentation rules.
Which Banks Actually Offer It?
Big banks and other large depository institutions mostly document income the traditional way, with returns and W-2s, even on a HELOC. A thin return gets declined there, even when the account history is strong. Bank statement lines are far more common at specialty and non-bank lenders.
The practical answer is that no single bank is the answer. Availability depends on the lender, the occupancy of the property, the leverage you want, and how clean your deposits are. A broker works with a wholesale network of HELOC lenders and matches the scenario to the program, which beats collecting denials one at a time.
The table below compares the documentation paths, not companies.
| Path | How income is documented | Best fit | Watch-out |
|---|---|---|---|
| Full-documentation HELOC | Tax returns, W-2s | Clean, high taxable income | Thin returns fail |
| Bank statement HELOC | Deposits over a set window | Strong cash flow, low taxable income | Deposit screening, expense factor |
| DSCR cash-out refinance | The rental’s income vs. its payment | Rental owners, entity-held property | Replaces the first mortgage |
How Deposits Become Qualifying Income
Underwriters turn deposits into income in a predictable sequence. The details vary by lender, but the flow is consistent.
1. Choose the lane. Lenders offer bank statements, 1099s, a profit-and-loss statement, a CPA letter, or full returns. Each program accepts only some of these.
2. Pull the window. The common statement window is 12 or 24 months.
3. Screen the deposits. Transfers between your own accounts, loan proceeds, refunds, and one-time credits come out. Only deposits that look like repeatable income stay in.
4. Apply the expense factor. Business-account deposits are usually reduced. Personal-account deposits are often treated more favorably. A CPA letter or P&L can support a different factor.
5. Average and test. The remaining deposits are averaged over the window to produce monthly qualifying income, which then runs through the DTI test.
Picture a landscaper with a thin return. After depreciation on two rentals and heavy equipment write-offs, the return shows modest income. The business account shows steady deposits all year. After the lender strips out transfers and applies its expense factor, qualifying income lands well above the return but well below total deposits. That gap surprises many borrowers.
What the Lender Still Checks
A bank statement line changes only the income proof. Everything else is still underwritten. Across the wholesale network Lendmire works with, the HELOC parameters below apply to an equity line, and every figure is subject to lender guidelines and full file review.
- Credit: The program floor is 600, though occupancy raises it. Second homes start at 640, and investment properties start at 700. The score is a single-bureau score tied to the primary wage earner.
- Leverage on a primary residence: The ceiling reaches 90% CLTV at a 720 or better credit profile, up to $500,000. Lower tiers step down from there.
- Leverage on a second home: The ceiling also reaches 90% CLTV at 720 or better, up to $500,000.
- Leverage on an investment property: The ceiling is 70% CLTV at 700 or better, with a maximum line of $500,000.
- DTI: The maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs at least a 680 score. The qualifying payment is calculated on the interest-only payment at the maximum draw, which is stricter than the payment you would actually make on a partial draw.
- Valuation: Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required above $500,000, and you can request one in any case.
- Line size: Lines run from $25,000 to $750,000. Anything above $500,000 is primary-residence only.
On structure, a line can sit in first or second lien position. Primary residences and second homes can choose a 3-year interest-only draw with a 17-year repayment period, or a 5-year draw with a 25-year repayment period. Investment lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing, and pricing floats through both periods and never converts to fixed. These lines are available in 16 states, a narrower footprint than Lendmire’s DSCR lending in 41 markets, including Washington, D.C.
Does a Bank Statement Line Skip the Repayment Test?
No. The federal ability-to-repay rule for mortgages excludes home equity lines from its scope, so no federal rule prescribes which income documents a standalone HELOC must use. That is why one lender demands two years of returns while another accepts deposits. In practice, each lender sets its own documentation menu and its own repayment standards.
The lender also keeps the right to pull back. A HELOC is open-end credit with a draw period followed by a repayment period, and the lender may stop further credit if the home’s value drops significantly. Alternative documentation does not remove that risk. Treat a line as flexible capital, not a guaranteed pool of funds.
Where the General Rule Breaks
The basic story is that deposits can stand in for returns. These edge cases change the outcome.
Occupancy narrows the field. A line on a primary residence is far easier to place than a line on a rental. Once the collateral earns rent, the credit floor rises to 700 and the CLTV ceiling falls to 70%.
LLC title blocks the line. The network’s equity lines require title held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.
Portfolio size matters. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Larger portfolios are usually better served by property-level DSCR financing.
Some properties are not offered. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
Derogatory credit has a clock. A bankruptcy needs 4 years of seasoning from discharge or dismissal.
Thin is different from negative. A return that shows a loss does not by itself disqualify a deposit-based file.
Personal and business accounts are treated differently. Mixing them makes the screening harder, so the cleaner the separation, the cleaner the read.
Who It Fits and Who Should Look Elsewhere
A bank statement line fits the borrower whose real cash flow is strong but whose return is thin. That usually means a self-employed owner or a rental investor with heavy depreciation. The property should be a primary residence or second home held in an individual’s name or a revocable trust. The credit score should be solid and the deposits consistent.
It fits poorly when the real obstacle is something else. Credit below the program floor, debt load above the DTI limit, an LLC deed, or erratic deposits are not income-documentation problems, and a different statement window will not fix them.
It also fits poorly when you need long-term capital. A line is variable and carries a payment step-up at the end of the draw period. BiggerPockets members caution that money locked into a property for the long haul is a poor match for a line of credit. They also note that the new rental’s income has to absorb the payment.
When a DSCR Loan Is the Better Fit
For an investor whose problem is thin returns, the comparison point is a DSCR cash-out refinance. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal returns carry far less weight. Read the complete DSCR loans guide for the full mechanics.
On a standard rental, cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors begin at 620 in parts of the network, most programs want around 660, and 700 or better unlocks the strongest tiers.
Clearing 1.00 does not mean the property produces positive cash flow. DSCR compares rent to the full payment only, and repairs, vacancy, management, and utilities sit outside the calculation.
The tradeoff is structural. A DSCR cash-out replaces the existing first mortgage, while a line sits beside it. Which is better depends on the rate on your current loan, the amount you need, and whether the property is held in an entity. For the equity-line side in more depth, see Lendmire’s piece Banks That Offer a Bank Statement HELOC When Your Tax Returns Show Almost No Income.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What to Gather Before You Apply
Preparation is where most of the leverage is. Gather these before any lender sees the file:
- Twelve to 24 months of statements for the accounts that receive your income, with large or unusual deposits explained in writing.
- A recent mortgage statement for each loan on the property, so combined leverage can be calculated.
- Asset statements for reserves, kept separate from income statements.
- A profit-and-loss statement or a CPA letter if you want to support a different expense factor.
- The vesting document showing how the property is titled.
Then work in order. Confirm title first, since an LLC deed ends the line discussion immediately. Check credit and DTI next. Only then choose a documentation lane.
Frequently Asked Questions
Do banks offer a bank statement HELOC?
Some do on a limited basis, but large retail banks mostly document income the traditional way. The product is more common at specialty and non-bank lenders. A broker with a wholesale network can match your file to the lenders that write it.
Does a bank statement HELOC really skip income verification?
No. It changes the income proof from the tax return to your deposits, which are screened, discounted, and averaged. Credit, DTI, equity, and the property are all still underwritten.
Will a bank statement line fix a denial based on a thin return?
It can when thin returns were the only problem. It will not help if the denial came from credit, debt load, title, or property type. Find the actual reason for the denial before changing documentation lanes.
Can I use one on a rental property?
Within the network’s equity-line programs, yes on an individual-owned or trust-owned rental, with a 700 minimum credit score, a 70% CLTV ceiling, and a $500,000 maximum line. If the rental sits in an LLC, a DSCR cash-out refinance is the usual route.
Do I still need the IRS to confirm my income?
That depends on the lender and program. Some alternative-documentation programs still ask for tax transcripts for verification. Ask before you apply.
