How to Qualify for a Bank Statement HELOC for Platform Payouts and Refunds

How to Qualify for a Bank Statement HELOC for Platform Payouts and Refunds

The Quick Read: You qualify by showing consecutive bank statements where platform payouts land as net deposits, refunds and transfers are stripped out, and the remaining average clears the lender’s income, credit and equity tests. The statements prove income only. They do not loosen leverage caps, credit floors or property rules.

  • Only money that reaches your bank counts. A balance sitting in a platform wallet does not.
  • Payouts arrive net of fees and refunds, so the bank credit is smaller than gross sales.
  • Refunds, chargebacks, loan proceeds and transfers between your own accounts are typically removed from qualifying deposits.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit profile, subject to lender guidelines.
  • Title matters: an LLC cannot hold title on these lines.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line where the lender reads your deposits instead of your tax returns to estimate income. A HELOC is an open-end line of credit. The CFPB explains that you can borrow repeatedly against your equity during a draw period and then repay during a repayment period.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

“Bank statement” describes the documentation method. It is not a no-paperwork product. The income test changes. Credit, equity, debt-to-income and property review stay in place. A qualification on documented income under the applicable program is still subject to lender guidelines and a full file review.

Lendmire is a mortgage broker. It arranges these lines through select wholesale partners in the 16 states where it offers full-service home equity lending. It is not the lender. That footprint is narrower than the 41-market DSCR platform.

Key Terms Defined

  • Payout: the net amount a platform or processor sends to your bank after taking fees and subtracting refunds.
  • Net vs. Gross: gross is total sales; net is what actually lands in your account.
  • Chargeback: money pulled back when a customer disputes a payment.
  • Expense factor: a percentage a lender subtracts from business-account deposits to estimate what you keep.
  • DTI: debt-to-income ratio, your monthly debts divided by your monthly qualifying income.
  • CLTV: combined loan-to-value, all loans on the property divided by its value.

How Underwriting Reads Your Statements, Step by Step

Think of the file as a funnel. Raw deposits go in. Qualifying income comes out.

1. Pull the statement window. Lenders ask for consecutive statements, every page. Programs commonly use 12 or 24 months, and the exact window depends on the program.

2. Scrub the deposits. Transfers between your own accounts, loan proceeds, gifts, refunds and one-off credits are typically removed. They are money movement, not earned revenue.

3. Treat payouts as net. A payout counts when it posts to the bank. Platform fees come out before it lands.

4. Apply any expense factor. Business-account deposits usually take one. Personal-account deposits are generally counted closer to face value. The lender sets the factor.

5. Average the remainder. The cleaned total, divided by the number of months, is your monthly qualifying income.

6. Run the other tests. Credit, CLTV, DTI, title and property eligibility all apply on top.

Messy deposits cost you income at step 2. That is where most of the avoidable damage happens.

Why Payouts and Refunds Are the Sticking Points

Payouts never equal sales. A marketplace takes its fee, holds back some funds, and nets out refunds before sending money. Your bank shows the leftover.

Your tax form will not match either. The IRS instructions for Form 1099-K say the reported amount has no adjustment for credits, discounts, fees or refunded amounts. So the form total runs higher than your deposits. That gap is normal. A reconciliation explains it.

The same instructions show that a third-party settlement organization reports only when payments exceed $20,000 and transactions exceed 200. You can earn real platform income and never receive a 1099-K. Statements are your proof, not the tax form.

Refunds cut two ways. A refund paid out of your account reduces net deposits. A refund returned to you is not earned revenue and is typically stripped out. Label both in your records.

Deposit type Usually counted? What to document
Platform payout (net) Yes, once in the bank Payout report matched to bank credit
Refund or chargeback No Label in your records
Transfer between own accounts No Show both sides
Loan proceeds or advances No Note the source
Large one-off deposit Often removed Written explanation
Funds in app wallet No, until deposited Transfer to bank first

Treat this as practitioner convention. Individual programs differ.

How to Reconcile Payouts to Bank Credits

Reconciliation is what turns a messy statement into a clean file. Do it before you apply.

1. List every platform and processor you use.

2. Download each payout report for the statement window.

3. Match each payout to a bank credit by amount and date. Dates often differ by a few days.

4. Note which account received each payout.

5. Flag refunds, chargebacks and reserve releases separately.

6. Write a short explanation for any spike or unusual deposit.

If a property manager runs your units, your bank shows the manager’s remittance, not the platform payout. Keep the manager’s statements. If you use several platforms, each is traced separately and then totaled.

One more line to draw: booking-platform payouts on a property you own are rental income. That sits in a different documentation lane from self-employed business revenue. Say which one you are claiming.

Which Account Should Receive Payouts?

A dedicated account is the cleanest choice. Commingling personal and business money makes it hard to tell which deposits count. If payouts pass through a processor first, document the path. Funds should end up in one account you can show page by page.

Qualification Gates Beyond Income

Income is one test of several. Across our wholesale network, home equity lines are occupancy-tiered, and the ceiling depends on what the property is.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% (only at 720+) 640 $500,000
Primary residence 90% (only at 720+) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

All figures are subject to lender guidelines and full file review. They shift with credit tier, so a lower score means a lower ceiling.

More gates to know:

  • DTI: 50% maximum, 45% for profiles from 600 to 679. A ratio above 45% requires a 680 minimum. Qualifying uses the interest-only payment on the maximum draw.
  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw with a 25-year repayment. At least 75% of the line is drawn at closing.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation. Anything above $500,000 needs a full appraisal.
  • Property types: single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural properties are not eligible.
  • Title: held by you personally or by a revocable living trust. LLCs and corporations cannot hold title.

A deposit-based income file does not change any of this. Strong statements on an ineligible property still go nowhere.

Where the Rule Breaks: Edge Cases

LLC-held rentals. If your rental is deeded to an LLC, the line is off the table until title changes. A DSCR cash-out refinance is the usual alternative, since DSCR loans can often be arranged to entity-titled property, subject to lender program eligibility.

Thin or spiky history. One big month does not build a 12-month average. Lenders look at consistency.

Commingled accounts. Mixed deposits get cut, and you cannot argue them back in.

Exposure limits. A borrower is limited to three lines and cannot own more than 15 financed properties.

The line can shrink. The CFPB notes a lender might not allow additional credit if home value drops significantly. A HELOC is a weaker permanent source of acquisition capital than a term loan. Plan around that.

Is it really a HELOC? Federal ability-to-repay rules, 12 CFR 1026.43, exclude home equity lines governed by the separate home-equity-plan provisions. In practice, each lender and its investors set the income standard. That is why two programs can reach different income numbers from identical statements.

Bank Statement HELOC or DSCR Cash-Out?

The two products read different things. A bank statement HELOC reads you: deposits, credit and DTI. It leaves your first mortgage in place. A DSCR cash-out reads the property’s rent against its payment and replaces the first loan.

Factor Bank statement HELOC DSCR cash-out
What is underwritten Your deposits Property rent vs. payment
First mortgage Stays Replaced
Entity title Not allowed Often allowed, per program
Investment leverage 70% CLTV ceiling About 75% LTV on cash-out
Seasoning Per program About 6 months common

DSCR compares rent to the full payment only. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy and management sit outside the math. For the full picture, read the complete DSCR loans guide. Which fits depends on your credit, how the property is titled, and how much leverage you need.

Frequently Asked Questions

Do refunds reduce what counts as income?

Yes, in two ways. Refunds you pay out lower your net deposits. Refunds that come back to you are typically removed as non-earned credits. Label both so the underwriter does not guess.

Do I need a 1099-K for payouts to count?

No. The IRS reporting threshold means many earners never receive one. Your bank statements and matched payout reports are the proof.

Do multiple platforms add up?

Generally yes. Each is traced to its bank deposits, then totaled. Keep a short table of platform, receiving account and payout schedule.

Can I use a personal account?

Often yes. Personal-account deposits are generally counted closer to face value, while business-account deposits take an expense factor. The lender sets the treatment.

Will my LLC-owned rental qualify?

Not for this line. LLCs cannot hold title. A vesting change or a DSCR cash-out is the usual path, depending on program terms.
