The Quick Read: A bank statement HELOC is a standard home equity line where the lender reads your deposits instead of your tax returns to measure income. The property, the credit file, the debt load and the title still get a full review.
- Deposits replace tax returns for personal income. Nothing else about the line changes.
- On an investment property, the network ceiling is 70% CLTV, with a 700 credit floor and a $500,000 line cap.
- Title must sit in your name or a revocable living trust. An LLC cannot hold title on this product.
- The line floats and never converts to fixed, so stress-test the payment after the draw ends.
- A DSCR cash-out refinance is the usual alternative when the rental sits in an LLC or the line is too small.
The title mentions Pooler, but nothing in the mechanics is local. The guidance below applies to landlords anywhere Lendmire’s HELOC channel operates. That channel covers 16 states, including Georgia, which is narrower than Lendmire’s DSCR footprint.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC, and What Isn’t It?
It is a revolving, lien-secured credit line that uses a different income test. Lendmire brokers these lines through select wholesale partners. It is not the lender. Every figure here is subject to lender guidelines and full file review.
The CFPB’s HELOC overview describes the shared mechanics. You can borrow up to your limit during a draw period. Payments are often based on the current balance. The rate is usually variable, so the payment can move month to month.
Bank statements do not mean no documents. The lender still checks credit, debt-to-income, equity and the property. What changes is how personal income is measured. The file is reviewed on documented income under the applicable program, subject to lender guidelines.
Two misconceptions are worth clearing up:
- “Rent qualifies me.” On a bank statement HELOC, rent is not the test. That is DSCR logic. The line is underwritten on you, the borrower.
- “It’s a different product.” It is the same line. Only the income proof differs.
Why Do Landlords’ Tax Returns Understate Their Cash Flow?
Depreciation, repairs, interest and other write-offs shrink taxable income well below the cash that moves through the account. A landlord can run a healthy portfolio and show a thin return. A conventional desk reads the return. A bank statement desk reads the deposits.
That is the whole reason the product exists. It fits self-employed owners and heavy deductors. It does not help a borrower whose deposits are thin or whose debt load is already stretched.
How Does Underwriting Turn Deposits Into Income?
Underwriting sorts deposits into those that count and those that don’t, then converts the eligible total into a monthly figure. The exact lookback window and expense treatment vary by program, so confirm them at the start of the file rather than assuming a number.
The sequence runs like this:
1. Collect statements for the account the program will analyze. Business accounts need a 680 minimum credit profile for the deposit analysis. On an investment line that never binds, because investment already floors at 700.
2. Strip out what isn’t income. Transfers between your own accounts and loan proceeds come out. Security deposits held for tenants are the usual argument. Treat them as a liability, not income, and expect the lender to agree.
3. Adjust business deposits for expenses under the program’s method, then average over the statement period.
4. Compare the result to your debts. DTI tops out at 50%. It is 45% for credit profiles from 600 to 679, and a ratio above 45% needs a 680 minimum. The test runs on the interest-only payment calculated on the maximum draw, which is the conservative way to read it.
Landlord files get stuck here for a mechanical reason. Rent from several properties often lands in one account alongside personal spending and transfers. A clean, dedicated rent account makes the deposit sort short. A commingled one invites questions on every line.
What Are the Network Parameters on an Investment Property?
On an investment property, the ceiling is 70% CLTV, and a 720 score and a 700 score both reach it. Credit above 700 buys eligibility, not leverage. The 700 floor is hard, with no tier beneath it.
- Maximum line: $500,000 on investment property. Lines run from $25,000 up, and anything above $500,000 is primary-residence only.
- Position: a standalone line in first or second lien position.
- Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment lines run this structure only.
- Draw at closing: at least 75% of the line is drawn at closing. The pricing floats through the draw and the repayment period and never converts to fixed.
- Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal. A borrower may still request a full appraisal.
- Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
The network figure for an investment line is 70% CLTV, and that is the number to plan around.
Eligible property types include single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.
How Big a Line Does Your Equity Support?
The line size comes from a combined-loan-to-value formula: property value times the maximum CLTV, minus every lien already on the property. Equity you can actually reach is smaller than equity you own.
Run the logic on a percentage basis. Say a rental carries an existing first mortgage at roughly 45% of its value. At a 70% CLTV ceiling, the room left for a line is about 25 points of value, before the $500,000 cap applies. A rental already at 60% of value leaves about 10 points. A paid-off rental leaves the full 70%, up to the cap.
The calculator on the page will convert those percentages into dollars as an illustrative estimate. Value comes from the automated valuation, so a number lower than expected shrinks the line directly.
Why Does Title Decide Landlord Files?
Title and vesting are a hard gate on landlord files. The property must be held by you as an individual or in an inter vivos revocable living trust. An LLC, corporation, partnership, or an irrevocable, blind or land trust cannot hold title.
Many landlords hold rentals in an LLC for liability protection. That is a real conflict. A property already deeded to an LLC needs a vesting change before this product works, or it needs a different structure altogether.
Some borrowers deed the property into their own name, borrow, then deed it back. This path creates its own risks. The existing first mortgage may include transfer provisions, and moving title can touch the lender’s consent. Check the first mortgage terms and talk to an attorney before moving a deed. Lendmire does not recommend it as a default.
The cleaner answer for an entity-held rental is often a DSCR cash-out refinance. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Per lender program requirements, entity-titled borrowers are generally handled there. See Lendmire’s complete DSCR loans guide for how that product works.
Which Property Secures the Line: Your Home or the Rental?
Either can work, but the risk and the ceiling differ. A line on your primary residence can run at higher leverage and larger sizes. A line on the rental itself is capped at 70% CLTV and $500,000, and it puts that rental under a new lien.
| Factor | Line on Primary Home | Line on the Rental |
|---|---|---|
| Max CLTV | Up to 90% at 720+ credit | 70% |
| Max line | Up to $750,000 | $500,000 |
| Credit floor | 600 program floor | 700 |
| Risk | Home is the collateral | Rental is the collateral |
The primary-residence figures belong to primary residences only. Never apply them to a rental. A line on your home to buy the next rental puts the home at risk for an investment decision, and that tradeoff belongs in the plan.
HELOC or DSCR Cash-Out: Which Tests What?
A HELOC tests the borrower. A DSCR cash-out tests the property. That is the cleanest way to choose.
| Factor | Bank Statement HELOC | DSCR Cash-Out |
|---|---|---|
| Underwritten on | Borrower deposits and DTI | Property rent vs. payment |
| First mortgage | Stays in place | Replaced |
| Funds | Revolving line | Lump sum |
| Title | Individual or revocable trust | LLC possible per program terms |
| Cash-out ceiling | 70% CLTV (investment) | Around 75% LTV, standard rentals |
DSCR compares rent to the full monthly obligation (principal, interest, taxes, insurance and any HOA dues). Select programs start at 1.00. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management and capex sit outside the calculation.
The HELOC wins when the first mortgage is worth keeping, the rental sits in your name, and the line size fits. The cash-out wins when the rental sits in an LLC, the equity need is large, or the borrower’s personal debt ratio is the weak point. Lendmire’s piece Best Bank Statement HELOC Program for Self-Employed Landlords Tapping Equity goes deeper on that choice.
Title, line size and leverage are the three items to sort first on any landlord HELOC file. Income is the fourth. Settling the first three before gathering statements avoids rework.
What Will You Need to Submit?
Preparation here is a documentation exercise. A short stack with no gaps beats a long stack with holes.
| Item | Common snag |
|---|---|
| Bank statements | Rent mixed with personal spending |
| Credit report | Must be under 90 days old at closing |
| Deed and vesting | Title in an LLC or land trust |
| Mortgage statements | Missing liens on other properties |
| Property details | Ineligible type or listed for sale |
Credit is pulled once on a single-bureau score model keyed to the primary wage earner. There are no rescores. Housing history is reviewed across all financed properties, and tradeline standards vary by program.
Properties listed for sale, or listed within the past 60 days, are ineligible in NC, PA, TN, TX and WA.
What Are the Costs and Risks of Carrying the Line?
The payment floats and it steps up. The CFPB booklet on HELOCs notes that variable-rate plans secured by a dwelling must carry a rate ceiling and tie to a public index.
The step-up is the part landlords underweight. The interest-only draw ends and the line moves to a fully amortizing repayment. Stress-test the post-draw payment, not the draw-period one. Stack it with the first mortgage and the new deal’s obligations.
Vacancy compounds this. A line that works at full occupancy can strain at 85%. Reserves and a cushion in the deposit account matter more than a thin approval.
Lenders can also freeze or reduce a line if value falls or finances worsen. Don’t plan a closing-day purchase around money you cannot count on later.
A final point on concentration: the line puts a lien on the rental. A draw used as a down payment on the next purchase does not enter that property’s coverage ratio, but it still drains cash and raises your overall debt.
Key Terms Defined
- CLTV: Combined loan-to-value, which counts every lien against the property’s value.
- Draw period: The stretch when you can borrow from the line, interest-only on this product.
- Vesting: How title to the property is held, such as an individual, a trust or an entity.
- DSCR: Debt service coverage ratio, which compares a property’s rent to its full monthly obligation.
- Lien position: Whether the line sits first or behind an existing mortgage.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Why Might a Landlord Get Declined?
Each decline reason has a different fix.
| Decline reason | What fixes it |
|---|---|
| Credit under 700 on investment | Raise the profile or use a DSCR path |
| Title in an LLC | Vesting change or DSCR cash-out |
| Line too small after liens | Pay down first lien or change structure |
| DTI above limits | Reduce debt or document more income |
| Ineligible property type | Different collateral |
Derogatory history also matters. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.
Frequently Asked Questions
Is a bank statement HELOC a real HELOC?
Yes. It is the same revolving, lien-secured line with the same floating pricing and draw structure. Only the income test changes, and deposits stand in for the tax return.
Can my LLC borrow against a rental on this product?
No. Title must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A DSCR cash-out refinance is the usual alternative, subject to program terms.
How much can I borrow against a rental?
Up to 70% CLTV with a $500,000 maximum line, and a 700 minimum credit profile. The figure counts every lien, so an existing first mortgage uses up part of that room before the line begins.
Does a bigger line mean a bigger score requirement?
Above $500,000 the line is primary-residence only and needs a 700 or better credit profile (720 on the longer-runway structure), a full appraisal and a 75% CLTV cap. Investment lines never reach that tier.
Does the HELOC payment affect my DSCR loans?
Yes, indirectly. A HELOC payment adds to your personal debt, which matters on products that test the borrower. A DSCR loan tests the property’s rent against its own payment, so the line does not enter that ratio, though it still drains your cash.
