How to Qualify for a Bank Statement HELOC for Landlords Borrowing Against a Rental

How to Qualify for a Bank Statement HELOC for Landlords Borrowing Against a Rental

The Quick Read: A landlord qualifies by clearing five gates in order: personal title, an eligible property type, enough equity, a 700 credit score, and deposit-based income that fits the debt-to-income limit. The line is underwritten on the borrower’s bank deposits, not on the rent the property earns. Lendmire is a mortgage broker that matches the file to a wholesale HELOC lender; every figure below is subject to lender guidelines and full file review.

  • Title must sit with an individual or a revocable living trust. An LLC cannot hold title on this line.
  • An investment line caps at 70% CLTV, with a maximum line of $500,000.
  • The minimum credit score on an investment line is 700. Scores above 700 do not buy more leverage.
  • Bank statements replace the tax return, not the rest of underwriting.
  • Availability is limited to the 16 states where Lendmire offers full-service lending, which is narrower than its DSCR footprint.

What Is a Bank Statement HELOC on a Rental?

A bank statement HELOC is a revolving line of credit secured by a rental you own, qualified on your deposits instead of your tax returns. It is open-end credit, so you borrow, repay, and borrow again. The CFPB describes a HELOC as a line with a draw period followed by a repayment period.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The “bank statement” part changes only how income is counted. A self-employed landlord often shows modest taxable income after depreciation and write-offs. Deposits can show the cash that actually moves through the accounts. The lender reads 12 to 24 months of personal or business statements and builds a qualifying income figure from them.

The rest of the file does not loosen. Title, equity, credit, and property type are tested the same way they would be on a full-documentation line. Statements replace the tax return. They do not replace underwriting.

The market is also narrow. NerdWallet notes that not every lender offers a HELOC on an investment property and that qualification is strict, because lenders see more default risk on a rental than on a borrower’s own home. A broker shops several wholesale lenders and matches the scenario to the program that fits. The best program for your situation depends on property type, credit profile, leverage need, and documentation.

The Five Gates, in Order

Files fail at the first gate they cannot clear, so the order matters. Check title first. Check deposits last.

Gate 1: Title and vesting

The rental must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. That is the sharpest structural difference from a DSCR loan.

File ends here if the deed is in an LLC. The fix is a vesting change into your name or a revocable trust, or a DSCR cash-out refinance instead.

Gate 2: Property type

Eligible properties are single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Not offered on this line: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use buildings, and agriculturally zoned land. Properties listed for sale, or listed within the past 60 days, are ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Gate 3: Equity

On an investment property, the ceiling is 70% combined loan-to-value (CLTV). CLTV counts every lien against the property, divided by its value. So the existing first mortgage uses up part of the 70% before the line gets any room. The maximum line is $500,000, and one property secures each line. Equity in one rental does not pool with equity in another.

On this network, an investment line does not go above 70% CLTV. More equity beyond that point does not raise the cap.

Gate 4: Credit

The minimum credit score on an investment line is 700. Both the 720+ and 700+ tiers reach the same 70% CLTV, so credit above 700 buys eligibility rather than leverage. There is no tier below 700 for an investment property. The score comes from a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

Foreclosure-family history on investment files follows a 7-year seasoning path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale. A bankruptcy needs 4 years from discharge or dismissal.

Gate 5: Deposit income and DTI

Debt-to-income is capped at 50%, and the lender reviews the file on the interest-only payment calculated on the maximum draw. A ratio above 45% requires a 680 minimum score, and an investment line already requires 700. Deposits are rarely the binding constraint on an investment file. Credit and equity usually decide it first.

How Lenders Turn Deposits Into Income

Underwriters do not take your deposits at face value. They remove what is not income, then average what remains.

1. Collect 12 to 24 months of statements. Most files run on 12. Personal or business accounts both work, depending on how you are paid.

2. Strip non-income deposits. Transfers between your own accounts, loan proceeds, and refunds come out. Large deposits get sourced.

3. Apply the expense factor to business deposits. The program sets it. You do not choose it. Scotsman Guide’s non-QM overview uses 50% as its example, and notes a profit-and-loss statement or a letter from a third-party tax professional may support a different figure.

4. Average over the statement period. The working formula is eligible deposits divided by months, multiplied by one minus the expense factor, multiplied by your ownership share.

5. Compare the result to your monthly obligations. That ratio is your DTI, tested against the 50% limit.

Business accounts need a 680 minimum for the deposit analysis. As noted, that sits below the 700 investment floor, so it rarely matters here.

Picture a landlord who runs a contracting business and deposits client payments into one business account while rent lands in another. The business account gets the expense factor. The rent account shows the lender the rent history, but it does not turn into qualifying income by itself. Keep the two accounts apart. Commingled rent and personal spending make the deposit review harder.

Does the Rent Count?

No. On this product, the rent is supporting evidence, not the qualifier. The line is underwritten on you: credit, deposit-based income against DTI, and equity. Leases or a rent roll go in the file, but they do not carry it.

That is the line between this product and a DSCR cash-out refinance. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC reads your deposits. A borrower whose personal deposits are thin but whose rental covers its payment may be a DSCR candidate. A borrower with strong deposits and a rental that barely breaks even may fit the HELOC.

Do not blend the two. A DSCR cash-out refinance is a different program with its own credit floor. This article covers only the bank statement line.

Sizing the Line Against Your Equity

Statements prove income. They never make the line bigger. The line is sized by equity and the CLTV cap.

Run it this way, using modeled inputs, not market data: take the property’s appraised or automated value, multiply by 70%, then subtract the existing first mortgage balance. What is left is the most the line can be, before the $500,000 ceiling applies. If the first mortgage already uses most of the 70%, the line is small no matter how strong your deposits are.

A free-and-clear rental can take a first-lien line. Otherwise the line usually sits in second position behind the first mortgage. A line at or below $500,000 ordinarily runs on an automated valuation with no traditional appraisal, though a higher CLTV may call for a second valuation. You can request a full appraisal in any case.

The line size runs from $25,000 up to the $500,000 investment ceiling. Lines above $500,000 are for primary residences only. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible.

Title Decision Table

How the rental is held Result on this line What a landlord can do
Personal name Eligible Proceed to the equity gate
Revocable living trust Eligible Proceed to the equity gate
LLC or corporation Cannot hold title Change vesting, or use a DSCR cash-out
Irrevocable, blind, or land trust Cannot hold title Retitle, or use a DSCR cash-out

Some investors keep the deed personal and run operations through an LLC. One BiggerPockets thread describes that approach, and says most lenders will not issue a HELOC to an LLC. Retitling a property can affect existing loan terms and insurance, so check with your first-mortgage servicer and an attorney before moving a deed.

Documents Checklist

Gather these before the file goes in:

  • 12 to 24 months of personal or business bank statements
  • The first mortgage statement
  • The insurance declaration page
  • The most recent property tax bill
  • Leases or a rent roll
  • A year-to-date profit-and-loss statement, if the lender asks for one

Deposit cleanup matters as much as the paperwork. Use one dedicated account for rent. Keep security deposits out of income deposits. Source large transfers before the underwriter asks. Do not move money between accounts in the weeks before the statement window if you can avoid it.

Write-offs deserve a plain word. Lawful depreciation and expense deductions are the reason a bank statement path exists. Income that was never reported is a different problem, and the deposit review will not fix it.

HELOC, DSCR Cash-Out, or a Line on Your Home

Factor Bank statement HELOC DSCR cash-out refinance
What qualifies you Your deposits, credit, equity Property rent vs. payment
Investment leverage Up to 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC allowed, subject to program terms
First mortgage Stays in place Replaced
Product type Revolving line Closed-end loan

DSCR cash-out refinance tops out around 75% LTV on standard rentals across most of the network, with about 6 months of seasoning common. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers the full mechanics. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Choose the HELOC when you want to keep your existing first mortgage and your deposits show the income. Choose the DSCR route when the deed is in an LLC, when you need more leverage, or when personal deposits are thin. For an LLC-titled file, DSCR loans are available subject to lender program eligibility.

Who Should Skip This Line

  • Landlords with an LLC deed who do not want to retitle.
  • Borrowers under 700.
  • Anyone who needs a line above $500,000 on a rental.
  • Owners of manufactured homes, co-ops, condotels, log homes, or mixed-use buildings.
  • Borrowers with no recent deposit window to average. Equity is never the income source.
  • Buyers who want to finance the same property the line would be secured by. A HELOC cannot fund the purchase of the property securing it. Lendmire’s piece How to Qualify for a Bank Statement HELOC to Buy Rental Property for First-Time Landlords covers that gap.

Short-term rentals add a wrinkle. Platform payouts arrive net of fees and in lumps, so you will need to reconcile gross bookings to net deposits.

What Happens After Approval

Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to fixed. After closing, the minimum subsequent draw is $1,000, except in Texas, where it is $4,000.

The payment varies with the balance. The CFPB’s HELOC booklet is written for owner-occupied homes, but its risk warning applies here too: falling behind on a line secured by your property can cost you the property. Interest-only draw payments reset to principal and interest at repayment, so plan for the step-up before it arrives.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where Files Stall

Most delays come from preventable gaps, not hard declines. Operators see the same few:

  • The deed is in an LLC and nobody checked until the title review.
  • Rent and personal spending run through the same account, so the deposit analysis needs extra sourcing.
  • The first mortgage balance leaves little room under the 70% CLTV, and the line is smaller than expected.
  • The property was listed for sale within the past 60 days in a state where that makes it ineligible.

A broker that shops multiple wholesale lenders can screen for these before the file is submitted. This product is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Programs change, and every file is underwritten individually.

Key Terms Defined

CLTV: Combined loan-to-value, which is all liens on the property divided by its value.

Open-end credit: A line you can borrow against, repay, and borrow against again.

Expense factor: The percentage of business deposits the program treats as operating cost before counting the rest as income.

Draw period: The stretch of the line when you can borrow and pay interest only.

DTI: Debt-to-income ratio, which compares your monthly obligations to your qualifying income.

Frequently Asked Questions

Do I need tax returns for a HELOC on a rental?

Not on this product. The lender reviews the file on 12 to 24 months of bank statements under the applicable program, subject to lender guidelines. Title, equity, credit, and property type are still tested in full.

Does my rental income help me qualify?

Rent supports the file, but it does not qualify you. The line is underwritten on your credit, deposit-based income, and equity. If you want the property’s rent to carry the loan, a DSCR cash-out refinance is the route to compare.

Can my LLC borrow against its own rental?

No. LLCs cannot hold title on this line. The property must sit in your name or a revocable living trust, or you can use a DSCR cash-out refinance instead.

Will a larger deposit history raise my line?

No. Deposits prove income. The line is sized by equity and the 70% CLTV cap on an investment property, with a $500,000 maximum.

What if I am declined?

Check which gate failed. A credit score under 700, an LLC deed, or thin equity under the CLTV cap each point to a different alternative, such as a vesting change or a DSCR cash-out refinance.
