How to Qualify for a Bank Statement HELOC With the Most Flexible Loan Options

How to Qualify for a Bank Statement HELOC With the Most Flexible Loan Options

The Quick Read: You qualify by showing steady business or personal deposits that, after cleanup and an expense adjustment, cover your debts, while the home carries enough equity and your credit clears the program floor. Only the income proof changes. The lien, the variable pricing, and the draw and repayment structure stay the same as on any other line.

  • Deposits replace tax returns as income proof, but income is still documented and tested.
  • Credit, equity, combined leverage, debt ratio, and the property all still count.
  • Flexibility lives in the statement type, the occupancy, and the draw structure.
  • On an investment property, the network ceiling is 70% CLTV (combined loan-to-value, meaning all liens added up against the home’s value).
  • Lendmire is a broker. It matches your file to a wholesale lender, and lenders make every approval decision.

You have heard “bank statement loan” and maybe “no-doc.” Forget the second one. A bank statement HELOC still documents your income. It just reads it from your deposits instead of your tax return, which is handy when write-offs shrink your taxable income. Qualification stays subject to lender guidelines and full file review.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender proves your income from deposit history instead of tax returns. A HELOC itself is an open-end line. You borrow, repay, and borrow again up to a limit.

Per the CFPB’s HELOC explainer, you can draw during a “draw period,” then move to a repayment period that often runs ten or twenty years. The same page warns that missed payments can cost you the home. That risk does not change because the income was proven with statements.

On this network, the line is a standalone product in first or second lien position. Pricing floats during both the draw and the repayment period and never converts to fixed. At least 75% of the line is drawn at closing. Plan around that, because it is not a card you leave at zero.

Who Fits, and Who Does Not

It fits self-employed owners, 1099 earners, and rental investors whose deductions make taxable income look thin while real cash flow is strong. Irregular income that averages well over a statement window also fits.

It does not fit a few common situations:

  • Property held in an LLC. Title must sit with you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
  • Borrowers with more than 15 financed properties. They are not eligible.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural-zoned property. These are not offered.
  • Anyone who wants a fixed payment. The line floats.

The Qualification Gates

Every file passes through the same gates. Income is the only one that changes.

Credit. The program floor is 600, using a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed. Investment lines start at 700, and second homes start at 640.

Debt ratio. The maximum DTI (debt-to-income, your monthly debts divided by qualifying income) is 50%. It drops to 45% for scores from 600 to 679, and anything above 45% requires at least a 680. The lender tests the interest-only payment calculated on the maximum draw, not on what you plan to use.

Equity and combined leverage. Ceilings depend on occupancy and credit tier:

Occupancy Top CLTV Credit needed
Investment property 70% 700+ (up to $500,000)
Second home 90% 720+ (up to $500,000)
Primary residence 90% 720+ (up to $500,000)
Primary residence (larger line) 75% 700+ (720 on the longer-runway program) (up to $750,000)

On a primary residence, a 720+ score also supports 75% CLTV up to $750,000. Lower tiers step down, and a score of 600 caps at 60% CLTV up to $400,000. A Texas primary residence is a homestead and caps at 80% combined. Figures here are typical ranges, not commitments.

Property. Single-family, 2-4 unit, PUD, townhome, and condo (including non-warrantable) are eligible. Modular factory-built homes are eligible under one of the network’s two programs only.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history depends on the program and occupancy. One program seasons a foreclosure at seven years and a short sale or deed-in-lieu at four. The other declines the history regardless of age.

How Deposits Become Qualifying Income

Underwriters follow the same sequence on nearly every file. Here is the shape of it, using no dollar figures so you can plug in your own.

1. Pick the statement type. Business statements and personal statements are the usual choices. A lender may let you use whichever produces the better figure.

2. Strip non-income credits. Transfers between your own accounts, loan proceeds, refunds, and one-time windfalls come out first.

3. Average the clean deposits across the program’s statement window.

4. Apply an expense factor to business deposits. Personal deposits generally skip this step. A CPA-certified expense figure can sometimes replace the default factor, so ask the lender about it.

5. Run the DTI test. Your proposed payment and existing debts are measured against the adjusted figure.

Here is a worked picture. Say a contractor’s business account shows strong monthly deposits, but a third of them are transfers from savings and one is a large loan advance. Those come out. The remaining deposits are averaged, reduced by the expense factor, and only then compared with debts. Many borrowers expect the raw deposit total to count. It does not. Expect a figure well below what the account appears to show.

Deposit quality matters as much as size. Underwriters look at trend, overdrafts, large unexplained deposits, and commingling of personal and business money. A declining trend can lower qualifying income further, and that rule varies by program.

Where the Flexibility Actually Is

“Most flexible” is marketing language until you name the levers. These are the real ones:

Lever What flexes What does not
Statement type Business or personal Transfers and loans still excluded
Occupancy Primary, second home, investment Investment tops out at 70% CLTV
Credit tier Higher scores lift CLTV The 600 floor stays
Draw structure Two options on owner-occupied homes Pricing always floats

On primary residences and second homes, one structure runs a 3-year interest-only draw with a 17-year fully amortizing repayment. The other runs a 5-year draw with a 25-year repayment. Tennessee shortens both. Investment lines use the 5-year draw and 25-year repayment only. Subsequent draws after closing carry a $1,000 minimum, except Texas at $4,000.

Line size runs from $25,000 to $750,000, with Michigan’s floor at $10,000. A line above $500,000 is primary-residence only. It requires a 700 credit profile (720 on the longer-runway structure, the five-year draw option), caps at 75% CLTV, and needs a full appraisal. On the other hand, a line at or below $500,000 usually runs on an automated valuation with no traditional appraisal. A higher CLTV may require a second valuation, and you can request a full appraisal at any time. If you recently rehabbed, ask for one, since an automated value may not capture the work.

Exposure limits matter for portfolio owners. You can hold up to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.

Personal Versus Business Statements

Business statements let the lender see the company’s real revenue. They also take the expense factor, which shaves the usable figure. Personal statements skip that haircut but only capture what lands in your own account.

Business statements fit when you own the business outright and keep clean books. Personal statements fit when you pay yourself steady draws and keep business money separate. Commingled accounts are a common reason files stall. The fix is simple but slow. Separate the accounts and let a clean history build before you apply.

Ownership share matters too. If you own part of the business, the lender may count only your share of the deposits. Ask before you assume the full account counts.

Prep Checklist for the Months Before You Apply

Clean files get better outcomes. Start early.

  • Stop moving money between accounts without a paper trail.
  • Document any large deposit with a contract, sale record, or loan paper.
  • Pay down revolving balances to lower your DTI.
  • Gather ID, mortgage and insurance records, the statements for the program window, and a profit-and-loss statement if the lender asks.
  • Check your credit report for errors. Rescores are not allowed, so errors must be fixed before the pull.
  • Confirm the title sits in your name or a revocable living trust.

Availability is narrower than the DSCR footprint. This HELOC program is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA. New Mexico and Ohio apply a CLTV cap that depends on credit.

Why the Federal Income Rules Do Not Do the Work

Open-end HELOCs sit largely outside the federal ability-to-repay rules. The CFPB’s compliance guide lists them among the loans excluded, while warning that a loan may not be structured as open-end credit to evade the rules. In practice, each lender’s published guidelines decide how deposits turn into income. That is why the same deposits can produce different numbers at different lenders, and why shopping through a broker matters.

Choosing the Right Route

Choose by what you are trying to do. Here is the decision logic.

If this describes you Likely fit
Strong deposits, thin tax income, want to keep your first mortgage Bank statement HELOC
Property is in an LLC DSCR cash-out refinance
Need more than 70% CLTV on a rental Not available on a rental line; consider your primary residence
Rent covers the property’s payment DSCR loan, which qualifies primarily on property rental income, subject to lender guidelines

A DSCR loan compares rent to the full monthly payment of principal, interest, taxes, insurance, and any HOA dues. It ignores your personal income. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the calculation. Our complete DSCR loans guide walks through that math. For related paths, see Lendmire’s piece How to Qualify for a DSCR HELOC With the Most Flexible Loan Options.

Investors use home equity to fund down payments or rehabs without disturbing a first mortgage. A cash-out refinance, by contrast, replaces that first mortgage. If your first mortgage is one you want to keep, the line wins. If you are chasing the deepest leverage on a rental, the 70% CLTV investment ceiling may push you toward a DSCR cash-out refinance instead.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens divided by the home’s value.

DTI: Debt-to-income, your monthly debts divided by your qualifying income.

Draw period: The stretch when you can borrow from the line, usually interest-only here.

Expense factor: The percentage the lender subtracts from business deposits to estimate real income.

Seasoning: The waiting period after an event such as a bankruptcy before you qualify.

Vesting: How title to the property is held, such as individually or in a revocable trust.

Frequently Asked Questions

Can I get a HELOC using only bank statements?

Yes, on a documented-income basis. The lender averages cleaned deposits instead of reading tax returns, then still tests credit, equity, DTI, and the property. Qualification is subject to lender guidelines.

Does a tax loss disqualify me?

Not automatically. Deposits are read instead of taxable income, so write-offs that wipe out your tax-return income do not end the file by themselves. Heavy debt or a declining deposit trend can still hurt.

What is the maximum I can borrow against a rental?

On this network, an investment-property line tops out at 70% CLTV and $500,000, with a 700 minimum credit profile. Market-wide surveys of banks and credit unions report other figures, but those are not what this network offers.

Can an LLC own the property?

No. Title must be held by you individually or in a revocable living trust. A property in an LLC needs a vesting change first, or a DSCR cash-out refinance as the alternative.

Is the payment fixed?

No. Pricing floats through both the draw and repayment periods and never converts to fixed. The lender reviews your file on the interest-only payment at the maximum draw.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.

The best program for your situation depends on occupancy, credit, and how much leverage you need, so match the product to the property before you match it to the paperwork.
