How to Qualify for a Bank Statement HELOC With an Automated Valuation

How to Qualify for a Bank Statement HELOC With an Automated Valuation

The Quick Read: A bank statement HELOC runs two separate tests: deposits prove income, and software estimates the home’s value. Strong deposits do not raise a low value, and a strong value does not replace income review, credit, or DTI. Lines of $500,000 or less ordinarily use an automated valuation instead of a traditional appraisal, subject to lender guidelines.

  • Income comes from bank deposits, not tax returns or rental coverage.
  • Lines at or below $500,000 ordinarily use an automated valuation. Above $500,000, a full appraisal is required.
  • Investment-property lines cap at 70% CLTV and $500,000, with a 700 minimum credit profile.
  • The valuation sets the denominator in the CLTV math, so a low value shrinks the line.
  • A borrower can request a full appraisal on any file.

Lendmire is a mortgage broker. It works with a network of wholesale HELOC lenders and does not lend itself. Everything below is how those programs treat the file. Every figure is subject to lender guidelines and full file review. Lendmire’s bank statement HELOC lending footprint is 16 states, which is narrower than its DSCR footprint of 40 states plus Washington, D.C.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Are You Actually Qualifying For?

You are qualifying for a standard home equity line. The only difference is how income is documented. The federal consumer-finance regulator describes a HELOC as an open-end line of credit that lets you borrow repeatedly against home equity, up to a limit, during a draw period.

On a bank statement file, the lender runs two lanes at the same time.

Lane What it tests What it uses What can go wrong
Income Repayment ability Deposits, expense factor, DTI Transfers, mixed accounts, missing pages
Valuation Equity Software estimate of value Thin comps, low confidence, unique property
Credit Payment history Single-bureau score Score under tier, report over 90 days old

The lanes do not trade off. A file with excellent deposits can still get a smaller line because the value came in light.

This is not a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment. This line uses the borrower’s own deposit-based income and does not use the property’s rental coverage ratio. Lendmire’s complete DSCR loans guide covers that alternative when the rent, not the borrower’s income, should carry the file.

Key Terms Defined

Automated valuation model (AVM): A computer-generated estimate of a property’s value, built from public records and recent sales.

CLTV: Combined loan-to-value. It is the first mortgage balance plus the full line limit, divided by the property’s value.

DTI: Debt-to-income ratio. It compares monthly obligations to qualifying income.

Expense factor: The share of business deposits treated as operating cost, which lowers qualifying income.

Confidence score: A number the AVM returns to show how reliable its value is.

Secondary valuation: A second value check that a higher CLTV can trigger.

How Do the Qualification Steps Run in Order?

The deal works through five steps. Valuation runs on its own track, so it can happen while income review is under way.

1. Set the leverage ceiling. The lender applies a maximum CLTV to the property’s value and subtracts the first mortgage balance. What remains is the most the line can be.

2. Convert deposits to income. The lender reviews consecutive personal or business statements, often 12 or 24 months. It strips out transfers and loan proceeds. For business accounts it applies an expense factor. The result is monthly qualifying income.

3. Check DTI and credit. The maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and any ratio above 45% needs a 680 score. The score is a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

4. Run the valuation. Lines at or below $500,000 ordinarily get an AVM. A higher CLTV may add a secondary valuation. Every line above $500,000 needs a full appraisal.

5. Underwrite and close. The lender reviews the whole file against its guidelines.

The CFPB’s HELOC booklet explains the same logic in consumer terms: lenders take a percentage of the home’s value and subtract what is owed. The value you start with drives everything after it.

How Do Deposits Become Qualifying Income?

Deposits are not counted dollar for dollar. A flat 50% expense factor is a common default for business accounts.

Run it as a concept, not a quote. Say a business account shows steady deposits and the lender applies a 50% factor. Qualifying income is about half of eligible deposits. Personal accounts usually skip the expense factor but still lose the transfers.

Four file habits protect the number:

  • Keep personal and business deposits in clearly separate accounts.
  • Document every large transfer between your own accounts.
  • Submit every page of every statement, including blank ones.
  • Confirm your ownership percentage in writing if you share the business.

Mixed accounts are where most deposit files stall. The reviewer cannot tell income from a transfer, so it comes out.

How Does an Automated Valuation Work, and When Does It Apply?

An AVM is software that estimates value from public records and comparable sales. Cotality notes that lenders use AVMs because they give a statistically derived estimate without the cost of a full appraisal. It returns a value and a confidence score, so the model also tells the lender how much to trust it.

Here is the decision path on this network.

Condition What typically happens Ask the lender
Line at or below $500,000 AVM, no traditional appraisal Which AVM and score threshold applies?
Higher CLTV Secondary valuation may be added At what CLTV does the second check start?
Line above $500,000 Full appraisal required Is the appraisal ordered up front?
You doubt the AVM You may request a full appraisal What does it cost and who orders it?

No appraisal does not mean no valuation. The value is still set. Software sets it.

Confidence scores are not universal. Cotality warns that a score of 67 on one vendor’s report may mean something different than a 67 on another’s. MISMO, the mortgage data standards body, released a common confidence-score standard because lenders currently receive different scores from each provider.

What Do the Leverage and Credit Tiers Look Like?

Ceilings depend on occupancy, and the top tier is narrow. Quote the one that matches the property.

Occupancy Credit floor Ceiling Max line
Primary residence 600 90% CLTV, only at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% CLTV, only at 720+ $500,000
Investment property 700 70% CLTV $500,000

On a primary residence, the 90% tier applies only at 720 or better and only up to $500,000. A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.

On an investment property, no tier sits above 70% CLTV. Because the line caps at $500,000, investment-property lines commonly close on an automated valuation.

Worked Example: What a Low Value Does to the Line

These numbers are illustrations, not market data. Run the logic on an investment property with a first mortgage and a 70% CLTV ceiling.

Say the owner expects a value of $800,000 and the AVM returns $720,000. The ceiling applies to the value, so 70% of each figure sets the total debt allowed. Subtract the first mortgage balance and the room left for the line falls by the full difference between the two ceilings. A $80,000 value gap costs $56,000 of borrowing room at 70%. And the line itself still caps at $500,000.

The CFPB’s current HELOC booklet also warns that a lender may reduce a line if the home’s value drops. Valuation risk does not end at approval.

An AVM is an estimate with an error range, not a fact. It can miss recent renovations or unusual features. That is why the next section matters.

What If the Automated Value Comes In Low?

A low value is a routine problem with a defined path.

1. Ask which valuation method was used. Confirm whether it was a single AVM or a secondary check.

2. Request a full appraisal. A borrower may ask for one on any file. Do this when you believe the model missed improvements or local sales.

3. Gather your own evidence. Recent nearby sales, a list of completed work, and permits help the appraiser.

4. Resize the line. If the value stands, ask the broker to rerun the CLTV math. A smaller line, or a different lien position, may still fit the goal.

5. Compare programs. Different wholesale programs set different draw structures and valuation rules. A broker that shops several lenders can match the file to the program that fits.

Strong income does not change the value. Do not spend the file’s energy arguing income when the problem is valuation.

Where Does the General Rule Break?

  • Lines above $500,000. The AVM shortcut disappears. A full appraisal is required.
  • High CLTV. A secondary valuation can apply even under $500,000.
  • Acreage and rural property. AVMs need many similar nearby sales, and large parcels rarely have them. Low confidence in a valuation comes from a lack of similar properties, inconsistent sale prices, or missing property data. A weak score can send the file to a person or a lender may run multiple AVMs.
  • Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. Single-family, 2-4 unit, PUD, townhome, and condominium properties, including non-warrantable condos, are.
  • Vesting. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Title must sit with the individual borrower or an inter vivos revocable living trust. Investors with a property already deeded to an LLC need a vesting change, or a DSCR cash-out instead.
  • Exposure limits. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Derogatory credit. A bankruptcy needs 4 years of seasoning. Foreclosure history splits by program.

On regulation, six federal agencies adopted quality-control standards for AVMs. That rule governs how lenders manage their models. It is not a borrower qualification test.

What Stalls an Automated-Valuation File?

What helps What stalls
Separate business and personal accounts Mixed accounts with unexplained transfers
Complete statements, every page Missing pages
Credit report under 90 days old at closing Stale report, no rescores
Title held individually or in a revocable trust Property deeded to an LLC
Standard property with recent nearby sales Unique or rural parcel with thin comps

An investor with equity in several rentals often finds that title and the $500,000 cap, not income, decide how much can be pulled. Check vesting before ordering anything.

Pre-Application Checklist

  • 12 to 24 months of statements, every page, accounts separated.
  • A short written explanation for large or unusual deposits.
  • Proof of ownership percentage and self-employment.
  • Current credit profile, with the 90-day report window in mind.
  • Current mortgage balance and a realistic view of value.
  • Property type, occupancy, and title holder confirmed against the tables above.
  • Questions for the broker: which valuation method applies, what CLTV triggers a second check, and what a full appraisal would cost.

Frequently Asked Questions

Does a bank statement HELOC always use an automated valuation?

No. Lines at or below $500,000 ordinarily use one, but a higher CLTV may add a secondary valuation. Every line above $500,000 requires a full appraisal, and a borrower may request one on any file.

Does stronger income raise the property value?

No. Income and valuation are separate tests. Deposits determine whether you can carry the payment. The AVM determines the value used in the CLTV math. A low value shrinks the line regardless of income.

Are bank deposits counted fully as income?

No. The lender removes transfers and loan proceeds, and business accounts get an expense factor. A 50% factor is a common default, so qualifying income is often well under total deposits.

Do I still need good credit and equity?

Yes. The program floor is 600, with higher floors for second homes (640) and investment properties (700). Maximum DTI is 50%, and ratios above 45% need a 680 minimum. Equity has to fit under the CLTV ceiling for your occupancy.

Is no appraisal the same as no valuation?

No. The lender still sets a value. Software produces it instead of an appraiser, and it comes with a confidence score that tells the lender how reliable it is.
