The Quick Read: You qualify by clearing a short list of gates in order: how title is held, what type of property it is, how much equity you have, your credit profile, and then your documented income. Bank statements replace tax returns as the income proof. They do not replace underwriting. Lendmire is a mortgage broker that shops this across select wholesale lenders, so the match depends on your situation.
- Title comes first. The property must be held by you personally or in a revocable living trust. An LLC cannot hold title on this product.
- Equity sets the line size. Equity limits how much you can borrow. It never counts as income.
- Credit has real floors. The network floor is 600 on a primary residence, 640 on a second home and 700 on an investment property.
- Income comes from deposits. Underwriters turn your statements into a qualifying income figure, then test your debt-to-income ratio (DTI), which compares monthly debts to monthly income.
- Availability is narrower than DSCR. This product is offered in 16 states, not the full DSCR footprint.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where the lender verifies your income from your deposits instead of your tax returns. A HELOC is an open-end line. You borrow, repay and borrow again during a set draw period. The CFPB explains that a HELOC lets you borrow repeatedly against your home equity, and equity is simply the home’s value minus what you owe.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
“Bank statement” describes the paperwork, not a separate kind of loan. It sits in the non-QM world, meaning loans that fall outside the standard agency box. Non-QM says nothing about your credit quality. It describes how income gets documented. Lenders typically review 12 or 24 months of statements, a P&L, or 1099s, as Scotsman Guide describes in its coverage of non-QM home equity lending.
It is also not a “no-doc” loan. The file is reviewed on documented income under the applicable program, subject to lender guidelines. You swap one proof of income for another.
What Does “First-Time Equity Borrower” Change?
Very little on paper. A first-timer is underwritten like anyone else on credit, equity and documented income. No rule across the programs we place files with demands a prior HELOC history.
The differences are practical. You have never lived inside a draw-then-repay structure. You may not realize existing liens count toward your combined loan-to-value (CLTV), the total of all loans against the home divided by its value. And you have no payment history with the lender.
The structure itself deserves a plain explanation. During the draw period, payments are interest-only. Then the line converts to a fully amortizing repayment period. The CFPB notes that repayment often runs over ten or 20 years, and a lender may freeze draws if your home’s value drops or your finances change. Fall behind and you could lose the home. Treat the line as a tool, not a guaranteed pool of cash.
The Qualification Gates, in Order
Strong statements cannot rescue a file that fails an early gate. Work through these in sequence.
Gate 1: Title and vesting. The property must be held in your individual name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. If your rental sits in an LLC, you need a vesting change first, or a DSCR cash-out refinance instead.
Gate 2: Property type. Single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. Modular factory-built homes are eligible on only one of the two wholesale programs, and a 2-4 unit needs a 640 minimum on that same program.
Gate 3: Equity and CLTV. This is where occupancy matters most. The maximum CLTV depends on what the property is:
| Occupancy | Credit floor | Program ceiling | Max line |
|---|---|---|---|
| Primary residence | 600 | 90% CLTV (720+ only) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% CLTV (720+ only) | $500,000 |
| Investment property | 700 | 70% CLTV | $500,000 |
The 90% ceiling exists only at a 720-or-better credit profile. Investment lines never go above 70% CLTV. Market sources may report higher CLTV figures for investment lines. Those describe the broader market, not this network.
Gate 4: Credit. The lenders use a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal.
Gate 5: Income and DTI. Only now do your statements do their work. DTI maxes out at 50%. It tops out at 45% for scores from 600 to 679, and anything above 45% requires a 680 minimum. The payment is calculated on the interest-only payment at the maximum draw.
How Deposits Become Qualifying Income
Underwriters do not take your deposits at face value. The process runs in five steps, and the exact details vary by lender.
1. Choose the window. Programs review 12 or 24 months. The program sets this, not you.
2. Scrub the deposits. Transfers between your own accounts, loan proceeds and one-off windfalls come out. What remains is income.
3. Apply an expense factor on business accounts. A portion of business deposits is treated as operating cost. The factor varies by lender, and a CPA letter or P&L can sometimes support a lower one. Personal-account statements are generally treated more favorably.
4. Adjust for ownership share. If you own part of the business, only your share counts.
5. Average over the window and run DTI. The result becomes the income side of your debt-to-income test, against your existing obligations and the new line’s payment.
So the qualifying figure lands somewhere between your gross deposits and your tax-return income. That gap is exactly why self-employed borrowers with heavy write-offs use this route. Tax returns can understate real cash flow. Deposit-based underwriting is the workaround.
How Much Line Can Your Equity Support?
Run the logic, not the dollars. A lender takes your home’s value, applies the maximum CLTV for your occupancy and credit tier, and subtracts what you owe on existing liens. What is left is the most you could borrow, capped by the maximum line for that tier.
Picture a homeowner with a primary residence, a 720 score and a modest first mortgage. That profile can reach the 90% tier on a line up to $500,000, though the line size is still limited by remaining equity. Now picture an investor with a rental in their own name and a 700 score. The ceiling is 70% CLTV, and equity gets used up much faster because the cap sits so much lower.
Even a generous cap does not mean you should draw it all. The CFPB’s consumer guide notes that lenders typically want you to keep 10% to 20% of your home’s value as equity. That is a general market figure for consumer home equity borrowing. The network figures above govern our files.
Lines up to $500,000 usually run on automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can always request a full appraisal. Every line above $500,000 requires one, and that tier is primary-residence only, capped at 75% CLTV, with a 700 minimum credit profile (720 on the longer-runway program, described below).
Two Draw Structures
Lendmire works with two wholesale programs, and a quoted figure always belongs to its own program. The higher-leverage program and the longer-runway program both offer a 5-year interest-only draw followed by a 25-year fully amortizing repayment. On primary residences and second homes, the longer-runway program also offers a 3-year draw with a 17-year repayment. Tennessee shortens both structures.
Investment lines run the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing. Pricing floats through both the draw and repayment periods and never converts to fixed. After closing, the minimum subsequent draw is $1,000, except Texas at $4,000, as the longer-runway program states it.
Documents and Statement Prep
Preparation is where first-timers win or lose time. Gather these before you apply:
- 12 or 24 months of personal or business statements, every page, with no missing pages.
- A profit-and-loss statement, and a CPA letter if you want to support a lower expense factor.
- Your current mortgage statement and homeowners insurance proof.
- Government ID and credit authorization.
- Proof of how title is held, such as a deed or trust document.
Clean up before you submit. Keep personal and business funds separate where you can, since commingled accounts complicate the analysis. Name any large deposit in a short written note. Make sure the name on the statements matches the name on title.
Why First-Time Files Get Declined or Delayed
| Problem | What it looks like | Fix |
|---|---|---|
| Wrong title holder | Property deeded to an LLC | Change vesting or use a DSCR cash-out |
| Large unexplained deposits | Transfers or windfalls mixed into income | Document the source or expect them excluded |
| Thin history | Business newer than the statement window | Wait, or consider a different structure |
| Name mismatch | Statements under a different name than title | Align names before applying |
| Credit below the floor | Score under the occupancy minimum | Raise the score before applying |
| Too many financed properties | More than 15 owned with financing | Not eligible on this product |
Exposure caps matter too. A borrower can hold at most three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington, a property listed for sale, or listed within the past 60 days, is ineligible.
Bank Statement HELOC or Something Else?
The honest answer depends on the property, your credit, how much cash you need and whether you want to keep your first mortgage in place.
| Option | Choose it if | Watch out for |
|---|---|---|
| Bank statement HELOC | You have a first mortgage worth keeping and income that tax returns understate | Title must be individual or revocable trust |
| DSCR cash-out refinance | The rental’s income is your strongest story, or title is in an LLC | It replaces your first mortgage |
| Conventional HELOC | You have traditional employment income that documents cleanly | Many banks refuse rental properties |
A HELOC leaves the first mortgage untouched and taps equity separately. A DSCR cash-out replaces the first lien and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide covers that path in full. For an investor with a rental held in an LLC, DSCR is usually the cleaner answer.
A broker earns its keep in this comparison. Across the wholesale network we see lenders that write only primary residences and others that will look at investment lines, each with different overlays. The best program for your situation depends on property type, credit profile, leverage need and how your income documents.
Key Terms Defined
HELOC: An open-end line of credit secured by your home that you can draw on, repay and draw on again during the draw period.
CLTV: Combined loan-to-value, which adds every loan against the property and divides by its value.
DTI: Debt-to-income ratio, your monthly debts divided by your monthly qualifying income.
Expense factor: The share of business deposits an underwriter treats as operating cost before counting the rest as income.
Non-QM: A loan that falls outside the standard agency box, with its own income documentation rules.
Vesting: The legal name or entity that holds title to the property.
What to Expect From Application to First Draw
The sequence is straightforward. You submit statements and documents. The lender pulls credit and orders a valuation, usually automated for lines at or below $500,000. Underwriting then reviews credit, CLTV, property type, title and your income calculation, and may ask questions about specific deposits.
This product is available in only 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than Lendmire’s 41-market DSCR footprint. Texas primary residences are homesteads and cap at 80% combined loan-to-value, with added waiting and seasoning rules. Texas second homes and investment properties are treated as non-homestead transactions.
Everything here is subject to lender guidelines and full file review. It is not a commitment to lend.

Frequently Asked Questions
Can I get a HELOC with bank statements instead of tax returns?
Yes, on programs built for it. The lender verifies income from 12 or 24 months of deposits and still reviews credit, CLTV, property type and title. Qualification is subject to lender guidelines.
Do I need a prior HELOC to qualify?
No. A first-time borrower is underwritten on credit, equity and documented income like anyone else. The practical hurdle is learning how the draw period and the repayment period work.
Can my rental property in an LLC qualify?
Not as titled. LLCs, corporations and partnerships cannot hold title on this product. You would need to move the property into your name or a revocable trust, or consider a DSCR cash-out refinance instead.
What credit score do I need?
It depends on occupancy. The top 90% CLTV tier, available only on primary residences and second homes, requires 720 or better. Investment lines stay capped at 70% CLTV regardless of score.
Does a bank statement HELOC mean no documentation?
No. It means qualifying on documented income under the applicable program. Underwriters still scrub deposits, apply expense factors and test DTI.
