Best Bank Statement HELOC Program to Consolidate Debt as Newlyweds

Best Bank Statement HELOC Program to Consolidate Debt as Newlyweds

The Quick Read: The best program for a newlywed couple depends on who owns the home, which spouse earns the self-employed income, and what the combined credit and leverage picture looks like. A bank statement HELOC qualifies the borrower on documented deposits under the applicable program, subject to lender guidelines, instead of on tax returns. The line then pays off cards and other balances in one draw at closing.

  • Marriage does not merge credit reports, but a joint application puts both files in front of the lender.
  • Maximum combined loan-to-value (CLTV) depends on occupancy: up to 90% on a primary residence or second home with a 720+ profile, and 70% on an investment property.
  • Consolidating turns unsecured debt into debt secured by your home.
  • Brokers shop several wholesale lenders, so the fit comes from matching your file to a program.
  • Lendmire is a broker, not a lender, and these lines are offered only in its 16 full-service states.

Key Terms Defined

HELOC: A home equity line of credit, a revolving line secured by your property, per the CFPB’s HELOC booklet.

CLTV: Combined loan-to-value. It adds every loan on the property and divides by the property’s value.

DTI: Debt-to-income ratio. It compares your monthly debt payments with your qualifying income.

Bank statement income: Income calculated from the deposits in your personal or business accounts instead of from tax returns.

Draw period: The stretch when you can borrow from the line and pay interest only. Repayment follows.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Best” Mean for a Newlywed Consolidation Line?

“Best” is a fit question, not a ranking. No single program wins for every couple. The right match depends on four things: the property’s occupancy, the credit tier, how the deposits look, and how much debt you are paying off.

A broker can see how several wholesale lenders handle those facts. That is the advantage. A broker matches your file to the program whose rules it actually fits. Lendmire does not name or rank lenders, because the lender that fits you depends on your situation.

How Does a Bank Statement HELOC Work?

It works like any HELOC, with a different way of proving income. A HELOC is revolving credit with your property as collateral, and the CFPB notes that these lines typically carry variable rather than fixed pricing. The “bank statement” part only describes how income is documented.

The underwriter usually works through these steps:

1. Collect 12 or 24 months of personal or business statements. 2. Strip out deposits that are not income, such as transfers between your own accounts or loan proceeds. 3. Apply an expense factor to business deposits. Trade press such as Scotsman Guide uses 50% as an example. That is an illustration, not a rule, and each lender sets its own. 4. Divide the result by the months reviewed to get monthly qualifying income. 5. Test that income against your debts after the payoff.

This is not a no-paperwork loan. You hand over a complete, consecutive run of statements, and the lender reads every page.

Does Marriage Change How You Qualify?

Yes, but not in the way most couples assume. Marriage does not blend your credit. NerdWallet explains that no combined marriage score appears after the wedding. A joint application, though, puts both credit files under review.

That creates a real decision. If one spouse has much stronger credit and enough income, a single-borrower application can be cleaner. If both incomes are needed, both go on the loan. Our network’s credit model is built on a single-bureau score keyed to the primary wage earner, so the order of who leads the file matters.

Title matters too. These lines require the property to be held by an individual borrower or a revocable living trust. If your home is titled to one spouse, adding the other may need a deed change first. LLCs, corporations, and land trusts cannot hold title on these lines. Ask a lender and an attorney how a non-borrowing spouse’s signature requirements work where you live.

How Are Deposits Read When Accounts Just Became Joint?

Newlyweds often merge accounts mid-year, and that is where files get messy. The underwriter wants to trace each deposit to the self-employed income. A short history in a new joint account makes that harder.

Practical fixes help:

  • Keep the business deposits flowing into the same account the statements come from.
  • Avoid dumping transfers between spouses into the account you plan to submit.
  • Use a lookback that fits your pattern. Growing income often favors 12 months. Lumpy or seasonal income can favor 24, which smooths the average.
  • Match names across documents. A recent name change can cause credit-file mismatches that take time to clear.

If both of you are self-employed, each spouse’s deposits are read separately. A spouse with a W-2 job may be documented the traditional way while the other uses statements. Program rules on mixed documentation vary by lender.

Which Debts Can You Pay Off?

Most consumer debts can be paid from the draw: credit cards, personal loans, auto loans, and student loans. The harder question is whose debt it is.

Debt type Payoff fit Watch for
Credit cards Common target Running balances back up
Personal loans Common target Check payoff terms
Student loans Possible Loses any loan-specific protections
Auto loans Possible Often already low-cost
Pre-marriage debt of one spouse Possible Fairness and liability if you separate

Pre-marriage debt deserves a frank talk. Paying one spouse’s old card balance with a line secured by the other spouse’s home shifts risk. In community property states, NerdWallet notes you are generally not responsible for debts your spouse took on before marriage, but you are responsible for each other’s debts after it. A consolidation can blur that line. Talk to an attorney before you do it.

The Payoff, Step by Step

At least 75% of the line is drawn at closing on the programs in our network, so you size the line to the payoff, not to your wish list. Here is the flow.

1. Total every balance you plan to pay off, across both spouses. 2. Pick the collateral: primary residence, second home, or rental. 3. Check your credit tier against the CLTV chart for that occupancy. 4. Choose the statement window and the account you will use. 5. Submit statements and credit documents for both borrowers if both are on the loan. 6. Review the valuation. Lines at or below $500,000 ordinarily use an automated valuation, and a full appraisal is required above that. 7. Draw at closing and pay off the debts. 8. Close the cards or set a shared budget so the balances stay at zero.

Debt-to-income (DTI) is the final test. The program caps DTI at 50%, and it drops to 45% for credit profiles from 600 to 679. The line is qualified on the interest-only payment calculated on the maximum draw. The new payment counts, so a payoff that adds a large variable payment can erase the benefit.

What Do the Program Numbers Look Like?

The ceilings change a lot by occupancy. Here are the figures on our network, each subject to lender guidelines and full file review.

Occupancy Top CLTV and credit tier Maximum line
Primary residence 90% at 720+, up to $500,000 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+, up to $500,000 $500,000
Investment property 70% at 700+ $500,000

On a primary residence, a 700+ profile reaches 85% CLTV up to $500,000, and a 640+ profile reaches 80%. A line above $500,000 is for primary residences only. It requires 700 or better (720 on the longer-runway structure, which offers a 5-year draw with a 25-year repayment). It also caps at 75% CLTV and requires a full appraisal.

A Texas primary residence is a homestead and caps at 80% CLTV, so the upper tiers never apply there.

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw and a 17-year repayment. The other has a 5-year draw and a 25-year repayment. Investment lines use the 5-year structure only. Pricing floats during both phases and never converts to fixed.

For context only: surveys of the wider market report different leverage ceilings on investment-property lines, and NerdWallet notes that these lines may have a smaller pool of lenders and lower borrowing capacity than a primary-home line. On our network, the investment ceiling is 70% CLTV.

Worked Newlywed Scenarios

These are illustrative profiles, not approvals. Each file is underwritten on its own facts.

One self-employed spouse, home titled to that spouse. The couple wants to clear card balances on a primary residence. With a 720+ profile and moderate leverage, the file fits the primary-residence table. The self-employed spouse applies alone on bank statements. The other spouse stays off the loan, though signing requirements can vary by state.

Both spouses self-employed, one home. Both go on the loan, and both sets of deposits get read. The weaker credit file can pull down the tier. If one spouse sits below 700, the couple may get better leverage applying with the stronger spouse alone, if that income alone supports the DTI.

A rental as collateral. A couple owns a rental and wants to keep the home out of the chain. Investment lines top out at 70% CLTV, need a 700 minimum credit profile, and cap at $500,000. The tradeoff is real: the home stays clear, but the rental’s equity is spent and cannot fund the next purchase. The CFPB warns that equity used for consolidation may not be available later for other needs.

When Is This the Wrong Move?

Skip it if the debt is small and a payoff plan would clear it in months. Skip it if the cards will fill back up. Skip it if one spouse is not comfortable putting the home behind the other’s old debt.

The core trade is simple. Bankrate points out that this swaps unsecured debt for secured debt, and missed payments can risk foreclosure. Credit card debt cannot take your house. A HELOC can.

The variable pricing adds risk. Your payment can rise during both the draw and repayment periods. A fixed-payment alternative, such as a cash-out refinance or a fixed-rate second, may suit couples who want certainty. A cash-out on a rental can also be DSCR-qualified, which is a different product. Lendmire’s complete DSCR loans guide explains how that works.

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Document Checklist for Couples

  • 12 or 24 months of consecutive statements for each account used
  • Business license or proof of self-employment for the borrower using statements
  • Government ID matching the names on your credit files
  • Proof of title and current mortgage statements
  • A list of every debt you plan to pay off, with balances
  • Homeowners insurance declarations
  • Marriage-related name-change documents, if the names differ across files

Where Do You Find a Program?

Most large retail lenders do not write this product. Bank statement lines come from specialty wholesale lenders. A broker shops those lenders and matches your scenario to a program. Lendmire’s piece Best Bank Statement HELOC Program to Consolidate Credit Card Debt covers a single-borrower version of this. For a couple with a business in the mix, see Lendmire’s article Best Bank Statement HELOC Program to Consolidate Business and Personal Debt.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote through the site.

Frequently Asked Questions

Does getting married combine our credit?

No. Each spouse keeps a separate credit report. A joint application, however, requires a workable score from both people, and joint accounts affect both files afterward.

Can one spouse apply alone?

Often, yes. If one spouse has stronger credit and enough qualifying income, a single application can work better. Title and signature rules vary by state and lender, so ask before you assume the other spouse stays off the documents.

How much can we borrow?

It depends on occupancy, credit tier, and equity. Lines run from $25,000 to $750,000, with a $500,000 ceiling on second homes and investment properties. The CLTV cap sets how much equity you can tap. Each figure is subject to lender guidelines.

Is the interest tax deductible if we pay off cards?

Generally not. Interest on home equity debt used for personal expenses such as credit cards is not deductible under IRS guidance. Tax treatment varies; consult a qualified professional.

Can we use a rental as collateral instead of our home?

Yes, on an investment line, which requires a 700 minimum credit profile and caps at 70% CLTV. It keeps the home out of the chain but spends rental equity.
