Best Bank Statement Cash-Out Refinance Program With a New Tenant Moving In

Best Bank Statement Cash-Out Refinance Program With a New Tenant Moving In

The Quick Read: A new tenant does not block a bank statement cash-out, but it does not qualify the loan either, because the program qualifies the borrower on documented income from deposits, and rent is a separate property-level fact the file still has to support. The best program for your situation depends on whether the loan is consumer-purpose or business-purpose, how much leverage you need, and how clean your statements and lease evidence are.

  • Bank statement files qualify on 12 months of business or personal deposits, with lender-specific expense factors.
  • Investment-property cash-out tops out around 75% LTV on select lenders in Lendmire’s wholesale network.
  • Rent evidence is usually the lower of the signed lease or the appraiser’s market-rent opinion.
  • A new lease does not shorten seasoning, which runs from recorded title.
  • Self-employed owners of business-purpose rentals sometimes find DSCR documentation simpler.

Picture an owner who just signed a lease on a rental and wants to pull equity out the same month. The question sounds like one decision. It is two. One question is how the lender measures the borrower’s income. The other is how the lender measures the property’s rent. A new tenant only touches the second.

What “Best” Means When a Tenant Is Moving In

The best program is the one whose documentation path matches your file. No single program wins for every borrower. HousingWire’s non-QM guide makes the same point: the right product depends on documentation path, property type, credit, LTV, reserves and loan purpose.

Lendmire is a mortgage broker that works with a network of wholesale lenders. It does not lend. The brokerage’s job is to match the scenario to a program that fits. These are the criteria that separate programs on a rental with a new tenant:

  • Occupancy treatment. Does the program allow cash-out on a non-owner-occupied rental, and at what leverage?
  • Lease and vacancy flexibility. Some programs run on market rent alone. Others want a leased property for a cash-out.
  • Statement window. Most files use 12 months. Some lenders offer other windows.
  • Expense factor method. A fixed ratio versus an accountant-prepared ratio changes the qualifying income.
  • Reserve rules. Reserves commonly run around 6 months of the housing payment.

The lenders that write this depend on all five. Across the wholesale network, the strictest overlays show up on lease status and reserves, not on the statements themselves.

Does a New Tenant Block a Bank Statement Cash-Out?

No. A signed lease on the property does not stop a cash-out. It also does not replace the borrower-side income review.

Here is the split. A bank statement loan is reviewed on documented income under the applicable program, subject to lender guidelines. Deposits are averaged over the statement window. Transfers and refunds come out. An expense factor is applied. What is left is qualifying income.

Rent from the new tenant is not that income. If the rent lands in a personal account, it is not business-deposit income for the borrower. A reviewer will ask where each large deposit came from. Unexplained deposits get excluded, not counted.

So the new tenant matters in three places only:

1. The appraisal, which supplies a market-rent opinion.

2. Property review, where the lender wants to see the unit is occupied or rent-ready.

3. Programs that also test rent, such as a bank statement investor program with a coverage check.

On an owner-occupied file, none of this applies. A primary residence has no tenant.

How Bank Statement Qualification Works on a Rental

The mechanics run in order. Each step is a place a file can stall.

1. Statements are collected. Twelve months of business or personal statements, plus proof of self-employment.

2. Deposits are sorted. Payroll, transfers between your own accounts, loan proceeds and refunds are pulled out. HousingWire notes that the analysis is not simply adding up deposits.

3. An expense factor is applied. Lenders use their own factors. Never assume a universal formula. A fixed ratio is common, and an accountant-prepared ratio is an alternative on some programs.

4. The result is averaged. That monthly figure is the qualifying income.

5. The property is reviewed. Appraisal, title, insurance, and lease evidence if the program wants it.

Reserves then get checked, commonly around 6 months of the housing payment. Loan amounts on these programs generally run from about $125,000 to $3,500,000.

The usual snag is deposit noise. Rent checks, owner draws, and transfers from a savings account all show up on one statement. Label them before the file goes in.

Bank Statement, DSCR, or Something Else?

For a self-employed owner of a business-purpose rental, the choice often comes down to what each program measures.

Factor Bank statement DSCR
What qualifies Borrower deposits Property rent vs. payment
Personal income review Yes, via statements Generally not the basis
New tenant matters Indirectly Directly
Typical fit Larger loans, mixed income Rental-driven files

Bank statement income can support a larger loan than the property’s rent alone. DSCR avoids the borrower’s income review, though it still looks at credit, reserves and property. The complete DSCR loans guide covers how that ratio works. On DSCR, the coverage ratio is rent divided by the full monthly obligation, and cash-out increases the loan, so coverage gets tested on the larger payment.

Programs below 1.00 coverage are available through select lenders in the network, though LTV and terms adjust.

One point on regulation, kept short. Loans for a genuine business purpose sit outside Regulation Z under the CFPB’s business-purpose exemption. The test is the purpose of the loan, not the property type, so a former primary home refinanced for personal use is a consumer-purpose file. That is why occupancy and purpose get documented up front.

What Each Tenant Situation Needs

Situation How it is usually treated
Newly leased Signed lease, first-month rent and deposit proof
Vacant between tenants Many programs use market rent; some want a lease
Mid-lease Lease plus appraisal rent schedule
Month-to-month or lapsed Often underwritten on market rent
Related-party tenant Market rent, closer review
Mid-renovation Usually not rent-ready yet

Two details matter most. A lease above market adds nothing, because the market-rent figure controls. A lease below market caps the number, because the lower figure wins.

For related-party tenants, expect the underwriter to ignore the lease and lean on the appraisal. Matching names across the lease, deposit proof and entity documents prevents a round of questions.

Which Rent Number Counts

The lower of the signed lease or the appraiser’s market-rent opinion is the usual rule on investor cash-outs. Market rent comes from the appraisal: Form 1007 on a one-unit property and Form 1025 on two to four units. Those are appraisal forms, not underwriting rules.

A lease alone is thin evidence. Lenders often want proof the rent was actually collected. Showing the first month’s payment and the security deposit closes that gap. Some lenders will use a rent survey in place of a lease.

Passing a coverage test is not the same as cash-flowing. The ratio compares rent to the payment only, and leaves out repairs, vacancy and management.

Seasoning: Two Clocks, Not One

Seasoning is the minimum time you have held the property before cash-out is available. It runs from recorded title, not from the lease date. A new tenant does not shorten it, and a new lease does not restart it.

The second clock is rent history. Some lenders like to see a track record of collected rent before counting income at full market rent. That clock is program-specific, and it only matters on programs that test rent.

Delayed financing is a separate, lender-dependent exception for cash buyers, and it generally sizes the loan on cost rather than appraised value. Seasoning that varies by lender is the reason to shop more than one program.

Investment cash-out on bank statement documentation tops out around 75% LTV through select lenders in the network. Leverage on an investment purchase varies by lender, so treat any single figure with caution. A primary residence cash-out reaches up to 80% LTV with a fixed expense ratio, or 75% with an accountant-prepared ratio. A second home cash-out reaches up to 75% LTV. Those are cash-out ceilings. Higher leverage, up to 90% LTV, applies only to primary-residence purchase and rate-term files. All figures are typical ranges, subject to lender guidelines, and not a commitment to lend.

Cash Out Now or Wait?

Timing is a documentation call, not an eligibility one. A fresh lease supports rent. It does not replace the appraisal.

Choice Upside Trade-off
Cash out now Equity available sooner Thinner rent evidence
Wait for first payments Cleaner proof of collected rent Capital sits idle
Wait out seasoning Wider program choice Longer hold before cash-out

On a bank statement file, waiting for rent history helps less than it does on DSCR, since the borrower’s deposits carry the qualification. On a rent-tested file, a month or two of collected rent can remove an objection. Cash-out proceeds may also count toward reserves on some programs, which affects how much cash you need to show.

Run the numbers on the new, larger payment before you commit. A cash-out that lifts the payment can squeeze rental cash flow even when the file clears.

Documents for This Exact Scenario

  • Signed lease with matching names
  • Proof of first-month rent and security deposit
  • Appraisal with rent schedule
  • 12 months of statements, business or personal
  • Proof of self-employment and a business-purpose statement where it applies
  • Entity documents, if the property is titled in an LLC (subject to lender program eligibility)
  • Current insurance declarations

Missing rent proof is the most common stall on a newly leased file. Missing statement explanations are second.

What Stalls These Files

  • Large unexplained deposits left on the statements.
  • A lease signed above market with no appraisal support.
  • A vacant or mid-renovation unit submitted to a program that wants a leased property.
  • A low appraisal that cuts the loan amount.
  • Names that do not match across lease, deposit proof and title.

An appraisal reconsideration request is a normal step when comps come in light. Come with recent sales and condition adjustments.

This is not the right program if the loan is purely rent-driven and your income is hard to document. DSCR may fit better there. If you need more than about 75% on an investment cash-out, no bank statement program in the network is likely to get you there. Key Terms Defined

Seasoning: the time you have held title before a lender allows cash-out.

Market rent: the appraiser’s opinion of what the unit would rent for.

Bank statement loan: a loan that is reviewed around averaged deposits instead of tax returns.

Expense factor: the share of deposits a lender treats as business costs.

Cash-out refinance: a new loan larger than the old one, with the difference paid to you.

Frequently Asked Questions

Does a new tenant help a bank statement cash-out?

Only indirectly. It supports the property review and the appraisal’s rent schedule, but income is qualified from your deposits. Rent counts directly only on programs that test property income.

Which rent counts, the lease or the appraisal?

Usually the lower of the two. A lease above market adds nothing, and a lease below market caps the figure.

Can I refinance a vacant rental?

Often yes. Many programs use market rent alone, though some want a lease for a cash-out. It depends on the program, the property, and current lender guidelines.

Does a new lease reduce the seasoning period?

No. Seasoning runs from recorded title. A lease only affects rent documentation.

Is a bank statement loan or DSCR better for a self-employed landlord?

It depends on the loan purpose and what you want measured. Bank statements can support a larger loan from income, while DSCR focuses on the property and skips personal income review.
