Bank Statement HELOC Requirements When the Appraisal Ignored Your Rehab

Bank Statement HELOC Requirements When the Appraisal Ignored Your Rehab

The Quick Read: Bank statements change how your income is documented, but they do not change how your property is valued. The valuation sets the size of the line, so a rehab the software missed shrinks the line no matter how clean your deposits look. The fix is to identify which valuation produced the number, then ask for a full appraisal with a documented evidence package.

  • Statements prove income. The valuation decides how big the line can be.
  • On the network’s investment-property lines, the ceiling is 70% CLTV, the minimum credit score is 700, and the maximum line is $500,000.
  • Lines at or below $500,000 ordinarily run on an automated valuation, and a borrower may request a full appraisal in any case.
  • Title must sit with an individual or a revocable living trust. LLC title is not eligible.
  • All figures are subject to lender guidelines and full file review. This is not a commitment to lend.

Picture a landlord who gutted a rental kitchen, finished the work, and then watched the line come back far smaller than planned. The income file was fine. The valuation never saw the work.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire brokers these files through select wholesale lenders in a 16-state footprint for bank statement lines. That is narrower than the 41-market DSCR footprint. The broader complete DSCR loans guide covers the investor loan side when a line does not fit.

What Does a Bank Statement HELOC Change?

It changes the income test and nothing else. Across the wholesale network, the bank statement method is a documentation route for self-employed borrowers. The lender still reviews credit, debt-to-income, equity and the property.

Piece of the file Bank statement route changes it?
Income documentation Yes, deposits replace tax returns
Credit score floor No
Debt-to-income test No
Property valuation No
Title and vesting rules No

That last row trips people up. A bank statement file is reviewed on documented income under the applicable program, subject to lender guidelines. It is not a shortcut around collateral review. The federal consumer-finance regulator defines equity as home value minus what you owe, so every sizing calculation moves with the value.

The Requirements, Start to Finish

Think of the file as five gates. Miss one and the others do not matter.

1. Eligibility. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product, such as a DSCR cash-out.

2. Income documents. Expect consecutive bank statements, usually 12 or 24 months depending on the program, proof of about two years of self-employment, and a year-to-date profit and loss statement. Asset statements for reserves are separate from the statements that prove income.

3. Credit and debt ratios. The investment-property minimum is 700. Debt-to-income tops out at 50%, and a ratio above 45% needs a 680 minimum. The qualifying payment is figured on the interest-only payment at the maximum draw. A HELOC underwrites you, not the rent. DTI is where many of these files stall.

4. Valuation. Lines at or below $500,000 ordinarily run on automated valuation. A higher CLTV may trigger a secondary valuation. Any line above $500,000 needs a full appraisal, though that size is primary-residence only.

5. Leverage and structure. On an investment property, the ceiling is 70% CLTV, the line runs from $25,000 to $500,000, and the structure is a 5-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing.

Scores of 700 and 720 reach the same 70% CLTV on investment lines. A higher score does not buy more leverage on a rental.

For context, NerdWallet notes that lenders treat rentals as higher risk, so the lender pool is smaller and borrowers cannot borrow as much as against a primary home. Some lenders also restrict by location. That matches what brokers see.

Which Valuation Produced Your Number?

Start here, because the remedy depends on the answer.

Valuation type Can it see your rehab? Your move
Automated model Often not Request a full appraisal
Exterior or drive-by Interior work missed Request a full appraisal
Full appraisal Yes, if documented Submit evidence, ask for reconsideration

Automated models run on public records and comparable sales. A kitchen gut that never touched a permit database or a listing photo can be invisible to them. Software does not argue back. The practical fix is to ask for a full appraisal and hand the appraiser the renovation documents.

Why Valuations Miss a Rehab

The causes are different, and so are the fixes.

  • Omitted. The model never captured the work. A full appraisal solves it.
  • Thin comparables. The appraiser had no sales showing the finished product. Bring recent in-neighborhood sales.
  • Wrong property data. Square footage, bedroom count or condition was recorded incorrectly. Correct the record.
  • Unfinished work. The appraiser may value the home as-is, not as-completed. Your own after-repair estimate is not an input, and the line is usually unavailable on a rental you are still rehabbing.
  • Over-improvement. The work was credited but still valued below its cost, which is common when finishes outrun the neighborhood.

That last one deserves honesty. Cost is not value. A valuation analytics publication, RiskWire, separates remodeling studies that estimate resale contribution from a lender’s appraisal, which looks at property characteristics and comparable sales. Spending money does not guarantee an equal rise in appraised value. An improvement may support a higher appraised value, depending on comps and underwriter review. Nothing more is promised.

Build the Rehab Evidence File

An appraiser can only credit what the file shows. Assemble:

Item What it proves
Permits and final inspection The work was legal and complete
Invoices and contracts Scope and cost
Before and after photos Condition change
Scope of work What was replaced or added
Comparable sales What the finished product sells for nearby

Unpermitted work may be excluded or raise questions, so permits matter. Walk the appraiser through the upgrades in person if you can.

Request the Right Review, Step by Step

1. Identify the valuation type on your valuation report or by asking the lender.

2. Request a full appraisal. A borrower may ask for one at any line size. Expect to pay for it. Cost and timing vary by lender and market, so confirm before ordering.

3. Submit the evidence file to the appraiser along with a short note listing the specific upgrades.

4. Ask for reconsideration if the number still looks wrong. The federal interagency guidance on reconsideration of value describes a framework in which institutions set policies so consumers can submit information the appraisal did not consider. Lender policy governs the actual process. Do not assume rights written for first-lien dwelling loans apply to a second-lien line.

5. Be specific. Better comps, corrected square footage or a documented condition error work. Simple disagreement generally does not.

An ROV is a request that goes through the lender to the appraiser. A second appraisal is a separate lender-ordered product. And a new appraisal can come in the same or lower, so weigh that risk before paying.

What a Missed Rehab Does to the Line

The line equals the CLTV ceiling times the value, minus existing liens. A value miss therefore cuts the line by more than the miss itself.

Run it with illustrative percentages, not market data. Say the first mortgage equals a portion of your own after-repair estimate, the ceiling sits well above that, and the valuation lands a bit below your estimate. Headroom shrinks by a larger proportion than the valuation miss itself. That is a meaningful cut to the line from a modest miss.

(That leverage effect is why chasing a correct valuation beats accepting a low one.)

Edge Cases Where the Rule Breaks

Credit below 700, LLC title, or a need above $500,000. An investment-property line will not fit. A DSCR cash-out is appraisal-based and tests the property’s rent against the full payment. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It does not use your after-repair estimate either, and a rehab that raised value but not market rent does little for the coverage ratio. Clearing 1.00 on DSCR is also not the same as positive cash flow, because repairs, vacancy and management sit outside the calculation.

Collateral choice. The line can sit on the rental or on your own home. A line on the rental keeps your home clear of the deal, but the rental carries the debt. Where the rehab happened decides which valuation matters.

Renovation lines. Some niche lenders size a line on after-renovation value using a subject-to appraisal. That is a different product from a standard bank statement line and is not part of this network’s investment-property program.

Draws after closing. The CFPB notes a lender may stop additional draws if the home’s value drops significantly. The line can shrink after closing as well as before.

Ineligible properties. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.

If the Number Stands

You have four options.

Option Tradeoff
Take a smaller line Less capital, less friction
Pay down existing debt Frees headroom under the ceiling
Wait for new comparable sales Time, but may lift value
Switch products Different test, different gates

Switching products is a real choice, not a retreat. A line leaves your first mortgage in place but carries a lower leverage ceiling than a cash-out refinance and a smaller lender pool. A broker that shops several wholesale lenders can match the scenario to the program, because the right fit depends on property type, credit profile, leverage need and documentation. Borrowers can request a quote through Lendmire’s quote page or call 828-256-2183.

Mistakes to Avoid

  • Arguing with a model instead of requesting a full appraisal.
  • Treating rehab cost as equity.
  • Disputing a small gap that is not worth the appraisal fee.
  • Assuming flexible income documentation relaxes collateral review.
  • Sending a rehab package for work done on a different property than the collateral.

Key Terms Defined

CLTV: Combined loan-to-value, which adds all liens on the property and divides by its value.

Automated valuation: A software estimate of value built from public records and comparable sales, with no site visit.

Reconsideration of value: A request, routed through the lender, asking the appraiser to review information the appraisal did not consider.

Superadequacy: Improvements that outrun what the neighborhood supports, so value credited is below cost.

Bank statement income: Qualifying income derived from reviewed and adjusted deposits instead of tax returns.

Frequently Asked Questions

Does a bank statement HELOC skip the appraisal?

No. The bank statement method only changes income documentation. Lines at or below $500,000 ordinarily use an automated valuation, but a higher CLTV may require a secondary valuation, and a borrower may request a full appraisal. Anything above $500,000 requires one.

Can I use an LLC-owned rental?

No. A rental deeded to an LLC needs a vesting change, or a DSCR cash-out may be the better fit, subject to program terms.

What credit score do I need for an investment-property line?

The minimum is 700, and both 700 and 720 reach the same 70% CLTV ceiling on investment properties. Business bank accounts need a 680 minimum for the deposit analysis, but the 700 floor binds first. Primary residences and second homes have different tiers.

Will the lender credit my renovation if I send receipts?

It may, depending on comps and underwriter review. Receipts alone prove cost, not value. Permits, photos, a scope of work and comparable sales showing the finished product give the appraiser something to credit.

Can the line shrink after I close?

Yes. A lender may stop additional draws if the home’s value falls significantly, as the CFPB explains. The structure also requires at least 75% of the line drawn at closing.

Is this available everywhere?

No. Bank statement lines through the network are limited to 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

A rehab only counts as equity once a valuation recognizes it, so the documents you collect before the appraiser walks in set the line more than the work itself does.
