The Quick Read: A bank statement HELOC lets a self-employed investor document income with 12 or 24 months of deposits instead of tax returns, but it still tests credit, debt-to-income, equity and title, and on Lendmire’s network an investment-property line caps at 70% CLTV, which makes it bridge money for a BRRRR rather than a replacement for the DSCR exit.
- Bank statements replace tax-return income documentation only. Credit, debts, equity and title are still reviewed.
- On an investment-property line, the network minimum credit score is 700 and the maximum line is $500,000.
- Title must sit with an individual or a revocable living trust, so an LLC-owned rental needs a different route.
- Debt-to-income is tested on the interest-only payment at the full line, not the amount you plan to draw.
- The line does not count as reserves for a later DSCR cash-out refinance, so keep cash outside it.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is a revolving line secured by real estate, qualified on deposit history instead of tax returns. It is a borrower-based product. It is not a DSCR loan, and it is not the cash-out refinance that usually ends a BRRRR.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The CFPB describes a HELOC as an open-end line of credit. You borrow against home equity during a draw period, then move into a repayment period that often runs ten or 20 years. Some plans require an initial draw or a minimum outstanding balance.
The bank statement label changes one thing: how income is documented. A Yahoo Finance report on one national lender’s launch describes qualification with 12 or 24 months of personal or business statements instead of tax returns, P&Ls or W-2s. The pitch is aimed at self-employed and gig borrowers whose taxable income understates what actually moves through their accounts.
Across Lendmire’s wholesale network, this is a documentation substitution. Underwriting is still full. Income is documented under the applicable program, subject to lender guidelines.
Key Terms Defined
CLTV: Combined loan-to-value, meaning every lien on the property added together and divided by the appraised value.
DTI: Debt-to-income ratio, meaning your monthly debts divided by your qualifying monthly income.
DSCR: Debt service coverage ratio, meaning a property’s monthly rent divided by its monthly principal, interest, taxes, insurance and any HOA dues.
Draw period: The stretch when you can borrow from the line, usually with interest-only payments.
Seasoning: The time you must hold a property or loan before a refinance can use its value or balance.
Vesting: The legal name that holds title to the property.
How Underwriting Treats the Line, Step by Step
Underwriting follows a fixed sequence. Each step can stop the file, so it helps to know the order.
Step 1: The collateral. The line sits on a property you own. In a BRRRR it is usually your own home or a seasoned rental, and rarely the rehab property itself. On Lendmire’s network, an investment line can be a first or second lien.
Step 2: Income from deposits. The lender totals qualifying deposits across 12 or 24 months. It strips out transfers between your own accounts and other non-income items. Business accounts usually get an expense factor applied, so the income counted is lower than the gross deposits. Programs set that factor differently, so ask for the method before you assume a number.
Step 3: Credit. An investment-property line starts at a 700 score, and the report must be no more than 90 days old at closing. Scores of 700 and 720 both reach the same 70% CLTV ceiling on an investment property. Credit above 700 buys eligibility cushion, not extra leverage. The program uses a single-bureau score tied to the primary wage earner.
Step 4: Debt-to-income. The ceiling is 50% DTI. The test uses the interest-only payment calculated on the maximum draw, not the balance you expect to carry. A $500,000 line you only plan to use half of is still underwritten as fully drawn.
Step 5: Valuation and leverage. Because an investment line cannot exceed $500,000, it generally runs on an automated valuation, and a traditional appraisal is not ordinarily required. A borrower may still request a full appraisal. Combined leverage on an investment-property line tops out at 70% CLTV. On primary-residence and second-home lines the ceiling climbs higher, reaching 90% CLTV only at a 720-or-better credit profile.
Step 6: Closing and the draw. At least 75% of the line is drawn at closing. That surprises borrowers who expect a card-like line with a small first draw. Interest starts accruing on the drawn balance immediately, and pricing floats rather than converting to fixed.
Step 7: The exit. The line is bridge capital. The BRRRR ends when a refinance repays it, which is covered below.
What Each BRRRR Stage Asks of the Line
| BRRRR stage | Role of the HELOC | What can go wrong |
|---|---|---|
| Buy | Down payment or closing gap | Heavy initial draw starts interest early |
| Rehab | Funds construction costs | Overruns exhaust the line |
| Rent | Carries the debt while leasing | Vacancy stretches the carry |
| Refinance | Repaid from cash-out proceeds | Appraisal comes in short |
| Repay | Line is paid off and closed | Remaining balance needs outside cash |
Investors on BiggerPockets have long described using a line as gap money for the down payment, closing costs and rehab, then refinancing to pay off the first loan and the line. The thread is old, so treat it as a pattern and not a program guide.
Structures and Variations
The investment-property structure is narrow. A 5-year interest-only draw is followed by a 25-year fully amortizing repayment. Lines on primary residences and second homes also have a 3-year draw with a 17-year repayment. Investment lines do not. Tennessee shortens both structures.
Line size runs from $25,000 up to $750,000 on a primary residence. Investment lines stop at $500,000. A line above that amount is for primary residences only and requires a full appraisal.
Eligible property types include single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered. Barndominiums are not offered either.
Credit history matters beyond the score. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.
A borrower is limited to three lines in total. A borrower with more than 15 financed properties is not eligible. Programs are available only in the 16 states where Lendmire offers full-service mortgage lending: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.
Where the General Rule Breaks
An LLC-owned rental. This is the sharpest edge. The line must be vested in an individual or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
Using a primary residence. A line on your own home can reach higher leverage than an investment line, but it puts the residence at risk. The CFPB warns that falling behind could cost you the home. A rehab that overruns turns that into a real risk. Renting out your home may be prohibited by the line’s terms, so read the agreement before using the home this way.
The line shrinks mid-rehab. The CFPB’s HELOC brochure notes a lender may reduce a line if the home’s value drops. It also says the line is generally payable in full when the property securing it is sold. Keep your rehab reserves outside the line.
Self-employed only programs. Some market programs open bank statement lines only to the self-employed. A W-2 investor can sometimes use a standard line, but should not assume a bank statement version will fit.
High DTI on later deals. The line adds a second payment and counts against DTI on the next purchase. Many investors forget that when they stack a second deal behind the first.
Eligible state, ineligible listing. A property that is listed for sale, or was listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. Texas also has a 10-acre property limit and special rules for primary residences.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Where the DSCR Cash-Out Exit Comes In
The line gets you through the rehab. A cash-out refinance on the stabilized rental repays it. Lendmire’s complete DSCR loans guide covers how those loans are structured. The short version is that they qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
Several program points matter to the handoff.
- Cash-out on a standard rental tops out around 75% LTV across most of the network.
- About 6 months of seasoning is the common expectation.
- A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit of 660 or so is typical, and 700+ opens the strongest leverage tiers.
- Reserves vary by lender, leverage, loan size and transaction type, and commonly run around 6 months of PITIA.
- Lenders trace the source of funds, and an undrawn HELOC is permission to borrow, not cash. Reserves generally need to sit in your own seasoned accounts.
Coverage is rent compared with PITIA only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities and capex sit outside the calculation. A deal can clear the lender’s test and still run thin once real operating costs land.
The risk is the appraisal. If the after-repair value comes in short, the refinance proceeds may not clear the line, the first loan and the remaining rehab spend together.
Which Tool Fits Which Deal
| Situation | Better fit |
|---|---|
| Self-employed, owns a seasoned rental or home in an eligible state | Bank statement HELOC |
| Property held in an LLC | DSCR cash-out refinance |
| Borrower has a strong rent roll and wants an entity structure | DSCR financing |
| Needs rehab funds and cannot wait on a line | Short-term bridge or hard money |
| Stabilized rental with equity to recycle | DSCR cash-out refinance |
The line and the DSCR loan answer different questions. A line asks whether you can carry debt personally. A DSCR loan asks whether the property can carry itself. The strongest files clear both tests: enough equity and enough rental coverage.
If you own more than a handful of rentals, DSCR is usually the main lane, because the line counts toward your debts on later files. If you own one seasoned rental in your own name, hold 700+ credit and have deposits that clearly document income, the line can be a reasonable bridge. The deciding variable is how the investor’s income and title are structured, not which product sounds simpler.
What Usually Trips Up a File
- Deposit tracing. Large unexplained deposits get questioned, and transfers between your accounts are removed from income.
- Commingled accounts. A personal account that also receives rent and business receipts is harder to analyze than a clean business account.
- Title. An LLC-owned property cannot be pledged for an investment line.
- A thin cushion above 50% DTI. The test runs on the full line at interest-only, so a modest-looking draw can still push the ratio over.
- Counting on the line as reserves. It is a borrowing capacity, not liquid cash.
Frequently Asked Questions
Can a W-2 investor use a bank statement HELOC?
Sometimes, but it is not the natural fit. Bank statement qualification exists for borrowers whose tax returns understate their cash flow, and some market programs are open only to the self-employed. A W-2 investor with a clean pay history often qualifies more simply on standard income documents.
Does the line count as reserves for the DSCR refinance?
No. DSCR lenders want reserves in your own seasoned accounts, often around 6 months of PITIA, though the figure varies by lender, leverage and loan size. An undrawn line is permission to borrow, not cash, so plan reserves separately.
Can I put the line on a property held in an LLC?
No. Title must be held by the individual borrower or a revocable living trust. If the rental is already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to program terms.
What is the maximum leverage on an investment-property line?
It is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Scores of 700 and 720 both reach that 70% ceiling. Primary-residence and second-home lines can go higher, reaching 90% CLTV only at a 720-or-better credit profile.
Can I redraw like a credit card?
Technically yes, but not well. At least 75% of the line is drawn at closing, and later draws have their own minimums. Most investors use the line as a one-time bridge, not a revolving card.
