Bank Statement HELOC Requirements With Five or More Financed Rentals

Bank Statement HELOC Requirements With Five or More Financed Rentals

The Quick Read: Owning five or more financed rentals does not rule out a bank statement home equity line, because the lender tests your personal credit, debt-to-income ratio and equity rather than rent, so the real limits are a 700 credit score, 70% combined loan-to-value, title in your own name, and a 15-property ceiling. Everything below is subject to lender guidelines and full file review.

  • On an investment property, the line tops out at 70% CLTV and $500,000, and a 720 score buys no more leverage than a 700.
  • A borrower can hold up to three lines and no more than 15 financed properties.
  • Each line is secured by one property. Five rentals do not pool into one line.
  • An LLC cannot hold title on this product, so LLC-held rentals usually point to a DSCR cash-out refinance.
  • Deposits establish income, but credit, equity and debt-to-income usually bind first.

What Does “Five or More Financed Rentals” Actually Mean?

It means five or more properties that each carry a mortgage. Underwriters count properties, not units. A fourplex with one mortgage is typically one financed property, and a lender can confirm how it counts a given file.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The count matters for three reasons. Housing history and credit are reviewed across every financed property. Expect a mortgage statement for each one. Your debt-to-income ratio carries every one of those payments.

Many retail banks cap the number of financed rentals at a handful. Five is often where a bank equity line stops working. A broker with several wholesale lenders can match the file to a program built for larger portfolios. Programs in this network allow up to 15 financed properties, so five sits well inside the limit.

Bank Statement HELOC Requirements at a Glance

These are the guideline ranges for an investment-property line across the wholesale programs Lendmire places files with. Details vary by program and borrower.

Requirement Investment-property line
Maximum CLTV 70% on an investment property
Line size $25,000 to $500,000
Minimum credit 700 (hard floor)
Title Individual or revocable trust
Lines per borrower Up to three
Financed properties 15 maximum
Structure 5-year draw, 25-year repayment

Two details deserve a closer look. First, 720 and 700 both reach the same 70% ceiling on an investment property. A higher score buys eligibility, not extra leverage. Second, the business-account deposit analysis wants a 680 minimum. The investment floor of 700 sits above that, so statement income is never the binding constraint on this line.

How Underwriting Treats the File, Step by Step

Underwriting follows a fixed sequence. Each step can stop the file on its own.

Step 1: Choose the collateral. One rental or your primary home secures each line. A line on a rental keeps the home out of the deal. The tradeoff is tighter limits and stricter title rules than a primary-home line carries.

Step 2: Check title and property type. Title must sit with you or an inter vivos revocable living trust. Eligible properties include single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

Step 3: Convert deposits to income. The lender takes 12 to 24 months of deposits and strips out transfers, loan proceeds, refunds and one-time sales. Business accounts then take an expense factor. Personal statements generally skip it. The lender sets the factor, not the borrower. A lower factor may be allowed when a third-party tax professional documents it, depending on the program. Then the lender divides by the number of months. Scotsman Guide notes that borrowers typically supply 12 to 24 months of deposits on this kind of non-QM loan.

Step 4: Underwrite the person, not the rent. The line is tested on personal credit, debt-to-income and equity. Rental income is not the qualifying basis. Statements change how income is established. They do not change whether the loan is fully underwritten.

Step 5: Stack every financed property. Each mortgage payment enters your debt-to-income calculation. Credit and housing history apply across all financed properties.

Step 6: Size the line. Combined loan-to-value counts every lien plus the full line commitment, not only the drawn balance. The line equals property value times 70%, minus existing liens, capped at $500,000.

Step 7: Value the property. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may call for a secondary valuation. A borrower can also request a full appraisal.

Where Does Debt-to-Income Stack Up With Five Mortgages?

Debt-to-income is where large portfolios usually feel the pressure. The ceiling is 50%. Profiles from 600 to 679 are held to 45%, and any ratio above 45% requires a 680 minimum. An investment line already needs 700, so the 50% ceiling is the operative number.

The lender qualifies the new line on the interest-only payment calculated at the maximum draw. It does not use the drawn balance. So a line you plan to leave mostly untouched still counts at full size.

Run the logic with five rentals. Each mortgage payment goes into the numerator. Each added bank statement loan adds to your personal debts. The sixth property loads the ratio just as the second did. If your ratio already sits near the ceiling, the fix is paying down a balance or shrinking the requested line, since neither the score nor the deposits will move the ceiling.

Equity Headroom: A Worked Example in Percentages

Equity is the property’s value minus what you owe. Equity headroom decides the line size more than any other input. This example uses only percentages.

Say a rental has a first mortgage equal to 50% of its value. The 70% CLTV ceiling on an investment property leaves about 20% of value for the line. If the property carries a first mortgage at 65% of value, the headroom shrinks to about 5% of value. At that point the line may fall below the $25,000 minimum and the structure no longer works.

A second-lien line sits behind the existing mortgage, and the first loan keeps its terms. A first-lien line essentially requires a free-and-clear rental, or a line large enough to pay off the existing mortgage. The 70% ceiling applies in either position.

How the Line Is Structured

An investment line draws for 5 years on an interest-only basis and then fully amortizes over 25 years. Pricing floats during both periods and never converts to fixed. At least 75% of the line is drawn at closing.

That last point is where this product behaves differently from a bank card-style line. The CFPB describes a home equity line as an open-end line you can borrow against repeatedly, and a lender may restrict further draws if the property’s value falls significantly. The 75% initial draw here is a stricter version of an initial-draw requirement. If you wanted a mostly undrawn reserve, this structure works against that goal.

The FTC adds that the line is secured by the property, so a missed repayment puts that collateral at risk. The line must also be repaid when the property sells. A shorter draw period and shorter amortization than a long-term loan can strain cash flow, and that matters most when scaling.

Reserves: Ask Before You Apply

Reserves are set by each lender, not by one national number. They can depend on the property, the line size and the borrower. Ask in writing whether reserves cover only the subject property, all financed properties, or a multiple of the line. With five or more rentals, that answer can change how much liquidity you need to hold.

Edge Cases Where the General Rule Breaks

LLC-held rentals. An LLC, corporation, partnership, or irrevocable, blind or land trust cannot hold title. A property already deeded to an LLC needs a vesting change, or it points to a DSCR cash-out refinance instead. A DSCR loan to an LLC-titled borrower may be available subject to lender program eligibility.

Short-term rentals. Platform payouts arrive net of fees and in lumps, so reconcile gross bookings to net deposits before you submit statements. If you ever pursue DSCR on a short-term rental, cash-out typically tops out at 70% on short-term-rental collateral, versus 75% on standard rentals.

Gaps between businesses. The method needs a recent window of deposits to average. A stretch with no deposits weakens the file.

The 15-property ceiling. Past 15 financed properties, a borrower is not eligible for this line. Exposure caps also vary by program. Combined exposure across lines runs between $750,000 and $2,000,000 depending on the program.

The primary-home alternative. A line on your primary home can reach 90% CLTV, but only at a 720 or better profile. Above $500,000 it is primary-residence only, capped at 75% CLTV, and needs a full appraisal. Lines above $500,000 call for a 700 or better profile (720 on the longer-runway structure). Those higher limits belong to your home, not your rentals.

Availability. Lendmire places these lines in 16 states, which is narrower than its 41-market DSCR footprint. Availability follows the property’s state.

Bank Statement HELOC vs DSCR Cash-Out Refinance

The choice depends on which test you can pass. A DSCR cash-out replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Bank statement HELOC DSCR cash-out
What is tested Credit, DTI, equity Rent vs. full payment
Existing first mortgage Can stay in place Replaced
Title Individual or revocable trust LLC may be eligible
Leverage 70% CLTV on an investment property Around 75% on a standard rental
Property count 15 financed maximum Varies by program

Note the cash-out basis. DSCR cash-out refinances generally top out near 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation. Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean the property cash flows, since repairs, vacancy, management and capex sit outside the calculation.

If you are self-employed with strong deposits and title in your own name, the HELOC can fit well. If your personal debt-to-income is stretched by many mortgages, or the rentals sit in an LLC, the DSCR route often fits better. The complete DSCR loans guide explains the rent-based alternative in full.

Document Checklist

For the borrower, expect these items.

  • 12 to 24 months of personal or business bank statements.
  • A credit report no more than 90 days old at closing.
  • Proof of how title is held.
  • Your current debt-to-income picture.

For each financed property, expect these.

  • A current mortgage statement.
  • Housing and payment history.
  • Some files may also call for filed returns alongside statements.

Credit also carries tradeline and derogatory-event standards. One wholesale program requires two tradelines seasoned 12 months or one seasoned 24 months. A bankruptcy needs 4 years of seasoning. Foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure or short sale seasons for 4.

What to Do in Your Specific Situation

  • Your rentals sit in an LLC: consider a DSCR cash-out, or a vesting change if you want the HELOC.
  • Your score is under 700: an investment line is out of reach. A primary-home line has a lower floor, with different limits.
  • Your debt-to-income is near 50%: reduce a balance or the requested line before applying.
  • You have thin equity on the target rental: pick a different rental with more headroom, since each line stands on one property.
  • You are self-employed with strong deposits and clean title: the bank statement line is the natural fit.

Key Terms Defined

CLTV: Combined loan-to-value, which is every lien plus the full line commitment divided by property value.

DTI: Debt-to-income, which is your monthly debt payments divided by your monthly income.

PITIA: Principal, interest, taxes, insurance and any association dues on a property.

Expense factor: The share of business deposits the lender treats as operating cost before it counts the rest as income.

Financed property: A property that carries a mortgage or lien and counts toward the portfolio limit.

DSCR: Debt service coverage ratio, which compares a property’s rent to its PITIA.

Frequently Asked Questions

Can I get a bank statement HELOC with five rentals?

Yes, subject to lender guidelines. Programs in this network allow up to 15 financed properties and three lines per borrower. The binding limits are a 700 credit score, 70% CLTV on an investment property, a $500,000 line cap and debt-to-income at or below 50%.

Can my LLC take out the line?

No on this product. Title must sit with you or a revocable living trust. If the rentals are in an LLC, a DSCR cash-out refinance is the usual route, or you can change vesting before applying.

Does a higher credit score raise my leverage?

Not on an investment line. A 720 and a 700 both reach 70% CLTV. Score above 700 helps with pricing and file strength, not the ceiling.

Do five rentals pool into one bigger line?

No. Each line is secured by one property, so equity on one rental does not support another. You can hold up to three lines, and combined exposure caps vary by program.

Is bank statement income the main hurdle?

Rarely. The deposit analysis wants a 680 minimum, and an investment line already requires 700. Credit, equity headroom and debt-to-income decide most outcomes first.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker and does not lend directly. It shops select wholesale lenders, and every figure is subject to lender guidelines and not a commitment to lend. Investors with five or more mortgages often find that the answer turns less on rent than on how much personal debt-to-income room remains after the last closing.
