Bank Statement HELOC Requirements for Self-Employed People

Bank Statement HELOC Requirements for Self-Employed People

The Quick Read: A bank statement HELOC lets a self-employed homeowner qualify for a revolving equity line using typically 12 to 24 months of deposits instead of tax returns, but the lender still verifies income, reviews credit, tests debt-to-income, and measures equity against a combined loan-to-value cap that depends on how the property is used. Every figure below is subject to lender guidelines and a full file review.

  • Statements usually cover 12 or 24 months, and business-account deposits are reduced by an expense factor the lender sets.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence or second home, the ceiling reaches 90% combined loan-to-value, and only at a 720-or-better credit profile.
  • Title must sit with you or a revocable living trust. An LLC cannot hold title.
  • Debt-to-income tops out at 50%, and the test runs on the interest-only payment at the maximum draw.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and is never the lender itself. Availability for these equity lines is limited to 16 full-service states, which is narrower than the 41-market DSCR footprint.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: A home equity line of credit is a revolving loan secured by your property. You borrow, repay, and borrow again up to a set limit.

Bank statement program: An income method where deposits in your bank accounts, not your tax return, show what you earn. It is a documented-income program, so the lender still reviews your file.

Expense factor: The percentage a lender subtracts from business deposits to estimate what you keep after running costs.

CLTV: Combined loan-to-value is all loans on the property, including the new line, divided by the property’s value.

DTI: Debt-to-income compares your monthly debt payments, including the new line, to your qualifying monthly income.

Draw period: The stretch when you can borrow from the line, usually interest-only, before repayment of principal begins.

Vesting: The name or entity that holds legal title to the property.

DSCR loan: A loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What Is a Bank Statement HELOC?

A bank statement HELOC is a standard home equity line with a different way of proving income. Instead of two years of tax returns, the lender reads your actual deposits. That helps self-employed owners whose write-offs shrink taxable income while real cash flow stays strong.

The line itself works like any other. The CFPB describes a HELOC as an open-end credit line that lets you borrow repeatedly against your home equity. Equity is what the home is worth minus what you owe on the mortgage.

Across the wholesale network, this product sits in first or second lien position as a standalone line. Most owners use it as a second lien so an existing first mortgage can stay in place.

How Underwriting Treats Your Statements, Step by Step

Underwriting turns deposits into one monthly income number, then tests that number against your debts and your equity. Programs differ at the margins, so treat this as the common path.

Step 1: Choose the window and account type. Most programs accept personal or business statements covering 12 or 24 months. Business accounts get an expense factor. Personal accounts usually skip it but get a closer look at which deposits are really business income.

Step 2: Scrub the deposits. Only recurring revenue counts. Transfers between your own accounts, loan proceeds, refunds, and one-time windfalls come out. This is why a large one-off deposit rarely helps.

Step 3: Apply the expense factor. The lender reduces business deposits by a factor tied to the business type, headcount, use of contractors, and structure. The lender chooses the factor. A lower one generally needs third-party support, such as a CPA letter.

Step 4: Divide by the months. Total usable deposits divided by the months in the window gives your qualifying monthly income. The goal is a sustainable cash-flow figure, not your taxable income.

Step 5: Test DTI. Your existing debts plus the new line’s payment are compared to that income. The maximum is 50%. Profiles from 600 to 679 are limited to 45%, and any ratio above 45% needs a 680 minimum. The payment is calculated as interest-only on the maximum draw, so the full line counts even if you plan to borrow less.

Step 6: Test equity. The lender takes a percentage of the home’s value, then subtracts everything owed. The percentage is the CLTV cap, covered in the next section.

Step 7: Review credit, title, and property. Credit, title, and valuation reviews all still apply. Statements prove income. Separate asset statements are what show reserves when a program asks for them.

Requirements Checklist

Here is what a typical file needs, with the network’s parameters where they apply.

  • Income documents: 12 or 24 months of personal or business statements. Many programs also look for a history of self-employment, often around two years, though this varies by program.
  • Credit: The program floor is a 600 score, but occupancy raises it. Second homes start at 640 and investment properties at 700. The score model is single-bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not offered.
  • Tradelines and housing history: Standards vary by program. One structure asks for two tradelines seasoned 12 months or one seasoned 24, with a clean mortgage or rent history applied across all financed properties.
  • Derogatory credit: A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family events split by program: one season-based path allows a foreclosure after 7 years and a deed-in-lieu, pre-foreclosure, or short sale after 4, while the other declines that history regardless of age.
  • Valuation: Lines of $500,000 or less ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal at any size. Every line above $500,000 requires one.
  • Property type: Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. A property listed for sale, or listed in the past 60 days, is ineligible in some states.
  • Exposure: A borrower can hold up to three of these lines. Combined exposure is capped, and a borrower with more than 15 financed properties is not eligible.

How Much Can You Borrow? Limits by Occupancy

The ceiling depends on what the property is, not just on your income. Lenders in this space tier leverage by occupancy and credit score, and nobody gets the top tier without the top score.

Occupancy Top CLTV Credit pairing Line size
Primary residence 90% 720+ Up to $500,000
Primary residence 75% 700+ (720 on the longer-runway program) Up to $750,000
Second home 90% 720+ Up to $500,000
Investment property 70% 700+ Up to $500,000

Lower credit tiers step down from there. A primary residence at 640 tops out at 80% CLTV up to $500,000. At 620 it drops to 70% up to $400,000. At 600 it is 60% up to $400,000.

A line above $500,000 is for primary residences only. It requires a credit profile of 700 or better (720 on the longer-runway structure, described below), caps at 75% CLTV, and needs a full appraisal. Lines run from $25,000 to $750,000 in the network.

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by a 17-year repayment. The longer-runway structure has a 5-year draw followed by a 25-year repayment. Investment-property lines use only the 5-year draw and 25-year repayment. At least 75% of the line is drawn at closing, and the minimum draw afterward is $1,000.

The CFPB notes that a draw period can last 10 years, for example, and that a lender may stop additional draws if the home’s value falls significantly. So an approved line is not a permanent promise of access.

Where the General Rule Breaks

Most of the rules above hold across the network. These edge cases are where they bend.

An LLC holds the rental. Title must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

You want to borrow against a rental. Investment lines are the tightest tier: 70% CLTV, a 700 minimum, a $500,000 cap, and the 5-year draw only. A rental with heavy equity may still produce a smaller line than the same equity under a primary residence.

Your score sits under 640. Sub-640 profiles are limited to single-family residences with a clean 12-month housing history under the longer-runway structure. Since second homes floor at 640 and investment properties at 700, this restriction reaches primary residences only.

You are newly self-employed. A two-year history is common, but programs differ. Some alternative paths use 1099s or CPA-prepared profit-and-loss statements instead of deposits.

The federal rule sets no income recipe. The federal ability-to-repay rule excludes HELOCs, so lender and investor guidelines decide how deposits become income. That is why two lenders can read the same statements differently.

You plan to refinance your first mortgage later. The CFPB lists the fact that a HELOC can affect a later refinance among its HELOC guidance. A second lien has to be subordinated or paid off.

Why Files Stall

Most delays trace to a handful of mechanics rather than a single dramatic problem.

Commingled accounts make the scrub step hard. When personal spending and business revenue run through one account, the lender has to separate them. Separate business and personal accounts give clean statements.

Large deposits that cannot be explained are removed. Gifts, transfers, and sales of assets all look like non-revenue.

Entity and title mismatches stop a file at the vesting review. Learn this before you apply, not after.

Debt-to-income can surprise borrowers because it runs on the maximum draw. A smaller planned balance does not shrink the test.

Who This Isn’t For

A bank statement HELOC fits owners whose strength sits in personal cash flow and who hold the property in their own name. It does not fit every investor.

If the rental sits in an LLC, or you want the loan to rest on the property’s rent instead of your personal income, DSCR financing is the practical alternative. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The complete DSCR loans guide covers the full mechanics. In brief, a DSCR loan compares the property’s rent to its full monthly obligation (principal, interest, taxes, insurance, and any association dues). Clearing the coverage test is not the same as positive cash flow, since repairs, vacancy, management, and capital costs sit outside it.

Typical DSCR ranges across the network look like this, always subject to lender guidelines:

  • A cash-out refinance tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
  • Purchases land at 75% to 80% LTV on most files.
  • Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit at 660 is the common target, a 620 floor exists in parts of the network, and 700+ opens the strongest tiers.
Factor Bank statement HELOC DSCR cash-out
Reviewed on Your deposits Property rent vs. payment
Title Individual or revocable trust LLC allowed*
Investment ceiling 70% CLTV Around 75% LTV
Structure Revolving line Closed-end loan

*Subject to program terms.

The best program for your situation depends on the property, your credit profile, how much leverage you need, and how the property is titled. A broker that shops several wholesale lenders can match the scenario to the program instead of forcing it into one lender’s box.

Frequently Asked Questions

Can I get a HELOC without traditional personal-income documentation if I’m self-employed?

Yes, under bank statement programs, which qualify on documented income from your deposits instead of your returns. The lender still checks credit, debt-to-income, equity, and title. The income method changes, but the underwriting does not disappear.

How many months of statements do I need?

Most programs accept 12 or 24 months, and the right window depends on how steady your deposits are. A longer window can smooth out a weak stretch. A shorter one can help if your income has grown recently.

Do personal or business statements work better?

Either can work. Business statements get an expense factor applied, which cuts usable income. Personal statements usually skip the factor but face a closer check on which deposits are business income. Which one produces the higher number depends on how you run your accounts.

Can I use a bank statement HELOC on a rental property?

Yes, within tighter limits. The investment-property ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. The property must be titled in your name or a revocable living trust. Rentals held in an LLC are not eligible.

What happens if my home value drops after approval?

The lender can freeze or reduce the line. Plan your draws with that possibility in mind.
