Bank Statement HELOC Requirements for Landlords Planning a Rehab Draw

Bank Statement HELOC Requirements for Landlords Planning a Rehab Draw

The Quick Read: A bank statement HELOC on a rental is reviewed on documented deposit income, subject to lender guidelines, but the investment version still requires a 700 credit score, individual or revocable-trust title, combined leverage of 70% CLTV or less on an investment property, and a rehab plan built around at least 75% of the line being drawn at closing.

  • Bank statements replace tax returns in the income math. Credit, equity, debt-to-income, and property type are still reviewed.
  • On an investment property, the line tops out at $500,000 and 70% combined loan-to-value (CLTV).
  • An LLC cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product.
  • The line is sized on the property’s current value, not its value after repairs.
  • Pricing floats for the whole life of the line and never converts to a fixed structure.

Requirements at a Glance

These figures come from select wholesale lenders in Lendmire’s network. Every file is underwritten individually, and nothing here is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Item Investment-property line
Maximum combined leverage 70% CLTV
Line size Up to $500,000
Minimum credit score 700 (no tier below it)
Title Individual or revocable living trust
Draw structure 5-year interest-only draw, 25-year repayment
Drawn at closing At least 75% of the line
Maximum debt-to-income 50%
Valuation Usually automated, no traditional appraisal

Credit above 700 does not raise the leverage cap on an investment line. A 720 score and a 700 score both reach 70% CLTV, so the extra points buy comfort, not extra leverage.

Key Terms Defined

CLTV (combined loan-to-value): Every loan secured by the property, added together, divided by the property’s value.

Draw period: The window when you can borrow from the line, and when payments are usually interest-only.

Repayment period: The stretch after the draw ends, when you can no longer borrow and the balance amortizes.

Expense factor: The share of business deposits a lender removes before counting the rest as income.

Vesting: How title is held, such as in your own name, in a revocable trust, or in an LLC.

Automated valuation: A computer-generated value estimate used instead of a full appraisal.

What a Bank Statement HELOC Actually Is

A HELOC is a revolving line secured by your property, and a bank statement version verifies income from deposits instead of tax returns. Self-employed landlords often show heavy write-offs on their returns, so deposits can tell a fuller story. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

For a mostly-rented property, a DSCR second mortgage may be a possible fit. A DSCR loan compares the property’s rent to its monthly payment instead of reading your personal income. It is a different product with a different structure, covered below.

How Underwriting Treats Your Deposits, Step by Step

1. Title and occupancy come first. Before anyone reads a statement, the lender checks that the property is eligible and that title sits with you or your revocable trust.

2. The lender collects consecutive statements. Programs typically ask for 12 to 24 months, from either a personal or a business account.

3. Deposits get cleaned. Transfers between your own accounts and loan proceeds are removed. Business deposits are then reduced by an expense factor, so only part of what lands in the account counts.

4. Qualifying income is set. The cleaned figure becomes your monthly income for the debt-to-income test.

5. Debts are layered on. Your existing first mortgage, other obligations, and the new line’s payment all count. The line is tested on its interest-only payment at the maximum draw, not on what you plan to borrow.

6. Credit and equity are checked. Business-account deposit analysis has its own 680 minimum. Investment lines already floor at 700, so the statements are never the binding constraint.

7. Reserves are proven separately. Asset statements show you can carry the property through the rehab. Deposit history does not prove them.

Market surveys put typical bank-style investment HELOC debt-to-income limits at 40% to 50%, per NerdWallet. The network’s own maximum is 50%.

Clearing the income test does not make the rehab profitable. It only means the file fits the program.

Title, Property, and Equity Gates

Title is where many landlords stall. The line must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already in an LLC needs a vesting change or a DSCR cash-out refinance instead.

Eligible property types include single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Two portfolio limits matter if you own many properties. A borrower is limited to three lines in total, and a borrower with more than 15 financed properties is not eligible.

Equity decides how much you can borrow. The line size is a percentage of the property’s value, less what you already owe. On an investment property, that percentage tops out at 70% CLTV, and your first mortgage counts toward it. An investment line is also capped at $500,000, so it is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. A higher CLTV may call for a secondary valuation, and you may request a full appraisal in any case.

This line is available through a limited set of 16 states, which is narrower than the 41-market DSCR footprint, including Washington, D.C.

How the Draw Window Fits a Rehab

The draw period is your rehab window. According to the CFPB, you can generally borrow up to your credit limit anytime during the draw period. Many HELOCs have minimum monthly payments based on your current balance. Some plans also require a minimum draw each time or an initial amount at setup.

Here is how that works on the network’s investment line:

  • Five-year interest-only draw. You pay interest on what you have drawn, and you can re-borrow as the project moves.
  • Twenty-five-year repayment. When the draw ends, borrowing stops and the balance amortizes.
  • At least 75% drawn at closing. This one surprises landlords. You do not open the line and draw as you pay contractors. Most of it is drawn on day one, so interest accrues on that money before any work starts.
  • A $1,000 minimum on later draws. The program that states a subsequent-draw minimum sets it there.
  • Floating pricing. Pricing floats through the draw and repayment periods and never converts to fixed. Benzinga, via Yahoo Finance, explains that payments can jump when a line moves from interest-only into repayment.

A HELOC is not a construction loan. Money is not released against contractor milestones. That freedom helps when costs come in phases, but the 75% closing draw means you are carrying real interest from the start.

A Rehab Timeline in Percentages

Phase What happens to the line
Closing At least 75% of the line is drawn
Demo and structural work Paid from closing proceeds
Finish work and punch list Paid from closing proceeds or a later $1,000-minimum draw
Lease-up or refinance exit Balance repaid, or interest-only carry continues
Draw ends (five years) Borrowing stops, 25-year repayment starts

A Worked Example in Percentages

Say you own a rental free and clear of everything except a first mortgage equal to 45% of its current value. The investment ceiling is 70% CLTV, so the line can reach about 25% of the property’s value, assuming the line stays under $500,000.

At least 75% of that line, roughly 19% of the value, is drawn at closing. The remaining 6% or so is available in later draws. If your rehab budget is near 20% of the property’s value, the line fits. The qualifying test then uses the interest-only payment on the full line, so it must clear a 50% debt-to-income test alongside your other debts.

If the rehab budget is closer to 30% of value, the line falls short. A DSCR cash-out refinance on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning commonly expected. After paying off the 45% first mortgage, that leaves roughly 30% of value before closing costs, though it replaces your existing first lien. Rent coverage, credit, and reserves then drive approval, subject to lender guidelines.

Sizing the line also means leaving room for the carry. Interest on the closing draw, vacancy during work, and a contingency cushion all come out of the same budget.

Where the General Rule Breaks

An LLC-titled rental. The investment line cannot go on it. Your options are retitling, with a CPA and attorney involved before you move anything, or using a DSCR cash-out refinance.

A line on your own home to fund the rental. Many landlords draw on a personal residence and spend the proceeds on a rental rehab. Primary-residence lines can reach 90% CLTV, but only at a 720 or better credit profile, and they are underwritten as owner-occupied. The CFPB’s HELOC booklet also warns that renting out your home may be prohibited under your line’s terms, so read your agreement first. The booklet adds that if you sell, you generally must pay off the line in full.

A vacant or unrentable property. Some lenders limit lines by whether the home is rented. In the investment lane, the property still has to be an eligible type, and some states bar properties listed for sale within the past 60 days.

Thin equity. The line is sized on the property’s current value. Improvements may support a higher appraised value, depending on comps and underwriter review, but they cannot be counted in advance. Rehab-and-bridge loans that size on after-repair value are a different product.

Draw ends mid-project. With a five-year draw, this is rare, but a stalled project can force principal payments before the property is stabilized. Plan a refinance or sale exit well before the draw window closes.

Coverage-driven deals. If rent does not carry a rental and personal income is thin, DSCR can be the better tool. One benchmark: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 only compares rent to the payment, and repairs, vacancy, management, and capex sit outside that math.

HELOC, DSCR Cash-Out, or Rehab Loan?

The right choice depends on rehab scope, your credit, and how title is held. This table summarizes the structural differences.

Factor Investment HELOC DSCR cash-out Rehab or bridge loan
Income basis Bank statements or other documented income Property rent vs. payment Varies by lender
Leverage 70% CLTV on an investment property Around 75% LTV on a standard rental Often tied to after-repair value
Title Individual or revocable trust LLC allowed, subject to program terms Varies
Structure Revolving, interest-only draw Term loan, no re-draws Short term, often draws against milestones
Best for Smaller, phased rehabs Larger scopes, LLC-held rentals Heavy rehabs needing after-repair sizing

A DSCR loan is not a revolving line, so there are no re-draws. Lendmire’s complete DSCR loans guide explains how rent-based underwriting compares.

Preparing Your Statements Before You Apply

Start cleaning the account well before an application.

  • Separate business and personal money. Mixed accounts make the deposit analysis harder to read.
  • Keep transfers labeled. Moves between your own accounts are stripped out, so they should be easy to identify.
  • Avoid large unexplained deposits. Loan proceeds and one-time transfers do not count as income.
  • Gather a full run of consecutive months. Missing statements slow a file down.
  • Pull asset statements for reserves. They are separate from the income statements.
  • Check title. Confirm whether the deed names you, a trust, or an LLC.
  • Settle your debts list. The first mortgage on the property and every other obligation count in your debt-to-income test.

Keep a dedicated account for rehab spending and log each draw against the invoices it paid. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Common Mistakes

  • Assuming total deposits equal qualifying income. They do not, once transfers and the expense factor are removed.
  • Sizing the line to the after-repair value. It is sized to current value.
  • Overlooking the closing draw and its interest carry.
  • Forgetting that a variable, interest-only line can hide a cash-flow problem until the repayment period starts.
  • Planning around an LLC deed that the line cannot accept.
  • Treating bank statements as a shortcut. Credit, equity, and debt-to-income are still reviewed.

Frequently Asked Questions

Can I use a bank statement HELOC to fund a rehab on a rental I already own?

Yes, if the property is held in your name or a revocable trust and meets eligibility. The line is sized on current value, up to 70% CLTV on an investment property, and at least 75% is drawn at closing.

Do I need business or personal bank statements?

Either can work, depending on how your income flows. Programs typically ask for 12 to 24 months of consecutive statements. Business deposits are reduced by an expense factor, and transfers and loan proceeds are removed. Business-account deposit analysis has a 680 minimum, but investment lines already require 700.

Can an LLC-owned rental qualify?

Not for this line. Title must be held by an individual or a revocable living trust. Retitling needs professional guidance, and a DSCR cash-out refinance may suit an LLC-held property, subject to program terms.

What happens when the draw period ends?

Borrowing stops and the balance amortizes. On the investment line, the draw lasts five years and repayment runs 25 years. Pricing floats throughout, so plan a refinance or sale exit before the draw window closes.

Is a HELOC better than a DSCR cash-out for a rehab?

It depends on scope, title, and how much equity you need to reach. A HELOC fits a smaller, phased rehab where you keep your first mortgage. A DSCR cash-out reaches higher leverage on a standard rental and allows LLC title, subject to program terms.
