Bank Statement HELOC Requirements for Landlords Borrowing Against a Rental

Bank Statement HELOC Requirements for Landlords Borrowing Against a Rental

The Quick Read: A bank statement HELOC lets a self-employed landlord document income with deposits instead of tax returns, but the property still has to pass title, equity, credit, and debt-to-income review. On an investment property through Lendmire’s wholesale network, the line tops out at 70% combined loan-to-value (CLTV) and $500,000, and the property cannot sit in an LLC. Subject to lender guidelines, here is what to know:

  • Bank statements replace tax returns in the income math. They do not replace credit, equity, or title review.
  • An investment line needs a 700 minimum credit score, and 700 and 720 both reach the same 70% CLTV.
  • Title must be in your personal name or a revocable living trust. LLC-held rentals do not fit.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
  • If the rental sits in an LLC or you need more than the line allows, a DSCR cash-out refinance is the usual alternative.

Key Terms Defined

HELOC stands for home equity line of credit. It is a revolving line you can draw on repeatedly, secured by property.

CLTV is combined loan-to-value. It adds your first mortgage balance and the new line limit, then divides by the property’s value.

Vesting is how title is held: in your name, in a trust, or in an entity such as an LLC.

DTI is debt-to-income. It compares your monthly debts to your qualifying income.

DSCR is debt service coverage ratio. It compares a property’s rent to its monthly payment (principal, interest, taxes, insurance, and any association dues).

Bank statement income is a way of documenting income. The lender averages eligible deposits over a set window instead of reading a tax return.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

It is a standard home equity line with a different way of proving income. The federal consumer-finance regulator describes a HELOC as an open-end line of credit. You can borrow up to the limit during a draw period, then repay over a set schedule, often ten or twenty years.

If you already have a mortgage, the line is a second mortgage that sits behind it. It can also take first position when the property has no mortgage. Either way, your payment moves with the balance, and pricing floats rather than fixing.

“Bank statement” is not a government category. It is a documentation method used by non-QM lenders, meaning lenders that write loans outside standard agency rules. The lender totals eligible deposits over a window, commonly 12 or 24 months, and divides by the months. Deposits that look like transfers, refunds, or loan proceeds are screened out. Business accounts often get an expense factor applied. Personal accounts usually do not.

The program reviews the file on documented income under the applicable program, subject to lender guidelines. It is not a shortcut around underwriting. It is a different input to the same process.

Why Landlords Reach for Deposits Instead of Tax Returns

Landlords who write off depreciation, interest, repairs, and other expenses can show low net income on paper while cash moves through their accounts every month. Deposits show that movement. For a self-employed owner with real cash flow and a thin return, statements tell a truer story.

That is the entire appeal. It is not a way to skip review. The lender still pulls credit, orders a valuation, checks title, and calculates your debt ratio.

How Underwriting Treats the File, Step by Step

Step 1: Title and property gate. This comes before anyone reads a statement. On Lendmire’s network, title must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Plenty of landlords deed rentals into an LLC for liability reasons. For them, the HELOC stops here. The fixes are a vesting change (talk to your attorney first) or a DSCR cash-out refinance instead.

Property type matters too. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not.

Step 2: Income documentation. You provide consecutive months of personal or business bank statements. Self-employed borrowers typically add proof of the business, such as a license, entity papers, or a CPA letter, plus a year-to-date profit-and-loss statement. Business accounts need a 680 minimum score for the deposit analysis. Investment lines already floor at 700, so deposit analysis is never the binding constraint on a rental line.

Step 3: Landlord documents. Expect to supply leases for each unit, mortgage statements on every financed property, insurance declarations, and a schedule of real estate owned. A borrower with more than 15 financed properties is not eligible.

Step 4: Combined leverage. The lender adds your first mortgage balance and the new line, then divides by value. On an investment property, the ceiling is 70% CLTV. A low-rate first mortgage stays in place, but its balance counts toward that limit, and its payment counts in your debt ratio.

Step 5: Credit and DTI. The income method changes. The credit review does not. The program uses a single-bureau score keyed to the primary wage earner, with a report no more than 90 days old at closing and no rescores. DTI maxes at 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Any ratio above 45% needs a 680 minimum, which an investment borrower clears automatically at 700.

Step 6: Valuation and closing. Because an investment line caps at $500,000, and full appraisals are required only above $500,000, an investment HELOC ordinarily uses an automated valuation with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case. At closing, at least 75% of the line is drawn.

The Investment-Property Numbers at a Glance

Factor Investment property line What the lender checks
Max CLTV 70% First mortgage plus new line vs. value
Minimum credit 700 (720 gets the same CLTV) Single-bureau score
Max line $500,000 Hard cap on rentals
Draw / repayment 5 years / 25 years Interest-only draw, then amortizing
Title Individual or revocable trust No LLCs
DTI 50% max Includes first mortgage payment

These are typical ranges from select wholesale lenders, not promises. Every file is reviewed individually.

Notice what the table says about leverage. Credit above 700 buys eligibility, not extra room. A 760 score does not lift the 70% ceiling on a rental. Primary residences are different: those lines can reach 90% CLTV, but only at a 720 or better profile, and that tier never applies to a rental.

A Worked Sizing Picture

At a 70% CLTV ceiling, the new line can only use whatever room is left after the first mortgage, subject to the valuation and lender review. Your equity is the limit here, not your deposits.

Now flip it. Say a rental carries a first mortgage at 65% of value. Against a 70% CLTV ceiling, only about five points of room remain. Strong bank statements cannot create equity that is not there.

This is the honest answer to “what is the binding constraint?” On an investment line, it is usually CLTV and title. Income method rarely decides it.

Where the General Rule Breaks

LLC-titled rentals. This is the big one. Investor commentary on BiggerPockets reports that many banks write a HELOC only on a primary home, and the Lendmire network is stricter still about entities. If your rentals live in LLCs, plan on a DSCR route.

Lines above $500,000. These are primary-residence only. They need a 700 or better credit profile (720 on the longer-runway structure), cap at 75% CLTV, and require a full appraisal. None of that applies to a rental.

Property listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Exposure limits. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program or $750,000 on the longer-runway program. Those are the two wholesale programs behind the figures here. Each number applies only within its own program.

Texas. A Texas primary residence is a homestead with an 80% combined cap. Investment properties in Texas are treated as non-homestead and follow the standard investment table.

Where it is available. This line is arranged in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Two Lines in Positions You May Not Expect

Your rental HELOC does not need a mortgage already in place, since a first-position line is possible. But a line against your primary residence is a different thing from a line against a rental. Many landlords weigh both: tap the home you live in at a higher ceiling, or tap the rental at 70%. Lines against a home you occupy follow different tables, and the funds can be used toward your next purchase. Occupancy decides which table applies, so the answer depends on which property you pledge.

Statement Prep: What Helps and What Hurts

Clean deposits make for a smoother review. Practical habits include:

  • Keep rent deposits going into one identifiable account.
  • Avoid commingling personal spending with business-account activity where you can.
  • Document large one-time deposits, because transfers and loan proceeds are generally screened out.
  • Hold consecutive statements for the full window, with no gaps.

If your reported income is low because of lawful write-offs, a CPA can tell you whether that matters before you apply. Tax treatment varies; consult a qualified professional.

HELOC vs. DSCR Cash-Out: Which Fits?

The two products underwrite different things. A bank statement HELOC looks at you: your deposits, credit, and DTI. A DSCR cash-out refinance looks at the property: whether rent covers the payment. Lendmire’s complete DSCR loans guide walks through the property-based side in full.

Factor Bank statement HELOC DSCR cash-out refinance
Underwritten on Borrower deposits, DTI Property rent vs. payment
Title Individual or revocable trust LLC possible, per program terms
Existing first mortgage Stays in place Replaced
Investment max 70% CLTV, $500,000 Around 75% LTV, larger loans
Payment structure Floating, draw then repay Term loan, 30-year fixed spine

On the DSCR side, most standard rental cash-out files land around 75% LTV with about six months of seasoning. Short-term rental collateral generally tops out near 70% on cash-out. DSCR compares rent to the full payment only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. Select lenders in the network also offer sub-1.00 coverage with leverage and terms adjusted.

A HELOC tends to fit when:

  • Your rentals are in your personal name or a revocable trust.
  • You want to keep a low-rate first mortgage untouched.
  • You need a modest, flexible amount rather than a large lump sum.

A DSCR cash-out tends to fit when:

  • Rentals sit in an LLC.
  • You own many properties or need a larger pull than $500,000.
  • Your property rent is strong but your personal DTI is stretched.

Is the Interest Deductible?

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. IRS Publication 936 ties home equity interest to use of the funds on the home that secures the loan.

Common Mistakes

  • Assuming statements mean no review. Credit, equity, DTI, property, and title are all checked.
  • Counting every deposit as income. Transfers and proceeds drop out.
  • Ignoring vesting. An LLC deed ends the HELOC route before it starts.
  • Skipping the carrying-cost model. The CFPB notes HELOCs usually carry adjustable pricing, so the payment moves with the balance and the cost steps up when repayment begins.
  • Treating it as a cheaper DSCR loan. It is a different product with a different test.

Frequently Asked Questions

Can a landlord get a HELOC without traditional personal-income documentation?

Yes, on programs that accept bank statement income, subject to lender guidelines. Deposits stand in for tax-return income, while credit, equity, title, and DTI are still reviewed. On an investment property, the line is limited to 70% CLTV and $500,000.

What credit score does an investment property line need?

A 700 minimum on this network. Scores of 700 and 720 both reach 70% CLTV, so a higher score buys eligibility rather than more leverage. There is no tier beneath 700 for a rental.

Can I use a HELOC if my rental is in an LLC?

Not as titled. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A vesting change or a DSCR cash-out refinance, subject to program terms, is the usual path.

Does rental income raise the line amount?

Not by itself. The line is sized from equity and CLTV, and your qualifying income must support the debt ratio. More deposits cannot create equity that is not in the property.

Will I need an appraisal?

Usually not on a rental. Investment lines cap at $500,000, and full appraisals are required only above that, so an automated valuation is common. You can request a full appraisal in any case.
