Can You Get a Bank Statement HELOC for Investors Asking Their Bank First?

Can You Get a Bank Statement HELOC for Investors Asking Their Bank First?

The Quick Read: Usually not at the bank where you already hold your accounts, because few retail banks write a line on a rental property and even fewer count deposits in place of tax returns, but select wholesale lenders do offer a statement-based investment line to borrowers who hold title personally or in a revocable trust. Asking your bank first costs little and settles which door to use. Every figure below is subject to lender guidelines and full file review.

  • An investment-property line on this network tops out at 70% CLTV and $500,000, with a 700 credit minimum.
  • Bank statements change how income is proven. Credit, equity, title, debts, and property type are still reviewed.
  • An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • If your bank declines, the next step depends on whether title, income documents, or the property caused the no.

Why Does the Bank Usually Say No?

Most banks treat a rental as higher risk than a primary home, so they either skip the product or tighten the file. Lines on investment property are not offered by every lender, tend to carry stricter qualification, and may require more than one appraisal.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Documentation is the second hurdle. A bank that does lend on rentals usually wants returns that show the rental income on a Schedule E. An investor in a BiggerPockets discussion of HELOCs on investment property described several banks declining or charging more once the prior-year taxes showed rental activity.

For an investor with heavy depreciation and write-offs, that is the trap. Taxable income looks thin even when deposits look healthy.

Wording matters too. In a separate BiggerPockets thread on lines for investment property, a commenter noted that some lenders refuse a product called a HELOC on a rental but will offer a line of credit secured by investment property. When you call your bank, ask for both.

Key Terms Defined

HELOC: A revolving line of credit secured by a property you own, drawn as needed up to a set limit.

Bank statement income: A method that estimates monthly income from business or personal deposits instead of tax returns.

CLTV (combined loan-to-value): Every lien on the property, including the new line, divided by the property’s value.

Lien position: Whether the line sits first or second behind the existing mortgage.

Non-QM: Loans underwritten outside standard agency documentation, usually through wholesale lenders placed by a broker.

DSCR: A coverage ratio comparing a rental’s income to its full monthly housing obligation.

What Does “Bank Statement” Actually Change?

It changes the income proof and nothing else. Lenders typically total eligible deposits over 12 to 24 months, remove transfers and non-income credits, apply an expense factor to business accounts, and divide by the number of months. The result feeds the debt-to-income review.

Each program sets its own factor and window, so no single percentage applies everywhere. On this network, business accounts need at least a 680 score for the deposit analysis. Investment lines already floor at 700, so statement income is never the binding limit on a rental line. Credit, CLTV, and title are.

The phrase “bank statement” does not mean fewer checks. It means different documents. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

What Does a Statement-Based Investment Line Look Like in Practice?

Across Lendmire’s wholesale network, the investment-property line is narrow and specific. Lendmire is a mortgage broker and never the lender, so these are the guidelines of the select lenders it works with.

  • Leverage: 70% CLTV on an investment property. Credit above 700 does not buy more leverage, because 720 and 700 both reach the same ceiling.
  • Credit: a 700 minimum, which is a hard floor with no tier below it.
  • Line size: $25,000 to $500,000. A line above $500,000 is available only on a primary residence.
  • Structure: a standalone line in first or second lien position, with a 5-year interest-only draw followed by a 25-year repayment period. The line is variable and never converts to fixed, and at least 75% of it is drawn at closing.
  • DTI: 50% maximum, qualified on the interest-only payment at the maximum draw.
  • Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal, though a borrower can request a full appraisal.
  • Property: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: a borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.
  • Availability: these lines are placed in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.

Ask Your Bank First: A Short Script

Asking first is a sound sequence for most investors, because a yes from a bank you already use can be the simplest path. Ask these in order:

1. Do you lend on non-owner-occupied one- to four-unit properties at all?

2. Do you offer a line of credit secured by an investment property, even if you do not call it a HELOC?

3. What documents do you require: returns with a Schedule E, leases, or deposit statements?

4. Will you accept title in a trust or an LLC?

5. What is your maximum combined LTV on rentals, and is a full appraisal required?

6. If you decline, will you tell me the reason in writing?

That last question separates a product limit from a file problem. A bank that says “we don’t lend on rentals” has told you nothing about your credit or equity.

Bank’s answer What it usually means Next move
Yes, with returns Full-doc product Compare terms to a statement line
No, not on rentals Product limit Move to a broker-placed line
No, income too low Write-offs hurt returns Statement income may help
No answer Policy unclear Treat as a no

Title and Entity Ownership: The Deciding Detail

If your rental sits in an LLC, a statement-based line is probably not your tool. On this network, title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

A property already deeded to an LLC needs a vesting change or a different product. That is where a DSCR cash-out refinance comes in, subject to lender program eligibility for entity-titled files. A primary-home line can also fund a down payment, but it is a separate decision that depends on the equity in your residence.

When Does DSCR Beat a Statement Line?

DSCR is the better fit when the property is the strongest part of your file, or when title is in an entity. A statement line tests you: credit, DTI, and deposits. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal DTI drops out.

Factor Bank HELOC Statement line DSCR cash-out
Income basis Returns Deposits Property rent
Investment leverage Varies 70% CLTV Up to 70% LTV
Title Varies Individual or trust LLC possible
Structure Revolving Revolving Closed-end

On DSCR cash-outs, most files across the network top out around 75% LTV with about six months of seasoning. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Credit floors run from 620 in parts of the network to roughly 660 for most programs, and reserves commonly sit near six months of PITIA. The complete DSCR loans guide covers those mechanics.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside the ratio.

A Worked Example

Picture an investor with a duplex held in a revocable trust, strong credit above 700, and tax returns weakened by depreciation. The bank declines because the returns show little net income. A statement-based investment line can read the deposits instead. It still has to fit 70% CLTV and the 50% DTI limit.

Now change one fact: the duplex sits in an LLC. The statement line is no longer an option without a vesting change, and a DSCR cash-out becomes the realistic route. The deciding question is which constraint binds: personal income and title, or property coverage.

Where the Regulatory Line Falls

Federal rules do not set documentation for these lines. The CFPB’s mortgage origination examination procedures classify HELOCs as open-end credit. The ability-to-repay final rule, as hosted by NCSHA, excludes open-end plans from its documentation requirements. Lender policy therefore governs what a bank asks for.

Rentals are business-purpose. Because these are investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Frequently Asked Questions

Will my own bank give me a HELOC on a rental property?

Sometimes, but many banks do not. Those that do generally want returns showing the rental income, plus leases, and may order a full appraisal. Ask for a line of credit secured by investment property, not only a HELOC.

Can I use bank statements if I am a W-2 employee?

The method is built for self-employed and write-off-heavy borrowers. A salaried investor with clean returns usually gains little from it, and a full-doc file may be simpler.

Does asking my bank first hurt my application elsewhere?

A credit inquiry can appear, but a decline does not change a later wholesale file. On this network the report must be no more than 90 days old at closing, so a fresh pull happens anyway.

What if my property is in an LLC?

These lines require individual or revocable-trust title. An LLC-held property needs a vesting change, or a DSCR cash-out refinance instead.

Is a bank statement line available in every state?

No. Lendmire places these lines in 16 full-service states, narrower than its DSCR coverage.
