How Much Can You Borrow on a Bank Statement HELOC on One Income After a Divorce?

How Much Can You Borrow on a Bank Statement HELOC on One Income After a Divorce?

The Quick Read: It depends on three limits, and your line equals the smallest one: the equity left after existing liens, the program’s dollar cap, and what one income supports under a 50% maximum debt-to-income test (45% for credit from 600 to 679). Bank statements prove your income. They do not raise any of the three limits. Brokers like Lendmire match your file to the wholesale program that fits it, subject to lender guidelines.

  • Equity room is value times the combined-loan-to-value (CLTV) ceiling, minus every lien already on the property.
  • On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score.
  • Qualification counts the full line, not only the amount you draw.
  • Support you pay raises your debt ratio. Support you receive counts only with a signed order or agreement and proof of receipt.
  • A joint line stays joint after the decree until it is paid off, closed, or refinanced.

What Actually Sets Your Limit?

Your line is the lowest result from three separate tests. Lenders run all three, and the tightest one wins. A borrower with huge equity and thin documented income hits the income test first.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The tests also interact. A bigger line needs more equity room and a larger payment cushion inside your debt ratio.

Bank statement underwriting changes only how income is measured. A lender totals eligible deposits over 12 or 24 months and divides by the number of months. Some programs subtract an assumed business-expense percentage first. That makes the income number fairer for self-employed borrowers whose tax returns show heavy write-offs. It does not loosen the equity ceiling or the dollar cap.

Limit One: How Much Equity Room Do You Have?

Equity room is property value multiplied by the CLTV ceiling, minus every existing lien. CLTV means the combined loan-to-value ratio: the new line plus all other loans, divided by the property’s value. The ceiling depends on how you use the property and on your credit profile.

Occupancy and tier Max CLTV Max line
Investment, 700+ credit 70% $500,000
Second home, 720+ credit 90% $500,000
Primary residence, 720+ credit 90% $500,000
Primary residence, 700+ (720 on the longer-runway program) credit, larger line 75% $750,000

These are the network’s guideline ranges, and every file is reviewed individually. The 90% tier exists only at a 720-or-better credit profile, and only on a primary residence or second home. An investment property tops out at 70%, with no tier above it.

Here is the math in percentages of value. On an investment property at the 70% ceiling, existing liens at 25%, 40%, and 50% of value leave room for a line of 45%, 30%, and 20% of value. A rental with a first mortgage at half its value leaves a line worth only a fifth of the home’s value. The dollar cap may bind before the percentage does.

Value drives everything. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV may call for a secondary valuation. Every line above $500,000 needs a full appraisal, and you can request one on any line. A low valuation shrinks your room by more than you might expect, because the lien total stays fixed while the value falls.

Limit Two: What Is the Dollar Cap?

Lines run from $25,000 to $750,000, and the cap depends on occupancy. An investment property caps at $500,000. A line above $500,000 is available on a primary residence only, caps at 75% CLTV, and requires a full appraisal. The credit requirement for that size is 700 or better (720 on the longer-runway program).

Those are two wholesale programs the network places files with. One is built for higher leverage. The other, the longer-runway program, offers a choice of draw periods. They differ on details such as credit seasoning and property eligibility, so the broker’s job is to match the file to the right one.

The full line counts, not the amount you plan to draw. CLTV uses the credit limit. The debt-ratio test uses the interest-only payment on the maximum draw. A borrower who wants to draw only half still gets underwritten as if the whole line were drawn.

At least 75% of the line is drawn at closing. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. Pricing floats through both periods and never converts to fixed.

Limit Three: What Does One Income Support?

After a divorce, one income carries the whole debt-to-income test. DTI is your monthly debts divided by your gross monthly income. On this network, DTI tops out at 50%, drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum.

Here is how the chain works. Documented income sets your total monthly obligation allowance. Subtract existing debts, including any support you pay. What remains must cover the payment on the maximum line.

Run the numbers on one hypothetical borrower, in ratios only. Say the borrower has a 700 score and a 45% working ceiling. Existing obligations eat 38% of gross monthly income. That leaves 7% of income for the new line’s payment, and the payment is measured as interest-only on the full line.

Add a support obligation of a few more points of income and the room can vanish. Lendmire’s own illustration shows a DTI near 38% plus support landing near 47%. That is an illustration, not a program rule, but it shows how fast the ratio moves.

Support you pay is a debt in the ratio. Support you receive is different. It counts only with a written order or agreement and proof of receipt, and in a pending case the amounts are unsettled. For contrast, the older qualified-mortgage standard in CFPB Appendix Q looks for consistent receipt over three years and a copy of the final divorce decree. Bank statement programs set their own treatment of support income, so confirm it before you count on it.

How Do Lenders Read Your Bank Statements?

Lenders want deposits that are your own personal income, not transfers or loan proceeds. Unexplained deposits get questioned. A law-firm analysis of the federal ability-to-repay rule uses a large unidentified deposit as its example: the lender must confirm the money is income, not borrowed funds.

Clean up your statements before you apply. Move joint-account transfers and deposits from your ex-spouse out of the income picture. Keep a short written explanation for any large deposit. After a separation, a few months of deposits in an account that is solely yours makes the review simpler.

Use this checklist when you assemble the file:

1. Twelve or twenty-four months of statements from accounts holding your own income.

2. A written explanation for any deposit that is not ordinary income.

3. The settlement agreement or decree, if one exists.

4. Proof of any support you pay or receive.

5. The recorded deed showing how title is held.

What Moves Your Limit Up or Down?

Small changes in the inputs move the result in predictable directions.

Change Effect on your line
Higher documented income More DTI room
More support paid Less DTI room
Lower valuation Less equity room
Larger first mortgage Less equity room
Credit above 700 on an investment line Eligibility, not extra leverage

The last row surprises people. On an investment line, higher credit keeps you eligible but does not lift the 70% ceiling. The CFPB’s HELOC booklet explains the same equity logic in plain terms: the credit limit is a percentage of the home’s value, minus your mortgage balance. A lender can also block further draws if the home’s value falls significantly.

Credit has its own mechanics. The network uses a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and there are no rescores. Sub-640 profiles are limited to single-family residences under the longer-runway program, and since second homes floor at 640 and investment lines at 700, that restriction reaches primary residences only.

Can You Afford the Repayment Phase on One Income?

Test the repayment phase before you sign, not just the draw period. During the interest-only draw, the payment is small relative to the balance. When the line switches to fully amortizing repayment, the payment jumps. A single-income household should check affordability on the repayment phase, not only on the first years.

Pricing floats through both periods, so the payment can also move with the market. Draw less than the maximum if the repayment-phase math feels tight. The 75% drawn-at-closing requirement means you cannot take only a sliver at closing, so size the line to the need, not the ceiling.

When Is a HELOC the Wrong Tool?

A HELOC is underwritten on you, not the rental. Rent counts only as one piece of your income. That is the opposite of a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR stands for debt service coverage ratio: monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and any association dues.

If you kept the rental and your documented income is thin, a DSCR cash-out refinance sidesteps the one-income debt ratio. It is a standard-rental path that tops out around 75% LTV, with about six months of seasoning a common expectation. Short-term-rental collateral caps at 70% on a cash-out. Clearing 1.00 coverage is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A DSCR number is not the same as positive cash flow, since repairs, vacancy, and management sit outside it. Lendmire arranges these investor loans across 41 markets, including Washington, D.C., while the HELOC programs described here run in only 16 full-service states. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

A HELOC also fails when the property is an LLC rental, the valuation is low, or the equity room is simply thin. Some banks will not write a HELOC on a rental at all, which is why availability is narrower than for primary residences. Lendmire’s piece on how a bank statement HELOC works on one income after a divorce walks through the product mechanics, and the complete DSCR loans guide explains the rental-income alternative.

Key Terms Defined

CLTV: the combined loan-to-value ratio, meaning all loans on the property, including the new line, divided by its value.

DTI: debt-to-income, your monthly debts divided by your gross monthly income.

Draw period: the stretch when you can borrow from the line and pay interest only.

Bank statement income: qualifying income calculated from eligible deposits over 12 or 24 months.

Interest-only payment: a payment covering interest alone, with no principal reduction.

Frequently Asked Questions

Can my ex-spouse’s deposits count toward my income?

No. Deposits must be your own personal income, so transfers from a joint account or payments from your ex-spouse are stripped out. Support you pay counts as a debt.

Does a higher credit score raise my borrowing limit on a rental?

Not above the ceiling. On an investment property the network ceiling is 70% CLTV at both the 700 and 720 tiers, so a better score keeps you eligible without adding leverage. On a primary residence or second home, the 90% tier exists only at 720 or better.

Does the divorce decree take my ex off the line?

No. A decree or a quitclaim deed does not release anyone from the note. Only a refinance, an assumption, a payoff, or a sale removes a name. A joint line stays joint until one of those happens.

Can an LLC-owned rental get a bank statement HELOC?

Not on this network. An LLC, corporation, partnership, or irrevocable trust cannot hold title, so a property deeded to an LLC needs a vesting change first. A DSCR cash-out is the usual alternative.

Do I need an appraisal?

Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation.
