The Quick Read: Yes, sometimes. A line secured by a rental can qualify on documented bank deposits under the applicable program, subject to lender guidelines, but it only works when title, equity, and credit all line up.
- Bank statements change only how personal income is documented. They do not loosen equity, credit, title, or property rules.
- On the investment lines Lendmire’s wholesale partners place, the ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
- The individual borrower or a revocable living trust must hold title. An LLC cannot.
- Rental coverage is secondary here. A DSCR cash-out refinance is the property-income alternative.
A bank statement line speaks to the problem of thin taxable income, where depreciation and write-offs shrink the bottom line on a return. It does not remove every other gate, and the sections below walk through which ones remain.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Do Bank Statements Actually Change?
Bank statements change the income evidence and nothing else. The lender averages eligible deposits over a lookback period instead of reading tax returns, then runs the borrower’s debt-to-income ratio on that figure.
Everything else still applies. The lender still reviews credit, title, the property type, and the equity left after existing liens. On the network Lendmire brokers through, a bank statement line is a borrower-qualified product. The deposits, the credit profile, and the equity decide the file. The rent the property collects does not set the line amount.
That is the sharpest contrast with a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that side in full.
Can a Rental Property Secure a HELOC at All?
It can, but lenders that write it are scarce. NerdWallet reports that a HELOC on an investment property is possible, though the pool of lenders is smaller and borrowing limits sit below those on a primary home, because lenders see higher default risk on rentals. It adds that multiple appraisals may be required.
A line against a rental works like any other line. The CFPB describes it as an open-end credit line you can borrow against repeatedly, with a draw period followed by a repayment period. If a first mortgage already exists, the line sits behind it as a second lien.
What Does the Network Allow on a Rental Line?
On an investment property, the ceiling is 70% CLTV, and 700 is the minimum credit score. Both 720 and 700 reach the same 70% ceiling, so a higher score buys eligibility rather than extra leverage. The maximum line is $500,000.
Here is how the investment-line parameters look in one place. Every figure is subject to lender guidelines and full file review.
| Factor | Investment property line |
|---|---|
| Max CLTV | 70% |
| Minimum credit | 700 |
| Line size | $25,000 to $500,000 |
| Lien position | First or second |
| Draw structure | 5-year draw, 25-year repayment |
| DTI | 50% maximum |
Several points follow from that table.
- Valuation. Because the line cannot exceed $500,000 and full appraisals begin only above that size, an investment line runs on automated valuation. A traditional appraisal is usually not required, though a borrower may request one.
- Pricing. It floats through both the draw and repayment periods and never converts to fixed.
- Funding at closing. At least 75% of the line is drawn at closing.
The network figure for an investment line is 70% CLTV.
Why Title Is the Gate Most Investors Miss
Title decides eligibility before income does. The individual borrower or an inter vivos revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot.
That is the sharpest structural difference from a DSCR loan. DSCR cash-out refinances can be placed on entity-held rentals, subject to lender program eligibility. If a rental already sits in an LLC, a bank statement line would require a vesting change first. For many investors, a DSCR cash-out is the cleaner route, and it avoids retitling the property.
A few other gates apply:
- A borrower is limited to three lines.
- A borrower with more than 15 financed properties is not eligible.
- Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.
- Availability is limited to the 16 states where Lendmire offers full-service mortgage lending, which is narrower than its 41-market DSCR footprint.
How Is the Line Sized?
Sizing is an equity calculation. The lender takes the combined ceiling times the property’s value, then subtracts what is already owed. The CFPB’s HELOC booklet shows the same logic: a percentage of value, minus the mortgage balance.
Run it on a rental valued at $400,000 with a first mortgage balance of $200,000. At the 70% investment ceiling, combined debt can reach $280,000, so the first mortgage already uses most of the room. The available line is the difference. A free-and-clear rental has far more room, and the line may sit in first position.
Three limits can bind, and the smallest wins:
1. The 70% combined ceiling after existing liens. 2. The $500,000 line cap. 3. DTI, which tops out at 50% and is qualified on the interest-only payment calculated on the maximum draw.
The line cap matters mostly for large, low-debt properties.
Bank Statement Line or DSCR Cash-Out?
The two products answer different questions. One underwrites the borrower, and the other reviews the property’s rental income.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Deposits, credit, DTI | Rent vs. PITIA |
| Existing first mortgage | Stays in place | Replaced |
| Entity (LLC) title | Not eligible | Possible, per program terms |
| Leverage | 70% CLTV (investment) | Around 75% LTV, most files |
| Structure | Variable, revolving | Term loan, fixed options |
Investor profile is the deciding variable. A self-employed investor with strong deposits, thin tax returns, personal title, and a low-balance first mortgage may find the line fits, because it leaves that first loan untouched. An investor holding rentals in an LLC, or one whose rent coverage is strong and whose personal income documentation is messy, will usually find DSCR cash-out the more practical path.
The flip point is the first mortgage. If it is worth keeping, a second-lien line preserves it. If the existing loan is not worth protecting, a DSCR cash-out gives more leverage on standard rentals, about 75% LTV on most files with roughly 6 months of seasoning, and the coverage test can run on rent alone. Remember that clearing 1.00 coverage compares rent only to PITIA. It does not equal positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.
What Should You Do With the Cash?
The line is cash, not a purchase loan. If the plan is to fund the next rental, the new property still needs its own financing, and that is often a DSCR purchase loan. On a DSCR purchase, most files land at 75%-80% LTV, and select high-leverage programs reach 85% with roughly a 700+ score.
Using the line for a down payment is a real strategy, but it stacks variable-rate debt on top of a new loan. Rental coverage on the new purchase should still clear its own test without leaning on the line’s draw. A rental line also ring-fences risk to the rental rather than the personal residence, which investors using a home-secured line do not get.
Borrowers should also read the line’s terms before converting a home into a rental. Renting out a home may be prohibited under a line’s terms.
Key Terms Defined
CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.
Bank statement income: Qualifying income the lender derives by averaging eligible deposits instead of reading tax returns.
Vesting: The way title is held, such as an individual, a revocable trust, or an LLC.
Draw period: The early stretch in which the borrower can draw funds, before full repayment begins.
DSCR: Debt service coverage ratio, which compares a rental’s income to its monthly debt obligation including taxes and insurance.
Frequently Asked Questions
Does rental income raise the line amount on a bank statement HELOC?
Not directly. The line amount comes from equity, the 70% combined ceiling on an investment property, and the borrower’s deposit-based DTI. Rent may support the file, but the DSCR approach is the one that qualifies primarily on rental income covering the payment, subject to lender guidelines.
Can an LLC-owned rental qualify?
No. Title must sit with the individual borrower or a revocable living trust. A property deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.
What credit score does an investment line need?
A 700 minimum on the network’s investment lines. Every file remains subject to lender guidelines.
Will I need a traditional appraisal?
Usually not. Investment lines cap at $500,000, and full appraisals begin only above that size, so automated valuation is the normal lane. A borrower can request a full appraisal, and a secondary valuation may apply at higher CLTVs.
Is the interest tax-deductible?
Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.
