Can You Get a Bank Statement HELOC for Retirees Living on Pension?

Can You Get a Bank Statement HELOC for Retirees Living on Pension?

The Quick Read: Usually the bank statement route is not the right tool for pension income, but a retiree can still qualify, because a pension award letter or 1099-R proves income more directly, and bank statements then serve as supporting proof that the deposits arrive on schedule, with the underwriting still resting on credit, equity, and debt-to-income.

  • Pension and Social Security are proven with benefit letters and tax forms, so statements usually corroborate rather than carry the file.
  • Bank statement review earns its place when deposits are mixed, such as part-time consulting or rental income alongside benefits.
  • On an investment property, the ceiling is 70% CLTV with a 700 minimum credit profile, and the line tops out at $500,000.
  • A retiree with rentals can often get a cleaner file by testing rent against the property’s payment rather than leaning on a pension.
  • Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

Why Bank Statements Are Usually the Wrong Fit for a Pension

Bank statement programs were built for self-employed borrowers whose tax returns understate what the business really earns. Their deposits are the only record of that income. A pension is different, because a third party already documents it every year.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker that places home equity lines with a network of wholesale lenders. Across that network, a retiree on a pension is normally asked for the benefit letter or 1099-R, not twelve months of deposits. Statements play a supporting role. They show the money lands in the account on a regular schedule and match the award letter.

Statements become the main proof only when the retiree’s income has an active component. Examples include consulting fees, part-time business income, or rental deposits sitting next to the pension. In those cases a statement review picks up what the benefit letter cannot. Lendmire’s piece on bank statement HELOC requirements for retirees on pension and Social Security covers the document side in more depth.

Which Document Proves Which Income?

Each income stream has a best proof, and statements are the supporting layer for nearly all of them. Match the document to the income before choosing a track, because sending the wrong paper is a common way to slow a file down.

Income source Best proof Role of bank statements
Pension or annuity Benefit letter or 1099-R Show deposits match the letter
Social Security Award letter and SSA-1099 Confirm regular deposit
Retirement-account withdrawals Statements showing ongoing distributions Prove the pattern is regular
Consulting or part-time work Bank statements Primary proof
Rental income Leases and deposits Corroborate lease terms

Transfers between your own accounts are not income, so a statement full of internal moves proves nothing. A one-time lump-sum pension payout is also not a recurring stream. Underwriters want income that repeats.

Four Ways to Qualify (Pick the Track First)

A retiree has four qualification tracks, and the right one depends on where the money comes from. Choosing deliberately matters more than the label on the loan.

Track Best-fit borrower What gets reviewed
Documented personal income Pension and Social Security Benefit letters, tax forms
Bank statement deposits Mixed or active income 12 to 24 months of deposits
Asset-based Large savings, modest income Liquid and investment assets
Property income (DSCR) Owner of non-owner-occupied rentals Rent against the property’s payment

Asset-based review fits the retiree with a small pension and a large portfolio. Scotsman Guide notes that retirees may lack monthly earnings despite substantial savings, and asset depletion programs exist for that gap by converting liquid assets into imputed income. Availability varies by lender, and the test for a line is still run on the payment at the maximum draw.

Finder points out that these products usually still require some financial verification, and only the W-2 or tax return is skipped.

How the Numbers Work on a Primary Residence

Most retirees asking this question want to tap the home they live in. Ceilings on this network depend on occupancy and credit profile, and the top tier is narrow. A primary residence can reach 90% CLTV, but only at a 720 or better credit profile and on lines up to $500,000. At 700 and above, the ceiling is typically 85% on lines up to $500,000, or 75% on lines up to $750,000. Lower credit tiers step the ceiling down, with 600 as the program floor.

The debt-to-income test is where pension income shows up. Maximum DTI is 50%, or 45% for credit profiles from 600 to 679, and a ratio above 45% needs a 680 minimum. The payment is calculated as interest-only on the maximum draw, not on what you plan to borrow.

Here is the logic, step by step, with no dollar figures needed:

1. Add up documented monthly income: pension plus Social Security plus any proven withdrawals.

2. Add existing monthly obligations, such as a first mortgage, car loans, and card minimums.

3. Add the interest-only payment on the full line you are requesting.

4. Divide the total obligations by gross income and compare the result to the 50% ceiling, or 45% at lower scores.

A fixed pension keeps step one stable, which helps. It also means the income side cannot grow to absorb a large line, so a retiree with modest benefits often finds the maximum draw drives the ratio more than expected. At least 75% of the line is drawn at closing, and the pricing floats on a variable basis for the life of the line. A retiree on a fixed income should size the line to the budget, not to the ceiling.

What About the Investment Property Line?

An investment-property line is the strictest tier on the network. The ceiling is 70% CLTV, the minimum credit profile is 700, and the maximum line is $500,000. Investment lines use a 5-year draw with a 25-year repayment structure only.

This matters because market surveys describe more generous leverage for rental HELOCs. One survey, from Experian, reports typical caps near 80% with at least 20% equity remaining after a full draw. Those are market-wide figures, and the network’s investment ceiling is 70% CLTV. Yahoo Finance adds that investment-property HELOCs are less common and harder to obtain than primary-residence lines.

Title is the other sharp edge. The line must be held by the individual borrower or an inter vivos revocable living trust. LLC-owned rentals cannot take this product, so a property already deeded to an LLC needs a vesting change or a cash-out refinance on a DSCR basis instead. Strong pension income does not repair a title problem.

When Rent, Not Pension, Is the Better Test

An investor who owns rentals can change the question from “does my pension cover this?” to “does the property cover itself?” On a DSCR loan, the test is monthly rent divided by the full housing payment (principal, interest, taxes, insurance, and any HOA dues). Pension income is not part of that calculation.

That cuts both ways. A retiree with large pension checks and a weak rental gets no credit for the pension. A retiree with modest benefits and a well-leased rental can present a cleaner file than any personal-income review would give.

Across the wholesale network, the typical ranges are as follows, all subject to lender guidelines:

  • Purchase leverage commonly lands at 75% to 80% LTV, with select high-leverage programs reaching 85% at roughly a 700 score.
  • Cash-out refinance on a standard rental generally tops out around 75% LTV, with about 6 months of seasoning as a common expectation.
  • Coverage of 1.00 is where select programs start, and stronger ratios open better terms. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Credit tiers run from a 620 floor in parts of the network to about 660 on most programs, and 700-plus for the strongest leverage.
  • Reserves vary by lender, leverage, and loan size, and commonly sit around 6 months of the full housing payment.

Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Retirees weighing this path can read the complete DSCR loans guide for the full mechanics.

Will the Pension Keep Paying? (Continuance and Edge Cases)

Underwriters want to know the income will last. The CFPB’s Appendix Q to Regulation Z states the benchmark clearly. Income must be analyzed to see whether it can reasonably be expected to continue, and retirement income that will cease within the first full three years of the loan may not be used. Appendix Q is a standard written for qualified mortgages, so treat it as a conceptual yardstick for non-QM lending, not a binding rule for these lines. A pension with a defined end date, such as a term-certain annuity, can run into this idea.

Other edge cases come up often:

  • Large assets, thin income. Asset-based review may fit, but not every lender offers it, and the payment test still applies at the full line.
  • Income that was split. If a divorce order divides a pension, only the retiree’s portion counts, so document the net amount actually received.
  • Mixed income. A pension, Social Security, withdrawals, and rent can all sit in one file, as long as each stream has its own proof.
  • Property type. Manufactured homes, co-ops, condotels, and log homes are not offered. Condominiums, including non-warrantable ones, townhomes, PUDs, and one- to four-unit homes are eligible.
  • Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • Location. HELOCs through this network are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

A larger equity cushion helps, but equity never replaces income, credit, and property eligibility. The file has to clear all three.

Key Terms Defined

Bank statement HELOC: A home equity line qualified on deposit history instead of tax returns, though it still verifies credit, equity, and debt capacity.

CLTV: Combined loan-to-value, which adds the new line to any existing mortgage and compares the total to the home’s value.

DTI: Debt-to-income ratio, which compares monthly obligations to gross monthly income.

DSCR: Debt service coverage ratio, which compares a rental’s monthly rent to its full housing payment.

Asset depletion: A method that converts liquid and investment assets into imputed monthly income.

Vesting: The way title is held, which determines who can legally sign for the line.

What to Do Next

Start by matching the income to the track. Pension and Social Security point to benefit letters, mixed or active income points to statements, large savings point to asset-based review, and a well-leased rental points to the property-income route. Pull the documents for whichever track fits, confirm how title is held, and size the line to a budget you can carry on a variable payment.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The brokerage shops its wholesale partners and matches the scenario to the program, and the best fit depends on your situation. Reach the team at 828-256-2183 or request a quote.

Frequently Asked Questions

Can a retiree qualify for a HELOC on pension income alone?

Yes, if the pension is documented and the rest of the file clears. The proof is a benefit letter or 1099-R, and the lender then tests debt-to-income, credit, and equity. The payment is calculated on the interest-only amount at the maximum draw, so a small pension can limit the line size.

Do bank statements help or hurt a pension-only file?

They help as corroboration. Statements show the deposits match the award letter, and that supports the file. They are not required to prove a pension, and transfers between your own accounts count for nothing.

Does a lump-sum pension payout count as income?

Generally no. A one-time payout is not a recurring stream, so lenders usually look for ongoing payments instead. If the lump sum was rolled into an account that makes regular withdrawals, those documented distributions can count.

Can I use rental income instead of my pension?

Yes, through a DSCR structure on a non-owner-occupied rental, where rent is tested against the property’s payment and the pension is not counted. That path suits a retiree with a well-leased property and modest benefits, subject to lender guidelines.

Can an LLC-owned rental take a HELOC?

No. Title must be held by the individual or an inter vivos revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better.
