The Quick Read: Both products can read your deposits instead of your tax returns, but they differ in structure. A bank statement HELOC is a variable-pricing credit line that requires title to stay in your name or a revocable living trust. A bank statement cash-out refinance is a new closed-end first loan that, depending on the program, may close with an entity on title.
- A HELOC suits an individual or trust-held property where you want to keep your existing first mortgage and draw as needed.
- A cash-out refinance suits an LLC-held rental, or any file where you want one lump sum and a new first lien.
- On an investment property, the HELOC network ceiling is 70% CLTV (combined loan-to-value, meaning all liens measured against value) with a 700 minimum credit score.
- Deposits are counted selectively, so the number on your statements is not the number a lender uses.
- Subject to lender guidelines, the best fit depends on how the property is titled, what you owe on the first mortgage, and how you want the money delivered.
The honest answer on who each is for: the HELOC is for the self-employed owner who holds the property personally and likes the existing first mortgage. Lendmire is a broker, so it places these files with wholesale lenders rather than lending itself. The right program depends on your property, credit, and goals.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
The HELOC column below reflects the guidelines Lendmire’s wholesale partners publish for equity lines. The cash-out column shows published industry norms, which vary by lender and program.
| Factor | Bank Statement HELOC | Bank Statement Cash-Out |
|---|---|---|
| Structure | Open-end line, first or second lien | New closed-end first-lien loan |
| Review basis | Your income and credit, read from deposits | Deposits, or property rent on a DSCR path |
| Property types | 1-4 units, PUD, townhome, condo | Program-specific; confirm per file |
| Entity vesting | Individual or revocable trust only | Often possible, subject to program terms |
| Existing first mortgage | Can stay in place | Paid off and replaced |
| Investment leverage | 70% CLTV, 700+ credit, up to $500,000 | DSCR path: maximum LTV on standard rentals varies by lender and program; confirm per file |
| Seasoning and reserves | Varies by lender and file | Commonly a waiting period and several months of reserves |
Two notes on the table. The HELOC is offered only in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint. Manufactured homes, co-ops, condotels, log homes, commercial, and mixed-use properties are not eligible for the line.
Key Terms Defined
Open-end credit is a line you can draw, repay, and draw again up to a limit. Closed-end credit is a loan funded once, with a fixed repayment schedule. Vesting is how title is held, such as in your own name, a revocable living trust, or an LLC. Seasoning is the waiting period a lender wants between events, such as owning a property and refinancing it. PITIA is principal, interest, taxes, insurance, and any association dues, the full monthly obligation a DSCR (debt service coverage ratio) test measures rent against.
When a Bank Statement HELOC Is the Better Fit
A HELOC fits when title is already in your name or your revocable living trust, the existing first mortgage is one you want to keep, and you prefer flexible access over one lump sum. Those three conditions together make it the cleaner structure.
Picture an investor who owns a duplex personally and has a first mortgage worth keeping. They run a self-employed business whose tax returns understate cash flow. They want money available for a future down payment but not necessarily today. A line can sit behind the first lien, and the first loan is left alone. Generally, a second lien is not treated as a transfer that triggers a due-on-sale clause, according to DeedClaim’s legal explainer. Your own loan documents still control.
Here are the network guidelines to plan around:
- Investment property: the ceiling is 70% CLTV, with a 700 minimum credit score and a line up to $500,000.
- Primary residence: the ceiling reaches 90% CLTV only at a 720 or better credit profile, and up to $500,000. Lower credit tiers step down from there.
- Draw structure on investment lines: a 5-year interest-only draw period followed by a 25-year repayment period.
- At closing: at least 75% of the line is drawn, and pricing floats during both the draw and repayment periods without converting to fixed.
- Debt-to-income: 50% is the maximum, and qualification runs on the interest-only payment calculated on the maximum draw.
- Valuation: lines at or below $500,000 ordinarily run an automated valuation, and a full appraisal is available on request.
The exposure limits matter for portfolio owners. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. Every figure is subject to lender guidelines and full file review.
The HELOC is not the right tool if you want to reach 75% on a rental, if the property sits in an LLC, or if you want a fixed repayment structure from day one.
When a Bank Statement Cash-Out Refinance Is the Better Fit
A cash-out refinance fits when the property is held by an entity, when you want the money in one lump sum, or when replacing the first loan makes sense anyway. Because the old note is paid off, the old loan’s due-on-sale clause is moot at closing.
Run the numbers on a rental held in an LLC. A HELOC is off the table because the line cannot be vested in an LLC. Moving title into the LLC’s name or out of it is the very step many owners are trying to avoid. A cash-out refinance can be structured around the existing vesting, depending on program terms.
Bank statement underwriting is one way to document income here. Another is the DSCR path, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the wholesale network, DSCR cash-out refinances commonly follow these ranges:
- Leverage: around 75% LTV on standard rentals, with a 70% ceiling on short-term-rental collateral.
- Seasoning: about 6 months of ownership is a common expectation.
- Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage tiers.
- Reserves: commonly around 6 months of PITIA, which conservative rate-term files at modest leverage under $1,500,000 can see waived. Larger loans typically step up to about 9 months.
- Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders), with 30-year fixed structures as the spine. Extended terms and interest-only periods are available through select lenders.
Clearing 1.00 on a DSCR test does not mean the property cash flows. The test compares rent to PITIA only. For more on how the math works, see the complete DSCR loans guide.
The tradeoff is real. A cash-out resets your first lien, which may matter if your current first mortgage is one you would not want to replace. For the DSCR version of this same decision, Lendmire’s DSCR HELOC vs. DSCR cash-out refinance without transferring title covers it directly.
What “Without Transferring Title” Really Means
Keeping title untouched means one thing for a HELOC and another for a cash-out. The HELOC only works if title already sits in your name or a revocable living trust. The cash-out may let title stay in an entity, depending on the program.
The trap is moving a mortgaged rental into an LLC just before you refinance. Under the federal due-on-sale statute, the list of protected transfers does not include transfers to an LLC, as FedLaws explains. A transfer on an existing mortgage can therefore let that first lender call the loan, even on a one-to-four-unit property. That is not something to build a plan around.
The cleaner sequence is to let vesting happen at the new closing, when the old note is being paid off anyway. If the property is already in an LLC, a HELOC would require a vesting change first, so a DSCR cash-out is usually the more direct route.
Two other title situations come up. If your spouse or another person is on title, the lien generally requires every record owner to sign, and only the borrowers’ income counts toward qualifying. A revocable living trust is an accepted vesting for the HELOC. Irrevocable, blind, and land trusts are not.
How Deposit-Based Income Gets Counted
Lenders do not take your deposits at face value. A common process picks personal or business statements, strips out ineligible deposits, averages the rest over 12 or 24 months, and applies an expense factor to business-account deposits.
Transfers between your own accounts, refunds, loan proceeds, and peer-to-peer payment app transfers are typically excluded. Large one-time spikes usually need documentation. Personal-account deposits are often counted more fully than business deposits, which are reduced by an expense factor. A letter from a CPA may support a lower expense factor on some files. The exact method varies by lender, so a file that qualifies with one wholesale partner may need a different structure with another.
This is where a broker earns its keep. Lendmire’s role is to match your deposits, credit profile, title, and equity to the program that fits, not to push one product.
Where the Rules Differ
Loan purpose, not the product’s name, decides which consumer-lending rules apply. Closed-end consumer loans secured by a dwelling fall under the federal ability-to-repay rule, while open-end plans such as HELOCs are among the categories the CFPB’s compliance guide lists as excluded. Separately, Regulation Z section 1026.43 does not apply to credit extended primarily for a business purpose, even when a dwelling secures it.
None of this means a bank statement loan skips underwriting. Alternative documentation changes the papers a lender reads, not the lender’s duty to judge whether you can repay.
The Verdict
Choose the HELOC if title is already personal or in a revocable trust, your existing first mortgage is worth keeping, and a 70% CLTV ceiling on an investment property is enough. Choose the cash-out if the property is in an LLC, you want one lump sum, or you were going to replace the first loan anyway.
The strongest files clear both tests: enough equity and enough coverage. A bigger cushion never erases leverage caps, credit floors, reserve rules, or property eligibility. If you are weighing a line against a cash-out and want to see how the numbers work, Lendmire can help you compare options based on the property, the equity available, your credit profile, combined leverage, and your goals. Every file is underwritten individually, and nothing here is a commitment to lend.
Frequently Asked Questions
Can a bank statement HELOC be placed on an LLC-owned rental?
Not directly. The network’s equity lines require title held by an individual or a revocable living trust, so LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already in an LLC needs a vesting change or a DSCR cash-out instead.
Does a cash-out refinance force me to change the deed?
Not necessarily. Because the new loan replaces the old one, vesting can often be handled at closing, and entity vesting may be possible on some programs, subject to program terms. Confirm the vesting rules before you start.
Does a second lien trigger the due-on-sale clause on my first mortgage?
Generally not. Your loan documents control, so read yours.
Does clearing 1.00 coverage mean the rental cash flows?
No. Clearing the test says nothing about what is left after the costs it leaves out, so a rental can qualify and still run thin.
Do all deposits count as income?
No. Transfers, refunds, and loan proceeds are typically excluded, and business deposits are usually reduced by an expense factor. The method varies by lender.
