Can You Get a Bank Statement HELOC for Investors Buying Their Next Rental?

Can You Get a Bank Statement HELOC for Investors Buying Their Next Rental?

The Quick Read: Yes, usually, but only when the line is secured by a home or rental you already own, not by the property you are about to buy. A bank statement HELOC qualifies a self-employed borrower on documented deposits instead of tax-return income, and the cash can fund the down payment on the next rental, subject to lender guidelines.

  • On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile.
  • Title must sit with an individual or a revocable living trust. An LLC cannot hold it.
  • Rental income does not size the line. Equity, credit and your personal debt load do.

Self-employed investors know the problem. Deductions shrink taxable income until a good year looks thin on paper. Bank statement underwriting reads the deposits instead. The broader complete DSCR loans guide covers the investor-loan side.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Does (and Doesn’t Do)

A bank statement HELOC supplies cash. It does not buy the property. It is a line of credit secured by something you already own, and you spend the proceeds on the next deal.

A HELOC is an open-end line you can borrow against repeatedly. Per the CFPB’s HELOC explainer, you can generally draw up to your limit during a draw period, then a repayment period begins. If you already have a first mortgage, the line sits behind it as a second mortgage.

On this network, the investment-property version runs one structure only: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The payment floats during both periods and never converts to fixed. At least 75% of the line is drawn at closing. Those are program mechanics, so the cost of carrying the balance can rise with the index. A rising payment can eat into a rental’s cash cushion.

How Do Lenders Turn Deposits Into Income?

Lenders total your eligible deposits over 12 to 24 months, strip out transfers between your own accounts, and apply an expense factor on business accounts. The result is a monthly qualifying income figure. The lender sets the factor. You do not choose it.

The formula is simple: eligible deposits divided by months, times one minus the expense factor, times your ownership share. HousingWire’s non-QM guide describes the same approach, with the factor based on business type, headcount, contractor use and operating structure.

Bank statement does not mean no documents. Expect:

  • Personal or business statements, plus a year-to-date profit-and-loss statement for self-employed files
  • Proof of roughly two years of self-employment
  • A mortgage statement, insurance declaration and property tax bill on the collateral
  • A schedule of every property you own, with liens, balances and how each is titled
  • Leases and a rent roll, commonly requested when the collateral is a rental

After income, the lender still tests credit, combined leverage, debt-to-income, the property, title and insurance. The program allows up to 50% DTI, with a 680 minimum above 45%. Business-account deposit analysis needs a 680, but an investment line already floors at 700, so bank statement income is never the binding credit constraint there.

Which Property Secures the Line?

This is the decision that matters most. Most investors do better pulling equity from a primary residence than from a rental, because the ceiling is higher and lenders view an owner-occupied home as lower risk.

Collateral Max CLTV Credit Max line
Investment property 70% 700 minimum $500,000
Primary residence Up to 90% 720+ for the 90% tier $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home Up to 90% 720+ for the 90% tier Up to $500,000

A line above $500,000 is primary-residence only. It needs a 700-or-better credit profile (720 on the longer-runway draw structure), caps at 75% CLTV and requires a full appraisal. Lines at or below $500,000 ordinarily use an automated valuation, so an investment line is structurally always in that lane. Texas primary residences cap at 80% combined, and a few states add their own wrinkles, so confirm the state early. All figures are subject to lender guidelines and full file review.

Some investors open a line on a home while it is still their residence, then convert it to a rental later. That is risky. The CFPB’s HELOC brochure notes that renting your home to others may be prohibited under the terms of a line. Read the terms before you plan around that move.

Can an LLC Hold the Property?

Not for this product. Fee simple or leasehold title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan. If the rental already sits in an LLC, the choices are a vesting change or a DSCR cash-out refinance instead. Neither is automatic, and a vesting change can raise its own questions with the first-mortgage lender, so look at that before you move title.

Does Strong Rent Raise the Line?

No. A bank statement HELOC is sized from your personal file, your equity and your credit. Rent coverage plays no part. That is DSCR logic, and the two products answer different questions.

A DSCR loan compares a property’s rent to its full monthly obligation (principal, interest, taxes, insurance and any HOA dues). It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC qualifies you. Many self-employed investors use both, on different deals.

Here is the combination that works in practice. The line supplies the down payment. A DSCR purchase loan finances the rest, underwritten on the new property’s rent. Most DSCR purchases land at 75% to 80% LTV, and select high-leverage programs reach 85% with a 700+ score. Coverage of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Two cautions apply. First, a DSCR loan counts rent against the payment only. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, utilities and capex sit outside the calculation. Second, the purchase lender will look at where the down payment came from. A new line balance adds a monthly obligation to your file, and a lender may ask for a paper trail on the borrowed funds. Plan the sequence with your broker before you draw.

Bank Statement HELOC vs. DSCR Cash-Out

Factor Bank statement HELOC DSCR cash-out
Underwritten on Your deposits and DTI Property rent vs. payment
First mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, subject to program terms
Investment-property leverage 70% CLTV About 75% LTV
Payment Floats Program-dependent

The line fits a bounded need, a short horizon and a first mortgage worth keeping. A cash-out fits when the property is entity-held, when you want the equity in a single lump, or when personal income is hard to document at all. Lendmire’s piece on how a bank statement HELOC compares with a DSCR HELOC goes deeper on each side of that fork.

Who Should Skip This

Skip it if your credit sits below 700 and your only collateral is a rental. The investment tier has no lower rung. Skip it if the rental is deeded to an LLC and you want to keep it there. Skip it if you cannot absorb a floating payment while the new property is vacant or under repair. And skip it if the collateral is your home and the downside of losing it is more than the deal justifies. The CFPB’s HELOC explainer states plainly that falling behind could cost you the home.

Property type matters too. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use buildings, and agriculturally zoned land are not eligible. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable ones, are. A borrower is limited to three lines, and owners of more than 15 financed properties are not eligible.

What About Federal Rules?

No federal rule dictates how a lender documents a self-employed borrower’s HELOC income. The ability-to-repay rule in 12 CFR 1026.43 excludes lines governed by § 1026.40, so each lender sets its own standard. That is why bank statement lines live in the non-QM world. Leverage limits come from the lenders, not the law.

Availability is narrower than for DSCR loans. These lines are offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. DSCR programs cover 41 markets, including Washington, D.C.

Frequently Asked Questions

Does a bank statement HELOC require tax returns?

Not in the usual sense. Qualification runs on 12 to 24 months of deposits under the applicable program, subject to lender guidelines. You still document self-employment, credit, debts, the collateral property and title.

Can I take the line on the rental I’m about to buy?

No. A HELOC draws on equity in a property you already own. The new rental is financed separately, commonly with a DSCR purchase loan that looks at its rent.

Will a larger line help if my rental has strong rent?

No. Rent does not size the line. CLTV, occupancy, credit and DTI do. On an investment property the ceiling stays at 70% CLTV regardless of rent.

Why did a big bank turn me down?

Often because that institution does not offer the product on rentals. NerdWallet notes that not all lenders offer investment-property HELOCs and that requirements are strict. A broker that shops several wholesale lenders can match your scenario to a program that does.

What happens to the line if I sell the collateral?

It is generally due in full at sale, per the CFPB’s HELOC brochure. Plan the payoff before you list.
