The Quick Read: It depends on the specific line, not on how income is documented. “Bank statement” describes how a self-employed borrower proves income, while minimum draws and inactivity fees are terms written into each lender’s credit agreement. No lender can promise “no minimum draw and no inactivity fee” as a general rule, so the fee schedule and draw terms on the actual line decide the answer.
- Documentation method and draw terms are separate questions.
- On the wholesale network Lendmire works with, some lines require most of the balance drawn at closing.
- A line with no inactivity fee can still carry annual, transaction, or early-closure charges.
- Investment-property lines sit at a lower leverage ceiling than primary-residence lines.
- Qualification is subject to lender guidelines and full file review.
Self-employed owners often want a line open for a rehab, a down payment, or a reserve, with little or nothing drawn. That is the use case where draw rules and idle fees cost real money. Here is how the pieces fit.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Does “No Minimum Draw” Actually Mean?
Three different rules hide behind that phrase, and a line can have one, two, or none of them. The CFPB’s HELOC explainer says some plans require a minimum amount each time you borrow, some require a minimum balance outstanding, and others require an initial draw when the line is set up. Its example per-draw minimum is $300.
Sort the terms this way:
- Initial draw: a required amount taken at closing.
- Per-draw floor: the smallest amount you can pull after closing.
- Minimum outstanding balance: a balance you must keep carrying.
A lender advertising “no minimum draw” may mean only one of these. Ask which one, in writing.
Is the Documentation Type What Sets the Fees?
No. Bank statement qualification affects how income is measured, nothing more. A borrower typically submits 12 to 24 months of personal or business statements. The lender strips out transfers between your own accounts, loan proceeds, and refunds, then applies an expense factor to business deposits. Scotsman Guide’s non-QM overview gives 50% as an example factor and notes that a profit-and-loss statement from a third-party tax professional can substitute. That article is dated and covers first mortgages, so read it for the general pattern only. Each program sets its own factor.
The same piece notes that non-QM lenders must still confirm ability to repay. They get more flexibility in how they do it. Credit, equity, debt load, and the property are all still underwritten. The file is reviewed on documented income under the applicable program, subject to lender guidelines.
Draw and fee terms come from the credit agreement. A file that fails on vesting, leverage, or the draw requirement never reaches a fee conversation at all.
Which Fees Does “No Inactivity Fee” Cover?
Only the inactivity fee. That is the trap. The CFPB’s HELOC booklet tells borrowers to check whether annual maintenance fees or other fees apply even if you are not actively using the credit line. CBS News reports that many lenders charge an inactivity fee when a line goes unused for a year or more, and that some require a minimum withdrawal each time, with $10,000 or more as an example. Those are market-wide examples, not network figures.
| Fee or term | Typical trigger | Covered by “no inactivity fee”? |
|---|---|---|
| Inactivity fee | No draws for a set window | Yes |
| Annual fee | Each year the line is open | No |
| Transaction fee | Each draw | No |
| Early-closure fee | Closing the line early | No |
| Minimum draw | Initial or per-draw | No |
Two questions to put to any lender: what counts as activity, and does a token draw reset the clock? Some agreements set a minimum draw size, so a small transfer may not count. Confirm against the specific document.
What Does the Wholesale Network Actually Allow?
The network Lendmire brokers through is a group of select wholesale lenders, and Lendmire is the broker, not the lender. Program terms vary by lender, so here is how the lines generally run on files placed there.
At least 75% of the line is drawn at closing. That is the opposite of an idle standby line. The cost of carrying the line comes from the balance, not from an inactivity fee. After closing, the subsequent-draw minimum is $1,000 on the longer-runway structure (Texas is $4,000). The higher-leverage structure does not state a subsequent-draw minimum.
Both structures are interest-only during the draw, followed by full amortization. One runs a 3-year draw with a 17-year repayment. The other runs a 5-year draw with a 25-year repayment. Pricing floats and does not convert to fixed.
The honest read: this is a line you draw from at closing, not one you open and leave empty. A borrower who needs true zero-balance standby access should say so up front, because it narrows the field. The inactivity-fee terms themselves are confirmed against the program sheet for the specific lender, not assumed.
Does an Investment Property Change the Answer?
Yes, materially. Leverage is tiered by occupancy:
- Investment property: 70% CLTV maximum, a 700 minimum credit score, and lines up to $500,000.
- Second home: up to 90% CLTV, but only at 720 or better, with lines up to $500,000.
- Primary residence: up to 90% CLTV at 720 or better on lines up to $500,000, with lines above $500,000 limited to primary residences.
Investment lines run the 5-year draw and 25-year repayment structure only. Property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Vesting is the sharpest structural difference from a DSCR loan. Title must sit with the individual borrower or a revocable living trust. An LLC cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
Debt-to-income runs 50% at most, with 45% for credit profiles from 600 to 679, and the qualifying payment is the interest-only payment on the maximum draw. A borrower planning to draw little still qualifies as if the line were maxed.
Availability is limited to Lendmire’s 16 full-service states, narrower than the DSCR footprint. Qualification is subject to lender guidelines.
When Does a DSCR Loan Fit Better?
A bank statement line is underwritten on your income and debt-to-income. A DSCR loan is underwritten on the property: rent against the full payment of principal, interest, taxes, insurance, and any HOA dues. The two answer different questions.
If the rental can carry the debt, a DSCR cash-out refinance often fits better than a line. It tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. It allows LLC vesting, subject to program terms, and carries no draw rules or idle-line fees. For short-term-rental collateral, cash-out is capped around 70%.
Coverage of 1.00 is where select programs start, not a universal standard. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 also does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.
Lendmire’s complete DSCR loans guide covers how coverage is calculated.
Key Terms Defined
Bank statement income: income measured from 12 to 24 months of deposits instead of tax returns.
Draw period: the stretch when you can borrow from the line, usually interest-only.
Minimum draw: a required amount borrowed at closing, per withdrawal, or kept outstanding.
Inactivity fee: a charge when the line goes unused for a set window.
CLTV: combined loan-to-value, counting the first mortgage and the line together.
Vesting: how title is held, such as individual or revocable trust.
Does Federal Disclosure Law Protect You Here?
Possibly less than you would expect on an investor line. Regulation Z exempts credit extended primarily for business, commercial, or agricultural purposes. The consumer HELOC disclosures described in the CFPB booklet may not govern a business-purpose line on a rental. Whether a given line counts as business-purpose is a compliance question for the lender, not a conclusion to draw here. The practical takeaway is simple: the credit agreement matters even more, so read it.
Pre-Application Checklist
1. Name the use. State up front whether you need a standby line or funds drawn at closing.
2. Confirm occupancy. Investment lines carry a 70% CLTV ceiling and a 700 minimum score.
3. Check vesting. Individual or revocable trust only.
4. Request the fee schedule in writing. Ask for annual, transaction, inactivity, and early-closure terms.
5. Ask what counts as activity. Find out whether a small draw resets the inactivity clock.
6. Confirm the draw terms. Initial draw, per-draw floor, minimum balance.
7. Run the combined leverage. The line sits alongside your first mortgage, so size it on CLTV.
Reserves, credit, and property eligibility still apply to the file. A cleaner file leaves fewer gaps for a lender to review.
Decision Guide
| If you want | Look at |
|---|---|
| Cash from a rental on rent coverage, LLC-held | DSCR cash-out refinance |
| Cash on documented income, individual title | Bank statement HELOC |
| True zero-balance standby | A line whose agreement states no initial draw |
| Flexible term structures | Select-lender DSCR options |
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions
Can I open a bank statement HELOC and never use it?
On some lines, yes. Experian says most of the time you can open a HELOC and leave it untouched, though some banks require a minimum draw after opening. On the wholesale network, at least 75% of the line is drawn at closing, so a never-used line is not the typical structure there.
Is the minimum draw set by federal law?
No. The CFPB describes minimum draws as features some plans have. They are plan terms, not federal mandates, which is why they differ line to line.
Does bank statement qualification cause a draw requirement?
No. Income documentation and draw terms are separate. The draw structure and fee schedule in the credit agreement decide the outcome.
Does no inactivity fee mean no fees at all?
No. Annual, transaction, minimum-draw, and early-closure charges are separate. The CFPB booklet warns that fees can apply even when the line goes unused.
Can an LLC hold a bank statement HELOC on a rental?
Not on these lines. Title must be held by the individual borrower or a revocable living trust.
What is the leverage limit on an investment-property line?
An investment-property line is capped at 70% CLTV, with a 700 minimum credit score and lines up to $500,000. Every figure is subject to lender guidelines.
