Can You Get a Bank Statement HELOC Before Relocating for a New Job?

Can You Get a Bank Statement HELOC Before Relocating for a New Job?

The Quick Read: Yes, but only when you can document steady income today, because a bank statement line qualifies self-employed and 1099 borrowers on deposit history and cannot count a paycheck from a job you have not started, so the cleanest path is to open and fund the line while your current income still verifies. A salaried employee with an offer letter is a different file from a freelancer with two years of deposits. Which one you are decides almost everything.

  • A bank statement line swaps tax-return income for averaged deposits.
  • A new W-2 offer without pay history is a documentation question, and lenders treat it differently from one another.
  • Open the line before your income changes, because an open line can be frozen or reduced later.
  • Occupancy matters: a line on your current home and a line on a home you are turning into a rental follow very different limits.
  • If the personal-income file is weak during the transition, a DSCR cash-out loan on a rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Who This Product Actually Fits

A bank statement line fits borrowers whose tax returns understate what they earn: business owners, freelancers, contractors, and 1099 workers. The lender looks at deposits instead of the net income on a return.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is how the math usually runs. The lender collects a stretch of consecutive statements, commonly 12 or 24 months, per Scotsman Guide’s overview of non-QM lending. It strips out deposits that are not income, such as transfers between your own accounts, loan proceeds, and refunds. It averages what remains. On business accounts it applies an expense factor, which the lender sets, not you. The same overview uses 50% as its example, and a profit-and-loss statement from a third-party tax professional can sometimes support a different factor.

None of this means skipping the paperwork. The label is alternative documentation, not no documentation. The loan still is reviewed on documented income under the applicable program, subject to lender guidelines.

Across the wholesale network Lendmire works with, the home equity line programs stack several tests on top of the income method:

  • A debt-to-income ceiling of 50%, dropping to 45% for credit profiles from 600 to 679.
  • A ratio above 45% requires at least a 680 score.
  • Qualification runs on the interest-only payment calculated on the maximum draw, so a line you plan to use lightly is still tested as if you will use all of it.

Whether a particular lender accepts bank statements as the income method varies by lender and program. That is a file-level question, and it is one reason a broker that shops several wholesale lenders can save you wasted applications.

Why a New Paycheck Does Not Count Yet

A paycheck you have not received cannot appear in a deposit history. If you are a salaried employee moving for a new employer, your bank statements show your old paycheck, and that income is about to stop.

Experian notes that you do not always need a job to get a home equity line, but you do need regular income. Pensions, a spouse’s wages, and similar sources can count. That detail matters for couples: a co-borrower who is not changing jobs can carry the file.

Three situations come up most often:

1. Offer letter, no pay stub yet. Some lenders wait for the first stub. Others accept the letter alongside current-job stubs during an overlap. Treatment varies, and a signed letter alone is a thin file at many lenders.

2. Same field versus a career change. A move within the same industry usually reads as continuity. A change of field raises more questions. No federal rule sets a minimum time on the job, so any months-on-the-job number you hear is lender policy.

3. Self-employed today, W-2 tomorrow. Your statements document the old business. If that business is closing, a lender may question whether those deposits will continue and may decline to count them.

None of these automatically disqualifies you. A new job changes how the file is read, which is why timing matters more than the product label.

The Sequence That Protects You

Order of events decides this more than any single guideline. Think in four stages.

Before you accept or announce the move. Pull your credit, gather 12 to 24 months of statements, and decide which property the line will sit on. This is the stage where your current income is easiest to document.

While your current income still verifies. Apply, order the valuation, and get the line opened. Employment checks are commonly done by phone, written form, or payroll database, and a job change in the middle of a file can force the lender to re-review it. A line of credit follows its own rules, but the same instinct applies: do not let the paperwork straddle the transition.

Before the move date. Decide whether to draw. The programs in the network require at least 75% of the line to be drawn at closing, so an open line is not a dormant one. Plan for that.

After the move. Keep the line in good standing and stay current on payments. Lenders may reduce or freeze a line if circumstances change, which gets its own section below.

Which Property Is the Line On?

The property and how you occupy it set the limits, and these differ more than most borrowers expect. Lendmire arranges these lines through select wholesale partners and does not lend directly. Every figure below is an eligibility range subject to lender guidelines and full file review.

Occupancy Credit floor Top CLTV Maximum line
Primary residence 600 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% at 720+ $500,000
Investment property 700 70% $500,000

CLTV means combined loan-to-value: your first mortgage plus the new line, divided by the home’s value. On a primary residence, the 90% tier tops out at a $500,000 line. Above $500,000, the line is primary-residence only, requires a 700 score or better (720 on the longer-runway structure, which carries a 5-year draw and 25-year repayment), caps at 75% CLTV, and needs a full appraisal. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Now the relocation twist. If you are keeping your current home and renting it out, the occupancy at application matters. A line opened while the home is your primary residence follows the primary-residence column. A line on a property already operating as a rental follows the investment column, which tops out at 70% CLTV with a 700 minimum score. NerdWallet reports that lines on investment property are not offered by all lenders and carry stricter requirements, which is consistent with what a broker sees comparing programs.

Four more structural points affect relocating owners:

  • Title. The borrower must be an individual or hold title in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded into an LLC needs a vesting change, or a DSCR cash-out instead.
  • Listed for sale. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale, or listed within the past 60 days, is ineligible. If you plan to sell the old home, sequence matters.
  • Valuation. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may require a secondary look. Every line above $500,000 gets a full appraisal.
  • Availability. Lendmire places these lines in its 16 full-service states, a narrower footprint than its 41-market DSCR platform. Moving to a state outside that list does not change the line you already hold, but it limits where you can open a new one.

Quick Decision Table

Your situation Likely best route What the file leans on
Self-employed, staying self-employed Statement-based line 12-24 months of deposits
W-2 hire, offer letter only Open a line on current income first Current pay stubs
Self-employed, closing the business Weaker statement file Spouse income or other documented income
Keeping home as a rental Investment-occupancy line or DSCR cash-out Equity, credit, or rent coverage
Selling the old home Plan around the payoff Sale proceeds, not a new line

The best program for your situation depends on property type, credit profile, leverage need, and documentation. This table shows the pattern, not a promise.

What Stays Verified (Even With Bank Statements)

A statement-based file is not an exception to repayment review. The federal ability-to-repay standard for closed-end mortgages, found in 12 CFR 1026.43, requires a good-faith determination that you can repay, using reasonably reliable third-party records for the income or assets the lender relies on. Home equity lines are open-end credit, which falls under different rules, but the practical expectation is the same: the lender must be satisfied you can pay.

Employment is checked only when the lender relies on employment income. That is why a bank statement file for a business owner leans on deposits and the lender’s own judgment about whether the income will continue.

The Risks Nobody Mentions at Application

The line can be frozen. A home equity line is open-end credit with a draw period and, usually, a variable rate, according to the CFPB’s HELOC explainer. The same page says a lender might freeze additional draws if your circumstances change and it doubts you can pay. If an offer is rescinded or the new job ends early, the undrawn portion can disappear exactly when you need it.

Payments can change during the transition. The lines in the network run an interest-only draw first. Most structures offer either a 3-year draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use only the 5-year draw and 25-year repayment. Pricing floats across both periods and never converts to fixed. Moving costs, a double housing payment, and a variable-payment line are a tight combination.

A line is not a purchase plan. If you intend to fund a down payment on a home in your new city, remember a freeze would stall the purchase. Investors who need certain capital sometimes prefer a funded cash-out over a revolving line.

A line follows the property, not you. It is secured by the home. If you sell the home, the balance is paid from the proceeds. The line does not travel with you.

When a DSCR Cash-Out Is the Better Tool

If your old home becomes a rental and your personal income file is messy during the move, a DSCR cash-out refinance can fit better. It does not depend on your employment history. Your complete DSCR loans guide covers the full mechanics.

Here is the shape of it across the network:

  • Cash-out refinances top out around 75% LTV on standard long-term rentals, and about 6 months of seasoning is the common expectation.
  • Credit minimums start at 620 in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage tiers.
  • Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Reserves vary by lender, leverage, and loan size. Around 6 months of PITIA is common, and larger loans step up.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

PITIA is principal, interest, taxes, insurance, and association dues. The ratio is monthly rent divided by that total. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

A DSCR loan can be held in an LLC, subject to lender program eligibility. That is the sharpest structural difference from a home equity line. A DSCR cash-out also avoids the freeze risk of an open line because the funds are in your hands at closing. The trade-off is a new first mortgage on the property, so it only makes sense if the existing loan terms and the cash you need justify refinancing.

The ratio is tested against the property’s rent, so a larger down payment or lower leverage can lift coverage but never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. DSCR is not offered on manufactured homes, log homes, or barndominiums.

Key Terms Defined

Bank statement line: A home equity line that is reviewed on averaged deposits from your statements instead of tax-return income.

CLTV: Combined loan-to-value, which adds your first mortgage and the new line, then divides by the property’s value.

Draw period: The early years when you can borrow from the line and pay interest only.

Freeze: A lender’s decision to stop further draws on an open line when your finances or the home’s value change.

DSCR: Debt service coverage ratio, meaning monthly rent divided by the full monthly housing payment on the rental.

Seasoning: The waiting period a lender wants between buying a property and refinancing it.

Frequently Asked Questions

Can I open the line after I start the new job?

Often yes, but the file changes. Many lenders want pay stubs from the new employer before counting that income, and a bank statement method will not help a W-2 employee with no deposit history. The strongest position is applying while your current income still documents cleanly.

Does moving to a new state affect a line I already have?

The existing line stays tied to the home it secures. What changes is your ability to open a new one.

Will a lender count my old self-employment deposits if I am closing the business?

Not always. Deposits help only if the lender believes the income will continue. A business you are shutting down raises that question, so spouse income or other documented income may carry the file instead.

Can I use the line to buy a rental in my new city?

You can, if the line stays open and funded. The risk is a freeze or reduction if your finances change.

Is a bank statement line the same as skipping income checks?

No. It is an alternative documentation method. Credit, equity, debt load, and the property are all reviewed, and the lender must still conclude you can repay.
