The Quick Read: Usually not, because a bank statement HELOC reads recurring deposits from self-employment, and severance is a one-time credit from a former employer that ends on a known date, so lenders generally exclude it from the income average or question it closely. Severance still has value in your file, just not as income.
- A bank statement HELOC is built for self-employed borrowers, not laid-off W-2 employees.
- Severance usually counts as cash or reserves, not as recurring monthly income.
- A new 1099 or business income stream with deposit history can change the answer.
- On a rental property, a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so your paycheck matters less.
- Equity lines on this network carry occupancy-based limits, and investment lines top out at 70% CLTV.
Why Doesn’t Severance Count Like a Paycheck?
Severance does not count like a paycheck because lenders want income that will keep arriving. A separation payment has an end date, and whatever was paid is already behind you. Underwriters treat it as a lump of cash, not a salary.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Nearly every lender shares this logic: income has to be something that will keep arriving.
Salary continuation is a gray area. Some employers pay severance over several months on the normal payroll schedule. That looks more like regular deposits, but it still stops on a known date. Expect a lender to ask for the separation agreement and to weigh how many months remain.
How Does a Bank Statement HELOC Read Your Deposits?
A bank statement HELOC replaces tax returns with deposit history. Scotsman Guide describes the standard scenario: a self-employed borrower with no W-2 provides 12 to 24 months of personal or business statements. The lender calculates income from those statements. The program sets the window.
The process generally runs like this:
1. The lender picks the statement window. Twelve or twenty-four months is the common pattern.
2. Transfers and non-income credits come out. Moving money between your own accounts is not income.
3. Business accounts get an expense factor. The lender assumes part of the deposits went to business costs. Scotsman Guide uses 50% as an example, but each program sets its own factor. A profit-and-loss statement or an expense letter from a third-party tax professional can sometimes substitute.
4. The remaining deposits are averaged. That average becomes the monthly income figure.
5. Income meets the rest of the file. The lender then applies its own credit, equity, and property tests.
Here is where severance lands. It is a single credit from a former employer, not business revenue. Expect it to be stripped from the average, or at best questioned and sourced. No outside source gives an exact severance rule, so this is how the deposit logic generally works rather than a published figure. Each lender applies its own overlay.
Large deposits also draw questions. Keep the separation agreement and the pay stub that shows the payout.
What Do Lenders Rely On When They Underwrite This?
Lenders rely on verified records for whatever income or assets they use. Under the ability-to-repay standard that applies to closed-end consumer mortgages, a creditor must verify the income or assets it relies on using reasonably reliable third-party records, as Regulation Z’s ability-to-repay provision describes. That provision does not govern open-end home equity lines, so the same verification mindset here reflects underwriting practice rather than that rule. A creditor must confirm current employment only if it relies on employment income. “Bank statement” therefore never means “no documentation.” It means a different set of documents.
For you, the practical result is simple. If no income stream will clear verification, a deposit-based product has nothing to read. Equity lines on this network also carry a debt-to-income ceiling of 50%, and a ratio above 45% needs a credit profile of at least 680. Verified income matters on these lines.
Whether a deposit-based income path is available on a given equity line depends on the lender and the file. Lendmire brokers equity lines through select wholesale partners and is never the lender. Ask what documentation a program actually accepts before you assume a path exists.
Where Does Severance Actually Help?
Severance helps as an asset, not as income. Once the money sits in your account, it can count as cash, down payment funds, or reserves. Reserves are the months of payments a lender wants you to hold in the bank after closing.
That matters on rental deals. DSCR lenders typically ask for some months of PITIA in reserves, though the number varies by lender, leverage, loan size, and transaction type. PITIA means principal, interest, taxes, insurance, and association dues. A severance payment can build that cushion, and it can fund a larger down payment.
Don’t move the money around repeatedly. Every transfer needs an explanation, and clean statements read better than busy ones.
Edge Cases: When the Answer Changes
The answer changes when you have a documentable income stream that is not severance.
Laid-off W-2 worker with no business. Bank statement programs generally need a self-employment history. Deposits from a former employer are not business income. Without that history, severance cannot be converted into qualifying income.
Laid off, then consulting or 1099 work. This is the real exception. The market expectation is often two years of self-employment, and some programs accept prior experience in the same industry. Requirements vary, so a few months of new deposits may not be enough. Scotsman Guide notes that 1099-based and profit-and-loss paths exist alongside bank statements.
Declining deposits. Programs screen for falling trends. A drop in the most recent months can hurt, especially on a 12-month window.
Spouse or co-borrower income. If another borrower has documentable income, the file may be built around that income instead. Credit scoring on these lines keys off the primary wage earner.
Asset-based qualification. Some non-QM programs review the file on assets instead of income. Whether a given equity line offers that option depends on the lender, so ask before you plan around it.
Which Path Fits Your Situation?
This table shows the likely read for common situations. It describes general patterns, not a lender’s decision.
| Your situation | Likely read | What to do |
|---|---|---|
| Severance only, no new income | Not a fit for deposit-based income | Use severance as reserves; look at property-based financing |
| Severance plus new 1099 work | Short deposit history | Build statement months; ask what history a program needs |
| Severance plus spouse income | Spouse income may carry the file | Document the spouse’s income fully |
| Severance plus pending job offer | Offer letter is not deposit history | Wait for paychecks, then revisit |
| Rental property, any job status | Property can carry the file on a DSCR loan | Compare a DSCR cash-out refinance |
What Does the Equity Line Itself Look For?
The equity line itself looks at the property, your equity, and your credit, in addition to documented income. The leverage limit depends on occupancy, and the differences are large.
- Investment property: the ceiling is 70% CLTV, with a 700 minimum credit profile and a maximum line of $500,000. CLTV means combined loan-to-value: your first mortgage plus the new line, divided by the property’s value.
- Primary residence: CLTV reaches 90% only at a 720-or-better credit profile, and that tier tops out at $500,000. Lower credit tiers step down, and the minimum credit profile is 600.
- Second home: the ceiling also reaches 90% CLTV only at 720 or better, with a 640 credit minimum.
Lines at or below $500,000 ordinarily use automated valuation, not a full appraisal. Eligible properties include single-family homes, 2-4 units, townhomes, PUDs, and condominiums. Manufactured homes, log homes, condotels, and mixed-use properties are not eligible.
Title matters too. An individual or a revocable living trust must hold title. A property already deeded to an LLC would need a vesting change, or a DSCR cash-out instead. These lines are available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint. Every figure is subject to lender guidelines and full file review.
Why a DSCR Cash-Out May Fit a Rental Owner Better
A DSCR cash-out refinance fits a laid-off landlord because the loan looks at the rental, not your paycheck. DSCR stands for debt service coverage ratio. You divide the property’s monthly rent by its monthly payment, and the result tells the lender whether the rent covers the debt. Lendmire’s complete DSCR loans guide walks through the full mechanics.
Typical guidelines across the wholesale network look like this:
- Cash-out leverage: tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Seasoning is how long you have owned the property.
- Coverage: 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
- Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, and you will be paying those with no paycheck behind you.
What Is the Risk of Drawing Without a Paycheck?
The main risk is that the line is variable and you will be paying on it with no wage income. Pricing on these equity lines floats during the draw and the repayment period, and it never converts to a fixed structure.
Two structural facts deserve attention. First, at least 75% of the line is drawn at closing, so you start with a balance and a payment, not an open line you can leave untouched. Second, the draw period runs interest-only before repayment starts. Investment lines use a 5-year draw followed by a 25-year repayment. Primary residences and second homes can also take a 3-year draw with a 17-year repayment.
Lenders can also freeze or reduce an existing line when circumstances change, so do not count on a line you have not yet closed. Plan the draw against how long your severance and savings will last, not against the size of the line.
Mistakes That Cost Investors Time
A few errors show up repeatedly when a borrower is between jobs.
- Counting severance as monthly income. Build the plan on what you can document as recurring.
- Applying with a thin deposit history. A few months of new 1099 deposits rarely fill a 12-month or 24-month window.
- Shuffling funds between accounts. Each transfer becomes a question.
- Skipping the separation agreement. Keep it with your statements.
- Choosing the wrong product for the property. An equity line draws on a home you live in or a rental you hold in your own name. A DSCR cash-out reads the rental’s income.
A standard document checklist helps: the separation agreement, 12 to 24 months of statements, any new 1099 or contract paperwork, a current mortgage statement, and the property details. Lendmire’s piece on bank statement HELOC requirements while living on a severance package goes deeper on documents.
Key Terms Defined
Bank statement HELOC: a home equity line that estimates income from months of deposits instead of tax returns, usually for self-employed borrowers.
CLTV: combined loan-to-value, which adds your existing mortgage and the new line together and divides by the property’s value.
DTI: debt-to-income ratio, which compares your monthly debts to your monthly income.
Expense factor: the share of business deposits a lender assumes went to business costs before it counts the rest as income.
DSCR: debt service coverage ratio, which compares a rental’s monthly rent to its monthly payment.
Reserves: months of payments held in cash or liquid assets after closing.
Frequently Asked Questions
Can I get a bank statement HELOC with severance and no other income?
Rarely. The program reads recurring deposits, and severance is a one-time credit with an end date. Severance can still serve as reserves or down payment funds. If the equity is in a rental, a DSCR cash-out looks at the property’s rent instead.
Does salary continuation count differently from a lump sum?
A lender will usually want the separation agreement to see how many months remain. Treatment varies by lender and program.
Should I apply before or after my last paycheck?
Applying while documentable income is still arriving generally gives a lender more to work with. Once paychecks stop, the file depends on what other income or assets you can verify. Plan the timing around your documents, not around the layoff date.
Can an LLC-owned rental get one of these equity lines?
No. Title must be held by an individual or a revocable living trust, so an LLC cannot hold title on these lines. A DSCR cash-out is the usual alternative for LLC-owned rentals, subject to lender program eligibility.
Does a bigger down payment fix a weak income file?
Not on its own. A larger down payment can lower the monthly payment and lift the DSCR, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. Strong files clear both tests: enough equity and enough coverage.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
Severance buys you time, and the investors who use that time to document a new income stream or let a rental carry the loan are the ones who keep their options open.
