Can You Get a Bank Statement HELOC on a Fourplex With Five Financed Rentals?

Can You Get a Bank Statement HELOC on a Fourplex With Five Financed Rentals?

The Quick Read: Yes, usually: a fourplex is an eligible property type, and five financed rentals do not disqualify you, provided title sits in your name or a revocable trust, credit is 700 or better, the line fits within 70% CLTV on an investment property, and debt-to-income works after every mortgage counts. The line is secured only by the fourplex, so only that building’s equity counts. Bank statements replace tax returns as the income test. They do not replace the credit, equity, or property review. All figures are subject to lender guidelines and a full file review.

  • Fourplexes (2-4 units) are eligible; mixed-use buildings are not.
  • Investment-property lines top out at 70% CLTV and $500,000.
  • LLC title is not accepted.
  • Debt-to-income is capped at 50%, and all five financed rentals sit on the debt side.
  • This product is offered in a narrower set of 16 states than the 41-market DSCR footprint.

Five Financed Rentals Is Not the Same as Five Units

Five financed rentals means five separate mortgaged properties. Five units means one building with five doors. The two get confused constantly.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Your fourplex is one property with four units. If it is one of your five financed rentals, the other four are separate loans, each with its own payment, and each shows on your credit report. The network does not count units. It counts financed properties and total exposure.

On this network, a borrower who owns more than 15 financed properties is not eligible. Five is well inside that limit. The limit that matters more for you is debt-to-income, covered below.

Agency lending counts differently. Fannie Mae’s Selling Guide treats a two-unit property as one financed property. Agency counting does not govern non-QM lines, so use it only as a contrast.

Does a Fourplex Qualify as Collateral?

A fourplex qualifies when it is a true residential 2-4 unit building. It must be held in the right name and carry no commercial use.

Across the wholesale network, single-family homes, 2-4 unit buildings, townhomes, PUDs, and condominiums are eligible. Some programs have extra credit minimums for 2-4 units. Not offered at all: manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use buildings, and agricultural zoning. A fourplex with a ground-floor storefront falls into the mixed-use category and is not offered.

A HELOC is an open-end line you can borrow against repeatedly, using home equity, as the CFPB’s HELOC explainer describes. When you already have a mortgage, the line sits behind it as a second lien. The network also writes lines in first position.

How the Line Size Is Calculated

The line size is the property value times the CLTV ceiling, minus what you already owe. CLTV means every lien on the building added together and divided by its value. On an investment property, the ceiling is 70% CLTV. The maximum line is $500,000.

Here is the logic in percentages. Say your fourplex has a first mortgage equal to 50% of its value. The room left under a 70% ceiling is 20 points of value. If that figure is above $500,000, the cap controls. If it is below, the equity controls. The calculator on this page gives an illustrative estimate of that conversion.

Credit tiers are short on an investment line. A 720 score and a 700 score both reach 70% CLTV. A higher score buys no extra leverage, and 700 is a hard floor with no tier beneath it.

Equity on your other four rentals does not help this line. Each line attaches to one property. A strong cushion on rental number three does nothing for the fourplex.

How a File With Five Financed Rentals Gets Reviewed

The reviewer checks four things in order: title, equity, credit, and debt-to-income. Each of the five mortgages matters most in the last step, debt-to-income.

Title. The borrower must hold title as an individual or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your fourplex is deeded to an LLC, you would need to change vesting before this type of loan can move forward.

Equity. Lines at or below $500,000 ordinarily use an automated valuation, with no traditional appraisal. A borrower can still request a full appraisal. Investment lines are capped at $500,000, so they stay in that automated lane. A recent rehab may not show up in an automated value, which is a reason to ask for the full appraisal.

Credit. An investment line needs 700 or better. The score model reads a single bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Housing history is checked across all financed properties, so a late payment on any of the five rentals counts. A bankruptcy needs 4 years of seasoning. Foreclosure history on investment files follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Debt-to-income. The maximum is 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw, not on the amount you plan to use. All five financed rentals put a mortgage payment on the debt side. How much rent is credited against those payments varies by program, so ask before you apply.

How Bank Statements Replace Tax Returns

Bank statement underwriting replaces tax returns with a review of deposits over 12 to 24 months. It does not replace anything else on the file.

The lender removes transfers, refunds, loan proceeds, and one-off deposits. Large deposits need a source. Business deposits are reduced by an expense factor, and each program sets its own factor. Some programs accept a P&L or an expense letter prepared by a CPA or tax professional. The result is a monthly income figure, which feeds the debt-to-income test above.

On an investment line, the 700 floor already exceeds the 680 minimum used for business-account deposit analysis. In practice, bank statements are not the binding constraint here. Title, equity, and debt-to-income are.

If rent from all five properties lands in one personal account, separate it in your records. Label rent deposits, transfers between accounts, and your own business income. Clean labeling cuts the number of deposits that need a written explanation.

Key Terms Defined

Bank statement HELOC: A revolving second-lien line where income is documented by bank statements instead of tax returns.

CLTV: Combined loan-to-value, which is all liens on the property divided by its value.

Financed property: A property with a mortgage that appears on your credit and debt picture.

Debt-to-income (DTI): Your monthly debt obligations divided by your monthly qualifying income.

Draw period: The stretch when you can borrow and pay interest only, before full repayment begins.

What the Line Looks Like After Closing

An investment line has a 5-year interest-only draw period, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across the draw and the repayment period and does not convert to a fixed structure. That matters for a rental, because the payment can move while your rent stays put.

The CFPB’s HELOC explainer also warns that falling behind could cost you the property. With five other mortgages, a floating payment on a fourplex is a risk to size before you draw, not after. After closing, subsequent draws carry a $1,000 minimum on one of the network’s wholesale programs, and the other program does not state one.

A borrower is limited to three lines in total, and combined exposure is capped. The cap depends on the program. Count any line on your primary residence against that limit.

Bank Statement HELOC or DSCR Cash-Out?

The two products test different things. A bank statement HELOC tests your deposits, credit, and debt-to-income. A DSCR cash-out tests the fourplex’s rent against its own payment. Clearing a coverage ratio of 1.00 is where many select programs start, and stronger ratios open better terms.

Factor Bank Statement HELOC DSCR Cash-Out Refinance
Income test Bank statement deposits Property rent vs. payment
Five rentals’ debts Count in DTI Not in the test
Investment leverage Up to 70% CLTV Around 75% LTV, standard rental
Size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, per program terms
Structure Floating line, first or second lien Fixed-term refinance of the first lien

A DSCR cash-out replaces your first mortgage, which matters if your current first has terms you want to keep. It also usually carries about 6 months of seasoning on a recent purchase. It does not leave your first mortgage alone, and the HELOC does.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. DSCR also measures rent against the payment only. Repairs, vacancy, management, and capex sit outside it, so a ratio above 1.00 is not the same as positive cash flow. The complete DSCR loans guide covers those mechanics.

When the File Breaks

Most breaks come down to one of five things.

1. LLC title. The line will not close until vesting changes, or you move to a DSCR cash-out.

2. Debt-to-income above 50%. Five payments plus a qualifying payment at the maximum draw can push the ratio over. Above 45% also requires a 680 minimum.

3. Credit under 700. There is no investment tier below 700, so a 690 score ends the review on that product.

4. Mixed-use or ineligible property type. A commercial component takes the building out of the program entirely.

5. Thin equity. If the first mortgage already uses most of the 70% ceiling, the available line may be too small to be useful.

Before applying, run a self-check. Confirm how the deed reads. Add up all five monthly mortgage payments. Pull your score. Estimate current value against the first-mortgage balance. If those four checks pass, the file has fewer preventable gaps.

What to Prepare for a Fourplex File

Bring the documents that show the building, the title, and the income.

  • Twelve to 24 months of bank statements, with deposits labeled.
  • A P&L or expense letter from a CPA, where the program accepts one.
  • The current first-mortgage statement on the fourplex.
  • Statements for the other four financed rentals.
  • Insurance for the fourplex.
  • Leases and a rent roll showing all four units.
  • A deed or trust document showing how title is held.

Is This Product Even the Right Tool?

This one is a judgment call, and it depends on what you need the cash for. A floating payment suits short-term use, such as a rehab or a down payment on the next purchase. It suits a permanent hold less well. If rents cover the payment with room to spare, a line can work. If the margin is thin, the floating structure adds risk to a portfolio that already carries five loans.

Frequently Asked Questions

Do five financed rentals count against me on a bank statement HELOC?

They count mainly in debt-to-income, because each mortgage payment sits on the debt side of the test. Five properties are well under the network’s limit of 15 financed properties.

Can I use equity from my other rentals to support the fourplex line?

No. The line is secured by the fourplex alone, and only its value and existing liens set the line size. Equity in your other properties can only be tapped by a separate line on that property.

What if my fourplex is held in an LLC?

This product cannot close with LLC title. You can deed the property to yourself or a revocable trust. A DSCR file tests the building’s rent against its payment.

Does the fourplex count as four properties?

Not as a matter of the network’s rules, which look at financed properties and total exposure. Agency counting is a different system, and it treats a multi-unit building as one financed property, as the Fannie Mae Selling Guide shows. Do not assume your unit count raises your property count.

How much can I borrow against a fourplex?

On an investment property, up to 70% CLTV and a maximum line of $500,000, whichever is lower after your existing balance is subtracted. A credit score of 700 or better is required, and 720 does not raise the ceiling. Every figure is subject to lender guidelines and not a commitment to lend.
