Can You Get a Bank Statement HELOC for Investors Comparing Terms Side by Side?

Can You Get a Bank Statement HELOC for Investors Comparing Terms Side by Side?

The Quick Read: Yes, but only in a narrow lane: a small group of specialty wholesale lenders will write a statement-qualified line on a rental, and in Lendmire’s network that means an individual or revocable-trust borrower, a 700 minimum credit score, up to 70% CLTV, and a line capped at $500,000, in a limited set of states. “Bank statement” means different documents, not fewer. The line tests you and your equity, not the rent.

  • Credit and leverage: an investment line starts at a 700 credit score, and 70% CLTV is the ceiling.
  • Line size: $25,000 up to $500,000 on an investment property. Larger lines are limited to primary residences.
  • Title: the borrower must be an individual or a revocable living trust. An LLC cannot hold title.
  • Structure: a 5-year interest-only draw, then 25 years of repayment, with pricing that floats and never converts to fixed.
  • The alternative: a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it can be written to an LLC.

Is a Bank Statement HELOC on a Rental Really Available?

It is available, but rare. Finder’s review of alternative-documentation home equity products says statement-based lines come almost entirely from non-bank specialty lenders and brokers.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet notes that a line on an investment property is harder to get than one on a primary home, because lenders see more default risk. Bankrate adds that lenders weigh both your credit profile and the property’s finances.

That is why a broker matters here. A broker that works with several wholesale lenders can match the property, the title, and the credit profile to the few programs that fit. The best program for your situation depends on those three things, not on a brand name.

What Does “Bank Statement” Change About the Loan?

It changes how your income is documented. It does not change whether the lender checks your credit, your equity, and your debt load.

The loan is reviewed on documented income under the applicable program, subject to lender guidelines. The same file still needs a credit review, a valuation, and proof of the existing mortgage balance. A rental also needs a lease or other rent evidence.

Other documentation paths exist, including assets, 1099s, and a CPA-prepared profit-and-loss statement. Which path fits depends on how your income is documented and how your lender’s guidelines treat it.

One more point shapes the whole decision. A statement line is a personal-borrowing product. The lender asks how much equity you have and whether your finances support the debt. A DSCR loan asks a different question: whether the property’s rent carries its own payment.

How Do Deposits Become Qualifying Income?

Deposits are not income. An underwriter strips out transfers between your own accounts, removes one-time deposits, and applies an expense factor to business deposits. What remains is the income used to qualify.

Commingling is where files stall. If rental deposits, personal paychecks, and loan proceeds all land in one account, sorting them takes more work and can shrink the usable number. Separate accounts for the business and the personal side make the analysis cleaner.

Business accounts carry a 680 minimum credit score for the deposit analysis. On an investment line the overall floor is already 700, so the statement analysis is never the binding constraint on credit. The binding constraints are title, leverage, and the line cap.

The debt-to-income test is separate. The maximum is 50%, and the program’s 680 minimum for ratios above 45% is already cleared by the 700 investment floor. The ratio is calculated on the interest-only payment at the maximum draw, so a large line tests harder than the amount you plan to use.

Title Comes Before Income

The network’s lines require the property to be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan. If your rental already sits in an LLC, you have two choices. You can change the vesting, which has its own legal and lender-consent considerations. Or you can skip the line and use a DSCR cash-out instead, which can be written to an LLC subject to lender program eligibility.

Property type is the second filter. Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agriculturally zoned land are not offered.

What Do the Network Terms Look Like on an Investment Line?

On an investment property, the ceiling is 70% CLTV, and both a 720 and a 700 credit profile reach that same ceiling. A higher score here buys eligibility, not extra leverage.

Market surveys, NerdWallet among them, cite about 720 as a typical minimum score for an investment-property line. In Lendmire’s network, an investment line instead starts at a 700 score, with a hard floor and no tier beneath it.

Other terms on an investment line:

  • Line size: $25,000 to $500,000. A line above $500,000 is available only on a primary residence.
  • Position: a standalone line in first or second lien position.
  • Draw structure: 5-year interest-only draw, then 25-year fully amortizing repayment.
  • Draw at closing: at least 75% of the line is drawn at closing.
  • Pricing: it floats through both the draw and repayment periods and never converts to fixed.
  • Valuation: because the line cap sits at $500,000, an investment line ordinarily runs an automated valuation instead of a traditional appraisal. A borrower may still request a full appraisal.
  • Credit report: no more than 90 days old, a single-bureau score keyed to the primary wage earner, and no rescores.
  • Derogatory history: a bankruptcy needs 4 years of seasoning. Foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
  • Exposure: a borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.

The draw requirement deserves a second look. If you want a large line as a standby reserve, the 75% draw at closing means you will carry interest on most of it from the start. Plan the line around money you intend to use.

Availability is also narrow. These lines are offered only in the 16 states where Lendmire has full-service mortgage operations (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA). That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C. Some of those states add their own conditions, so confirm the details for your property. Every figure here is subject to lender guidelines and full file review.

How Do You Size the Line?

You size it from value, the leverage cap, and what you already owe. The CFPB’s HELOC booklet explains that a credit limit is typically a percentage of appraised value minus the existing mortgage balance. It also says lenders consider income, debts, other obligations, and credit history.

Run the numbers on an investment property with the 70% ceiling:

1. Take the property’s value as 100%. 2. Cap combined debt at 70% of that value. 3. Subtract the existing first mortgage balance. 4. What is left is the most the line can be.

Say your first mortgage equals 50% of value. The line can reach up to 20% of value, because 50% plus 20% hits the 70% cap. If the first mortgage equals 60% of value, only about 10% of value is left. If it equals 70% or more, there is no room at all.

Then check the $500,000 cap. A high-value, low-balance property could hit the dollar cap before it hits the percentage cap, and the lower of the two governs.

Notice what the formula leaves out: rent. The rental income does not enlarge the line. That is the clearest sign you are in a personal-borrowing product and not an income-property loan.

Side by Side: Statement Line, DSCR Cash-Out, or a Primary-Home Line

The right product depends on what is being tested, how the property is titled, and whether you want to keep your current first mortgage. Here is how the three common routes compare.

Factor Statement line (investment) DSCR cash-out refinance Line on your primary home
What is tested Your credit, equity, debts Rent versus PITIA Your credit, equity, debts
Title Individual or revocable trust LLC possible, per program Individual or revocable trust
Structure Revolving line, floating pricing Lump-sum term loan Revolving line
First mortgage Stays in place Replaced Stays in place
Leverage ceiling 70% CLTV About 75% LTV Up to 90% CLTV at 720+
Collateral at risk The rental The rental Your home

The DSCR column deserves some explanation. On a cash-out refinance, most programs in the network top out around 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation. A coverage ratio of 1.00 is where many select programs start, and stronger ratios open better leverage and pricing. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Do not read a 1.00 coverage ratio as positive cash flow, either. DSCR compares rent to PITIA only, and repairs, vacancy, management, and capex sit outside it.

Which Investor Profile Fits Which Product?

Four questions sort most situations.

Is the property held in an LLC? If yes, the statement line is off the table unless you re-title. A DSCR cash-out is the more natural fit.

Do you want to keep the current first mortgage? A line sits behind or beside it. A cash-out replaces it. If your first mortgage is already well-priced from your perspective, a line preserves it. If you would rather consolidate into one new loan, a cash-out fits.

Is your income easier to show on deposits or on rent? A self-employed investor with strong, clean deposits and modest rent on the target property may find the statement line is the better fit. An investor with several rentals that each cover their payment but whose personal returns show little income may find DSCR cleaner.

Do you need a revolving line or a lump sum? A line suits staged rehab spending, but the 75% draw at closing limits how revolving it really is. A lump sum suits a single purchase.

There is also a two-step pattern. An investor uses a line for the purchase and rehab, then refinances into a DSCR loan once the property is stabilized and the rent is proven. That works only if the property later meets lender coverage and eligibility guidelines, so test the exit before drawing.

If your leverage need exceeds what an investment line allows, there is a fourth path: borrowing against a primary home to fund a down payment. That puts the home at risk if the rental underperforms, which a DSCR loan secured only by the rental does not do. Weigh that exposure before choosing it.

Two cautions apply to lines generally. A revolving line can carry limits on future draws under certain conditions, such as a significant drop in property value, so read the agreement. And a floating price means the cost can move for the whole life of the line.

What Should You Gather Before Applying?

Prepare these before a broker shops the file:

  • Twelve to twenty-four months of statements for the accounts you are using, with business and personal funds kept separate.
  • The existing mortgage statement or payoff, showing the current balance.
  • A lease or other rent evidence on the rental.
  • Proof of how the property is titled, plus trust documents if applicable.
  • A list of every financed property you own, since exposure rules count them.
  • A current credit report review, so a derogatory item does not surface late.

Key Terms Defined

HELOC: a revolving line of credit secured by a property, with a draw period followed by a repayment period.

CLTV: combined loan-to-value, which adds the first mortgage and the new line together and divides by the property’s value.

DSCR: debt service coverage ratio, which divides the property’s monthly rent by its monthly principal, interest, taxes, insurance, and any HOA dues (PITIA).

Vesting: how title is held, such as an individual, a revocable trust, or an LLC.

Bank statement income: qualifying income worked out from account deposits after the underwriter removes transfers and applies an expense factor.

Draw period: the stretch of time when you can borrow against the line, which on an investment line is 5 years of interest-only payments.

Frequently Asked Questions

Can I get a bank statement HELOC if my rental is in an LLC?

Not as the network’s lines are written. Title must sit with an individual or a revocable living trust, and an LLC, corporation, or partnership cannot hold it.

What credit score do I need for a bank statement HELOC on a rental?

A 700 minimum, with no tier beneath it. Market surveys such as NerdWallet’s investment-property HELOC overview cite about 720 as typical, so the network floor sits slightly below that market figure. A 720 score reaches the same 70% CLTV ceiling as a 700, so the higher score does not buy more leverage.

How much can I borrow against an investment property?

Up to 70% CLTV, with a line between $25,000 and $500,000, whichever limit is lower. Subtract your existing first mortgage from 70% of value to see the room. Lines above $500,000 are limited to primary residences.

Is a bank statement line the same as a DSCR loan?

No. A statement line tests your personal finances and equity, and it is a revolving product with floating pricing. A DSCR loan is reviewed primarily on property-level rental income covering the payment, and it is typically a lump-sum term loan, subject to lender guidelines. Some lenders use the label “DSCR HELOC” loosely for a niche rent-based line, which is a different thing from either standard product.

Will the lender order an appraisal?

Usually not on an investment line. You may also ask for a full appraisal.
