Bank Statement HELOC vs Bank Statement Cash-Out Refinance to Invest for Landlords Ready

Bank Statement HELOC vs Bank Statement Cash-Out Refinance to Invest for Landlords Ready

The Quick Read: The equity line fits a self-employed landlord who holds a rental in their own name, needs a moderate amount of cash, and wants to keep a good first mortgage in place. The cash-out refinance fits larger needs, LLC-held properties, or a first mortgage that is worth replacing. Both qualify on documented income under the applicable program, subject to lender guidelines.

  • The equity line can only be vested in an individual or a revocable living trust. An LLC cannot hold title.
  • At least 75% of an equity line is drawn at closing, so it is not a flexible reserve.
  • Cash-out refinances are commonly expected to have about 6 months of seasoning, which is time on title before you refinance.

Side-by-Side

The table compares the two products on structure and eligibility. Pricing is left out on purpose, because it depends on your file and lives in the calculator. The equity-line column reflects the investment line in Lendmire’s wholesale network. The cash-out column reflects the ranges most programs in that network use.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Factor Bank Statement HELOC Bank Statement Cash-Out Refinance
What gets tested Deposits, credit, and debt-to-income Deposits, or rent coverage on the DSCR route
Lien position New line, first or second lien New first mortgage replaces the old one
Leverage ceiling 70% CLTV on investment property Around 75% LTV on a standard rental
Size $25,000 to $500,000 on investment Up to $3,000,000 on standard programs
Credit 700 minimum on investment 620 in parts of the network; most want about 660
Entity vesting Individual or revocable trust only LLC possible, subject to program terms
Cash delivery At least 75% drawn at closing Lump sum at closing
Existing first mortgage Stays untouched Paid off and replaced
Valuation Usually automated, often no traditional appraisal Full appraisal is the norm
Reserves Not a headline requirement Commonly around 6 months of PITIA

PITIA means principal, interest, taxes, insurance, and association dues. Reserves are the liquid funds a lender wants left over after closing.

How Each Product Actually Works

A bank statement loan swaps tax returns for deposit history. The lender reviews personal or business statements over a set window, usually 12 to 24 months. Transfers between your own accounts and loan proceeds are screened out. What remains becomes qualifying income, run against your credit and debts. That is the right tool when write-offs make your return look thinner than your cash flow.

The equity line is an open-end credit line. As the federal consumer-finance regulator’s HELOC explainer describes, a draw period comes first, then a repayment period in which payments often rise sharply. On the network’s investment line, the draw period runs 5 years and repayment runs 25 years. This is the only structure offered on investment properties. The payment can change over time, and that matters when you model a rental’s cash flow.

A cash-out refinance works differently. A new first mortgage pays off the old one, and you receive the difference. Because the whole balance is repriced, the old mortgage’s terms disappear. For a rental, you can document the file on your deposits or run it on the property’s rent instead. The DSCR route compares rent to PITIA. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers that structure in full.

When a Bank Statement HELOC Is the Better Fit

The equity line wins when you want to leave a good first mortgage alone. A refinance replaces the whole balance. A line sits behind it, or in first position if the property is free and clear.

It also suits a bounded cash need. Think of a down payment on the next rental or a rehab budget you can size in advance. The investment line runs from $25,000 to $500,000. A $1,000 minimum applies to later draws after closing.

Here is how the leverage works. Picture a landlord with a duplex held in a revocable trust and a modest first mortgage. The line plus the first mortgage together must stay within 70% CLTV. Credit at 700 and credit at 720 both reach that same ceiling, so a higher score buys eligibility, not leverage. Below 700, an investment line is not available at all.

Valuation is another advantage. Because an investment line caps at $500,000, it normally runs on an automated valuation. A traditional appraisal is commonly skipped, though a borrower can request one.

Property types are broad. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are not.

Two cautions apply. First, a borrower can hold only three lines, and an owner of more than 15 financed properties is not eligible. Second, at least 75% of the line is drawn at closing, so you start paying on most of the balance immediately. The CFPB’s HELOC booklet notes that some plans require an initial draw or minimum draws, so a bank statement line should not be pictured as a free standby reserve.

Availability is also narrower than the DSCR footprint. Lendmire arranges this equity line in 16 full-service states, while its DSCR investor programs cover 41 markets, including Washington, D.C.

When a Bank Statement Cash-Out Refinance Is the Better Fit

The cash-out wins when the property sits inside an LLC. The equity line cannot be vested in an LLC, a corporation, a partnership, or an irrevocable or land trust. A property already deeded to an LLC would need a vesting change to qualify for a line. A cash-out can often be arranged without that step, depending on program guidelines.

It also wins on size. The line caps at $500,000 on investment property. DSCR-style cash-out loans run up to $3,000,000 on standard programs, with smaller balances available through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures.

It wins when the first mortgage is not worth keeping either. A landlord with an aging, short-fuse loan may prefer one new mortgage over a first mortgage plus a line. The 30-year fixed is the spine of the product, and extended terms and interest-only periods are available through select lenders in the network.

Run the numbers differently on a rent-driven file. Suppose a landlord’s deposits are uneven but the rental’s income clearly covers its payment. Running the cash-out on the DSCR route lets the property carry the file. Coverage of 1.00 is where select programs start, and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Remember what the ratio measures. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.

A few cash-out guardrails to plan around:

  • Leverage tops out around 75% LTV on a standard rental.
  • A short-term rental cash-out is capped at 70% LTV, with about 12 months of hosting history expected.
  • Credit expectations run from a 620 floor in parts of the network, to about 660 on most programs, to 700 and above for the strongest tiers.
  • Reserves vary by lender, leverage, and loan size. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

LLC-vested loans are available per lender program requirements, so confirm vesting before you apply.

The Business-Purpose Wrinkle

Both products work for rentals because proceeds used to buy or improve a rental are business-purpose credit. Credit to acquire or improve non-owner-occupied rental property is generally treated that way. The practical effect is that consumer-style protections are thinner. Read your loan documents closely, and keep the use of proceeds clean and documented.

What Lenders Check on Bank Statement Files

Programs differ, but most want the same basics:

  • Twelve to 24 months of consecutive personal or business statements.
  • Deposits that look consistent and trace to real business activity.
  • A credit report that meets the program minimum.
  • Proof of title and vesting that matches the product.
  • A debt picture that fits the DTI cap. The equity line allows up to 50% DTI, run on the interest-only payment at the maximum draw.

Lenders in the network screen out transfers between your accounts and loan proceeds. Rent deposited into the same account may or may not count, depending on how the program treats it. A short call before you apply saves a poor first submission.

Where Each Option Goes Wrong

The equity line goes wrong when borrowers treat it as a reserve fund. Model the rental’s cash flow after the new debt, not before it.

The cash-out goes wrong when a good first mortgage gets replaced for no reason. You also give up the existing loan’s terms and take on a new seasoning clock for future refinances.

Stacked leverage hurts either route, however strong your deposits look. A larger down payment on the next purchase can lower the payment and lift the coverage ratio, but it does not remove those rules. The strongest files clear both tests: enough equity and enough income.

The Verdict

This is not a contest with one winner. It is a fit question.

Choose the equity line if you hold the property personally or in a revocable trust, your cash need is moderate, and your first mortgage is worth keeping. It also fits if your credit is 700 or better and you can accept most of the line funding at once.

Choose the cash-out refinance if the property sits in an LLC, you need more than the line allows, or you want a single new first mortgage. It also fits if the rent covers the payment well enough that the property can carry the file.

Choose neither yet if your deposits are thin and your coverage is borderline. Fix the weaker side first, because leverage and credit rules apply either way.

Frequently Asked Questions

Can an LLC take out a bank statement HELOC on a rental?

No, not on the network’s investment line. Title must be held by an individual borrower or a revocable living trust. A property already in an LLC would need a vesting change, or a cash-out refinance instead. A vesting change can have legal and loan-document consequences, so involve your attorney before moving title.

Is a bank statement HELOC easier to get than a DSCR cash-out?

Not necessarily. The line has a 700 credit minimum on investment property, a 70% CLTV ceiling, and a DTI test. A cash-out on the DSCR route leans on rent coverage and runs at higher leverage, with credit floors that start lower in parts of the network. Which is easier depends on your credit, your income pattern, and how the property is titled.

How much can I borrow against a rental?

On an investment property, the network’s line caps at 70% CLTV and $500,000. A cash-out refinance on a standard rental tops out around 75% LTV, with loan sizes reaching up to $3,000,000 on standard programs and smaller balances available through select lenders. Short-term rental cash-outs cap at 70% LTV. Your final numbers depend on a full review of your file.

Do I have to draw the whole line?

Not the whole line, but at least 75% must be drawn at closing. After that, each additional draw has a $1,000 minimum. The line is better described as a mostly funded second mortgage than as a standby reserve.

Does a bank statement file need an appraisal?

An investment line is capped at $500,000, so it normally runs on an automated valuation with no traditional appraisal. You can request a full appraisal anyway. Cash-out refinances commonly use a full appraisal.
