How Much Can You Borrow on a Bank Statement HELOC After a Deferred Balance Modification?

How Much Can You Borrow on a Bank Statement HELOC After a Deferred Balance Modification?

The Quick Read: It depends on the program’s combined loan-to-value cap for your occupancy type, because the line equals that percentage of appraised value minus everything still owed, and a deferred balance counts as owed since a deferral postpones principal instead of forgiving it. A modification does not create new equity. It only changes how much of your debt is interest-bearing.

  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV), with lines up to $500,000 and a 700 minimum credit profile.
  • Primary residences and second homes reach 90% CLTV only at a 720-or-better credit profile, and only up to $500,000.
  • A line above $500,000 is primary-residence only and caps at 75% CLTV.
  • The full line commitment counts toward CLTV, not just the amount you draw.
  • Income is qualified on bank deposits. Any waiting period after a modification is a lender overlay, not a universal rule.

Why the Deferred Balance Still Counts

A deferred balance is real principal that sits behind your first mortgage, so it reduces the room a new line can use. Lenders subtract total secured debt from the allowed percentage of value. If the payoff figure includes the deferred piece, it belongs in that subtraction.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Many borrowers assume the opposite. The monthly statement shows a smaller, interest-bearing balance, and no payment is due on the deferred amount. It feels like it has disappeared. It has not. It is due when you sell, refinance, pay off the loan, or reach maturity.

That is why the first number to get is the written payoff figure, not the statement balance. The payoff itemizes the deferred amount, and it is the figure that matters for sizing a second line or a replacement loan.

The formula looks like this:

Maximum new line = (maximum CLTV × appraised value) − (interest-bearing first-lien balance + deferred balance + any other liens)

The result is then limited by the program’s line cap. The smaller of the two numbers is your ceiling.

What Do the Network’s Ceilings Look Like by Occupancy?

The ceiling depends on how the property is used. Lendmire is a mortgage broker, not a lender, and the figures below are typical guidelines from the select wholesale HELOC lenders it works with. Every figure is subject to lender guidelines and full file review.

Occupancy Top CLTV tier Line cap Credit floor
Investment property 70% (700+ profile) $500,000 700
Second home 90% (720+ only) $500,000 640
Primary residence 90% (720+ only) $750,000 (over $500,000 caps at 75%) 600

Lower credit tiers step the ceiling down. On a primary residence, for example, a 700+ profile reaches a lower combined tier than the 720+ profile does, and a 640+ profile steps down further. Texas primary residences cap at 80% combined, and a few other states apply credit-based caps, so state rules can trim these tiers further.

The investment tier is the tightest on the network. A line that works on your own home can look thin or unworkable on a rental, and the deferred balance makes that gap wider.

Two structural points matter here. First, the line must be held by you personally or by a revocable living trust. Rentals titled in an LLC are not eligible for this product, so a property already deeded to an LLC needs a vesting change or a different loan type. Second, this product is available in a narrower set of states than Lendmire’s DSCR footprint, so availability is the first thing to confirm.

A Worked Example in Percentages

Run the numbers as shares of appraised value. These are modeled assumptions, not market data.

Scenario CLTV cap Owed (first + deferred) Room for the line
Rental, 700+ profile 70% 50% + 10% = 60% 10% of value
Rental, deferral ignored 70% 50% 20% (overstated)
Rental, heavy deferral 70% 58% + 12% = 70% 0% of value
Primary home, 720+ profile 90% 60% + 10% = 70% 20% of value, up to $500,000

Look at rows one and two. An investor who subtracts only the interest-bearing balance sees twice the real room.

Row three is the unworkable case. The first lien and deferral already use the whole allowance, so no line fits. In that spot, a different structure may fit better, which the DSCR section below covers.

Remember that the line commitment counts in full. If a program requires at least 75% of the line to be drawn at closing, that portion is not optional either. Size the line you actually want, then test it against the formula.

When Does the Deferred Amount Come Due?

Deferred principal is a non-interest-bearing balance that comes due at payoff, sale, refinance, or maturity. Freddie Mac’s Seller/Servicer Guide describes it as a non-interest-bearing unpaid principal balance due at payoff, and Nolo’s explainer on flex modifications describes missed payments moving into the same kind of balance. Those are agency programs for agency loans. They do not set the rules for a non-QM line, but they explain where deferred balances come from.

The practical consequence is a timing question. A new HELOC sits alongside the deferred amount and leaves it in place. Replacing or refinancing the first lien triggers repayment of the deferred piece. If you plan to refinance the first mortgage within a few years, count that cash need before you open a second line.

Forgiveness is a different outcome. Some modifications reduce principal permanently, and then the forgiven portion drops out of the payoff. Check the executed agreement to see which one you have.

How the Sizing Process Works, Step by Step

1. Get the written payoff. Ask the servicer for a payoff quote that itemizes the deferred balance. Statements show it inconsistently.

2. Add every lien. Interest-bearing first, deferred balance, and any other recorded liens form the numerator.

3. Get the value. The appraised value drives the math, not your purchase price or an old estimate. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. A full appraisal is required above $500,000, and you can request one in any case.

4. Apply the CLTV cap and line cap for your occupancy and credit tier.

5. Qualify on deposits. The lender checks debt-to-income (DTI), which is capped at 50% and reduced to 45% for credit profiles from 600 to 679. It is measured on the interest-only payment at the maximum draw. Your first mortgage payment counts too.

6. Review the modification itself. The lender will want the agreement and the payment history since it took effect.

The federal HELOC booklet from the Consumer Financial Protection Bureau shows the same method. It takes a percentage of appraised value, then subtracts the existing mortgage balance, and its worked example turns 75% of a $100,000 home into a potential line of $35,000. Nothing in that method exempts a balance just because it carries no interest.

The deferred amount normally has no payment of its own, so it tends to hit CLTV rather than DTI. The lender confirms that from your modification agreement.

Key Terms Defined

Deferred balance: The portion of your mortgage moved to the end of the loan as non-interest-bearing principal. It is postponed, not forgiven.

Combined loan-to-value (CLTV): Total secured debt on the property, divided by its appraised value. A HELOC’s cap is expressed this way.

Expense factor: A percentage a lender removes from business deposits to estimate real income. Whether and how much applies depends on the program and the borrower.

Seasoning: The waiting period a lender wants after an event, such as a modification, before it will lend.

Draw period: The time you can borrow from the line, usually interest-only, before repayment of principal begins.

How Does Bank Statement Income Work Here?

Bank statement HELOCs are non-QM products. They qualify you on documented income under the applicable program, subject to lender guidelines, using deposits instead of tax returns or pay stubs. Programs typically use 12 to 24 months of personal or business statements, and the network’s programs commonly start from 12 months.

The lender totals eligible deposits, adjusts for your ownership share and any expense factor, and averages the result over the statement window. Deposits are still reviewed, adjusted, and tested. The documentation changes, but the underwriting does not disappear.

This is where a modification interacts with income. The statement window and the modification are separate clocks. Housing-event seasoning, ownership seasoning, and the statement period each run on their own terms. A modification is not a purchase, so it should not restart your ownership clock. Cleaner deposits after a hardship ends help the income side of the file, but they do not shorten any lender’s waiting period.

If you want more on how the program works for self-employed borrowers, Lendmire’s bank statement HELOC overview lays out the structure.

Does the Modification Mean a Waiting Period?

Possibly, but no universal rule sets one. Some lenders treat a hardship modification as a housing event and require time to pass, and others review the payment history since the modification. For non-QM products, waiting periods are lender policy, not law.

The credit history side is firmer. Housing-history standards apply across all financed properties. On the longer-draw structure, for instance, the standards are 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639. A bankruptcy needs 4 years of seasoning from discharge or dismissal, and foreclosure-family history is handled differently depending on the program.

Ask early which overlay applies. A lender that wants 12 months of clean payments since the modification will not move because your deposits look strong.

Scenarios: How the Answer Changes

Situation Likely effect
Small deferral, rental, 700+ profile Line shrinks but may still fit under 70%
Large deferral, rental Room may be zero; compare other structures
Primary home, 720+ profile, small deferral Higher tier may open, up to $500,000
Forgiveness modification Forgiven portion leaves the payoff and CLTV improves
Property titled in an LLC Not eligible for this line without a vesting change
Rental with 15+ financed properties Not eligible

Separately, a borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-draw program.

When a DSCR Cash-Out Fits Better

If the HELOC math fails on a rental, a DSCR cash-out refinance is the logical comparison. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, instead of your deposits. It pays off the modified mortgage, so the deferred balance is simply part of what the new loan retires.

Cash-out leverage tops out around 75% LTV on most of the network for standard rentals, and 70% for short-term-rental collateral. That compares with a 70% CLTV ceiling on an investment HELOC. A DSCR coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing the ratio does not mean the property cash flows, since repairs, vacancy, and management sit outside the calculation.

The tradeoff is the first mortgage. A cash-out retires it, along with whatever favorable terms it carried. The first mortgage’s payment counts in HELOC DTI, but its low balance or low cost of money does not enlarge your CLTV room. Only the balance counts.

Lendmire arranges DSCR investor loans across 41 markets, including Washington, D.C. For sizing detail and the full program picture, read the complete DSCR loans guide.

Document Checklist and Fixes If You Are Declined

Gather these before you apply:

  • The executed modification agreement and the written payoff quote showing the deferred balance.
  • Payment history since the modification took effect.
  • Twelve to 24 months of personal or business bank statements.
  • Proof of ownership share if the deposits run through a business.
  • Homeowners insurance and a current credit profile (reports must be no more than 90 days old at closing).

If the file is declined, the realistic fixes follow the formula. Request a smaller line so total debt fits under the cap. Wait out a lender’s seasoning overlay and reapply. Improve the credit tier, since a higher tier lifts the CLTV ceiling on primary and second-home lines. Or move to a structure that does not depend on the deferred balance fitting under a combined cap.

Frequently Asked Questions

Does a loan modification create new equity I can borrow against?

No. A modification restructures what you owe without changing the home’s value or your net equity. A deferral can lower your monthly payment, but it leaves the total debt in place. A HELOC lender sizes the line from value and total liens, not from the payment.

Is the deferred balance counted as a lien in CLTV?

It is counted whenever the payoff figure includes it, which is the standard treatment. Because no source confirms that every lender handles it the same way, confirm with the lender and the servicer. Bring the written payoff so the number is not guesswork.

Can I borrow more on a rental than the 70% CLTV shown here?

Not on this network’s investment-property tier, which tops out at 70% CLTV and $500,000. Market surveys report that home equity lines on other property types can reach higher CLTV levels, but those figures describe the broader market, not this network’s investment-property tier. A DSCR cash-out refinance, at around 75% LTV on standard rentals, is a separate product with its own qualification test.

Do the lender and the servicer have to be the same company?

No. A HELOC lender is independent of your servicer. The servicer supplies the payoff and the modification documents, but a different lender can make the new line, subject to its guidelines.

Does the modification agreement limit new liens?

Some agreements contain restrictions, so read yours before applying. The lender will review the document as part of the file. If you are unsure, ask the servicer to confirm in writing.
