How Much Can You Borrow on a Bank Statement HELOC for a $50,000 Line at Today’s Rates?

How Much Can You Borrow on a Bank Statement HELOC for a $50,000 Line at Today's Rates?

The Quick Read: You can borrow the full $50,000 if two tests both pass. First, the property’s value times the occupancy-based combined loan-to-value cap, minus every lien already on it, must leave at least $50,000 of room. Second, your documented deposit income must keep debt-to-income within 50% when the line is tested as fully drawn. Bank statements change how income is documented.

  • The equity test counts the full $50,000 line, not just the amount you draw.
  • An investment property tops out at 70% combined loan-to-value (CLTV) on this network, with a 700 minimum credit score.
  • A primary residence or second home can reach higher caps, but 90% exists only at a 720-or-better credit profile.
  • The income test runs on the interest-only payment on the maximum draw, with a 50% maximum debt-to-income ratio.
  • The line floats with the market and never converts to fixed. The quote you receive at application is the only reliable read on “today’s rates,” and this article does not state one.

How Is the $50,000 Limit Actually Set?

The limit is the smaller of two numbers: what your equity allows and what your income supports. Equity comes first because it is the harder wall. Lenders multiply the property’s value by their maximum CLTV, then subtract every lien already recorded against it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A $50,000 line is a modest request. The program’s minimum line is $25,000, so you clear the floor. The real question is whether your first mortgage leaves enough room.

Here is the shortcut. Divide $50,000 by the property’s value, then subtract that share from the CLTV cap. The result is the highest first-mortgage balance, as a share of value, that still leaves room for the line. The table below runs that math at a 70% cap (the investment-property ceiling) and at an 85% cap (a tier available on a primary residence at a 660-to-700 score).

Property value $50,000 as share of value Max first lien at 70% cap Max first lien at 85% cap
$250,000 20% 50% of value 65% of value
$400,000 12.5% 57.5% of value 72.5% of value
$500,000 10% 60% of value 75% of value
$800,000 6.25% 63.75% of value 78.75% of value

These are modeled assumptions, not market data. The pattern is plain, though: the lower the value, the more a $50,000 line eats into your room. A rental worth $250,000 with a first mortgage above half its value will not fit a $50,000 line at the investment cap.

The line is tested at its full limit, even if you draw nothing. An unused $50,000 line still uses up equity room and still counts against your debt-to-income ratio.

Lines of $500,000 or less ordinarily use an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can always request a full appraisal.

Which Cap Applies Depends on How You Use the Property

The cap depends on how the property is used, not on what the title says, so occupancy determines which limit applies. A figure quoted for a primary residence does not describe an investment property.

Occupancy Credit tier Max CLTV (up to $500,000 line)
Investment property 700+ 70%
Second home 720+ 90%
Second home 680-700 85%
Primary residence 720+ 90%
Primary residence 660-700 85%
Primary residence 640 80%

Primary residences also step down below 640, with 620 reaching 70% and 600 reaching 60%, both on lines up to $400,000. Second homes floor at a 640 score and 75% CLTV.

Two points are worth stating plainly. On an investment property a 700 score and a 720 score both reach the same 70%, so a higher score buys eligibility, not extra leverage. Market surveys often report higher CLTVs for equity lines than any single wholesale program allows. Treat those as broad-market figures, and use the network figures above for planning.

These are typical ranges from select wholesale lenders, subject to lender guidelines and full file review. Not every borrower or property will land at the top of a tier.

How Do Bank Statements Become Qualifying Income?

Bank statement underwriting replaces tax returns with a review of your deposits. The lender looks at a run of statements, strips out deposits that do not look like earned income, and arrives at a qualifying monthly figure. Transfers between your own accounts, refunds, loan proceeds, and one-time asset sales generally come out. Business accounts often carry an expense factor as well.

This is a different way to document income, not a lighter one. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, title, and the property are still reviewed in full.

The income then has to clear debt-to-income. On this network the maximum is 50%, and the payment is calculated as interest-only on the maximum draw. A $50,000 line is therefore tested as if you had drawn all $50,000. A ratio above 45% requires a credit profile of at least 680, which matters mainly for primary residences, since investment lines already start at 700.

A bigger deposit total does not mean a bigger line. Income only has to clear the ratio. Equity and CLTV set the ceiling.

That is also why a strong income with thin equity leaves you short, and strong equity with thin documented income does too. The strongest files clear both tests at once.

Why You Might Get Less Than $50,000

Most shortfalls trace back to a short list of causes. Check these before you apply:

  • Equity room. Your first mortgage already sits near the cap for your occupancy and credit tier.
  • Valuation. The automated value comes in lower than you expected, which shrinks the cap-based room.
  • Credit tier. A score below the tier you assumed lowers the CLTV cap. An investment property needs 700 at minimum.
  • Debt-to-income. The full-draw interest-only payment pushes your ratio above 50%, or above 45% if your score is under 680.
  • Title. The property is held in an LLC, corporation, partnership, or an irrevocable, blind, or land trust. Title must sit with you personally or in a revocable living trust.
  • Property type. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible. Single-family, 2-4 units, townhomes, PUDs, and condos (including non-warrantable) are.
  • Exposure. A borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

Any one of these causes can shrink the line you qualify for.

What Does “Today’s Rates” Mean on a $50,000 Line?

The pricing floats. It floats across the draw period and again across the repayment period, and it never converts to fixed. Because no rate is published here, the only number that matters is the one quoted against your file at application.

On an investment property, the line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes also offer a shorter option, a 3-year draw with a 17-year repayment, so a quote always travels with its own draw and repayment structure. Compare quotes on the same structure.

One mechanic catches smaller borrowers off guard. At least 75% of the line is drawn at closing. A $50,000 line therefore means you start with a meaningful balance rather than a dormant cushion. If you only want standby liquidity, a line this size may not behave like the flexible reserve you picture.

After closing, the minimum subsequent draw is $1,000 on most files, though some states set a higher floor. Interest-only payments keep the early carrying cost low, but a floating line means the payment can move over a long hold. Plan for that risk before you size a line against a rental.

The HELOC is also available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the broader DSCR footprint.

How Does This Compare With a DSCR Cash-Out?

A bank statement line and a DSCR cash-out refinance solve the same cash need through opposite underwriting. The HELOC leaves your first mortgage alone and is reviewed on your personal deposit income. A DSCR cash-out replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Documented deposit income Property rental income
First mortgage Stays in place Replaced
Leverage on a rental 70% CLTV About 75% LTV
Title Individual or revocable trust LLC possible, subject to program terms
Typical size $25,000 to $500,000 on a rental Roughly $100,000 and up

The size gap matters for this reader. DSCR loans start around $100,000, so a $50,000 need usually points toward the HELOC. A DSCR cash-out also expects about 6 months of seasoning. For the full picture of how those loans work, the complete DSCR loans guide covers coverage ratios, leverage, and eligibility, and Lendmire’s DSCR programs run across 41 markets, including Washington, D.C.

Consider the flip points. If your rental sits in an LLC, the HELOC will not work without a vesting change, and a DSCR cash-out becomes the practical path. If your first mortgage already sits near the cap, a cash-out may free more room because it tests the property’s rent instead of stacking another lien. If your first mortgage carries terms you want to keep, the HELOC protects them. Keep in mind that clearing a 1.00 coverage ratio on a DSCR loan does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.

What Does the Federal Framework Say About Limits?

Federal guidance describes the equity test in the same terms this article uses. The CFPB’s HELOC booklet explains that a lender sets the credit limit by taking a percentage of the home’s appraised value and subtracting the mortgage balance you already owe. A Federal Register notice confirms that lenders must give applicants a HELOC consumer booklet. The leverage percentage and the income rules come from each lender’s own program, which is why a broker comparing several lenders can find different answers on the same property.

Key Terms Defined

Combined loan-to-value (CLTV): The total of all liens on the property, including the new line’s full limit, divided by the property’s value.

Draw period: The interest-only stretch when you can borrow against the line before repayment begins.

Debt-to-income (DTI): Your monthly debt obligations divided by your documented monthly income.

Lien position: Whether the line sits first or second in line for repayment against the property.

Bank statement income: A monthly income figure built from your deposits rather than from tax returns.

Frequently Asked Questions

Can I get a $50,000 line on a rental I own?

Yes, if the property is held in your name or a revocable living trust and your equity clears the 70% investment cap with a 700 or better score. The $25,000 minimum line is well below this amount. The deciding factor is your first mortgage balance as a share of value, which the table above lets you check.

Does a higher credit score raise the line on an investment property?

No. A 700 score and a 720 score both reach the same 70% CLTV on a rental, so extra points improve eligibility but not leverage. On a primary residence, higher tiers do lift the cap, with 90% reserved for 720-or-better profiles on lines up to $500,000.

Is the line tested on what I draw or on the full $50,000?

The full $50,000 counts for both the equity test and the debt-to-income test. Debt-to-income uses an interest-only payment on the maximum draw. An undrawn balance still uses up room, and at least 75% of the line is drawn at closing anyway.

What if my property is in an LLC?

It will not qualify as titled, because LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. You can move the property into your name or a revocable living trust, or look at a DSCR cash-out, which can lend to entity-held rentals subject to lender program eligibility.

Can the lender change my line later?

Lenders can generally freeze or reduce a line if the property’s value falls, a risk the CFPB booklet describes for home equity lines. Because the line floats, your payment can also change over the draw and repayment periods.
