How Much Can You Borrow on a Bank Statement HELOC If You Never Draw on the Line?

How Much Can You Borrow on a Bank Statement HELOC If You Never Draw on the Line?

The Quick Read: Usually the same amount you would qualify for if you drew every dollar, because the maximum line comes from your equity, the full limit is what gets tested, and on this network at least 75% of the line is drawn at closing, so a true never-draw plan does not fit the product. Not drawing never shrinks the line, and it never lowers the bar you have to clear.

  • The maximum line is property value times the CLTV ceiling, minus every lien already on the property.
  • An investment-property line tops out at 70% CLTV, needs a 700 score, and caps at $500,000.
  • Debt-to-income is tested on the interest-only payment at the maximum draw, not on your drawn balance.
  • Title must sit in your name or a revocable living trust. An LLC cannot hold it.

Can You Open the Line and Never Touch It?

Not on the programs Lendmire places files with. Across the wholesale network, the bank statement HELOC programs require at least 75% of the line to be drawn at closing. The undrawn remainder stays available, but the bulk of the line is borrowed on day one.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is a product-fit question more than a sizing question. If you want a standby reserve that costs nothing until you need it, this is the wrong tool. If you want to pull equity out for a purchase, a rehab, or debt payoff, the draw requirement is less of a problem.

The CFPB’s HELOC explainer notes that some plans require an initial amount when the line opens, a minimum per draw, or a minimum outstanding balance. Terms vary by plan, so read the draw language before you apply.

Key Terms Defined

  • CLTV (combined loan-to-value): All the loans against the property, including the new line, divided by the property’s value.
  • Line cap: The program’s dollar ceiling on the line, no matter how much equity you have.
  • Closing draw: The share of the line you must borrow when the loan closes.
  • Draw period: The stretch when you can borrow from the line and pay interest only.
  • Repayment period: The stretch after the draw period when you pay down principal and can no longer borrow.
  • Qualifying payment: The payment the lender uses to test your debt-to-income ratio, which can differ from what you actually owe.

How the Maximum Line Gets Set

Three limits apply, and the smallest one wins. Your draw plan is not on the list.

1. CLTV room. Multiply the property’s value by the CLTV ceiling for your occupancy and credit tier. Then subtract every existing lien.

2. The program dollar cap. This depends on occupancy and credit.

3. DTI capacity. The payment on the full line has to fit inside your debt-to-income limit alongside your other debts.

If an investment property carries a first mortgage equal to 50% of its value, only the room left under the combined loan-to-value ceiling is available for the line.

The ceiling depends on how the property is used. The numbers below are typical guidelines from select wholesale lenders, subject to lender guidelines and full file review.

Occupancy Max CLTV Credit Max line
Investment property 70% 700 minimum $500,000
Second home Up to 90%, only at 720+ 640 minimum $500,000
Primary residence Up to 90%, only at 720+ 600 minimum $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

The 90% figure exists only at a 720-or-better profile. Lower tiers step down from there. On a primary residence, a line above $500,000 is capped at 75% CLTV, needs a full appraisal, and requires a score of 700 or better (720 on the longer-runway program, the one with a 5-year draw and a 25-year repayment).

Valuation is usually light. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV can trigger a second look. You can always request a full appraisal.

The floor on line size is $25,000. A borrower can hold up to three lines, and anyone with more than 15 financed properties is not eligible.

What Bank Statements Change (and What They Don’t)

Bank statements change how your income is measured. They do not change the draw rules, the equity math, or the property review.

The Scotsman Guide’s non-QM overview describes self-employed borrowers supplying 12 to 24 months of personal or business statements. The lender then applies an expense factor to the deposits, and a profit-and-loss statement can substitute. Expense factors vary by lender and by business type.

Alternative documentation is not light underwriting. Credit, DTI, and the property are still reviewed, and the loan is underwritten to you, not to the rent. This is the sharpest difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The DTI ceiling is 50% at most. For credit profiles from 600 to 679, the ceiling is 45%, and any ratio above 45% requires a 680 minimum score. The reported score is a single-bureau score, and the credit report cannot be more than 90 days old at closing.

Why an Unused Line Still Counts Against You

Plan on the full limit being tested. A bigger limit than you need can hurt the file.

Item What the program uses
Line limit Set by the lowest of CLTV room, cap, DTI
Drawn at closing At least 75% of the line
Qualifying payment basis Interest-only on the maximum draw

A few other effects follow from that.

The next loan. An open personal line adds to your personal debt picture. Lenders treat an undrawn line differently. Some ignore a zero balance, and some estimate a payment from the limit or a percentage of it. If you plan a second personal-income loan, ask how that lender treats the line before sizing yours.

Your credit score. An unused line carries no amount owed in scoring, so a dormant balance is not what hurts you. The effect shows up in how the next lender reads the limit. A lender can also freeze, reduce, or close a line that sits idle.

Repayment. Investment lines run a 5-year draw and a 25-year repayment, with pricing that floats throughout. Payments often jump when the draw period ends, and the CFPB’s explainer warns about exactly that. Experian notes that draw periods commonly run 5 to 10 years, with repayment following.

Planning. An undrawn portion is permission to borrow, not committed money. Do not build a rehab budget or a closing plan around it. A lender can freeze or reduce a line, and available credit can disappear when you need it.

Where Investors Get It Wrong

Some beliefs deserve a quick correction.

  • If I never draw, only my zero balance counts. On these programs the full line counts toward qualification.
  • Bank statements mean easy underwriting. The income test is different. The credit, DTI, and property tests are not.
  • This works like a DSCR loan. It does not. It is underwritten on you, not the rent.
  • I can hold the property in an LLC. Not on this product. Title belongs to an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
  • Higher leverage is available to everyone. Higher numbers quoted elsewhere describe the broader market. On investment properties the network ceiling is 70% CLTV.

What to Do If You Want a Standby Reserve

If the goal is an idle backstop, this program is not built for it. A borrower who truly wants an unused line should look at a different product structure or lender type, such as a depository line with no required draw. Some plans do not require one, and terms vary by plan.

If the goal is to pull equity from a rental you own, a DSCR cash-out refinance is the other route. It tops out around 75% LTV on standard rentals across most of the network, and 70% on short-term-rental collateral. Lenders commonly expect about six months of seasoning. It is funded as a lump sum, which suits a defined purchase or rehab.

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A 1.00 coverage ratio is where select programs start, and stronger ratios open better terms. Clearing 1.00 does not mean the property cash flows, since repairs, vacancy, management, and capex sit outside the calculation. Ownership structure is also more flexible on DSCR loans, depending on program guidelines. The complete DSCR loans guide covers those mechanics.

Choosing between the two comes down to how you earn and what you are buying.

Frequently Asked Questions

Does leaving the line undrawn lower the amount I qualify for?

No. The maximum line is set by equity, the program cap, and DTI capacity, none of which depend on what you plan to draw. The qualifying payment assumes the full line is borrowed. A smaller requested limit is the only way to reduce the payment that gets tested.

Can I draw less than 75% at closing?

Not on these programs. At least 75% of the line is drawn at closing, and the remainder stays available. After closing, subsequent draws have their own minimum, typically $1,000 on the longer-runway program.

What happens if a lender sees my line as dormant?

A lender can freeze, reduce, or close an idle line. That is why an undrawn balance should never be the only source of funds for a rehab or a closing.

Does the property type matter for line size?

Not directly. Property type decides whether a home is eligible rather than how large the line can be. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Does my occupancy change the answer?

It changes the ceiling and the credit floor. Investment properties run 70% CLTV at 700 or better, with a $500,000 cap. Primary residences and second homes can reach higher ceilings at stronger credit tiers, and only primary residences can exceed $500,000.
