How Much Can You Borrow on a Bank Statement HELOC at 700 and High DTI?

How Much Can You Borrow on a Bank Statement HELOC at 700 and High DTI?

The Quick Read: A 700 score opens the door on a rental, but it does not raise the ceiling: on an investment property the network line tops out at 70% CLTV and $500,000, and DTI is tested at the full line, so high DTI usually shrinks the line before CLTV does.

  • Investment property: 70% CLTV and a $500,000 maximum line, with a 700 minimum score.
  • Primary residence at 700: up to 85% CLTV on lines to $500,000, or 75% CLTV up to $750,000.
  • DTI maximum is 50%, and any ratio above 45% needs a 680 score, which 700 clears.
  • DTI is qualified on the interest-only payment at the maximum draw, not the amount you plan to use.
  • Title must sit with an individual or a revocable living trust. An LLC cannot hold it.

All figures are subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does a 700 Score Actually Buy?

A 700 score buys eligibility, not extra leverage. On an investment property, 700 is the floor for the line. A 720 score reaches the same 70% CLTV and the same $500,000 cap. The score gets you in the door. It does not move the ceiling.

On a primary residence, the score matters more because the tiers step up. At 700, the network allows up to 85% CLTV on lines to $500,000, or 75% CLTV up to $750,000. The 90% tier on a primary residence requires 720 or better, and it tops out at $500,000.

Second homes follow their own table. At 700, a second home reaches 85% CLTV up to $500,000. The 90% second-home tier also needs 720.

Occupancy decides the answer. Before you size anything, pin down whether the collateral is a rental, a second home, or the home you live in.

How Is the Line Amount Set?

Three limits set the amount: equity, the dollar cap, and DTI. The smallest one wins. Equity is the formula most people expect. The other two are where high-DTI borrowers get surprised.

The equity formula is simple. Multiply the CLTV cap by the property value, then subtract the first-mortgage balance. The result is the most the equity test allows. The CFPB’s HELOC booklet describes the same idea: a HELOC limit is generally a percentage of the home’s appraised value minus the mortgage balance.

Run it on a $500,000 rental with a $250,000 first mortgage. At 70% CLTV on an investment property, combined debt can reach $350,000. Subtract the $250,000 first mortgage and the equity test allows at most a $100,000 line. The dollar cap of $500,000 never comes into play here. Equity binds first.

Now flip it. A rental with very little first-mortgage debt could have equity for more than $500,000. There the dollar cap binds first.

DTI is the third limit, and it can bind before either of the others.

Why Does DTI Decide the File at 700?

DTI is a pass/fail gate, not a lever on the CLTV tier. A 700 score does not offset a high ratio. It only clears the 680 requirement that applies to any DTI above 45%.

The network maximum is 50%. Between 45% and 50%, you need at least 680. Borrowers with scores from 600 to 679 are capped at 45%. A 700 borrower sits in the better lane, but 50% is still the wall.

The test runs on the full line. The payment is calculated as interest-only on the maximum draw. If you are approved for a $100,000 line and plan to draw $30,000, the file is still tested as if you drew the whole $100,000. This is the step that catches high-DTI borrowers off guard.

Counted debts include the first mortgage payment, the new line at its maximum draw, and your other monthly obligations. On a rental, the file is underwritten mainly on the borrower. The rent roll does not go into DTI the way it does on a DSCR file. Leases support the file, but personal ratios decide it.

What happens above 50%? The file has to change. The line gets smaller, existing debt gets lower, or qualifying income gets higher. If you size the line to fit the DTI cap, you often cannot reach the full CLTV ceiling. A 52% result means a smaller line or less debt. It does not mean a higher score fixes it.

How Do Bank Statement Deposits Become Qualifying Income?

Eligible deposits, averaged over the statement window, minus an expense factor on business accounts, become qualifying income. The steps are mechanical, and the exclusions matter as much as the totals.

1. Choose the window. Personal or business statements, commonly 12 to 24 months.

2. Strip ineligible deposits. Transfers between your own accounts, loan proceeds, refunds, and one-off items come out.

3. Source large deposits. Unusual credits draw questions. Have the paper trail ready.

4. Apply the expense factor to business accounts only. The lender sets the factor. A flat 50% is common as an illustration, but it is not a rule. A third-party P&L or tax-professional expense statement can sometimes replace a flat factor. Personal statements generally carry little or none.

5. Calculate the number. Eligible deposits divided by months, times one minus the expense factor, times your ownership share.

6. Test DTI. Divide total monthly debts, including the new line at maximum draw, by that qualifying income.

Bank statement does not mean thin paperwork. Deposits are screened, sourced, and tested against DTI like any other income.

A Worked Sizing Example at Three DTI Levels

Same borrower, same rental, three outcomes. Assume a 700 score, a $500,000 rental, and a $250,000 first mortgage. Equity allows a line of up to $100,000 at 70% CLTV. The inputs are modeled assumptions, not market data.

DTI result at full line What happens Likely line
40% Clears with room Up to the equity limit
48% Clears, needs 680+ (700 passes) Up to the equity limit, thin margin
52% Fails the 50% cap Smaller line, less debt, or more income

The first two rows land on the same equity-based line. The third row is the one that changes the answer. Paying down cards before the pull helps only if the new balances post before the report is drawn.

Because DTI is tested at the maximum draw, the cleanest fix is often a smaller line. A smaller line means a smaller payment in the test, which lowers the ratio.

Fix-It Checklist for a High-DTI File

These are program-level moves that change the DTI math. None guarantees an outcome.

  • Pay down revolving balances before the credit pull so updated balances post.
  • Request a smaller line than the equity formula allows.
  • Document a lower expense factor with a third-party P&L or a tax-professional expense statement, where the lender accepts one.
  • Remove one-off and transfer deposits yourself so the average is clean.
  • Source any large deposit before the underwriter asks.
  • Confirm title sits with you or a revocable living trust before you apply.

When Is a DSCR Cash-Out the Better Fit?

When strong rent sits alongside weak personal ratios, a DSCR cash-out refinance often fits better. The HELOC tests you. A DSCR loan tests the property: rent against the payment. For many landlords the rental performs well while personal DTI looks heavy because of the mortgage stack.

Factor Bank statement HELOC (rental) DSCR cash-out
Main test Personal DTI and deposits Rent against payment
Leverage ceiling 70% CLTV on investment property About 75% LTV on standard rentals
Structure Interest-only draw on a revolving line Term loan on the rental
Title Individual or revocable trust LLC allowed, subject to lender program eligibility
Seasoning Not the gating item About 6 months is the common expectation

DSCR is not a cash-flow guarantee. The ratio compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, and capex sit outside it. Clearing 1.00 does not mean the property produces profit. Many select programs start at 1.00, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Compare total cost and leverage, not just approval odds. A HELOC draws interest-only on a revolving line. A DSCR cash-out is a term loan. Lendmire’s complete DSCR loans guide covers how the two tests differ in more detail.

Edge Cases That Change the Answer

LLC-held rental. The HELOC does not work. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. The options are a vesting change or a DSCR cash-out.

Credit under 700 on a rental. The network has no investment tier below 700.

Borderline scores. From 600 to 679, DTI caps at 45%. Above 45% requires 680.

Using a home HELOC to fund a rental purchase. The minimum HELOC payment gets counted in DTI on the next mortgage.

Valuation. Lines at or below $500,000 usually run on an automated valuation. A line above $500,000 is primary-residence only, requires a full appraisal, a 700 or better credit profile (720 on the longer-runway structure), and caps at 75% CLTV.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, and mixed-use are not.

Exposure. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.

Availability. This product is offered in Lendmire’s 16 full-service states only, narrower than the DSCR footprint.

What the Market Says Versus What the Network Offers

NerdWallet reports that investment-property HELOC lenders often look at DTI between 40% and 50%, that not every lender offers these lines, and that requirements are strict. That is a market-wide statistic. On this network, the figure is a 50% DTI maximum, with 45% as the tier break and a 70% CLTV ceiling on investment property.

That gap is why a broker matters. The lenders that write a rental line differ on leverage, documentation, and tradeline rules. A broker that shops several wholesale lenders can match the scenario to the program instead of the borrower guessing which bank will say yes.

Myths to Drop

“A higher score gets higher leverage on a rental.” On this network, 700 and 720 reach the same 70% cap.

“DTI is based on what I plan to draw.” It is tested at the maximum draw.

“A 50% expense factor is the rule.” It is an illustration. The lender sets its own factor.

“Federal rules cap DTI on HELOCs.” The federal ability-to-repay rule excludes open-end credit such as HELOCs, per the CFPB. The limits come from investor guidelines.

“I can hold the rental in an LLC.” Not on this line.

Key Terms Defined

CLTV: Combined loan-to-value, the first mortgage plus the new line divided by the property value.

DTI: Debt-to-income, your total monthly debt payments divided by your qualifying monthly income.

Expense factor: The share of business-account deposits a lender removes to reflect operating costs.

Maximum draw: The full line amount, which is the basis for the DTI payment test.

Interest-only payment: A payment covering interest only, with no principal reduction during the draw period.

Frequently Asked Questions

Does a 700 score override a high DTI?

No. A 700 score clears the 680 requirement for any DTI above 45%, but the 50% maximum still applies. Above that, the line has to shrink, debt has to drop, or documented income has to rise.

Is DTI tested on what I draw or on the full line?

On the full line. The payment is calculated as interest-only on the maximum draw, so a partial draw does not lower the ratio in underwriting.

How much can I borrow on a rental at 700?

At most 70% CLTV of the property value, minus the first-mortgage balance, capped at $500,000. DTI can reduce it further. A 720 score reaches the same ceiling.

Can an LLC hold the property?

No. Title has to sit with the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to lender program eligibility.

Do rents count as income for DTI?

Not in the way they count on a DSCR file. The line is underwritten mainly on the borrower, and leases support the file. How rent is treated can vary by lender.
