How Much Can You Borrow on a Bank Statement HELOC Without Transferring Title?

How Much Can You Borrow on a Bank Statement HELOC Without Transferring Title?

The Quick Read: It depends on which of three limits binds first: on an investment property, the line stops at the smallest of 70% combined loan-to-value, a $500,000 maximum, and what your debt-to-income ratio allows, and your title never moves because the lender records a lien instead of taking a deed. Bank statements only change how your income is proven. They do not raise any of those limits.

  • Leverage: on an investment property, the ceiling is 70% CLTV (combined loan-to-value, meaning every lien plus the new line, divided by property value), with no higher tier.
  • Size: investment lines run from $25,000 to $500,000, subject to lender guidelines.
  • Credit: an investment line needs a 700 minimum credit score.
  • Title: the property must already be held by you personally or by your revocable living trust. An LLC does not fit.

How Is the Maximum Line Calculated?

Take the property value, multiply by the CLTV cap, subtract every lien already on the property, and cap the result at the line maximum. That is the equity limit. The smaller of that number and $500,000 is the most you can borrow, before your debt-to-income test weighs in.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The cap includes your first mortgage. The 70% figure is not the amount you can pull out. It is the total debt allowed against the property.

Run it as percentages. Say a rental has a first mortgage equal to 50% of its value. At a 70% CLTV ceiling on an investment property, the room left is 20% of the property’s value. The line can be no larger than that, and no larger than $500,000.

Now flip it. Say the rental is owned free and clear. The equity limit is the full 70% of value, so on a higher-value property the $500,000 line maximum binds first.

An investment line above $500,000 does not exist in this network. If a lender or an article quotes you a bigger figure for a rental, it describes another market, not this one.

Occupancy changes the ceiling

The 70% cap is specific to investment properties. Across the wholesale network, second-home lines can reach 90% CLTV, but only with a 720 or better credit profile. Primary-residence lines can also reach 90% CLTV at 720 and above, up to $500,000. If you are comparing numbers online, check which occupancy they describe. A primary-residence ceiling says nothing about your rental.

Does the Lender Take Your Title?

No. A HELOC is a lien recorded against the property. You stay the owner, and the lender holds a claim on the equity as collateral. If you have a first mortgage, the line sits behind it as a second lien. If the property is paid off, the line is normally in first position. Either way, the first mortgage keeps its balance, term and payment, because the line borrows only new money.

The title issue is not about transfer at the closing table. It is about who holds title before you apply. These lines are written to an individual or an inter vivos revocable living trust (a trust you can change or cancel during your lifetime). If your deed already names one of those, you are set on this point.

Title holder Eligible on this line?
You, as an individual Yes
Revocable living trust Yes, if funded
LLC, corporation, partnership No
Irrevocable, blind or land trust No

A funded trust means the recorded deed actually names the trust. A trust document sitting in a drawer does not count.

What if your rental sits in an LLC?

Then this product does not fit as the property is deeded today. Your two paths are a vesting change into your own name, or a DSCR cash-out refinance, which can work for LLC borrowers subject to program terms. DSCR means debt service coverage ratio, the test of whether rent covers the property’s monthly obligation.

Here is the catch. Moving an LLC property into your name is itself a title transfer. That defeats the point of avoiding one. It can also affect your first mortgage terms, your title insurance and your liability protection. Talk to a real estate attorney and your insurance agent before you move a deed to fit a loan.

How Do Bank Statements Prove Income?

The lender reads your deposits instead of your tax returns. Depending on the program, that means 12 or 24 consecutive months of statements. The lender averages the qualifying deposits and strips out transfers between your own accounts and one-time items. A business account usually takes an expense factor, often supported by a CPA letter.

Self-employed borrowers also supply proof of business history, such as a business license, LLC papers or a first 1099, plus a year-to-date profit and loss statement. The line is reviewed on documented income under the applicable program, subject to lender guidelines.

Two limits matter here. First, the statements only decide whether your income supports the payment. They do not lift the CLTV cap, the credit floor or the line maximum. Second, a score above 700 buys eligibility, not extra leverage. On an investment property, 70% is the ceiling at 700 and at 720.

Why Does Rent Not Count the Way It Does on a DSCR Loan?

A bank statement HELOC underwrites you, not the property. The lender reviews your credit, your income from deposits, your debt-to-income ratio (DTI, your monthly debts divided by your monthly income) and the equity. The rental income is not what qualifies the line.

On the network’s lines, DTI tops out at 50%, and the test uses the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A small planned draw does not shrink the payment used to qualify you. NerdWallet reports that investment-property lenders across the market commonly look for a DTI of 40% to 50%, so the network’s 50% maximum sits at the top of that market range.

So the binding limit can be any of four things: equity, the $500,000 maximum, DTI, or your credit profile. Check them in that order.

Which Properties and Borrowers Are Eligible?

Eligible property types are single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property, and agricultural zoning are not offered.

A few borrower-level rules apply:

  • A borrower is limited to three lines. Combined exposure across lines caps at $750,000 or $2,000,000, depending on the wholesale program.
  • A borrower who owns more than 15 financed properties is not eligible.
  • A property listed for sale, or listed within the past 60 days, is ineligible in several states.
  • A co-owner who is on the lien but not on the application does not add income.
  • A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family history on investment files follows a 7-year path for a foreclosure and a 4-year path for a deed-in-lieu, pre-foreclosure or short sale.

Availability is narrower than the DSCR footprint. HELOC placements run through Lendmire’s full-service states only, a smaller set than the 41 markets, including Washington, D.C., where it arranges DSCR investor loans. Confirm your state before you spend time on documents.

HELOC or DSCR Cash-Out Refinance?

If your equity or title does not fit the HELOC, the DSCR cash-out refinance is the usual alternative. It replaces your first mortgage instead of sitting behind it, and it reviews the property’s rent against the payment instead of reviewing you. Lendmire’s complete DSCR loans guide walks through that structure.

Factor Bank statement HELOC DSCR cash-out refinance
What is reviewed Your credit, DTI, deposits Rent versus the payment
Leverage (investment) 70% CLTV Around 75% LTV, standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
First mortgage Stays in place Paid off and replaced
LLC title Not eligible Works, subject to program terms

The short-term-rental version of the cash-out tops out lower, around 70% LTV, and a cash-out typically expects about six months of seasoning. A DSCR cash-out also has its own credit and reserve expectations. Most programs want a score near 660, and reserves commonly run around six months of principal, interest, taxes, insurance and association dues, though they vary by lender, leverage and loan size.

Clearing the DSCR coverage test does not mean the rental produces positive cash flow. Repairs, vacancy, management and utilities sit outside the calculation.

What Does the Structure Look Like After Closing?

An investment line runs a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats during both the draw and the repayment period and never converts to fixed.

For context, the CFPB explains that a HELOC is an open-end line where you borrow during a draw period, then repay, and it gives a 10-year draw period as an example. The same page notes that a lender may restrict further draws if the property’s value falls significantly. The network’s investment structure differs from that market example, so read your own terms.

The risk side is plain. If you fall behind on a HELOC, the collateral is at stake, and the CFPB’s HELOC brochure says you could lose your home. On a rental line, the collateral is the rental. The same brochure’s print edition adds that a HELOC generally must be repaid in full if you sell.

Valuation is lighter than many owners expect. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may call for a secondary valuation. You can also request a full appraisal.

Why Use a Broker for This?

Not every lender writes these lines. NerdWallet notes that not all lenders offer HELOCs on investment properties, and requirements are strict where they do. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders, so the program that fits depends on your property type, credit profile, leverage need and documents.

Key Terms Defined

CLTV (combined loan-to-value): every lien on the property plus the new line, divided by the property’s value.

Lien: a recorded legal claim on a property that secures a debt, without changing who owns it.

Second lien: a loan that sits behind an existing first mortgage and is paid after it if the property is sold or foreclosed.

Vesting: the way title is held on the recorded deed, such as an individual, a trust or an LLC.

Draw period: the stretch when you can borrow from the line, paying interest only on the investment structure.

Revocable living trust: a trust you can change or cancel during your lifetime. It works on this line only if the deed names it.

Frequently Asked Questions

Can I borrow against a rental I own through an LLC?

Not on this product while the deed names the LLC. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A DSCR cash-out refinance works with LLC borrowers, subject to program terms. Before you re-deed anything, get advice from an attorney.

Will a bank statement HELOC lift my limit above what a W-2 borrower gets?

No. Bank statements change only the income test. The CLTV cap, credit floor and line maximum are the same. A self-employed investor and a salaried investor face a 70% CLTV ceiling and a $500,000 maximum on an investment property.

How much can I borrow if my first mortgage is large?

Take 70% of the value and subtract the first mortgage as a share of value. If the first mortgage is already near 70%, little or nothing remains. That is why many rentals bought with high leverage do not fit a HELOC.

Does the rent on the property help me qualify?

Not on this line. It is reviewed around credit, DTI and documented income. If you want the property’s rent to carry the file, a DSCR loan is the product that works that way, where qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

What if my credit score is under 700?

An investment line does not open below 700. Second homes floor at 640, and primary residences start lower. If your credit is the limit, a DSCR cash-out may fit, since parts of the network start at a 620 floor, though most programs want around 660.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach out at 828-256-2183 or request a quote. Every figure here is subject to lender guidelines and full file review, and nothing here is a commitment to lend.

The investors who get the most from a title-neutral line tend to start with the deed, then the first-mortgage balance, then the paperwork.
