How Much Can You Borrow on a Bank Statement HELOC After an Outright Bank Refusal?

How Much Can You Borrow on a Bank Statement HELOC After an Outright Bank Refusal?

The Quick Read: Your limit is the property value times the program’s combined loan-to-value ceiling, minus every lien already on the property, then held to the line cap. A refusal does not shrink your equity, and bank statements change only how your income is documented, so the amount depends mainly on why the bank refused you and on how the property is used. Occupancy sets that ceiling, and investment property gets the tightest limit. Subject to lender guidelines and full file review, here is what matters most:

  • Investment property: the ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit profile and a $500,000 maximum line.
  • Primary residence or second home: the ceiling reaches 90% CLTV only at a 720-or-better credit profile, with the line capped at $500,000 at that tier.
  • Bank statements fix documentation problems only. They do nothing for LLC title, an ineligible property type, or too much existing debt.
  • The smaller of two numbers wins: the equity math or the line cap.

Why Did the Bank Say No?

The refusal reason decides everything that follows. A declining lender sends a notice that either lists the principal reasons or tells you how to request them. Ask for them in writing if they are missing.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

One investor in a BiggerPockets thread describes LLC-owned property as the hard part. That thread is anecdotal and dated, but the pattern matches what a broker sees across lender guidelines: the answer often changes when the lender type changes.

Here is how the common reasons sort out.

Refusal reason Do bank statements help? What to fix
Tax returns show thin income Yes Document deposits instead
Hard-to-document self-employment Yes 12 to 24 months of statements
Bank does not lend on rentals Indirectly Move to a lender that does
Property deeded to an LLC No Re-vest title or use DSCR
Debt-to-income too high Only if income was undercounted Pay down debt or document more income
Ineligible property type No Different program entirely
Too many financed properties No Look for a lender that does not cap the number of financed properties

One notice can list several reasons at once. If you fix one and reapply to the same kind of lender, the next reason may surface.

How the Line Size Is Calculated

You multiply the property’s value by the CLTV ceiling, subtract every lien already on the property, and then apply the line cap. Whichever figure is smaller is your limit. A federal consumer explainer on home equity lines defines equity as home value minus what you owe, and lenders lend against a share of it, not all of it.

CLTV is the first-mortgage balance plus the new line, divided by value. The ceiling depends on occupancy and credit profile. These are the ranges on the select wholesale HELOC lenders Lendmire works with.

Investment property. The ceiling is 70% CLTV at a 700 or 720 credit profile. The line runs up to $500,000, and 700 is the minimum score. No tier sits above 70%.

Second home. The ceiling reaches 90% CLTV only at 720 or better, with lines up to $500,000. Drop to 700 or 680 and the ceiling steps down to 85%. At 660 it is 80%, and at 640 it is 75%. The minimum score is 640.

Primary residence. At 700, 680, and 660 the ceiling is 85% up to $500,000. At 640 it is 80%, at 620 it is 70% up to $400,000, and at 600 it is 60% up to $400,000. A separate tier at 700 or better allows 75% CLTV up to $750,000.

Now run it as percentages. Say you own a rental worth a round number, and your first mortgage sits at 50% of value. At the 70% investment ceiling, the room is 20% of value. If that 20% lands under $500,000, the equity math sets your limit. If it lands above, the cap does.

Take a primary residence at a 720 profile with a first mortgage at 55% of value. The 90% ceiling leaves 35% of value. On a pricier home, that 35% may exceed the $500,000 tier cap, so the cap binds first.

The calculator on this page can turn those percentages into dollars for your property. Treat its output as an illustrative estimate, not a quote.

What a Bank Statement Line Does Not Change

Bank statements change the income lens. They do not move the ceiling, the credit tiers, the debt-to-income limit, or property eligibility.

A consumer guide from the FTC says the amount you can borrow depends on income, credit history, and the market value of the home. A bank statement route touches only the first of those. Equity gets you considered. Documented ability to repay gets you approved.

Debt-to-income still applies. These lenders cap it at 50%, and at 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The qualifying payment is calculated on the interest-only payment at the maximum draw, so a big line looks heavier on paper than the first draw suggests.

Credit gets pulled as a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing. No rescores.

How Bank Statements Become Income

Lenders read personal or business statements over a window, commonly 12 to 24 months. They total the qualifying deposits and average them. Business accounts usually get an expense factor applied, because not every dollar deposited is yours to spend. Each program sets its own factor. A third-party profit-and-loss statement can substitute where the program allows it.

This is why a write-off-heavy owner can look broke on a tax return and solid on a statement. The tax return shows income after deductions. The statement shows what actually moved through the account.

Two things shrink the number. Transfers between your own accounts get stripped out, since they are not income. Unsourced deposits are typically excluded or questioned. A clean, well-labeled statement history produces a bigger qualifying figure than a messy one with the same real earnings.

Income only has to clear the debt-to-income test. It does not raise your cap. A stronger income picture may rescue a borderline file. It will not buy leverage the occupancy tier does not allow.

When the Property Is a Rental, an LLC, or Something Else

Rentals face the hardest road because the property itself has to meet the program’s rules. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Title matters more than most borrowers expect. On these lines, title must sit with you personally or with a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If the property is already deeded to an LLC, you either re-vest it into your name or move to a DSCR cash-out refinance. DSCR loans can close in an LLC name, subject to lender program eligibility.

Exposure limits apply too. A borrower is limited to three lines across the program. A borrower owning more than 15 financed properties is not eligible. A property listed for sale, or listed within the past 60 days, is ineligible in some states. Availability for the line itself covers 16 states, which is narrower than Lendmire’s 41-market DSCR footprint. Confirm yours early.

Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. You can also request a full appraisal. Anything above $500,000 requires one, and that tier is for primary residences only, capped at 75% CLTV.

Draw Structure: What You Are Signing Up For

An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed. The payment you carry during the draw is not the payment you carry afterward.

A lender may stop further draws if the home’s value drops significantly. The FTC adds that you cannot borrow more once the repayment period starts. Plan for both. A line is not a permanent reservoir you can count on in a downturn.

When the Line Is the Wrong Tool (DSCR Cash-Out)

If the cap, the title, or the leverage ceiling is the problem, a bank statement HELOC is the wrong shape for the deal. A DSCR cash-out refinance reads the property, not your deposits. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide walks through the full mechanics.

Factor Bank statement HELOC DSCR cash-out
Income lens Your personal deposits Property rent vs. payment
Investment leverage Up to 70% CLTV Around 75% LTV on standard rentals
Max size $500,000 on investment Up to $3,000,000 on standard programs
First mortgage Stays in place Replaced by one new loan
Entity title Individual or revocable trust LLC allowed, per program terms

DSCR is the monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. On cash-out, most of the network tops out around 75% LTV, with about 6 months of seasoning as the common expectation. A credit profile near 660 is typical, and 700 or better unlocks the strongest tiers. Reserves vary by lender, leverage, and loan size, and commonly run around 6 months of the full payment.

Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

The trade-off is honest. A cash-out refinance replaces your first mortgage, so you give up its balance, term, and payment. A HELOC leaves it alone. If your first mortgage is one you want to keep, that favors the line. If the equity need is large and the rent covers the payment, the refinance often moves more capital. A Plan After the Refusal

Work the steps in order.

1. Get the reasons in writing. If the notice is vague, ask for the principal reasons.

2. Sort them. Use the table above. Separate documentation problems from structural ones.

3. Check the structural items first. Title, property type, occupancy, and financed-property count are not fixable with better paperwork.

4. Package income once. Pull 12 to 24 months of statements, label transfers, and source unusual deposits.

5. Run the CLTV math against the occupancy ceiling before you apply, not after.

6. Apply through the right channel. A broker shops multiple wholesale lenders and matches the scenario to the program. The best program for your situation depends on property type, credit profile, leverage need, and documentation.

A refusal itself does not block another lender. Each lender sets its own policy.

Key Terms Defined

Bank statement HELOC: a home equity line where income is documented from deposit history instead of tax returns.

CLTV (combined loan-to-value): all loans on the property, including the new line, divided by its value.

Line cap: the maximum dollar size of the line, set by occupancy and credit tier.

Draw period: the stretch when you can borrow from the line and pay interest only.

DSCR: debt service coverage ratio, meaning rent divided by the full monthly property payment.

PITIA: principal, interest, taxes, insurance, and association dues.

Frequently Asked Questions

Does a bank refusal lower how much I can borrow elsewhere?

No. Your limit comes from value, existing liens, the occupancy ceiling, and the line cap. The refusal itself does not change any of them. What matters is whether the reason behind it still applies to the next lender.

Will a higher credit score raise my cap on a rental?

Not on an investment line. Scores of 700 and 720 reach the same 70% CLTV ceiling and $500,000 cap. A higher score buys eligibility, not extra leverage. On primary residences and second homes, a 720 profile is what unlocks the 90% tier.

Can I use rental income and bank statements together?

A bank statement line reads your personal deposits, not the property’s rent. A DSCR loan reads the rent against the payment and leaves personal income out of the calculation. They are different qualifying lenses, so you generally pick one path per file.

What if my deposits include transfers or one-off payments?

Transfers between your own accounts are not income, and unsourced deposits are often excluded. Labeled, consistent deposits give you a larger qualifying income figure.

Is a bank statement HELOC available on a property held in an LLC?

No. Title must sit with you or a revocable living trust. An LLC-owned property needs a vesting change or a DSCR cash-out instead. Confirm how the property is currently vested before you apply anywhere.
