How Much Can You Borrow on a Bank Statement HELOC for Rental Property Investors?

How Much Can You Borrow on a Bank Statement HELOC for Rental Property Investors?

The Quick Read: On an investment property, the line is capped at 70% combined loan-to-value (CLTV) and $500,000, minus every lien already on the property, and bank statements decide only whether your income qualifies, never how large the line can be.

  • A 700 credit score is the minimum, and 720 buys no extra leverage.
  • Title must sit in your personal name or a revocable living trust, not an LLC. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Your deposits get the file considered, while your equity determines the amount.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Line Size Actually Calculated?

The line equals the CLTV ceiling times the property value, minus all existing liens. The CFPB’s HELOC booklet explains that lenders set a credit limit by taking a percentage of the appraised value and subtracting the mortgage balance owed. Its 75% figure is only an illustration, and the percentage that applies to you depends on the program and the occupancy type.

On this network, an investment property has one ceiling: 70% CLTV. Run it as a hypothetical. Say a rental is worth $500,000 and carries a $330,000 first mortgage. Total allowed debt is 70% of $500,000, which is $350,000. Subtract the $330,000 first mortgage and the room is $20,000. That is simple arithmetic, not a market statistic.

Two more details matter. First, the lender tests the full line limit, not only the amount you plan to draw. Second, at least 75% of the line is drawn at closing, so a large approved line is not a flexible reserve you can leave untouched.

What Do Bank Statements Change, and What Do They Leave Alone?

Bank statements change how your income is measured. They do not change the leverage ceiling, the dollar cap, or the credit tier. This product is reviewed around documented income under the applicable program, subject to lender guidelines. The lender reviews statements, typically 12 or 24 months, removes transfers, refunds, and loan proceeds, and applies an expense factor to business accounts.

A self-employed investor whose tax returns understate cash flow may qualify on statements when returns wouldn’t carry the file. That investor still faces the same 70% ceiling.

Business bank accounts need a 680 minimum credit score for the deposit analysis. Investment lines already floor at 700, so on a rental the income method is almost never the binding constraint. Equity is.

The Limits That Set Your Line

Limit Investment property Do statements move it?
Max CLTV 70% No
Max line $500,000 No
Minimum credit 700 No
Debt-to-income 50% max; above 45% needs 680+ Indirectly, through income
Valuation Usually automated No

Which one binds first? For most rental owners it is CLTV. A $500,000 cap rarely matters if your first mortgage already consumes most of the 70%. The cap bites on high-value properties with little debt. Credit is a pass-fail gate at 700, not a dial: 700 and 720 both reach 70%, and no higher tier exists for an investment property.

Because an investment line caps at $500,000 and full appraisals are required only on lines above that amount, rental lines commonly run on automated valuation. A borrower can request a full appraisal in any case, and a secondary valuation may occasionally be called for. Lines above $500,000 are primary-residence only, cap at 75% CLTV, and require a full appraisal, so none of that applies to a rental.

Three Worked Examples

These use modeled values, not market data.

Low balance. A $400,000 rental with a first mortgage at 40% of value. The 70% ceiling leaves roughly 30% of value as room, so the line is likely sized by CLTV well under the $500,000 cap.

High balance. A $600,000 rental with a first mortgage at 65% of value. The ceiling leaves about 5% of value, a thin line. A property with a large existing balance may produce little or no room.

Free and clear. A $900,000 rental with no mortgage. Seventy percent of value is far above $500,000, so the dollar cap binds first. The line stops at $500,000.

Which Properties and Titles Are Eligible?

Eligible property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and mixed-use, commercial, or agricultural properties are not eligible.

Title is the sharpest dead end. The property must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Investor reports on BiggerPockets describe the same pattern in the wider market: most lenders won’t lend to an LLC. If your rental already sits in an LLC, the paths are a vesting change, reviewed with title, insurance, and due-on-sale questions in mind, or a DSCR cash-out refinance instead.

Other screens apply too. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. In some states, a property listed for sale within the past 60 days is ineligible. This product is available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Why the Wider Market Looks Different

Market-wide, NerdWallet’s investment-property HELOC explainer says the lender pool is smaller and requirements are stricter, and that not every lender offers rental HELOCs at all. It reports maximum loan-to-value of up to 80% at some lenders, though many sit below 70%. On this network, the investment-property ceiling is 70% CLTV, full stop.

Investors who use a HELOC on their primary home to fund a rental face a different risk. The CFPB’s HELOC explainer notes that the home secures the line, so you could lose it if you can’t repay, and that lenders may stop further draws if home value falls significantly.

Draw Period and Repayment

Investment lines use one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats for the life of the line and never converts to fixed. Qualifying payments are tested on the interest-only payment at the maximum draw, so the full line limit shapes your debt-to-income math even if you draw less.

Plan around that. A floating line on a rental means the cost can move while your rent does not. Pressure-test the carry at a higher cost before committing, and keep the draw period’s end in view, because the payment steps up when repayment begins.

HELOC or DSCR Cash-Out? A Decision Table

The two products underwrite different things. This line underwrites you: credit, deposit-based income, and equity. A DSCR loan weighs the property’s rent against its payment. Rent on a bank statement HELOC is supporting evidence, not underwritten income. For a deeper look at the trade, see Lendmire’s complete DSCR loans guide.

Factor Bank statement HELOC DSCR cash-out refinance
Underwrites Borrower income and equity Property rent vs. payment
Investment ceiling 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC possible, subject to lender program eligibility
First mortgage Stays in place Replaced
Cap $500,000 on investment Up to $3,000,000 on standard programs (smaller balances available through select lenders)

Keep the HELOC route when your existing first mortgage is worth preserving and the line fits beneath 70% CLTV. Lean toward a DSCR cash-out when you need more cash than a second lien allows, when the rental sits in an LLC, or when the property’s rent carries the file better than your deposits do. Clearing 1.00 on coverage isn’t the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. For investors weighing the two paths, Lendmire’s piece How Much Can You Borrow on a Bank Statement HELOC on One Rental? covers the one-property case in more detail.

What to Prepare

  • Twelve or twenty-four months of personal or business statements.
  • A current mortgage statement and insurance declaration.
  • The vesting deed showing how title is held.
  • The lease for the rental.
  • A credit profile at 700 or better, with a report no more than 90 days old at closing.

Mistakes That Shrink Your Line

  • Assuming strong deposits raise the CLTV ceiling.
  • Forgetting a second lien already recorded on the property.
  • Applying with the property still titled in an LLC.
  • Treating the dollar cap as the limit when your first mortgage binds first.
  • Underestimating how much of the line gets drawn at closing.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens divided by the property’s value.

Draw period: The stretch when you can borrow from the line, paying interest only.

Bank statement income: Qualifying income calculated from eligible deposits over 12 or 24 months, after an expense factor on business accounts.

Lien position: Whether the line sits first or second behind your existing mortgage.

Expense factor: The percentage of business deposits treated as costs rather than income, set by the program.

Frequently Asked Questions

Do higher deposits increase how much I can borrow?

No. Deposits affect whether your income qualifies and how your debt-to-income looks. The 70% CLTV ceiling and the $500,000 cap stay the same however strong the statements are.

Can I get a line above $500,000 on a rental?

Not on an investment property. Lines above $500,000 are available only on primary residences, require a full appraisal, and cap at 75% CLTV. A rental owner who needs more cash typically looks at a DSCR cash-out refinance instead.

Does a 720 credit score get me more than a 700?

Not on an investment property. Both tiers reach 70% CLTV up to $500,000, so credit above 700 buys eligibility rather than leverage. Anything below 700 is outside the investment table. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Can my LLC-owned rental qualify?

Not as titled. The property must be held individually or in a revocable living trust. Owners with LLC-held rentals generally consider a vesting change, reviewed with counsel, or a DSCR cash-out refinance, subject to lender program eligibility.

Does it matter if I own several rentals?

Yes. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible. Within those limits, each property is sized on its own equity.
