Can a Bank Statement HELOC Work If Your Deposits Dipped During Leave?

Can a Bank Statement HELOC Work If Your Deposits Dipped During Leave?

The Quick Read: Usually, but only when the dip was short, deposits have recovered, and debt-to-income, credit and equity still clear on the lower averaged income, because a bank statement HELOC reads a window of deposits and thin leave months drag that average down. Qualification runs on documented income under the applicable program, subject to lender guidelines. The key points:

  • Every month in the statement window counts, including the thin ones.
  • A longer window can blend in stronger earlier months, but it also averages in the leave months.
  • Lenders read the direction of deposits as well as the average, so a recovery helps.
  • A written explanation and supporting documents belong in the file from the start.
  • If deposits stay weak, a DSCR cash-out refinance judges the property’s rent instead of your personal deposits.

What a Bank Statement HELOC Actually Measures

A bank statement HELOC is a home equity line that qualifies a self-employed or 1099 borrower on deposits instead of tax returns. The lender collects a run of consecutive statements. It removes deposits that are not income, such as transfers between your own accounts, loan proceeds, refunds and one-time windfalls. Business accounts then take an expense factor, which the lender sets. The rest is averaged into a monthly income figure.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The formula is simple. Eligible deposits are divided by the number of months, reduced by the expense factor on business accounts, and adjusted for your ownership share. Each month in the window carries equal weight. A leave month with low or zero deposits does not get skipped.

This is not a loan without documentation. It is a different documentation type. The lender still pulls credit, tests debt-to-income, orders a valuation and checks title. Bank statements only replace the income side of the file.

How a Leave Period Moves the Average

A leave period lowers the average in proportion to its length and depth, and the window decides how much weight it gets. Run an illustrative example with index numbers rather than dollars. Set normal monthly eligible deposits at 100. Say three months of leave brought deposits down to 20, and the other months ran at 100.

Window Leave months inside Averaged income index
12 months 3 of 12 80
24 months 3 of 24 90
12 months, leave ended over a year ago 0 100

The 24-month window looks gentler here because it pulls in 21 normal months. The comparison flips if the earlier months were weaker than the recent ones. A window that includes a slow stretch before the leave can pull the average below the 12-month figure.

Two things follow from the table. First, if the leave ended long ago and income has recovered, a shorter window can push the dip out entirely. Second, neither window hides a downward slope. An underwriter who sees deposits falling month after month will question the file whether the average clears or not.

Programs differ on how many months they use and on whether they weight recent months more heavily. Across the network of wholesale lenders Lendmire works with, the window and the recent-trend treatment are program choices. They are not universal rules. That difference is why the same statements can produce different income figures under different programs.

Which Deposits Count During Leave?

Only deposits that read as income count, and a leave period tempts borrowers to move money around in ways that muddy the file. A short deposit pool leaves no cushion for errors.

Deposit during leave How a lender may read it What to do
Transfer from your own savings Usually removed as non-income Do not use it to pad months
Client or business receipts Counted, then expense factor applies Keep them in the business account
Rent from your rentals Counted only if identifiable as rent Label it clearly or route it separately
Paid-leave or disability benefits Depends on the program Ask the broker before you submit
Spouse or partner deposits Usually not your income Add a co-borrower if the program allows
Loan proceeds or refunds Removed Expect them to come out

Large unexplained deposits draw questions too. Entertainers and creators paid through a loan-out company face a related issue, and Lendmire’s article Top Bank Statement HELOC Providers on Loan-Out Deposits covers it.

Reading Your Situation

A short dip that has recovered usually reads as a one-time event. An ongoing dip reads as a trend. The table below shows how a lender may read common cases.

Your situation How a lender may read it Typical move
Short leave, deposits back to normal One-time dip, averaged in Apply with a clear explanation
Leave just ended, recovery thin Trend still unclear Wait for a few clean months
Reduced hours, no end in sight Declining trend Pick another product or wait
Zero-deposit months in the window Heavy drag on the average Test both window lengths
Dip came from lost clients, not leave Harder to explain as temporary Show new contracts or a rebound

The cause matters. A planned, documented leave with a visible return to normal is easier to explain than an unexplained slide. Lenders generally want a written explanation, and they may ask for supporting documents.

What to Put in the File

Build the file before the lender asks. Useful items include the following:

  • A one-page letter stating the leave dates, the reason, and the date normal work resumed.
  • A leave or medical note, or a letter from a CPA, if the program accepts one.
  • A profit-and-loss statement showing the business rebounding.
  • Client contracts or invoices showing recovered deposits.
  • Clean, complete, consecutive statements with no missing pages.

The letter works best when it is short and factual. State what happened, how long it lasted, and what the recent months show. Skip persuasion. The underwriter will compare the letter against the statements.

Does the Rest of the File Still Clear?

The lower income figure feeds directly into debt-to-income. Debt-to-income tops out at 50% on the lines in Lendmire’s wholesale network. It is capped at 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw. Your first mortgage payment still counts, even if it sits behind a low-rate loan. A lower averaged income therefore shrinks the line you can qualify for.

Combined loan-to-value ceilings depend on occupancy, so the table below states each one with its credit pairing. These figures describe select wholesale programs. They are subject to lender guidelines and full file review. Lower credit tiers carry lower ceilings than those shown, and the 90% figure exists only at a 720-or-better credit profile.

Occupancy Max CLTV Credit pairing
Primary residence Up to 90% 720 or better, line up to $500,000
Second home Up to 90% 720 or better, line up to $500,000
Investment property 70% 700 or better, line up to $500,000

Many borrowers who pull equity to buy rentals draw on their own home. If the line is secured by an investment property, the ceiling is 70% and the minimum score is 700. Title must sit with the individual borrower or an inter vivos revocable living trust. An LLC cannot hold title on these lines, so a property already deeded to an LLC needs a vesting change or a different product.

Lines at or below $500,000 ordinarily run automated valuation. A full appraisal is required above that size, and a borrower may request one in any case. The structure is a first- or second-lien standalone line with an interest-only draw period, followed by a fully amortizing repayment period. At least 75% of the line is drawn at closing, and the pricing floats. Those facts matter to a leave file because the payment steps up when repayment begins. The question is whether your recovered income can carry that step. Lendmire’s piece Top Bank Statement HELOC Providers With Minimal Payments During the Draw Period walks through the structure.

This product is available only in Lendmire’s 16 full-service states. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C.

Federal Rules and Leave

No federal rule tells a HELOC lender how many statements to use or how to treat a dip. The CFPB’s ability-to-repay compliance guide lists home equity lines among the loans outside the rule’s repayment-ability requirements. Each lender’s own policy therefore decides, which is why programs differ.

Leave itself is a separate matter. The federal Family and Medical Leave Act gives eligible employees unpaid, job-protected leave. Per the U.S. Department of Labor, an employee must work for a covered employer for at least 12 months and meet a 1,250-hour test. For most solo owners, leave means income simply stops, with no protection attached. A W-2 employee on protected leave generally documents income differently from a bank statement borrower.

Apply Now or Wait? A Decision Rule

Apply now if three things are true. The dip was short and has clearly ended. Recent months are back at pre-leave levels. And the lower averaged income still leaves debt-to-income cushion. Run the numbers under both window lengths first.

Wait if recent months are still climbing back, because a recovering trend reads better after a few clean months than before them. The cost of waiting is time. The cost of applying early is a smaller line, or a file that raises questions about trend.

Switch products if the dip is ongoing, or if the borrowing is for a rental purchase and personal deposits are the weak link. This is a real tradeoff. A larger down payment can lift coverage, but it does not erase leverage caps, credit floors or property eligibility. Equity and income both have to clear.

When a DSCR Cash-Out Is the Cleaner Path

A DSCR cash-out refinance judges the rental’s income rather than your personal deposits, so a leave dip does not enter the calculation. It is a first-lien refinance, not a second line. It replaces the existing mortgage, which is a real cost if that mortgage is a low-rate loan you want to keep. Lendmire’s complete DSCR loans guide covers the mechanics.

Across most of the network, cash-out refinances top out around 75% LTV, and about six months of seasoning is the common expectation. Many programs want a credit score near 660. A 620 floor exists in parts of the network, and 700 or better unlocks the strongest leverage tiers. Some programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Reserves vary by lender, leverage and loan size, and are commonly around six months of PITIA.

DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capital expenses sit outside the ratio. Lenders still pull personal credit. Rentals held in an LLC can qualify, subject to lender program eligibility.

Many investors use the two products in sequence. They draw a line to fund a rehab, then refinance into a DSCR loan once the property is rented. If your deposits are weak but the rent is strong, skip straight to the DSCR file.

Frequently Asked Questions

Will a short leave hurt a bank statement HELOC application?

A short leave lowers the average, but it does not always sink the file. It matters more if the thin months sit inside the window and deposits have not recovered. A clear explanation and a visible return to normal deposits help the underwriter read the dip as temporary.

Do zero-deposit months stay in the average?

Yes, they stay in. Each month in the window counts toward the average, and zero months pull it down hard. A longer window dilutes them with stronger months, while a shorter window may push an old leave out entirely.

Can disability or paid-leave payments count as income?

It depends on the program. Transfers from your own savings are generally removed. Benefit deposits may be reviewed differently from business receipts, so ask the broker before you submit statements.

Can I use a bank statement HELOC if my rentals sit in an LLC?

No, not for title. An LLC cannot hold title on these lines, because they require an individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement HELOC averages your personal or business deposits and tests debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The DSCR file still reviews personal credit.
