Top Bank Statement HELOC Providers With Low Closing Costs and Fees

Top Bank Statement HELOC Providers With Low Closing Costs and Fees

The Quick Read: No public ranking of providers is safe to rely on, because the lowest-cost bank statement HELOC depends on the borrower, the property, and the valuation method, not on a brand name. Lendmire is a mortgage broker that shops a network of wholesale HELOC lenders and matches the file to the program with the fewest fees.

  • Low closing costs usually come from an automated valuation instead of a full appraisal, which is common on lines at or below $500,000.
  • Fee quotes should be compared on the full stack: origination, appraisal, annual fees, and early-termination terms.
  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score.
  • Title must sit with an individual or a revocable living trust, not an LLC.
  • Lendmire’s HELOC lending footprint covers 16 states, narrower than its 41-market DSCR footprint.

What Is a Bank Statement HELOC?

A bank statement HELOC is a standard revolving equity line where income is documented through bank deposits instead of tax returns or W-2s. The line itself is the same product. Only the income proof changes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Non-QM trade coverage in Scotsman Guide describes the typical scenario for this kind of loan: a self-employed borrower supplies 12 to 24 months of personal or business statements, and the lender applies an expense factor to business deposits. That article is dated, and its 50% expense factor is an illustration, not a current standard. Each program sets its own factor and window.

This is not a no-documentation loan. Qualification runs on documented income under the applicable program, subject to lender guidelines. Credit, remaining equity, debt, and the property are all still reviewed.

Why You Won’t Find a Trustworthy “Top Providers” List

Any list that ranks specific companies by fees is built from marketing pages and affiliate arrangements. Fees move with the borrower’s credit, line size, state, and valuation type, so a ranking goes stale and misleads.

The more useful question is which type of lender fits the file and which fees can be reduced. Lendmire does not rank or recommend individual lenders for this reason. The best program for your situation depends on property type, credit profile, leverage need, and how you document income. A broker that shops several wholesale lenders can compare those variables for you.

Where Closing Costs Actually Come From

Closing costs are a stack of separate charges, and each one has a different chance of being reduced. The CFPB’s HELOC brochure says some lenders waive some or all up-front costs while others charge them. It names these fee types:

  • an appraisal fee
  • an application fee, which may not be refunded if you are turned down
  • closing costs such as attorney, title search, and mortgage preparation and filing fees
  • annual or maintenance fees
  • an early termination fee

Experian puts typical home equity closing costs at roughly 2% to 5% of the line or loan, with origination around 0.5% to 1% and appraisals around $300 to $500. It treats origination and application fees as negotiable, and appraisal and title recording fees as generally not. Those are market-wide figures, not Lendmire network terms.

Fee What it is Usually reducible?
Origination Lender charge for setting up the line Often negotiable
Application Upfront processing charge Often negotiable
Appraisal Property valuation Reduced by automated valuation
Title and recording Lien search and filing Generally fixed
Annual fee Yearly line maintenance Varies, even if unused
Early termination Charge for closing the line early Check before signing

How Valuation Drives the Fee

Valuation is the biggest lever on a low-cost file. In the Lendmire network, lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower may always request a full appraisal. A line above $500,000 always requires a full appraisal.

So a smaller line at moderate leverage tends to be a more affordable structure to set up. Asking for a larger line than you need can push the file into a full appraisal and a different fee profile.

How Underwriting Treats Bank Statement Income

The mechanics follow a consistent sequence across most programs:

1. Choose the statement window. Programs typically use 12 to 24 months of consecutive personal or business statements.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, refunds, and one-off deposits are generally excluded.

3. Apply the expense factor. For business accounts, the lender sets the factor, not the borrower. A third-party P&L may support a different factor where the program allows.

4. Average and test. Eligible deposits are averaged over the window, then tested against total debt. The network’s maximum DTI is 50%, with 45% for credit profiles from 600 to 679, and the test uses the interest-only payment on the maximum draw.

5. Review the rest of the file. Credit, equity after the first lien, and property eligibility all still apply.

Clean, consistent deposits move through this process more smoothly. Commingled personal and business accounts make the screening step harder.

What the Network’s Programs Look For

Lendmire brokers HELOC files through wholesale partners and does not act as the lender. Every figure below is subject to lender guidelines and full file review. Two wholesale programs sit behind these lines, and where they differ, each figure applies only within its own terms: a higher-leverage program and a longer-runway program with a 25-year repayment period.

Factor Investment property Primary / second home
Ceiling 70% CLTV Up to 90% CLTV, at 720+ credit
Minimum credit 700 600 primary, 640 second home
Maximum line $500,000 $750,000 primary, $500,000 second home
Draw structure 5-year interest-only draw, 25-year repayment 3-year or 5-year draw options

A few more features matter for cost and fit:

  • The line can sit in first or second lien position.
  • At least 75% of the line is drawn at closing, and pricing floats and does not convert to fixed.
  • A line above $500,000 is for primary residences only, and the 90% ceiling in the table does not apply to it. At that size the line needs credit at 700 or better (720 on the longer-runway program), is capped at 75% CLTV, and requires a full appraisal.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.

Property and Title: Where Many Investors Get Stuck

Title is the sharpest difference from a DSCR loan. The property must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or the better route is a DSCR cash-out refinance, subject to program terms.

Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

NerdWallet reports that market-wide lenders typically ask for a 720 score on rental property. On Lendmire’s network, an investment line caps at 70% CLTV, with a 700 minimum credit score.

How to Compare Quotes Without Getting Burned

The CFPB brochure advises collecting three estimates and comparing up-front fees. For a bank statement line, extend that to the full cost over the draw period. Questions worth asking every lender:

  • Is the valuation automated or a full appraisal?
  • Is origination waived, and is that waiver clawed back if the line closes early?
  • Is there an annual fee, and does it apply when the line is unused?
  • What expense factor and statement window apply to my account type?
  • Does the draw period fit my plan?

A “no closing cost” offer is not free. Cost can reappear in pricing, an annual fee, or a clawback. Comparing the full stack over the draw period is the only like-for-like test.

Where the General Rule Breaks

  • Rental occupancy. Rental HELOCs are stricter than primary-home lines, and fewer lenders offer them.
  • LLC-held property. Not eligible for title, as noted above.
  • Short on equity. Combined leverage matters as much as income. Enough income does not offset a CLTV above the cap.
  • Credit under 700 on a rental. The investment floor is 700, so a lower profile points toward a primary-residence or DSCR path instead.
  • Rental-focused investors. If you primarily rent the property and want rental income to carry the qualification, a DSCR loan may fit better. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers how that works.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: combined loan-to-value, the total of all liens divided by the property value.

Expense factor: the percentage of business deposits a lender treats as operating cost, so only the remainder counts as income.

Draw period: the stretch when you can borrow from the line, with interest-only payments in these programs.

Automated valuation: a model-based value estimate used in place of a full appraisal.

DTI: debt-to-income ratio, your monthly debts divided by qualifying income.

Non-QM: a loan outside standard qualified-mortgage documentation, built for borrowers whose income is documented in other ways.

Frequently Asked Questions

Do bank statement HELOCs cost more than standard ones?

Pricing is often higher because the income documentation is non-standard, but the fee stack depends on the program, valuation type, and file. Compare total cost across multiple offers, not only closing costs.

Which fees can I realistically get reduced?

Origination and application fees are the most negotiable. Appraisal and title recording fees are generally fixed, though an automated valuation can remove the appraisal cost on smaller lines.

Can I use an LLC-owned rental for this product?

No. Title must be held by an individual or a revocable living trust. An LLC-owned property would need a vesting change, or a DSCR cash-out refinance may be the better route, subject to lender program requirements.

How much can I borrow on a rental property?

On an investment property in the network, lines run up to $500,000 at a 70% CLTV ceiling, with a 700 minimum credit score. Final eligibility depends on lender guidelines and full file review.

Is a bank statement HELOC the same as a no-doc loan?

No. Income is verified through deposits, and credit, equity, and property are fully reviewed.
