Banks That Offer a Bank Statement HELOC Funded in About Two Weeks

Banks That Offer a Bank Statement HELOC Funded in About Two Weeks

The Quick Read: Most big banks underwrite home equity lines on tax returns, so a bank statement HELOC usually comes from a specialty lender instead. A two-week funding date is a best-case outcome on a clean file, never something a broker can promise. Lendmire is a mortgage broker, not a lender, so it matches your file to a wholesale lender whose program fits.

  • Few banks offer it. Bank statement lines are mostly written by non-bank lenders that specialize in alternative documentation.
  • Bank statements are not a shortcut. Credit, equity, debt load, title and property type are still reviewed. Only the income paper trail changes.
  • Speed depends on your file. Valuation, title, entity vesting and how fast you deliver documents set the pace.
  • Title matters for investors. On the network Lendmire brokers through, an LLC cannot hold title to a home equity line.
  • Investment lines are tighter. On an investment property, the network ceiling is 70% combined loan-to-value (CLTV).

What Is a Bank Statement HELOC, Really?

A bank statement HELOC is a home equity line of credit where the lender reviews your deposit history instead of tax returns. A home equity line of credit (HELOC) is a revolving credit line secured by your property. You borrow against it, repay, and borrow again during a set draw period.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The lender looks at 12 to 24 months of personal or business statements. Many lenders in this niche use that range, and each sets its own lookback. Deposits are not income. The lender strips out transfers and other non-income deposits, then applies an expense factor for business costs. What is left is qualifying income.

Here is a modeled illustration, not a real file. Say 100 units of deposits land in your account over the lookback period. A lender removes the transfers and moves between your own accounts. It then deducts a percentage for business expenses. Only the remainder counts, and that remainder is what gets divided into your monthly debts. Every lender picks its own expense factor, which is why the same borrower can qualify for a different line size at different lenders.

Think of a bank statement HELOC as a different paper trail, not less paper. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, debt load, equity and the property still get a full review.

Which Banks Offer a Bank Statement HELOC Funded on a Short Timeline?

Traditional banks seldom offer a bank statement HELOC. Specialty and non-bank lenders write most of them. Banks tend to run standard documentation lines, and those take their own time to close.

Lender type Likely to offer this? Typical documentation
Big banks, large retail lenders Rarely Tax returns, pay stubs
Credit unions Sometimes, varies by member rules Mostly standard documents
Specialty and non-bank lenders Most likely Statements, sometimes a P&L
Wholesale lenders through a broker Varies by lender Set by each lender’s program

You cannot tell which lender suits you by browsing brand names. The lenders that write this product depend on your property type, credit profile, leverage need and income documentation. That is where a broker helps. Lendmire works with a network of wholesale HELOC lenders and matches the scenario to a program, rather than pushing every file through one lender’s box. Lendmire does not name or rank lenders, because the right fit is specific to your file.

What Do Wholesale Lenders Look For?

Programs across the network share a few traits. The figures below are eligibility ranges from select wholesale lenders, subject to lender guidelines and full file review. They are not a commitment to lend.

Availability is narrower than Lendmire’s DSCR footprint. The HELOC placements cover 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

Credit. The program floor is a 600 score on primary residences. Second homes floor at 640. Investment properties floor at 700.

Leverage depends on occupancy. Pick the line that matches your property.

  • Investment property: The ceiling is 70% CLTV, with lines up to $500,000. This applies at a 700 score or better.
  • Second home: The ceiling reaches 90% CLTV only at a 720 score or better, with lines up to $500,000.
  • Primary residence: The ceiling reaches 90% CLTV only at a 720 score or better, with lines up to $500,000. Lower scores step down to lower ceilings, and a primary line above $500,000 caps at 75% CLTV.

On an investment property, the network stops at 70% CLTV, with no tier above it.

Line size. Lines run from $25,000 up to $750,000. Anything above $500,000 is for primary residences only. It needs a 700 score or better (720 on the longer-runway program described next) and a full appraisal, and it caps at 75% CLTV.

Structure. The network uses two draw structures, and each carries its own terms. A standalone line can sit in first or second lien position. The longer-runway program offers a 5-year interest-only draw followed by a 25-year repayment period. The higher-leverage program offers a 3-year draw followed by 17 years of repayment. Investment lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to fixed.

Debt load. The maximum debt-to-income ratio (DTI) is 50%, and 45% for scores from 600 to 679. Lenders review your file on the interest-only payment calculated on the maximum draw.

Valuation. Lines at or below $500,000 usually use an automated valuation, though a higher CLTV may call for a second valuation. Every line above $500,000 needs a full appraisal. You may also request one.

Property. Single-family homes, 2-4 units, PUDs, townhomes and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.

Why Does the Timeline Vary So Much?

Nobody can promise a funding date in advance. The speed of any home equity line depends on what happens at each stage, and the stages are not all in your control.

Bankrate notes that investment-property lines can take as long as a month to six weeks to close. It also says investment-property criteria are typically stricter than for a primary residence. Treat that as a market-wide range. Lendmire does not quote or promise a timeline.

Here is where a file picks up or loses time.

Stage What happens Where delays hit
Application You submit the file and statements Missing or unreadable pages
Document review Underwriting converts deposits to income Large unexplained deposits
Valuation Automated model, or a full appraisal Appraisal scheduling above $500,000
Title review Vesting and liens are confirmed Property deeded to an LLC
Closing You sign and the line is set up Final conditions still open

Run through these before you apply. A line that clears each stage without a condition left over has the best shot at a short timeline. One loose item can push it back.

How Does Underwriting Treat Your File, Step by Step?

1. Equity and valuation. The lender caps the line at a percentage of value minus what you owe. The CFPB’s HELOC booklet shows this with a 75 percent illustration and says the lender also weighs your ability to repay. That 75 percent is a general consumer example. On an investment property in this network, the ceiling is 70% CLTV.

2. Income. The lender reviews your statement period and calculates qualifying income as described above.

3. Credit and debts. The lender reviews your report, tradelines and housing history. Programs set their own standards. The longer-runway program wants two tradelines seasoned 12 months, or one seasoned 24.

4. Property and title. The lender checks eligibility, liens and how the property is vested.

5. Final review. Conditions are cleared and the line is set up.

Lenders in this niche usually price the extra underwriting work into the line. Expect a bank statement path to cost more or ask for more cushion than a standard-documentation line. Compare complete terms, not a headline number.

Where the General Rule Breaks

An LLC cannot hold title. On the programs Lendmire places files with, the line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or it points toward a DSCR cash-out refinance instead.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4. The other declines that history entirely. Investment files follow the 7-and-4-year path.

Exposure limits. A borrower can hold at most three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Your line can be frozen. According to the CFPB, a lender may stop further credit if your home’s value falls significantly. Do not plan a rental purchase around a line you might lose mid-deal.

Texas primary residences. A Texas primary is a homestead and caps at 80% combined loan-to-value. Texas second homes and investment properties follow their standard tables.

Key Terms Defined

HELOC: A revolving credit line secured by property, with a draw period followed by a repayment period.

CLTV: Combined loan-to-value, meaning all loans on the property added together and divided by its value.

DTI: Debt-to-income, the share of your monthly income that goes toward debts.

Expense factor: The percentage a lender subtracts from business deposits to estimate real income.

Vesting: How title to the property is held, whether in your name, a trust or an entity.

DSCR: Debt service coverage ratio, a property’s rent divided by its monthly mortgage obligation.

HELOC, Cash-Out or DSCR: Which Route Fits?

A bank statement HELOC qualifies you as a borrower. A DSCR loan is reviewed for the property. For an investor whose rentals produce the income, those are different tools.

Factor HELOC DSCR cash-out refinance
Qualifies mainly on Your income and credit Property rent covering the payment
Title Individual or revocable trust LLC allowed, subject to program terms
Leverage Investment ceiling 70% CLTV Cash-out tops out near 75% LTV
Structure Variable pricing, draw period 30-year fixed spine; interest-only available

On a DSCR cash-out refinance, about 6 months of seasoning is the common expectation. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management and capex sit outside the calculation. For the full picture, read the complete DSCR loans guide.

A line is the better tool when you own your home and need flexible, short-term access to equity. The cash-out refinance wins when the equity sits in a rental held in an entity, or when you want a fixed structure.

What to Gather Before You Apply

  • 12 to 24 months of personal or business bank statements (whichever the lender requests).
  • A recent credit report, which must be no more than 90 days old at closing.
  • A current mortgage statement and proof of your property’s vesting.
  • A written explanation of large or unusual deposits.
  • Insurance details and, if you own a rental, current lease information.
  • Your target line size and how you plan to use the funds.

Questions to Ask Any Lender

  • Do you accept personal statements, business statements or both?
  • What lookback period and expense factor will you use?
  • How are non-income deposits removed?
  • What is the maximum CLTV for my occupancy type and credit tier?
  • Does the line require an appraisal, or will an automated valuation do?
  • Can the line be frozen or reduced, and under what conditions?
  • Who can hold title?

Frequently Asked Questions

Do banks offer bank statement HELOCs?

Rarely. Most large retail lenders run standard documentation, and bank statement lines sit mostly with specialty and non-bank lenders. A broker with a wholesale network can find the lenders whose programs fit your property and credit profile.

Can I get a HELOC on a rental property?

Yes, through select lenders, with tighter terms. On this network, an investment line needs a 700 credit score or better, tops out at 70% CLTV, and caps at $500,000. It uses a 5-year interest-only draw and a 25-year repayment period. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Will my LLC-owned rental qualify?

Not as a HELOC. The network’s programs require the individual borrower or a revocable living trust to hold title. A property already deeded to an LLC calls for a vesting change or a DSCR cash-out refinance instead, subject to program terms.

Is a two-week funding date realistic?

It is possible on a clean file, but it is never guaranteed. Valuation, title review, vesting and how quickly you deliver statements all set the timeline. Investment-property lines often take longer, and Lendmire does not promise a funding date.

Does a bank statement HELOC need a full appraisal?

Not always. Lines at or below $500,000 ordinarily run an automated valuation, though a higher CLTV can call for a second one. Every line above $500,000 requires a full appraisal, and you can request one at any size.
