The Quick Read: A credit union decline can mean your file did not fit that lender’s product menu, and a broker can match the same file to wholesale lenders that review bank statement income on investment property, though only within narrow limits on leverage, title, and credit.
- On an investment property line, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
- Bank statements solve an income-documentation problem. They do not fix title, leverage, credit, or debt-to-income problems.
- An LLC cannot hold title on these lines. A property in an LLC points toward a DSCR cash-out refinance instead.
- No honest ranking of providers exists. The best program for your situation depends on your title, equity, credit, and debt load.
Top Bank Statement HELOC Providers: Why No Honest Ranking Exists
Any list that ranks lenders without seeing your file is selling something. The lenders that write investment equity lines each have their own rules on property type, title, leverage, and documentation. A lender that is perfect for one borrower is a dead end for another.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
So this article sorts providers by type, not by name. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program.
| Provider type | Income documentation | How you reach it | Where it limits you |
|---|---|---|---|
| Lender holding your first mortgage | Its own menu | Direct application | Policy may exclude rentals |
| Other depository lenders | Often tax returns | Direct application | Caps on units or property count |
| Wholesale non-QM lenders | Bank statements allowed | Through a broker | Narrow title and leverage rules |
| DSCR cash-out lenders | Property rent, not personal income | Through a broker | A fixed loan, not a revolving line |
The point of the table is the pattern. Direct lenders offer one menu. A broker reaches several, and several menus give you more chances to find one that fits.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where income is documented with bank statements instead of tax returns. A HELOC is a revolving line secured by property. You draw what you need, up to a limit.
HousingWire’s non-QM guide describes bank statement programs as a review of 12 to 24 months of personal or business deposits, with an expense factor applied to business accounts. The guide also treats the bank statement HELOC as its own non-QM product for self-employed homeowners tapping equity.
Here is why this matters to an investor. Heavy write-offs can shrink the income on a tax return. Bank statements show the cash actually moving through your accounts. The loan then is reviewed on documented income under the applicable program, subject to lender guidelines.
It is a documentation choice, nothing more. Credit, equity, debt-to-income, and the property are all still fully underwritten.
How Underwriting Treats It, Step by Step
Here is the sequence a reviewer follows on a bank statement equity line.
1. Deposits are sorted. The reviewer strips out transfers between your own accounts, loan proceeds, and other deposits that are not income.
2. The remainder is averaged. The lookback is the 12 to 24 month window noted above.
3. An expense factor hits business accounts. The exact factor varies by program, so no single number applies to every file.
4. Your debt load is tested. On the network’s lines, debt-to-income tops out at 50%, and files with credit scores from 600 to 679 are held to 45%. A ratio above 45% needs at least a 680 score. The line is qualified on the interest-only payment at the maximum draw, which makes the test tougher than it looks.
5. Credit is pulled. The score model is a single bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.
6. Value is set. Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. You can request a full appraisal if you want one. A higher CLTV may also trigger a second valuation.
One catch here: the automated valuation reads comparable sales and data records. It may not capture a recent rehab, so a freshly renovated rental can come in lower than you expect.
The Network Numbers on an Investment Line
These are typical ranges from select wholesale lenders in Lendmire’s network. Every figure is subject to lender guidelines and full file review. None of it is a commitment to lend.
| Item | Investment property line |
|---|---|
| Maximum CLTV | 70% |
| Minimum credit score | 700 |
| Line size | $25,000 to $500,000 |
| Draw structure | 5-year interest-only draw, 25-year repayment |
| Drawn at closing | At least 75% of the line |
| Pricing | Floats; never converts to fixed |
| Lien position | First or second |
| Maximum DTI | 50% |
A few details change how you plan.
- Credit above 700 buys eligibility, not leverage. A 720 score and a 700 score both reach 70% CLTV on an investment line. There is no tier beneath 700.
- Bank statement income is rarely the binding limit here. Business accounts need a 680 minimum for the deposit analysis, and investment lines already floor at 700.
- Most of the line is drawn up front. At least 75% of the line is drawn at closing, so this is not a pure standby line you leave untouched.
- The line floats. Pricing moves during both the draw and the repayment period, which is a real risk if your plan is thin.
- Property types are limited. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.
- Availability is narrower than DSCR. These lines are offered in Lendmire’s 16 full-service states, a smaller footprint than the 41-market DSCR platform.
Lines of this kind carry a floating structure and a possible freeze. Under the federal home equity rule, Regulation Z section 1026.40 from the CFPB, a lender may freeze or reduce a consumer line only on a significant decline in property value or a material change in the borrower’s finances. That rule is written for consumer-purpose credit. How it applies to a rental line depends on how the line is structured, so ask the lender directly.
A Worked Leverage Example
Combined leverage counts every lien against the property. The line has to fit under the CLTV cap after your first mortgage is counted.
Run the numbers on three rentals, each on an investment property line capped at 70% CLTV.
- First mortgage at 50% of value. Room for a line of up to about 20% of value.
- First mortgage at 60% of value. Room for roughly 10% of value.
- First mortgage at 72% of value. No room at all. The property is already over the cap.
Notice what the bank statement did in each case. Nothing. It documented income, and the equity math decided the outcome. Pay down the first mortgage, or the property appreciates, and the room opens.
Also keep the loan-size cap in mind. Even with plenty of equity, an investment line stops at $500,000. A larger property with a low balance may hit the dollar cap before it hits the CLTV cap.
Why Did the Credit Union Say No?
Get the reason first. Bankrate’s HELOC denial guide lists the usual causes as poor credit, high debt-to-income, and a large existing mortgage balance that pushes combined leverage up. It advises asking the lender for the specific reason before you reapply.
Then match the reason to the fix.
| Stated reason | Does bank statement income fix it? | Next step |
|---|---|---|
| Tax-return income too low | Often yes | Apply under a bank statement program |
| Rental excluded by policy | Not by itself | Try a lender that writes investment lines |
| Property held in an LLC | No | Change vesting or use a DSCR cash-out |
| Credit below the target | No | Rebuild credit or choose a different product |
| Debt-to-income too high | No | Reduce debt, or qualify on rent instead |
| Combined leverage too high | No | Wait for equity or choose a smaller line |
If the stated reason is vague, ask for a manual review. An automated decline is sometimes re-reviewed by a person, and a polite request costs nothing.
One more point. Answer every occupancy question on an application accurately. Misstating that a property is a rental is a compliance and fraud problem, and no lender will thank you for it.
Where the General Rule Breaks
A bank statement HELOC is a workable answer for many self-employed investors, but these edge cases break it.
LLC title. Lines on this network require title held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.
Portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Anyone with more than 15 financed properties is not eligible.
Credit history standards. Tradeline and housing-history rules vary by program. The longer-runway program wants two tradelines seasoned 12 months, or one seasoned 24. Housing history is reviewed across all financed properties, so one late mortgage payment on a different rental can matter.
Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files with a foreclosure need 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
Availability drift. Investment lines have been pulled back and restored by lenders over time. A recommendation from a few years ago may be stale today, which is a good reason to check current programs through a broker.
HELOC or DSCR Cash-Out Refinance?
A HELOC is reviewed on you. A DSCR loan is reviewed on the property. That difference should drive the decision.
DSCR means debt service coverage ratio. It compares a property’s rent to its monthly debt payment, which includes principal, interest, taxes, insurance, and any HOA dues (PITIA). A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Your income and debts | Rent versus PITIA |
| LLC title | Not allowed | Allowed, per program terms |
| Investment leverage | 70% CLTV | Around 75% LTV on most standard rentals |
| Structure | Floating, revolving draw | Fixed term, with 30-year as the spine |
| Credit | 700 minimum | 620 floor in parts of the network; most want about 660 |
For short-term rental collateral, cash-out tops out at 70% LTV, and the borrower generally needs about 12 months of hosting history. Seasoning of about 6 months is the common expectation on a standard cash-out.
On coverage: 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the rental cash flows. Repairs, vacancy, management, and capex sit outside the calculation.
Choose the HELOC if you hold title personally, want a revolving line for a staged rehab or a down payment, and have the debt-to-income room. Choose the DSCR cash-out if the property is in an LLC, you own several rentals, or your personal debt-to-income is crowded. Lendmire’s piece How to Qualify for a DSCR HELOC for Investors Turned Down by a Credit Union covers the rent-based side in more detail. A separate Lendmire comparison, DSCR loan versus bank statement loan for investors, sets the two documentation paths side by side. The complete DSCR loans guide covers the full program.
How to Vet a Provider or Broker
Ask these before you hand over documents or authorize a credit pull.
- Does this program write lines on non-owner-occupied property?
- What title is required, and does it allow my trust or LLC?
- What is the maximum CLTV for my occupancy type and credit tier?
- Does the line float, and what happens to my draw period?
- How is the property valued, and can I request a full appraisal?
- How many bureau pulls will this involve?
- Does the broker shop more than one wholesale program, and who actually holds the loan?
A broker should be able to answer all of these in plain words. If an answer sounds like a sales pitch, push for the guideline.
The First Week After a Decline
Do not reapply everywhere at once. Each application can add a hard credit inquiry, and scattered applications muddy a file.
Instead, do this.
1. Get the stated reason for the decline. 2. Pull your own credit report and check it for errors. 3. Calculate your combined leverage using the worked example above. 4. Gather 12 to 24 months of statements for the accounts you want counted. 5. Decide whether the plan needs a revolving line or a fixed cash-out.
Then compare options with a broker before you apply to anyone new.
Key Terms Defined
HELOC: A revolving line of credit secured by property. You draw what you need, up to the limit.
CLTV (combined loan-to-value): All liens on the property added together, divided by its value.
DSCR: Rent divided by the monthly payment (PITIA). It is the main test on a DSCR loan.
Non-QM: A mortgage category that falls outside standard qualified-mortgage rules and is often built for self-employed borrowers or investors. A DSCR loan is one example, as it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Expense factor: A percentage a lender subtracts from business deposits to estimate real income.
Automated valuation: A computer estimate of a property’s value, used in place of a traditional appraisal.
Frequently Asked Questions
Can an investor get a bank statement HELOC on a rental property?
Yes, through select wholesale lenders, within limits. On an investment property line the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Title must be held by you or a revocable living trust. Every figure is subject to lender guidelines and file review.
Does a bank statement HELOC fix a credit union decline?
Only if the decline was about tax-return income. Bank statements document income differently, but credit, equity, debt-to-income, and property type are still underwritten. Match the stated reason to the fix, as in the triage table above.
Can I use a bank statement HELOC if my rental is in an LLC?
No. These lines require title in your name or a revocable living trust. A property in an LLC would need a vesting change, or a DSCR cash-out refinance, subject to lender program eligibility.
Will the lender order a full appraisal?
Usually not on an investment line. Lines at or below $500,000 ordinarily run an automated valuation, and an investment line can never exceed $500,000. You may request a full appraisal, and a higher CLTV may require a second valuation.
Is a bank statement HELOC better than a DSCR cash-out refinance?
It depends on your title, debt load, and plan. The HELOC suits personally titled property and staged capital needs. The DSCR cash-out suits LLC-owned or multi-property portfolios and a fixed structure.
