Top Bank Statement HELOC Providers With 12 Months of Bank Statements

Top Bank Statement HELOC Providers With 12 Months of Bank Statements

The Quick Read: Lenders that write these lines qualify self-employed borrowers by totaling twelve months of deposits into monthly income, and which lenders fit depends on your property type, credit profile, leverage need, and how title is held, so the useful question is which program fits your file rather than which company sits on a list.

  • A bank statement line changes how income is documented. It does not change the collateral, the leverage cap, or the credit floor.
  • On an investment property, the wholesale programs Lendmire places files with top out at 70% combined loan-to-value (CLTV) and start at a 700 credit score.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
  • Title matters. An LLC cannot hold title on this product.
  • Lendmire is a broker. It does not lend. It shops a wholesale network and matches the scenario to a program. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Why a Ranked Provider List Does Not Help Much

A list of names goes stale, and it cannot know your file. Lenders change guidelines, pause products, and tighten property rules. The right lender for a self-employed owner of a single-family primary residence is often the wrong one for a duplex owner with a rental portfolio.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire does not rank or name lenders. It works as a mortgage broker with a network of wholesale HELOC lenders, and it answers a different question: what these lenders look for, how their programs work, and which file shapes fit.

Large retail banks mostly do not write bank statement lines. The product lives in the non-QM channel, which is where wholesale lenders operate. That is the main reason a broker adds value here. One broker can read many sets of guidelines. A borrower calling lenders one at a time sees only one set each call.

What a Bank Statement HELOC Is

A home equity line of credit is an open-end line. You borrow against the equity in your home, repay, and borrow again. The CFPB explains that equity is the home’s value minus what you owe, and that a borrower who falls behind could lose the home.

The bank statement part only changes the income test. The lender adds up deposits from personal or business statements instead of reading tax returns. Self-employed owners with heavy write-offs use this path because their returns understate cash flow.

This is not a no-verification product. Income is still calculated and tested. It is reviewed on documented income under the applicable program, subject to lender guidelines.

How Underwriting Treats Twelve Months of Statements

Underwriting moves in five steps. Each one is a place a file can get stuck.

1. Choose the statement set. The set is personal statements, business statements, or in some programs a blend. If the lender uses several accounts, each one must be complete, every page included.

2. Total the qualifying deposits. The lender adds twelve months of deposits and divides by twelve. Transfers between your own accounts are screened out. So are one-time deposits that look like loans or asset sales. A large deposit with no paper trail is likely to draw questions, so keep the records for it.

3. Apply an expense factor to business statements. Business deposits are not all income. The lender removes a share for operating costs. The share varies by lender and business type, so treat any number you read online as unconfirmed. The reasoning is simple: personal statements show money you already took home, and business statements show gross receipts that still carry costs.

4. Test the ratios. Qualifying income goes into a debt-to-income test. On these wholesale programs the maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires at least a 680 score. The payment used in the test is the interest-only payment on the maximum draw, not on what you plan to draw. Then the lender checks CLTV, which is your first mortgage plus the new line, divided by home value. The CFPB’s HELOC booklet describes the same logic: a limit is set as a percentage of value, then reduced by what you owe.

5. Review value, title, and the first mortgage. Lines at or below $500,000 ordinarily run on an automated valuation with no traditional appraisal. A higher CLTV may call for a second valuation. A borrower can request a full appraisal in any case. Title, insurance, and the existing first lien are reviewed.

Why Twelve Months, and When Twenty-Four Fits Better

Twelve months is the shorter window, and it works when income is steady or rising. It reflects recent earnings. A borrower whose business grew this year often prefers it, because the average is not pulled down by a thin earlier period.

Twenty-four months smooths out swings. A borrower with a strong first year and a weak second year may find the longer window averages higher, and the reverse is also true. Which window a lender uses depends on that lender’s policy and on which window shows the stronger income picture.

Factor 12 months 24 months
What it captures Most recent earnings Longer pattern
Rising income Usually helps Can dilute the average
Seasonal income One cycle only Two cycles shown
Gaps or dips Weigh heavily Spread out

A thin or uneven twelve months is the hard case. Missing months, one large deposit carrying the average, or a new account all draw scrutiny. A clear letter explaining each gap helps. It does not change the math.

Where the Network’s Programs Draw Their Lines

Ceilings are tied to occupancy on this network, and the occupancy you pick changes everything below. The figures that follow come from the wholesale programs Lendmire brokers, and they are eligibility ranges, not guarantees.

Occupancy Max CLTV Credit needed Max line
Investment property 70% 700 minimum $500,000
Second home 90% at 720+ 640 minimum $500,000
Primary residence 90% at 720+ 600 minimum $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

The primary residence line is a tiered grid. A 720 profile reaches 90% CLTV up to $500,000, and lower scores step the ceiling down. A 640 profile sits at 80% CLTV, and a 600 profile at 60% CLTV with lower line limits. Any line above $500,000 is for primary residences only. It requires a score of 700 or better (720 on the program with the longer runway), caps at 75% CLTV, and needs a full appraisal.

A few structural facts shape the choice of program:

  • Two wholesale programs exist. Each applies its own terms, and a quoted figure always belongs to one of them.
  • Draw structures on primary residences and second homes include a 3-year interest-only draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment only. Tennessee shortens both.
  • At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and does not convert to fixed.
  • Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
  • Credit reports must be no more than 90 days old at closing, with no rescores.
  • A bankruptcy needs 4 years of seasoning. Foreclosure history splits by program: one seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4, and the other declines the history regardless of age.
  • A borrower can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.

Programs change, and every file is reviewed individually. None of this is a commitment to lend.

Where the General Rule Breaks

The general rule is that bank statements replace tax returns. These edge cases are where that rule stops helping.

W-2 employees. A borrower with only traditional employment income usually does not fit, because the product is built around self-employment. Some lenders blend W-2 pay with deposits when a borrower has a side business.

LLC-owned property. This is the sharpest structural limit. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first. The other route is a DSCR cash-out, which reviews the property’s qualifying rent against its payment and can often be held in an entity, subject to program terms. Lendmire’s complete DSCR loans guide covers how that works.

Rentals. Many lenders will not write a line on a rental at all. The ones that do cap leverage well below the owner-occupied tiers. On this network that cap is 70% CLTV with a 700 floor.

Rental-use clauses. Renting out your home can violate your line’s terms. Read the clause before you open a line on a property you plan to lease.

Texas. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Texas also adds a 12-day waiting period, a one-lien-at-a-time rule, and a 12-month seasoning requirement. Texas second homes and investment properties are non-homestead and follow standard tables. Texas properties are limited to 10 acres.

Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Availability. The HELOC program is available only in 16 states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. That is narrower than Lendmire’s 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Open-end status. Ability-to-repay rules generally exempt true open-end lines, as Nolo explains and HELN News notes in a trade-press opinion piece. That exemption is why each lender sets its own document menu. It also means bank statement qualification is lender policy, not a regulated category.

What the Line Does and Does Not Do for an Investor

The line is a source of cash secured by a property you already own. It cannot buy a property you have not purchased. Its main advantage over a cash-out refinance is that your first mortgage stays in place.

Three cautions matter for investors:

  • A bank statement line underwrites your income, not the rent. It is a different test from a DSCR loan, which compares rent to PITIA only.
  • A drawn balance is debt. It is not liquid cash, and a purchase lender will not read it as reserves.
  • Lines are typically variable and can be frozen or reduced if the home’s value drops or your finances change, per the CFPB. Selling the property generally means paying the line off in full.

Consider the DSCR comparison once more. A DSCR loan that clears a ratio of 1.00 does not guarantee positive cash flow, because repairs, vacancy, management, and utilities sit outside the ratio. The same logic applies here: a line that is reviewed on your income still has to be paid.

Picking the Right Program for Your Situation

The best program for your situation depends on five things. Walk through them before calling anyone.

1. Occupancy. Is the collateral your home, a second home, or a rental? Ceilings and credit floors change at each step.

2. Credit profile. The score model is single-bureau and keyed to the primary wage earner. A 720 unlocks the top tiers.

3. Leverage need. Add your first mortgage and the requested line, then divide by value. Compare that to the ceiling for your occupancy.

4. Title. Individual or revocable trust works. LLC does not.

5. Statement quality. Clean, consistent deposits in one or two accounts underwrite more easily than a patchwork.

Frequently Asked Questions

Which providers write a bank statement HELOC on 12 months of statements?

Large retail banks mostly do not. The product sits with non-QM wholesale lenders, and the right one depends on your property, credit, leverage, and title. A broker with a wholesale network can match a file to a program without naming a single company.

Can I use a bank statement HELOC on a rental property?

Sometimes. On the network Lendmire uses, an investment property line caps at 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. Title must be in your name or a revocable trust, not an LLC.

Does a bank statement line let me borrow more than a standard one?

No. It changes how income is proven. It does not raise the leverage cap, change your first mortgage balance, or lift the dollar limit.

Are 12 months always enough?

Not always. Some lenders offer 12 or 24 months, and the better window is the one that shows the stronger, steadier income. A thin or uneven year can push a file toward the longer window.

Is this available in every state?

No.
