The Quick Read: A second-lien line of credit leaves your first mortgage’s balance, term, and payment exactly as written, and the right provider depends on occupancy, how title is held, and how the lender reviews income, so a broker comparing several wholesale lenders beats any single ranked list.
- On this network, an investment-property line tops out at 70% combined loan-to-value (CLTV, meaning your first mortgage plus the new line, divided by property value). It carries a 700 credit minimum and a $500,000 maximum line.
- Primary residences and second homes can reach 90% CLTV, but only at a 720-or-better credit profile, with lines up to $500,000. Larger primary-residence lines, up to $750,000, are capped at 75% CLTV.
- The line is underwritten on you, not the rent: income, credit, and a 50% maximum debt-to-income ratio.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
- These lines are brokered in 16 states, a narrower footprint than Lendmire’s DSCR investor lending.
What Does “Without Touching Your First Mortgage” Really Mean?
It means the new loan is a separate lien recorded behind your existing mortgage. Your first loan keeps its balance, its term, and its payment. Nothing gets paid off or replaced.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That only holds when the line sits in second position. A first-lien line pays off and replaces whatever came before it. The network’s standalone line can be written in first or second position. If keeping your current mortgage is the goal, confirm second position before anything else.
The trade is that you now carry two payments. Both count against you in the debt-to-income test. Lenders also look at whether the equity left in the property can support both loans at once.
Why a “Top Providers” List Can’t Be a Ranking
No list can rank providers for you, because the best program for your situation depends on your property type, credit profile, leverage need, and how you document income. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders, so it names none of them and recommends none.
NerdWallet reports that a HELOC on an investment property is possible, but the lender pool is smaller and borrowing limits are lower than on a primary home. That is why the useful question is which kind of provider fits your file.
| Provider type | Income review | Where it tends to fit |
|---|---|---|
| Large retail banks | Usually tax returns and pay records | Salaried borrowers, primary homes |
| Local depositories | Varies by institution | Existing customers, smaller lines |
| Wholesale lenders via a broker | Program-specific documentation | Self-employed, investment, or varied title |
Treat the table as a starting point. Guidelines differ inside every category, and a broker’s job is to match the scenario to the program that actually writes it.
How Do You Compare Providers Without a Ranking?
Compare them on six points, in this order:
1. Lien position. Do they write a true second behind your current loan?
2. Title rules. Do they accept your vesting, whether individual, trust, or entity?
3. Occupancy. Does the program cover investment, second home, or only primary?
4. CLTV ceiling. What is the cap for your occupancy and credit tier?
5. Valuation method. Is it automated, or a full appraisal?
6. Draw and repayment structure. How long is the interest-only window, and what follows?
A lender that fails the first or second test is out, however attractive the rest looks.
What the Network’s Lines Actually Allow
Program ceilings depend on occupancy, and the investment tier is the lowest. Market surveys report that investment-property HELOCs can reach an 80% maximum LTV, though many lenders sit below 70%, per NerdWallet. On this network, an investment line is capped at 70% CLTV.
| Occupancy | Minimum credit | Ceiling | Maximum line |
|---|---|---|---|
| Investment property | 700 | 70% CLTV | $500,000 |
| Second home | 640 | 90% CLTV at 720+ | $500,000 |
| Primary residence | 600 | 90% CLTV at 720+ | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
Treat these as eligibility ranges, not promises. Every file is reviewed individually and is subject to lender guidelines.
Several structural points apply across the network:
- Draw structure. Lines on primary residences and second homes come in two versions. The shorter-draw version has a 3-year interest-only draw and a 17-year repayment. The longer-runway version has a 5-year draw and a 25-year repayment. Investment lines use the longer-runway structure only.
- Funding. At least 75% of the line is drawn at closing.
- Pricing. Rates float rather than fix, for the full life of the line.
- Line size. Lines run from $25,000 up. Anything above $500,000 is primary residence only, and the table above shows its limits. Such a line requires a full appraisal.
- Exposure. A borrower can hold up to three lines. An investor with more than 15 financed properties is not eligible.
A higher credit score lifts the ceiling within an occupancy tier, but it does not raise the cap for that occupancy. A 780 score on a rental still meets a 70% CLTV limit.
How Underwriting Treats a Bank Statement HELOC, Step by Step
A bank statement line changes how you prove income. It does not skip underwriting. The lender still reviews your credit and your debt-to-income ratio. Here is the sequence.
1. Lien position is set. For a line behind your current loan, you confirm second position first.
2. Income is documented from deposits. Programs that accept this path commonly review 12 to 24 months of personal or business statements, with the exact documents set by the applicable program. Whether a given file can use that path is confirmed at scenario review, subject to lender guidelines.
3. Deposits become a monthly figure. The lender totals eligible deposits and divides by the months reviewed. Transfers and one-time deposits are generally excluded. Business statements are typically adjusted for expenses.
4. Debt-to-income is tested. The maximum ratio is 50%. For credit profiles from 600 to 679 it is 45%, so any ratio above 45% requires at least a 680 score. The line is qualified on its interest-only payment calculated on the maximum draw, so a line you never fully use still counts at full size.
5. Combined leverage is tested. Picture a rental where your first mortgage equals 50% of value. A new line equal to 20% of value brings CLTV to 70%, right at the investment ceiling. Anything larger fails.
6. Value is confirmed. Lines at or below $500,000 ordinarily use automated valuation with no traditional appraisal, though a higher CLTV may trigger a secondary valuation. You can also request a full appraisal. NerdWallet notes that multiple appraisals may be required on investment properties more broadly.
7. Credit is pulled. The score model is single-bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing.
Derogatory history matters too. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Where the General Rule Breaks
Most of the friction shows up at title, property type, and the first mortgage itself.
Your property is in an LLC. This is the sharpest edge for investors. These lines require title held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If the property is already in an entity, you need a vesting change first. A DSCR cash-out refinance is the other path, and it fits entity ownership, subject to program terms.
Your first mortgage forbids a junior lien. Check your first mortgage’s own paperwork. If it restricts additional liens, a second line can be blocked or complicated.
You plan to refinance the first loan later. A new first-mortgage lender will usually ask the line’s holder to subordinate, which is written consent to stay in second position. The holder can refuse. Plan this before you draw.
Your property type is off the list. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered. Under the longer-runway structure, 2-4 unit properties require a 640 minimum score.
The property is listed for sale. A property listed, or listed within the past 60 days, is ineligible in several states.
State rules differ. A handful of states change draw periods, repayment terms, or leverage caps. The property’s state can change the structure you are quoted.
Your property value drops, or you sell. The CFPB’s HELOC booklet explains that a lender may reduce your credit line if your home’s value falls. It also says a HELOC generally must be repaid in full when you sell.
HELOC, Closed-End Second, or DSCR Cash-Out?
The first mortgage is the dividing line. Both second-lien options leave it alone. A cash-out refinance replaces it.
| Factor | HELOC | Closed-end second | DSCR cash-out |
|---|---|---|---|
| First mortgage stays? | Yes | Yes | No, replaced |
| Underwritten on | Borrower income | Borrower income | Property rent |
| Reusable draws | Yes | No | No |
| LLC title | Not eligible | Varies | Subject to program terms |
DSCR stands for debt service coverage ratio, which compares the property’s rent to its full monthly obligation. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out leverage tops out around 75% LTV on standard rentals across most of the network. About 6 months of seasoning is the common expectation. The complete DSCR loans guide covers those mechanics in depth.
One caution: clearing 1.00 on coverage is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.
When Not to Do This
Skip a second-lien line in these cases:
- Your first mortgage is already near the 70% investment ceiling.
- The property sits in an LLC you would rather keep.
- Your score is under 700 and the property is a rental.
- You need more than $500,000 against an investment property.
- You want a fixed payment. These lines float and never convert.
When a rental is already in an entity, a DSCR cash-out refinance often fits better, because it reads the property’s rent rather than your personal income.
What to Gather Before You Apply
- Twelve to 24 months of personal or business bank statements, per the program that applies
- Proof of self-employment, such as a business license, articles of incorporation, or a CPA letter
- Your current first-mortgage statement and note terms
- A title or vesting document showing how the property is held
- Homeowners insurance and a recent property-value estimate
- A list of all financed properties, since exposure rules count them
- Explanations for unusual deposits and any commingled accounts
Unusual deposits and mixed personal and business activity are the usual red flags. Clean them up or document them before a lender sees them.
If you use the line’s proceeds for a purchase or improvements, tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
Second lien: A loan recorded behind your first mortgage. It is paid second if the property is sold or foreclosed.
Draw period: The stretch when you can borrow from the line and pay interest only.
Repayment period: The stretch after the draw ends, when the balance amortizes and the payment steps up.
Subordination: Written consent from the line’s holder to stay behind a new first mortgage.
Debt-to-income (DTI): Your monthly debt payments divided by your monthly income.
Vesting: How title to the property is legally held, such as individual, trust, or entity.
Frequently Asked Questions
Can I get a bank statement HELOC on a rental property I own in an LLC?
Not on this network. Title must be held by you individually or in a revocable living trust. A property already deeded to an entity needs a vesting change, or you can look at a DSCR cash-out refinance, subject to program terms.
What is the maximum CLTV on an investment property line?
On an investment property the ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Broader market surveys report higher figures, but those do not describe this network.
Does a bank statement HELOC change my first mortgage?
No, when the line sits in second position. Your first loan keeps its balance, term, and payment. The new payment adds to your debt-to-income calculation.
Is a bank statement line the same as skipping underwriting?
No. Only the income documentation path changes. Credit, debt-to-income, combined leverage, and property eligibility are all still reviewed under the applicable program, subject to lender guidelines.
Where are these lines available?
They are brokered in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.
