The Quick Read: The best program depends on which property secures the line, your credit profile, and the combined leverage you need. A bank statement line is reviewed on documented income under the applicable program, subject to lender guidelines. Your deposits do the work that tax returns usually do.
- On an investment property, a line tops out at 70% combined loan-to-value (CLTV) with a 700 minimum credit profile and a $500,000 maximum line.
- On a primary residence or second home, the ceiling reaches 90% CLTV only at a 720-or-better credit profile, up to $500,000.
- At least 75% of the line is drawn at closing, so this is funded debt, not a dormant reserve.
- Title must sit with you or your revocable living trust. An LLC cannot hold title on these lines.
- Lendmire brokers these lines in 16 full-service states, a narrower footprint than its DSCR investor loans, which cover 40 states plus Washington, D.C.
Self-employed owners often have plenty of money moving through their accounts and very little taxable income on paper. That gap is the reason bank statement lines exist.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where your deposits, not your tax returns, prove income. A home equity line of credit lets you borrow against the value of a property minus what you owe on it. Everything about the line itself works like any other equity line. Only the income test changes.
It is not a no-document loan. You still document income with a set of statements, a profit-and-loss statement, or both. The lender still reviews credit, combined leverage, debt-to-income, title, and the property.
CLTV is the first mortgage plus the new line, divided by the property’s value. That one number sets how much room you have.
How Underwriting Treats Your Deposits, Step by Step
Underwriters convert deposits into qualifying income in a fixed order. Each step trims the number, so the figure that counts is always smaller than the deposits you see. Lenders in the network differ on details, but the sequence is consistent.
1. Pick the statement window. The lender reads a set number of months of personal or business statements. Twelve to 24 months is the common range.
2. Scrub the deposits. Transfers from your own savings and loan proceeds come out. Large or unusual deposits need a documented source, or they come out too.
3. Apply an expense factor to business accounts. A flat 50% of deposits is a common default. A lower factor is possible when a CPA documents it, but the lender decides whether to accept it.
4. Or use a profit-and-loss statement. Some files rely on a P&L prepared by a tax professional instead of a flat factor.
5. Count what is left. The remaining figure becomes your monthly qualifying income.
6. Test the rest of the file. Debt-to-income (DTI) is capped at 50%, dropping to 45% for credit profiles from 600 to 679, so any ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, so a bigger line raises the bar even if you never use it all.
Run it in your head with round numbers. Suppose half your business deposits are treated as expenses and a few large transfers are excluded. The income that counts may be well under half of the headline deposits. Plan around that smaller figure from the start.
How to Pick the Best Bank Statement HELOC Program for Your Situation
No single program wins for every borrower. A broker that shops multiple wholesale lenders matches your property, credit, leverage need, and documentation to the program whose rules fit. Here are the limits that decide the match, by occupancy. All figures are typical network guidelines, subject to lender review.
| Occupancy | Min. Credit | Top CLTV | Max line |
|---|---|---|---|
| Primary residence | 600 | 90% (720+ only) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% (720+ only) | $500,000 |
| Investment property | 700 | 70% | $500,000 |
Read the table with two cautions. On a primary residence, a line above $500,000 needs a 700 or better credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.
Credit tiers step the ceiling down as scores fall. On a primary residence, a 640 profile reaches 80% CLTV, and a 620 profile reaches 70%. Higher leverage can also trigger a second valuation on smaller lines.
Use these criteria to judge fit:
- Which property secures the line. Your home and your rental sit in different boxes with different ceilings.
- How much leverage you need. A strong score on a primary residence opens far more room than any investment-property line.
- How clean your deposits are. Separate business and personal accounts make the scrub step simpler.
- How you hold title. Individual or revocable trust works. Anything else does not.
Draw and Repayment Structures
An equity line has two phases. The CFPB explains that you borrow during a draw period, then borrowing stops and a repayment period begins.
On primary residences and second homes, two structures exist. One pairs a 3-year interest-only draw with a 17-year fully amortizing repayment. The other pairs a 5-year interest-only draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only.
Two features surprise people:
- Most of the line is drawn up front. After closing, the minimum subsequent draw is generally $1,000, with a few states higher.
- Pricing floats and never converts to fixed. That holds across the draw period and the repayment period alike. The CFPB’s HELOC booklet also notes that these lines carry set-up costs like those of a mortgage, and that your home secures the debt.
So a bank statement line suits short, planned uses of capital better than permanent funding. If your plan needs a long fixed payment, the structure points elsewhere.
Where the General Rule Breaks
The rules above bend in specific places. These are the edge cases that move files.
LLC-held rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or it belongs in a DSCR cash-out instead.
Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.
Renting your own home. Some lines restrict renting out the property. Renting may be prohibited under a line’s terms. If you plan to move out and rent the house later, read that clause first.
Exposure limits. You can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by lender. One approach seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. Another declines the history regardless of age.
Thin credit. A profile under 640 is limited to single-family primary residences with a clean 12-month housing history.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in several states.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction. That matters most when a primary-home line funds a rental purchase.
Physicians, Attorneys, Consultants, and Commission Earners
Professionals with irregular income share one problem: deposits arrive in lumps. A partner’s distribution, a quarterly commission, or a consulting retainer can look odd beside a steady monthly pattern.
The fix is documentation, not argument. Keep business and personal funds in separate accounts. Label large deposits with invoices, distribution statements, or 1099s. Expect to show a business license, LLC papers, or a first 1099, because about two years of self-employment history is a common expectation. Bring a year-to-date P&L and your current mortgage statement, since the lender needs the balance to compute CLTV.
Mixed earners can sometimes combine documentation types. If you hold a W-2 job plus a side practice, ask how the lender will blend the two before you apply.
What Quick Liquidity Really Depends On
Speed here comes from a clean file, not skipped steps. Underwriting still runs in full. No honest broker can promise a funding date, and Lendmire does not.
What you can control is how many conditions come back. Four habits help:
- Gather the full statement set before you apply.
- Source every large deposit in advance.
- Pull your mortgage statement so CLTV is computed correctly.
- Confirm title is in your name or your revocable trust.
Valuation matters too. Lines at or below $500,000 ordinarily use an automated valuation, while any line above $500,000 needs a full appraisal. Size the line to what you need.
Credit reports also carry a shelf life, and the network uses a single-bureau score keyed to the primary wage earner. Do not open new credit while the file is in review.
When a DSCR Cash-Out Is the Better Tool
If the money should come from a rental, the answer often shifts. A bank statement line is reviewed around personal deposits. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide walks through that math.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| Income tested | Personal deposits | Property rent vs. payment |
| Rental CLTV/LTV | 70% on investment | 75% standard rentals; 70% short-term rentals |
| LLC title | Not allowed | Possible, per program terms |
| First mortgage | Stays in place | Replaced and repriced |
On the DSCR side, a cash-out refinance tops out at 75% LTV on standard rentals across most of the network, with about 6 months of seasoning as the common expectation. Short-term-rental collateral carries a lower 70% cash-out ceiling. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. LLC-vested loans are available subject to lender program eligibility. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the full housing payment only. Repairs, vacancy, management, and utilities sit outside it.
The choice comes down to which property you are borrowing against and which income story is stronger: your deposits or the rent. Lendmire’s piece Best Bank Statement HELOC Program for Self-Employed Investors Who Skip W-2 Qualification covers the investor side of that choice.
Key Terms Defined
CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow from the line and pay interest only.
Repayment period: The phase after the draw ends, when balances amortize with principal and interest.
Expense factor: The percentage of business deposits the lender treats as costs, leaving the rest as income.
Vesting: How title to the property is held, such as an individual, a trust, or an LLC.
DSCR (debt service coverage ratio): Monthly rent divided by the property’s full monthly payment, used to qualify rental loans.
Frequently Asked Questions
Is a bank statement HELOC the same as a no-doc loan?
No. Income is still documented, through 12 to 24 months of statements, a P&L, or both. The lender reviews credit, CLTV, DTI, title, and the property. What changes is the proof of income, not whether proof exists.
Can I use one on a rental property?
Yes, with tighter limits. An investment line carries a 700 minimum credit profile, a 70% CLTV ceiling, and a $500,000 maximum line. It runs the 5-year draw and 25-year repayment structure only. Title must be held by you or your revocable trust.
What if my business account has a few unusual deposits?
Unsourced large deposits are removed from qualifying income. Transfers between your own accounts and loan proceeds come out as well. Documentation such as invoices or distribution statements can keep a legitimate deposit in the count.
Does a bigger credit score really change the ceiling?
Yes. On a primary residence, the 90% CLTV ceiling exists only at 720 or better. A 640 profile reaches 80%, and a 620 profile reaches 70%. Second homes floor at 640, and investment lines at 700.
Can I get my line if my property is in an LLC?
Not as it stands. You can move title to yourself or a revocable living trust, or look at a DSCR cash-out, which may allow LLC vesting per program terms.
