Banks That Offer a Bank Statement HELOC When a Home Equity Application Is Denied

Banks That Offer a Bank Statement HELOC When a Home Equity Application Is Denied

The Quick Read: Banks rarely run bank statement home equity lines themselves; large retail banks usually underwrite on tax-return income, so the bank statement route typically comes through credit unions, community portfolio lenders, specialty lenders, and brokers who shop wholesale programs, and it fixes only a denial caused by income documentation.

  • A bank statement line swaps tax-return income for deposit analysis. It does not remove verification.
  • It helps when the denial letter points to income documentation. It does not fix low credit, thin equity, or an ineligible property.
  • Rental collateral narrows the field fast. On the wholesale network Lendmire works with, an investment-property equity line tops out at 70% combined loan-to-value (CLTV).
  • When a rental is the collateral, a first-lien DSCR cash-out refinance is often the realistic comparison.

What Is a Bank Statement HELOC, Really?

A bank statement HELOC is a home equity line of credit where the lender estimates your income from account deposits instead of tax returns or W-2s. The line is still a loan secured by your property. The lender still checks credit, equity, and the property itself.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The label is market language, not a regulatory category. You will see it called a reduced-documentation line or an alternative-income line, and lenders sometimes use other names for the same idea. Some marketing makes it sound like paperwork disappears. It does not. Verification is replaced, not removed.

The product exists because tax returns can understate cash flow. A self-employed borrower or a landlord with heavy write-offs can show strong deposits and a small taxable income. A standard underwriting desk reads the tax return. The bank statement route reads the deposits.

Do Banks Actually Offer It?

Mostly no, at least not at the retail desk that denied you. Large banks generally underwrite home equity lines on tax-return income. The bank statement option usually sits with other types of lenders, or with a broker who can reach wholesale lenders.

Here is how the channels tend to differ, in general terms:

Lender type Typical income approach Best fit Limit
Large retail bank Tax returns, W-2s Salaried borrowers Rarely offers deposit-based income
Credit union Varies by institution Members with local ties Membership and product limits
Community portfolio bank Often flexible, file by file Borrowers with explainable income Narrow geography, small menu
Specialty lender Alternative documents Self-employed borrowers Terms depend on its overlays
Broker with wholesale access Matches file to program Borrowers denied once already Depends on programs available

A broker does not lend. Lendmire is a mortgage broker that works with a network of wholesale HELOC lenders and matches the scenario to a program. The best program for your situation depends on property type, credit profile, leverage need, and how your income is documented. Nobody can name the right lender before seeing the file, and any list that tries is guessing.

Read the Denial Notice Before You Do Anything Else

Your first move is to find out exactly why you were denied. Do not reapply anywhere until you know. A new application adds a credit inquiry and may repeat the same no.

The federal rule on denial notices, Regulation B, gives you a useful tool. The lender can state the specific reasons in the notice. Or it can tell you that you have a right to request them. If you ask in writing within the window the notice describes, you are entitled to a written statement of reasons.

Two details help here. The letter does not need to use the words adverse action. Saying the lender is unable to offer you a line at this time can still be a legal denial. The notice also only needs to be substantially similar to the model form, so wording varies a lot.

If the letter says insufficient income documentation, the bank statement route is relevant. If it says credit history or collateral value, it is not.

Which Denial Reasons Does Bank Statement Income Fix?

Only the ones that come from how income was documented. This table maps common reasons to what actually helps.

Denial reason Does bank statement income help? Next step
Income not supported by tax returns Often yes Gather deposit history and shop alternative-income programs
Debt-to-income too high Sometimes Deposit-based income may raise qualifying income, but debts still count
Credit score too low No Rebuild credit or look at programs with a lower floor
Not enough equity No Wait for equity to grow or lower the amount requested
Combined LTV too high No Request a smaller line or pay down the first lien
Property type not eligible No Check which property types the program accepts
Incomplete file Maybe Finish the missing documents before reapplying

That last row matters. A file that stalled for missing documents may never have been formally denied. Ask the lender whether you received a decision or just a request for more items.

How Underwriting Treats the Deposits, Step by Step

Here is the sequence a bank statement review typically follows.

1. The lender sets the income method. It drops tax-return income and uses account deposits instead.

2. You supply statements. Programs ask for a run of months of statements. The number of months varies by lender and program.

3. The lender sorts the deposits. Business receipts and steady income count. Transfers between your own accounts, one-time windfalls, and loan proceeds usually do not.

4. Supporting evidence fills gaps. That can include 1099s, leases, rent rolls, asset statements, or a profit-and-loss statement. Each lender picks its own list.

5. The lender converts deposits to qualifying income. Many programs apply an expense adjustment, so you do not qualify on every dollar that lands in the account.

6. The usual tests still apply. Credit, debt-to-income, combined LTV, and property eligibility all get checked.

Clean deposits make step three easier. Keep personal and business money in separate accounts if you can. A lender reading the statements should not have to guess what each deposit is.

Where the Network’s Equity Line Terms Land

Here is what the wholesale network behind Lendmire’s equity line programs looks like. Every figure below is subject to lender guidelines and full file review, and none of it is a commitment to lend. Whether a bank statement income method is available depends on the program and the file, so it is a question to settle at the start.

Investment property.

  • Maximum 70% CLTV on an investment property, with a 700 minimum credit score.
  • Lines run up to $500,000.
  • The structure is a 5-year interest-only draw followed by a 25-year repayment period.

Primary residence.

  • The ceiling reaches 90% CLTV only with a 720 or better credit profile, and only for lines up to $500,000.
  • Lower credit tiers step down. For example, 660 and above supports up to 85% CLTV on a primary residence, up to $500,000.
  • A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.

Second home.

  • The ceiling also reaches 90% CLTV at 720 or better.
  • The credit minimum is 640.

Other terms that matter after a denial.

  • Debt-to-income runs up to 50%, or 45% for credit profiles from 600 to 679. The lender reviews your file on the interest-only payment calculated on the maximum draw.
  • The line can sit in first or second lien position.
  • Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.
  • Title must be held by you personally or in a revocable living trust. LLCs, corporations, and partnerships cannot hold title on these lines.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • These equity line programs are available in 16 full-service states. That is narrower than Lendmire’s DSCR investor loan footprint of 40 states plus Washington, D.C.

The LLC point is the sharpest difference from a DSCR loan. If your rental sits in an LLC, an equity line needs a vesting change first, or you look at a DSCR cash-out instead.

Where the General Rule Breaks: Rental Property

The bank statement route solves a documentation problem. It does not change how lenders view investment collateral.

NerdWallet notes that not every lender offers a HELOC on an investment property, that qualification requirements are strict, and that lenders see higher default risk on rentals. It also reports that some lenders allow up to 80% combined LTV on a rental, with many setting their limit below 70%. On this network, an investment-property line tops out at 70% CLTV.

Credit unions and regional lenders are where many investors find non-owner-occupied lines. Some lenders also offer a similar product under a different name, such as a closed-end second. A closed-end second pays out once. You cannot draw on it again.

So a denial on rental collateral can mean two things. The line itself may not exist at that lender. Or the numbers failed. Check which one before you spend time on documentation.

Comparing a Second Lien to a First-Position Cash-Out

When the collateral is a rental, the decision often shifts. You can add a second lien on top of your existing loan, or replace the first lien with a larger one. Investors should compare the blended cost of the first lien plus the new second against a single new first lien. Add up both loans before you decide.

A DSCR cash-out refinance is a first-lien loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR means debt service coverage ratio: the rent divided by the full monthly housing obligation (principal, interest, taxes, insurance, and any HOA dues). Our complete DSCR loans guide covers the full mechanics.

Typical ranges across the network for a DSCR cash-out:

  • Leverage tops out around 75% LTV on a standard rental.
  • About 6 months of seasoning is the common expectation.
  • Most programs want a credit score around 660, though a 620 floor exists in parts of the network, and 700 or better opens the strongest leverage.
  • Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves vary by lender, leverage, and loan size. Around 6 months of the full monthly payment is common.
  • Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Two cautions. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. And a DSCR loan is a different product from a HELOC: it is a first lien, it is not a revolving line, and it is not available on manufactured homes, log homes, or barndominiums.

A Worked Example

Picture a self-employed owner of a rental duplex who was denied a home equity line. The letter cites insufficient income documentation. Tax returns show modest income after write-offs. Deposits show steady business receipts and rent.

First, the owner requests the reasons in writing and confirms that income documentation is the real issue. Credit is above 700 and the property is a standard duplex. That points to a deposit-based review.

Second, the owner checks leverage. On an investment property, the line caps at 70% CLTV. The existing first lien already uses much of that room. The remaining equity is smaller than expected.

Third, the owner compares paths. A line fits the situation if the available room covers the need. If it does not, the owner models a DSCR cash-out at up to 75% LTV on a standard rental. The rent covers the full monthly obligation with rental coverage around 1.2x, so the property carries the file and the owner’s tax return matters less. That is an assumption for illustration, not a quote or a promise of approval. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Key Terms Defined

HELOC: A home equity line of credit, a revolving loan secured by your property that you draw on as needed.

Combined loan-to-value (CLTV): All loans against the property added together, divided by its value.

Adverse action notice: The written notice a lender sends when it denies, or offers different terms than, what you asked for.

Closed-end second: A second-lien loan paid out in one lump sum that you cannot draw on again.

DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly obligation.

Seasoning: The waiting period a lender wants between owning a property or loan and refinancing it.

Frequently Asked Questions

Do banks offer a bank statement HELOC?

Large retail banks mostly do not. They usually underwrite on tax-return income. The bank statement route more often comes from credit unions, community portfolio lenders, specialty lenders, and brokers who shop wholesale programs. Availability varies by lender and by file.

Will a bank statement HELOC fix my denial?

Only if the denial was about income documentation. Low credit, thin equity, high combined LTV, and ineligible property types are not fixed by changing how income is documented. Read the stated reasons before reapplying.

Is a bank statement HELOC the same as having no documentation?

No. The lender replaces tax returns with deposit analysis and often asks for supporting items such as 1099s, leases, or a profit-and-loss statement. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Can I get one on a rental property?

Sometimes, but the market is thin and the terms are tighter. On the wholesale network Lendmire works with, an investment-property line caps at 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. If the rental is held in an LLC, those lines cannot take that title.

What if I cannot qualify for a line on my rental?

A DSCR cash-out refinance is the usual comparison. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Compare the blended cost of your current loan plus a second lien against one new first lien.
