Top Investment Property HELOC Providers With 1099 Income and No W-2

Top Investment Property HELOC Providers With 1099 Income and No W-2

The Quick Read: Few institutions write home equity lines on rentals, and the right fit for a 1099 earner depends on how net income is documented, how the property is titled, and how much combined leverage the new line adds on top of the existing mortgage. A missing W-2 does not end the conversation. It changes which documents carry the income.

  • A 1099 form shows gross payments, and lenders review the file on net income after expenses.
  • On Lendmire’s wholesale network, an investment property line tops out at 70% CLTV and $500,000, with a 700 credit minimum.
  • The property must be titled to an individual or a revocable living trust. An LLC cannot hold title.
  • A DSCR cash-out refinance is the usual alternative when personal income, titling, or portfolio size blocks a line.

This article does not rank or name lenders. Lendmire is a mortgage broker, not a lender, and the right program depends on your property, credit, equity, and documents. What follows is how these lines work, how 1099 income is treated, and where the rules break.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Rental HELOCs Are Hard to Find

A home equity line on a rental is a niche product. NerdWallet notes that not every lender offers one and that qualification requirements are strict. It also explains that lenders see higher default risk on a rental than on a primary home.

The practical result is a thin field. Many lenders skip the product entirely, and others write it only for strong personal files. Lendmire works with a network of wholesale HELOC lenders. A broker can place one file with whichever program matches the scenario, instead of the borrower working through institutions one at a time.

Availability has one more limit. Lendmire’s HELOC placements run in 16 full-service states. That is narrower than its DSCR investor loan footprint, which spans 41 markets, including Washington, D.C. Programs change, and every file is reviewed individually.

Key Terms Defined

1099 income: Payments reported to an independent contractor on a 1099 form. Lenders treat the earner as self-employed.

Net qualifying income: Income after business expenses, usually read from tax returns or a profit-and-loss statement.

CLTV: Combined loan-to-value. The first mortgage balance plus the new line, divided by the property’s value.

DSCR: Debt service coverage ratio. Monthly rent divided by the property’s full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).

Alternative documentation: Income proof other than a W-2, such as returns, a profit-and-loss statement, or bank deposit analysis. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.

How Underwriting Treats a 1099 Earner

An investment HELOC is underwritten on the borrower first and the rent second. Bankrate says lenders weigh both the borrower’s creditworthiness and the property’s financials. A 1099 earner is self-employed in the lender’s eyes, so the file needs documents that prove net income.

Here is the sequence, step by step.

1. Program fit. The lender confirms the property type, title, and state are eligible before any income review.

2. Income documentation. The borrower proves net income through one of the paths below.

3. Credit review. A single credit report keyed to the primary earner, no more than 90 days old at closing, is typical on these lines.

4. Debt-to-income. The cap is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw.

5. Equity test. The CLTV is measured against the program ceiling.

6. Valuation. On an investment line, this is normally an automated valuation.

7. Line setup. The borrower closes the line, then draws on it.

Step four trips up many 1099 borrowers. The DTI test uses the payment at the full line amount, not the amount you plan to draw. A modest line therefore qualifies more easily than a maximum one.

The Income Paths Without a W-2

Programs differ, but four documentation routes cover most 1099 files. Each reads income differently.

Tax returns. Two years of returns are the cleanest path. The lender reads net profit after deductions, such as the bottom line of a Schedule C. Heavy write-offs lower this number, even if actual cash flow is strong.

1099 forms. These show what clients paid you, not what you kept. Lenders rarely qualify on 1099 forms alone, but they use them to corroborate returns or deposits.

Profit-and-loss statement. Some programs accept a P&L, sometimes supported by a CPA letter. It helps most when returns lag a recent income jump.

Bank deposit analysis. Some wholesale programs analyze business bank statement deposits. These programs require a 680 minimum credit score for that analysis. An investment line already needs 700, so on this product the bank-statement floor is never the binding constraint. The 700 floor is.

Rental income documented by leases adds to the picture, though it does not replace personal income on a HELOC. That gap is the main reason a 1099 earner with several rentals often ends up at DSCR instead.

A quick illustration, using ratios rather than dollars. Picture a freelance consultant whose 1099 receipts are strong. After vehicle, home-office, and equipment deductions, net income on the return is a fraction of gross. The DTI test runs on the net figure, so the file may clear a smaller line and miss a larger one. Documenting net income accurately before applying tells you which line size is realistic.

What the Network’s Investment Line Looks Like

On Lendmire’s wholesale network, the investment property line follows a narrow set of parameters. These are typical guidelines, subject to lender guidelines and full file review. They are not a commitment to lend.

Feature Investment property line
Maximum CLTV 70%
Line size $25,000 to $500,000
Minimum credit 700
Draw structure 5-year draw, 25-year repayment
Maximum DTI 50%
Valuation Usually automated

Credit above 700 does not raise the leverage. A 720 profile and a 700 profile both reach 70% CLTV on an investment property. Credit above the floor buys eligibility, not extra equity access.

Because an investment line caps at $500,000, and full appraisals begin only above that size, these lines sit in the automated-valuation lane. They commonly close without a traditional appraisal. A higher CLTV may call for a second valuation, and a borrower may request a full appraisal at any point.

The structure matters for cash flow. The line is standalone, in first or second lien position. The program requires at least 75% of the line to be drawn at closing, so size the line to the amount you actually intend to borrow rather than to the maximum you could qualify for. Pricing floats through both the draw period and the repayment period and never converts to fixed. For a rental with thin coverage, that floating structure deserves a stress test before you commit.

For context on the broader market, Experian reports that rental-property lines are often capped at lower leverage than primary-residence lines. That is a market-wide observation. The program ceiling for an investment property equity line is 70% CLTV in both first and second lien position. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Who Does Not Fit

The product breaks down in five situations.

LLC-held rentals. The line requires title in the name of the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Moving title to an LLC after taking a line can also create problems with the existing lender, so confirm the terms with your lender and attorney first.

Ineligible property types. Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Large or complex portfolios. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible. Combined exposure caps vary by program.

Recent credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. Investment files follow a seven-year seasoning period after a foreclosure. A deed-in-lieu, pre-foreclosure, or short sale needs four years.

Larger cash needs. A line above $500,000 is primary-residence only. An investment property line cannot reach that size. Properties listed for sale, or listed recently, are also ineligible in several states.

HELOC or DSCR Cash-Out for a 1099 Investor?

The honest answer depends on the investor profile. A HELOC suits a borrower whose personal file is strong: net income on returns that supports the DTI test, a rental titled personally, and a modest line for phased renovation or reserves. A DSCR cash-out suits an investor whose returns understate cash flow, who holds in an LLC (subject to lender program eligibility), or who owns several rentals.

Factor Investment HELOC DSCR cash-out refinance
Lien position Adds a second lien (or first) Replaces the first lien
Income basis Borrower’s net income Property rent vs. payment
Title Individual or revocable trust LLC possible, per program terms
Leverage cap 70% CLTV Around 75% LTV on standard rentals
Structure Floating, interest-only draw 30-year fixed spine, other terms available

DSCR programs qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage opens better leverage and pricing.

Credit expectations differ. A 620 floor exists in parts of the network, and most programs want about 660. A 700 score or better unlocks the strongest leverage tiers. Cash-out on a standard rental tops out around 75% LTV, with about six months of seasoning as the common expectation. On short-term-rental collateral, cash-out is capped at 70% instead. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Clearing 1.00 does not mean the property cash flows. DSCR compares rent to the property’s full monthly obligation only. Repairs, vacancy, management, utilities, and capex sit outside the number. Lendmire’s complete DSCR loans guide walks through the full calculation.

The trade-off cuts both ways. A DSCR cash-out replaces your first mortgage, which matters if the existing loan has strong terms. A HELOC leaves it in place. If your first mortgage is favorable and your personal file is strong, the line can be the cleaner move. If the existing loan is not worth protecting, or titling and income rule the line out, DSCR is the more workable route.

How to Choose Among Providers

A provider list is only useful if you know what to ask. The right provider depends on your property type, credit profile, equity, documents, and goals, not on a ranking. Before applying, ask these questions:

  • Does the program write lines on non-owner-occupied rentals in my state?
  • What income documentation does it accept for self-employed borrowers, and does it count net income only?
  • How must the property be titled, and does it allow a revocable trust?
  • What is the maximum combined leverage on an investment property?
  • Is the lender direct, or does a broker shop multiple wholesale programs?
  • Does the line sit in first or second lien position?
  • How is the DTI test calculated, on the amount drawn or on the full line?

The direct-versus-broker question matters for 1099 files. A single bank has one set of guidelines. A broker with several wholesale partners can match the scenario to the program whose rules fit it. Lendmire does this, arranging financing through select lenders in its wholesale network, and is never the lender.

One Business-Purpose Note

Home equity lines on investment property are also business-purpose credit, so they are reviewed differently from a standard owner-occupied mortgage. Federal truth-in-lending rules exempt credit extended primarily for business purposes. That is one reason rental-property lending varies so much between institutions. Each lender sets its own documentation policy.

Common Mistakes to Avoid

Treating a 1099 as income. The form shows gross receipts. Lenders review the file on net income after expenses.

Applying before sorting titling. An LLC-held property cannot take this line. Resolve vesting or choose a DSCR cash-out before you apply.

Sizing the line to the maximum. The DTI test runs on the payment at the full line. A smaller line is easier to qualify for.

Ignoring the floating structure. The line does not convert to fixed. A rental with thin coverage can strain when payments move.

Assuming equity alone is enough. Leverage caps, credit floors, and property eligibility still apply, however much equity you hold.

Expecting a no-paperwork line. Programs that skip W-2s still verify income from other records. Personal income documentation is replaced by other documentation, not removed.

Frequently Asked Questions

Can I get an investment property HELOC with only 1099 income?

Yes, in some cases, but the file needs documents that prove net income. Lenders treat 1099 earners as self-employed. They typically review returns, a profit-and-loss statement, or bank deposit analysis. Credit, equity, and DTI still decide the outcome. On Lendmire’s network, an investment line requires a 700 minimum credit score and caps at 70% CLTV, subject to lender guidelines.

Does a 1099 count as my qualifying income?

Not by itself. A 1099 shows gross payments from a client, not what you kept after expenses. Lenders generally review the file on net income as it appears on your tax returns or a profit-and-loss statement. Heavy deductions lower that figure, which can shrink the line you qualify for even when cash flow is strong.

Can my LLC take out an investment property HELOC?

No, not on the network’s lines. Title must be held by the individual borrower or a revocable living trust. If the property sits in an LLC, a vesting change or a DSCR cash-out refinance is the usual alternative, subject to program terms.

When does DSCR cash-out make more sense than a HELOC?

It makes more sense when personal income does not support the DTI test, the property is entity-held, or you own many rentals. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out on standard rentals tops out around 75% LTV, versus 70% CLTV on an investment line. The trade-off is that cash-out replaces your first mortgage.

Where are investment property HELOCs available through Lendmire?

Lendmire’s HELOC placements run in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Eligibility also depends on property type, title, and credit, and a recently listed property is ineligible in several states. A broker can confirm whether a specific state and scenario fit any wholesale program.
