Top Bank Statement HELOC Providers on Acreage in a High-Cost State

Top Bank Statement HELOC Providers on Acreage in a High-Cost State

The Quick Read: The providers that write a bank statement line on acreage are a short list of portfolio lenders, specialty equity lenders and non-QM wholesale lenders, and which one fits depends on the land, the occupancy, the credit profile and the combined leverage, not on a ranking. Deposits replace tax returns as income proof, but the property is tested first. On rural land, the property is tested before income, because use, type and valuation set the limits of the file.

  • Acreage files are tested in this order: property type and use, valuation, combined leverage, then income.
  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a maximum line of $500,000.
  • Primary residences and second homes have higher ceilings, reaching 90% CLTV only at a 720 or better credit profile, with lower ceilings at lower credit tiers.
  • A bank statement HELOC qualifies the borrower, not the rent. A DSCR cash-out refinance is the property-level alternative.
  • Lendmire is a broker. It compares wholesale programs against the file and is never the lender.

Which Lenders Write These Lines?

Deposit-based equity lines come from portfolio lenders, specialty HELOC lenders and non-QM mortgage companies. Credit unions sometimes offer them too. Big banks and large retail lenders are built for standardized collateral, so a rural parcel with a house, outbuildings and uncertain comparable sales is a harder fit for them. There is no single best provider. The lenders that will write your line depend on the property type, occupancy, credit profile, leverage need and how your income is documented.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is why a broker’s job here is matching, not recommending a brand. Lendmire places these files through select wholesale partners, and the equity line product is offered in a limited set of full-service states. That is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C. If your high-cost state is not among those states, this product is not available there.

What the Product Is

A bank statement HELOC is a revolving line secured by real estate, where income is documented through deposits instead of tax returns. In the network it is a standalone line that can sit in first or second lien position. On a primary residence or second home, it runs one of two draw structures: three years interest-only with a 17-year amortizing repayment, or five years interest-only with a 25-year repayment. Investment lines run the five-year structure only. Pricing floats through both periods and never converts to fixed. At least 75% of the line is drawn at closing.

Documentation is different, not absent. Credit, debts, equity, property type and occupancy are all still underwritten. The line is reviewed on documented income under the applicable program, subject to lender guidelines.

How Underwriting Reads the File

1. Property eligibility. The lender confirms the collateral is a residential property type it accepts. Lenders set their own acreage and rural overlays, and there is no single national acreage cap.

2. Valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may trigger a secondary valuation. Every line above $500,000 needs a full appraisal, and a borrower may request one on any line. On acreage, ask for the full appraisal.

3. Combined leverage. The lender adds the first mortgage balance and the full line amount, then divides by the appraised value. The caps by occupancy are in the next section.

4. Income from deposits. The lender reviews a run of personal or business statements. It removes transfers, refunds, loan proceeds and one-time deposits. Business accounts usually get an expense factor applied, and the factor and the statement window are set by program.

5. Debts and credit. Maximum debt-to-income is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on the amount you plan to draw.

6. Title and liens. Title must be held by the individual borrower or an inter vivos revocable living trust. Any other lien on title competes for the same equity.

Why Property Tests Come Before Income

Acreage files stall on the collateral. The deposits can be strong and the file still fails because the land is the wrong type, the use is wrong, or the appraised value is far below the sales price.

Order Test What the lender checks
1 Property type Single-family, 2-4 units, PUD, townhome, condo
2 Use and zoning Residential use, not agricultural or mixed-use
3 Valuation Appraised value of house plus typical land
4 Combined leverage First lien plus line against that value
5 Income Deposits, debts, credit

Three property points matter most on rural land.

Excess land is usually valued at raw-land prices or excluded from the appraised value. A purchase price that stacks premium acreage on top of the house can sit well above the number the lender credits. That appraised number, not the sales price, sets your usable equity before income is even reviewed.

Land on a legally separate parcel may sometimes be carved out of the collateral. Whether a lender will do that is a lender decision.

Not offered on either network program: manufactured homes, co-ops, condotels, log homes, commercial property, mixed-use property or agricultural zoning. A working farm, a rented outbuilding or a second dwelling can push a rural property toward one of those categories. Modular factory-built homes are eligible on the longer-runway program only. That is the five-year draw program, and it also requires a 640 minimum on 2-4 unit properties.

Network Limits by Occupancy

Occupancy changes every number, so the occupancy has to be fixed before any ceiling is quoted.

Occupancy Max CLTV Min credit Max line
Investment 70% at 700+ 700 $500,000
Second home 90% only at 720+ 640 $500,000
Primary residence 90% only at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Tiers step down with credit on primary and second homes. For example, a second home at 640 tops out at 75% CLTV. A primary residence at 620 is capped at 70% CLTV and $400,000. Lines above $500,000 are primary-residence only, cap at 75% CLTV and need a full appraisal. Every figure is subject to lender guidelines and full file review, and where the two wholesale programs differ, each figure applies only within its own program.

A few structural limits also matter on rural collateral:

  • A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX and WA.
  • Texas properties are limited to 10 acres. A Texas primary residence is a homestead, caps at 80% combined loan-to-value, and carries a 12-day waiting period, a one-lien-at-a-time rule and 12-month seasoning. Texas second homes and investment properties are eligible as non-homestead transactions.

Picture a self-employed owner of a rental house on several acres, with a 700-plus score and an existing first mortgage. The first mortgage plus the full line cannot exceed 70% of the appraised value. If the appraiser credits the house and only a typical amount of land, a thin cushion can disappear before anyone looks at the deposits. The strongest files clear both the equity test and the credit test.

What a High-Cost State Does and Doesn’t Change

The phrase high-cost state has no single national meaning. The only federal high-cost concept is the county conforming-limit tier. FHFA’s published limits set a one-unit baseline of $832,750 and a high-cost ceiling of $1,249,125. Those limits govern agency-eligible purchase and refinance loans. They do not cap a non-QM equity line.

On the network, the line cap is $500,000 on an investment property or second home. A primary residence can reach $750,000, but only above $500,000 with at least a 700 credit profile, a 75% CLTV cap and a full appraisal. What a high-cost location does change is the arithmetic. Higher values and larger first mortgages eat combined leverage faster, and a line that looks small against the home price can still run into the CLTV ceiling. A high-cost state also does not erase the property tests above. A large estate parcel is still tested on use, type and appraised value.

Where the Rule Breaks

Land-heavy value is the first edge case. When land is most of the value, residential-oriented products strain, and a property with farm outbuildings or agricultural use may be read as non-residential.

A rented outbuilding or second dwelling is the second. It can move a rural house toward a mixed-use reading, which is not offered.

The third is the title. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change before this product applies, or a DSCR cash-out refinance instead. That is the sharpest structural difference from a DSCR loan, which can be written to an LLC, subject to lender program eligibility.

The fourth is exit risk. Even when a line funds, a rural property can be difficult to sell with conventional financing later. The line must be repaid in full when the property sells.

Fifth, a line on a rental does not use the rent. Underwriting looks at the borrower’s credit, debts and CLTV. Rental income does not substitute for deposit income here.

Choosing a Path: Equity Line, DSCR Cash-Out, or Neither

A line keeps an existing first mortgage in place and adds a second lien and a second payment. A DSCR cash-out refinance replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across most of the network, cash-out refinance tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Coverage of 1.00 is where select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the coverage calculation.

A self-employed investor often uses deposits for the primary home or an owner-held rental and DSCR for the properties held in an entity. The DSCR route skips the expense-factor question, since it looks at rent against the housing payment. Standard DSCR does not accept manufactured homes, log homes or barndominiums, so an acreage property of that type may fit neither product. Lendmire’s complete DSCR loans guide lays out the full set of DSCR options, and the bank statement HELOC overview covers the equity line side.

Key Terms Defined

HELOC: An open-end line of credit that lets you borrow repeatedly against home equity, with a draw period followed by a repayment period, as the CFPB’s HELOC explainer describes it.

Equity: The value of the property minus what you owe on it.

CLTV: Combined loan-to-value, meaning all liens on the property, including the full line amount, divided by appraised value.

Expense factor: The share of business-account deposits a lender removes to approximate business costs before counting income.

Rural designation: A lender’s own classification of a property as rural, which can trigger acreage or loan-size overlays.

Frequently Asked Questions

Is there a maximum acreage for a bank statement HELOC?

There is no single national limit. Each lender sets its own acreage and rural overlays. In the network, Texas properties are limited to 10 acres, and agricultural zoning is not eligible anywhere. Because zoning and use can disqualify a property outright, they deserve as much attention as the raw acre count.

Can I use a bank statement HELOC on a rental property held in an LLC?

No. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines. Title must be in the individual borrower’s name or an inter vivos revocable living trust. A rental already in an LLC needs a vesting change or a DSCR cash-out instead.

How much can I borrow on an investment property?

The network ceiling on an investment property is 70% CLTV with a 700 minimum score and a maximum line of $500,000. Higher ceilings apply to primary residences and second homes, and 90% exists only at 720 or better.

Will the appraisal value my extra land?

Usually only to a degree. Land beyond what is typical for the area is often valued at raw-land prices or left out of the appraised value. Lines at or below $500,000 ordinarily use an automated valuation, but on acreage you can request a full appraisal.

Does a high-cost state raise the loan limit on an equity line?

No. The high-cost conforming tier applies to agency loans, not to these lines. Network caps are set by occupancy and credit tier.
