The Quick Read: A bank statement HELOC does not finance the auction property itself; it is a line of credit secured by a different property you already own, and it supplies the cash that makes you an all-cash bidder, so the real question is which kind of lender writes the line on your collateral. Lendmire is a mortgage broker, not a lender, and it matches the file to wholesale lenders instead of ranking company names. On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit profile.
- The line must be open and funded before you bid, because auction payment is due in certified funds.
- Bank statements change how income is documented. They do not relax equity, credit, or property rules.
- Investment-property collateral must be titled to an individual or a revocable living trust, not an LLC.
- The usual exit is a DSCR cash-out refinance on the auctioned property, and its appraisal decides whether the exit works.
What Does a Bank Statement HELOC Do at an Auction?
It converts equity in a property you own into cash you can wire or hand over as certified funds. The auction property is bought for cash. The line sits on the other property.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Auction rules explain why this matters. Xome’s FAQ states that foreclosure auction properties cannot be financed and that full payment is due in certified funds once the winning bidder is announced. Redemption properties are cash only. On online auctions, Xome’s help center says the winner completes a checkout form within 24 hours of the close, and the earnest money deposit is due within 48 hours of the winning bid.
That removes any “open the line after you win” plan. A buyer’s premium may also apply on top of the bid, so the draw should be sized to cover it.
How Underwriting Treats the Bank Statements, Step by Step
Underwriting changes one thing: the income method. Everything else is reviewed the way it would be on any equity line. A bank statement file is reviewed on documented income under the applicable program, subject to lender guidelines.
1. Pick the collateral. This is a property you already own, often a rental. The network requires an individual or revocable living trust on title.
2. Choose the statement window. Scotsman Guide’s non-QM coverage describes 12 to 24 months of personal or business statements for self-employed borrowers with no W-2.
3. Calculate income. The lender totals qualifying deposits and applies an expense factor. Scotsman’s example is 50%, but each lender sets its own. Transfers between your own accounts, loan proceeds, and unexplained large deposits are screened out.
4. Review the rest of the file. Credit, combined loan-to-value, debt-to-income, and the property are all reviewed. The network’s maximum DTI is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw.
5. Value the collateral. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. Every line above $500,000 needs a full appraisal.
6. Draw and convert. At least 75% of the line is drawn at closing, so you carry a payment on most of the line from day one. Move the cash into your own account and convert it to certified funds per the auction’s terms.
7. Bid, pay, and take title. Settle the vesting question first, because the Xome checkout form asks whether title goes in a personal or entity name.
8. Execute the exit. Refinance the auctioned property and repay the line.
Notice step 6. Many investors expect to draw only what they need. This product requires most of the line to be drawn at the start, so size the line to the purchase.
Which Provider Types Write These Lines?
No honest list of top names exists for this niche, because programs change by lender and by file. The useful comparison is by lender type.
| Provider type | Income method | Investment collateral | Fit |
|---|---|---|---|
| Large retail banks | Usually tax returns | Often excluded | W-2 borrowers on a primary home |
| Credit unions and portfolio banks | Varies by lender | Varies by lender | Existing members with local ties |
| Digital account-link lenders | Linked deposit history | Varies by program | Clean, single-account deposits |
| Wholesale non-QM lenders (via broker) | 12 or 24 months of statements | Program-dependent | Self-employed owners of rentals |
A broker shops more than one wholesale lender and matches the scenario to the program. The lenders that write your line depend on the occupancy of the collateral, your credit profile, how much leverage you need, and where the property sits. Not every lender has a bank statement program at all.
Judge any provider on these criteria instead of a ranking:
- Does it lend on investment-property collateral, or only owner-occupied?
- Can the collateral be held in a revocable trust, or must it be in your personal name?
- What combined LTV cap applies to your occupancy type?
- Is there a minimum draw at closing?
- Does the pricing float, and does it ever convert to a fixed structure?
- Will it lend in the state where the collateral sits?
What the Network’s Programs Allow
Limits depend on the occupancy of the collateral, so quoting one ceiling would mislead. Everything here is a typical range from select wholesale lenders, subject to lender guidelines and full file review.
Investment property collateral. The ceiling is 70% CLTV, with a 700 minimum credit profile, and a maximum line of $500,000. Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
Primary residence and second home collateral. Two draw structures exist: a 3-year draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. On a primary residence, ceilings rise by credit tier, up to 85% CLTV at 660 and above for lines up to $500,000. The 90% CLTV tier exists only at a 720-or-better profile, up to $500,000, on a primary residence or second home. Second homes need at least 640. Lines above $500,000 are primary-residence only and require a full appraisal.
Other eligibility points:
- Single-family, 2-4 unit, PUD, townhome, and condominium properties qualify, including non-warrantable condos.
- Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
- A borrower is limited to three lines, and an investor owning more than 15 financed properties is not eligible.
- This HELOC product is available only in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.
A higher credit profile and more equity improve the file. Neither erases a leverage cap, a title rule, or a property exclusion.
Where the General Rule Breaks
The general rule is that the line goes on one property and the cash buys another. These cases bend it.
LLC-held collateral. The network’s lines cannot be secured by a property titled to an LLC, corporation, partnership, or an irrevocable, blind, or land trust. Lenders handle this differently, which is why the answer varies by program. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.
Financeable auctions. Not every sale is cash only. Some listings are flagged as financeable, and a Xome support article describes specialty loans that typically require repayment within 3 to 12 months. The article is dated, so confirm current terms on the specific listing.
Redemption and uninspected sales. These are cash only, and they generally cannot be inspected, so traditional financing usually does not apply.
Investment occupancy narrows the pool. Some bank statement HELOC programs allow only owner-occupied collateral. The investment tier in the network requires a credit profile of 700 or better, a higher floor than the primary-residence tiers, which start at 600.
A line that gets reduced. The CFPB’s plain-language HELOC guidance defines equity as value minus what you owe and warns that falling behind can cost you the home. A line is a second lien and a payment you carry until the exit.
Market figures versus this network. Figures quoted for equity lines across the broader market do not describe this network, so check the ceiling for your own occupancy type before you size a purchase.
Does the Exit Math Work?
The exit is where these files succeed or stall. A typical plan is a DSCR cash-out refinance on the auctioned property, with proceeds repaying the line. DSCR is the property’s rent compared with its full payment (principal, interest, taxes, insurance, and any HOA dues). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. See Lendmire’s complete DSCR loans guide for the mechanics.
Here is how the exit parameters line up:
- Cash-out on standard rentals is capped at 75% LTV across most of the network, and about 6 months of seasoning is the common expectation.
- Short-term-rental collateral is lower, with cash-out at 70%.
- Select programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
- A DSCR above 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Run it as percentages. Say your rental carries a first mortgage equal to 40% of its value. Against the 70% investment ceiling, the most the line can add is 30% of value, before the minimum draw and your own comfort margin. Then picture the auction property appraising lower than your bid assumed. A cash-out refinance at the 75% standard-rental cap against a thin appraisal may not repay the full line, and you would hold the shortfall as an outstanding balance on the collateral property. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Three habits protect the exit. Confirm the vesting you will use at the auction before you bid. Check the exit program’s seasoning and leverage rules for the property type. Budget for repairs, since a distressed auction property may not appraise at a stabilized value until work is done.
What the Investor Decision Looks Like
Use a bank statement HELOC when you have meaningful equity in a property titled correctly, income that is real but hidden by write-offs, and an auction that demands cash. Skip it when the collateral sits in an LLC, the combined leverage already runs near the cap, or the exit appraisal is uncertain.
Documents to prepare before you apply:
- 12 or 24 months of personal or business statements, with large deposits explained
- A current mortgage statement on the collateral property
- Proof of how the collateral is titled
- Insurance on the collateral property
- The auction listing terms and your plan for the exit refinance
Key Terms Defined
Bank statement HELOC: a line of credit that documents self-employed income from deposits instead of tax returns.
Collateral property: the property you already own that secures the line.
Combined loan-to-value (CLTV): all liens on the property, including the new line, divided by its value.
Certified funds: a cashier’s check or wire that auctions require as payment.
Exit refinance: the loan placed on the auctioned property to repay the line.
DSCR: the debt service coverage ratio, which compares the property’s rent to its full payment.
Frequently Asked Questions
Can the auction property itself secure the HELOC?
No. The line must be open before you bid, and you cannot pledge a property you do not yet own. The collateral is another property, and the auction purchase is effectively all cash.
Do big banks write bank statement HELOCs on rentals?
Large depository banks frequently exclude investment property or bank statement income. These lines are written mostly by wholesale non-QM lenders, portfolio lenders, and some specialty lenders, and a broker can match the file to the right one.
Can an LLC hold the collateral?
Not for the lines in this network, because title must be in an individual or revocable living trust. Lenders may differ, so the answer depends on the program. Lender program eligibility applies either way.
How much can I borrow against a rental?
On investment collateral in this network, the ceiling is 70% CLTV, up to $500,000, with a 700 minimum credit profile. That figure includes your existing mortgage, so subtract it from 70% of value to see the room left.
What if the exit refinance comes in short?
The line stays outstanding against your collateral property until it is repaid. That is why the exit appraisal, seasoning, and leverage rules should be checked before bidding.
